If you have been reading headlines in recent months, you might be doing anything from quietly sobbing (my property portfolio’s value is plummeting); throwing up your hands in despair (how will I ever buy a house); weeping and gnashing your teeth (I can’t afford to pay my mortgage) or wiping your brow with relief (I’m glad I own my home)
There has been a lot of alarmist stuff about interest rates rising and affecting both capital growth and affordability.
In fact, they number in the dozens. We were fortunate to have Simon Pressley, Head of Research, Propertyology, present to our Australian network. He gave an insightful representation on various macro factors that currently have a ‘lifting’ versus ‘dragging’ influence on property markets.
Mr Pressley points out that there is no direct connection between house price movements and inflation. If anything, the historical evidence suggests periods of high inflation coincided with periods of the strongest property markets. The RBA seems reasonably confident of controlling inflation within a year or so.
Australia’s economy is currently the strongest it has been in 50 years. We have more jobs available than people to fill them, business revenues are rising, we have strongest wage growth prospects for a long while and the RBA confirms household finances have never been stronger.
You might recall the many failed doomsday predictions we were subject to over the last few years… when what actually happened was a super crazy time for real estate. The same people are now talking about floundering property markets in 2022/23.
And what about these ‘woe is me’ debt-to-income ratio headlines? RBA data says that the average Australian with a mortgage is currently only using 4.4 per cent of their household income to cover loan expenses and that household liquidity currently consists of $260 billion, most of which is squirreled away in mortgage offset accounts and redraws.
A recent headline dramatically touted a 30 per cent fall in ‘the Australian property market’ (as if it’s one single market!) Such a fall hasn’t occurred before and I see no credible reason to suggest one of this size should now. And don’t get me started on all the bad news stories, talking incessantly about the US economic scenario.
Twenty years ago, when Australia last had a property boom, the median house price in most locations more than doubled even though variable home loan interest rates increased. The standard variable rate home loan back in 1970 was 6.5 per cent and by 1990 it, was 17 per cent, yet the combined capital city median house price increased eight-fold (from $14,000 to $122,000).
The housing supply situation has never been tighter. There’s no relief in sight to the almost nonexistent rental supply. Rising construction costs also places upward pressure on house values.
Simon Pressley thinks the boom is nowhere near over and would not be surprised if prices double over the next six years in some parts of Australia. “Housing will never go out of fashion. We currently have a dire shortage of it and oodles of financial capacity to meet the demand.”
The media is prone to pick one factor in isolation, which is generally the attention grabber. A headline often gives the end or outcome: catchy words without background. I like to think that people look beyond ‘click bait’ and seek reputable information sources away from mainstream media.
I’m not a blind optimist but I do think you should be aware of pessimists predicting a crash as the market shifts. All market conditions change. They never stay the same. Real estate agents should keep their clients informed about changing markets, without the need to buy into doomsday proclamations.

Confidence exists among those who understand property cycles that units and apartments will come into renewed favour through both affordability and location.
Investors have traditionally dominated the apartment market, but over the last few years it has been the owner occupiers, including first home buyers and downsizers. The opening of domestic and international borders will likely see increased demand for units in inner-city precincts, and with that, more investors will enter the market.
2022 apartments are more than internal square metreage plus balcony. On offer are amenities such as gyms, pools, barbecue areas, recreation areas and playgrounds, and shared gardens. Step up to luxury for things like concierge services, private dining rooms, rooftop cabanas and yoga decks.
Gyms have become wellness centres; and recognising the shift to home workspaces, developers are creating larger apartments with multipurpose rooms-come office space, as well as incorporating shared boardrooms and meeting room facilities in the apartment complex.
Humans are social beings. We love to belong. The urban sprawl has, to a degree, fostered a decline of the suburban community, with neighbours now lucky to get a wave or a nod as they pull out of the drive, or put the bins out.
Apartments can promote community living. Residents become connected in corridors, lifts and shared spaces, in gyms and around the pool or playground as they move around the complex, and in the cafes and restaurants at street level.
In apartment communities, you can have like-minded people attracted by the location but diversity too through different apartment sizes and price points. Like-minded people gravitate together, and social and exercise groups develop organically. They often look out for each other, providing added sense of security and support.
In 2020, Australia’s largest annual study of community values and liveability, Ipsos Life in Australia, reported safety at 72%, followed by 51% affordable decent housing; 48% nearby quality health services; 47% access to nature; and 33% close to shopping, leisure and dining.
Apartments can contribute to people feeling safe through reserved resident car spaces, closed-circuit television camera, security systems, key card entry, and round-the-clock staffing.
The Victorian Government is trialling the concept that relates to living locally, giving people the ability to meet most of their daily needs within a 20-minute return walk from home, and access to safe cycling and local transport options. The ‘20 minute’ concept comes from a healthy adult’s average walking time to cover 800 metres.
Too many have fallen into a sedentary and unhealthy lifestyle. We reach for the car keys over walking or cycling. We worship automation rather than doing something physical ourselves and so many sit at a keyboard or in front of a screen for hours on end.
The 20-minute neighbourhood lends itself to high density living and both existing and new apartment complexes are ticking the boxes for this concept without even realising it, in locations where residents have access to shopping, business services, education, community facilities, recreation and sporting facilities and employment.
It’s thought that lifestyle destinations where such services are available within a 20-minute walk are likely to outperform more remote suburbs in terms of real estate growth. This is encouraging developers to be more aware of creating vibrant, exciting and caring communities, apartments that allow residents to live, work and play within 20 minutes of home, and with no need to find a parking spot.
TIP: Make a list of the fun things you want to do in the next decade. If it doesn’t include mowing, cleaning gutters, weeding gardens and external maintenance, explore the apartment option.
EASE OF MAINTENANCE. The apartment is often smaller than a family home and it’s easier to lock the door and go on holidays.
CONVENIENT. An apartment community can be close to whatever it is that suits you - be that city, shopping, parks, entertainment, transport or schools.
LESS CLUTTER. The move is the perfect reason to prioritize your possessions and let go of things you don’t need.
REDUCED INSURANCE AND UTILITY COSTS. Check on the energy efficiency rating, but generally a smaller space should mean savings on insurance, heating and cooling.
INCREASED CASH FLOW. Depending on where you buy, investing in an apartment when you sell your home might mean you have money to spend on your lifestyle, invest or pay off a mortgage.
Not everyone wants to downsize to a smaller apartment. In fact, once developers realised that buyers didn’t want an apartment that crammed three bedrooms into a 110 square metre space, they changed the design focus. They listened to the owner occupiers who wanted generous spaces and were happy to pay accordingly.
The result is large three and four-bedroom apartments with luxury master suites, multiple living spaces and balconies that comfortably fit outdoor furniture, even outdoor kitchens. These buyers want a central location close to loads of amenities while retaining the ambiance and versatility of a spacious home.

Investors are unnecessarily cautious about dipping a toe into commercial waters. It is fine to see it as a new challenge, but fear shouldn’t play a part.

One of the popular interior design trends for 2022 has been decorating with the revival of the ages – mainly the colourful 60s, and funky 70s but even a touch of the 90s home design.
Welcome to the retro home design style. It’s a trendy nostalgic revival bringing strong design elements that stand out – a blend of bold colours, patterns and materials. With 90’s home design, the street art movement that started in that decade returns with a contemporary feel.
Sources say very similar things about reviving the styles and fashions of the past. The concept of nostalgia has been linked to retro, but in a half ironic, half bittersweet way. It’s like a desire to capture something from the past and evoke nostalgia. In popular culture, the ‘nostalgia phase’ is typically for the two decades that fell 20 or 30 years before the current one.
Before the word ‘retro’ came into use in the 1970s to describe new things that display characteristics of the past, the practice of adopting old styles for new designs was already common. The difference was that people started to refer to the recent past.

Mid-century modern furniture – think pieces that are curved or angled and feature either bold hues or chrome – is a hallmark of retro style

Retro style is also known for the use of particular hues— think avocado green, mustard yellow, orange, cherry red and psychedelic colours. Look at Pantone colours named Fiesta, Tortoise Shell, Gold Fusion, Fluorite Green and China Blue for ideas. Remember how popular pastels were, and seafoam greens.
Don’t forget about pattern and texture, including bold wallpaper, shagpile, rubber, timber, felt, cork, carpet, wool, faux leather, glass, neon lights and mood lights. These things are clearly favourites when it comes to interior designers and retro trends:
Take a modern twist on the dark, walnut-colour wood paneling of the 70s with something that is a bit lighter or has a more natural woodgrain. Simply add interest to a space with a mid-century wooden armchair.
A few kitschy elements can be a fun way to give a room personality, or you can get serious with the likes of retro-style appliances by Smeg and others in the kitchen.
Millennials take inspiration from how their grandma decorated her home in the ’80s and ’90s - pleated lampshades, fringes, ruffles and florals.
Retro is furniture with chrome detailing, unusual shapes and bright colours. Channel the house in The Jetsons right now. But just introduce one or two pieces of this space age movement, unless you want it to look like you live on a distant planet from your favourite sci-fi show.
The epitome is a sideboard with tapered legs.
Add brass vases and sculptures for an instant retro touch or be more subtle with a fine brass handle. Brass and mid-century teak furniture are appealingly retro.
Organic, rounded edges replace sharp geometric shapes.
Throw out the rules about where to bring in colour and it could be with art, a statement sofa or colour on the ceiling. Six colour trends that designers say are emerging in homes once more are chartreuse, orange, ochre, sage, lavender and mauve.
Many suggest not, noting that we have always had interiors borrowed from the past and mixed in with the present. The internet and social media have exposed the retro style in a way not seen when we relied on the monthly interior design magazine.
Retro style feels more attainable. Old pieces are often good value, considering their build quality and the inherent sustainability factor of buying second-hand. Furniture or decor that may once have been overlooked in the op shop now works in a space, and the millennials especially seem to be loving it.
Demographics is statistical data relating to the population and particular groups within it, based on a variety of factors such as age, race, gender, employment, education and income. It is important in real estate as a valuable piece of the property puzzle for those looking for buy or invest.
The type of property and that property’s location are of equal importance. An investor especially wants the property to remain popular with others.
Having an idea about a neighbourhood – through data like median income, average home value, the average number per household, school ratings and distance to amenities - really helps.
For example, it is useful to know the age of the population attracted to the location.
We hear that millennials are renting smaller houses, while baby boomers prefer living in larger accommodation.
The important message here is that their renting habits differ. Consider also the ‘great Australian dream’. It is arguably still alive and well for most. What that home and dream looks like differs between the generations.
A survey conducted by Bankwest earlier this year uncovered a generational shift in buyers’ preferences, with the next generation of home buyers seeking cheaper living options.
In a survey of 1,600 Australians, 60 per cent preferred to purchase a free-standing house, just 15 per cent would opt for an apartment, and 12 per cent would accept a duplex or town house.
It was the younger members of the population who showed a greater appreciation for apartment living. Twenty-eight per cent of Gen Z survey participants said that they would choose an apartment. This is almost double the national average and the highest percentage across generation brackets.
Affordability is an important factor for young Australians and a much greater issue for Gen Z than for previous generations, so it is understandable that the concept of apartment living may come more naturally to them than to older home buyers. A desire to stay close to urban city centres is another likely factor behind this preference.
Millennials tend to be the most active home buyer demographic, but they too are highly influenced by affordability. The survey found that 14 per cent were willing to buy a home that needs renovating if that kept the purchase price down.
Gen Z and Baby Boomers weren’t so keen on having to do any immediate work on a property with 53 per cent and 65 per cent respectively saying they wanted a home ready to move into. Millennials, however, were a great deal more amenable.
Following on from that thought, Millennials proved to be the least fussy of all home buyers, with results much lower than the national average when asked to consider the ten most important factors in home buying. They were less concerned about safe location, good air conditioning/ heating, close to key infrastructure, roomy inside, low cost of living, good-sized outdoor living space, undercover garage/ sufficient parking, a secure environment, and an environmentally friendly home.
Markets are both positively and negatively driven by the demographic of an area. Often, certain areas feature certain professions and those that offer higher income and more stable employment may drive up property values. This often comes with a higher percentage of owner-occupied properties.
When it comes to investing in property, to live in or to rent, a lot of knowledge and advice can be gained from the experts as well as family and friends. Look for the right location, with quality neighbours.
Lifestyle precincts, employment hubs and school catchments remain good indicators, but remember to look for areas and properties where future buyers or tenants will want to live. The right location with the best demographic will attract the quality tenant or desirable buyer.
Consider also the ‘great Australian dream’. It is arguably still alive and well for most.
Of the 8000 -plus islands dotted around Australia, relatively few are privately owned. State governments typically own most islands, including Kangaroo Island in South Australia, Flinders Island in Tasmania, and the world’s largest sand island, Fraser Island in Queensland.
There is another Fraser Island; and this 30-hectare FREEHOLD paradise in the Gippsland region on Victoria’s east coast is for sale.

This is one of the more unique listings the RE/MAX Australia network has seen. Fraser Island is offered as ‘Expression of Interest’ and could well prove one of the most valuable too. It should reach well above any island sales of the past couple of years.
A specialist agency was listing nine islands for sale in June this year, including Duke Islands, Sweers Island and Quoin Island in Queensland, along with Ninth Island in Tasmania.
Queensland islands figure strongly. At the time of writing, the 3.13-hectare Victor Island, a six-minute helicopter ride from Mackay Airport, and Pumpkin Island off Yeppoon were on the market.
A 9.3-hectare slice of Hook Island in the Whitsundays sold in June and the purchase of the
147-hectare Dunk Island, trashed by Cyclone Yasi more than a decade ago, was settling in July.
Islands often come with stories. Take the sixhectare Pumpkin Island. It was an oyster farm owned by a guy called Snigger Findlay prior to 1961. A couple wanted to buy it, but he wouldn’t sell. There was a poker game challenge and Snigger lost and subsequently sold to the couple for £60. In 2003, the Rumble family bought the island for a mere AUD1.3 million after seeing an article in the newspaper.
So, if you fancy creating your own island story, in a stunning part of the world roughly 4.5 hours’ drive from Melbourne airport, Fraser might be your island home. Or you may prefer to fly in.
Despite being probably the smallest room in the house, they are getting larger and making a statement. The bathroom, the ensuite, the powder room… according to one major retailer, people are spending an average of $25,000 on the bathroom, which is up 15 per cent on last year though rising cost undoubtedly impact that too.
Bathrooms have clearly shed some of the mundane trappings of the past. They have gone from merely being utilitarian to more aesthetic and fashionable.
Bathroom of 22/23 are likely to combine practical functions and aesthetics, with a continuation of popular decorative trends of recent years.
LARGE-SCALE MARBLE FINISHING. White marble, used for floors and walls, is sophisticated and timeless. Ceramic finger tiles, marble mosaics, glazed subway tiles and terrazzo remain in favour.
MIRRORS WITH DESIGN CREDENTIAL. Illuminated round or oval mirrors can be paired, single, or make up an asymmetrical composition.
They come in finishes that match other bathroom joinery. Finely detailed frames win over frameless. Hidden LED lighting creates a floating effect that is particularly stylish against a dark background.
GLAMOR INJECTION. Gold Accents appear in tapware and handles, in in the form of lamps, mirror frames and furniture legs.
NATURAL ELEMENTS. Invite ‘the outdoors’ in with wood, slate tiles, the use of pebbles, living plants or a window with a ‘secret garden’ view. Look for a rough stone washbasin bowl, a hanging wooden cabinet shaped like an inverted mountain peak, flowers and scented candles.
ELEGANT BATHTUBS. Oval is a key trend, as is to use non-traditional colors and materials like wood, stone, marble and black-matte finishes.
SENSUAL SHOWERS. We are loving the innovative technology like rainwater showers with multi settings from tingle massage to energizing flow; also, large shower spaces with seats, which double as steam rooms, showerheads for two, and combined bath and shower wet areas.
CREATIVE SINKS. Contemporary styles using unconventional materials and open silhouettes are trending, as are metallics along with round receptacles with matte or speckled finishes.
OPEN SPACE. We’ll see more integrated bathrooms with minimal walls and floating shelves.

We’ll probably see property values keep rising this year but not everywhere and not to the same extent as they have over the last two years.
It does appear certain that rents are increasing. The demand for rental housing will further increase when international borders reopen, because, let’s face it, when people first move to a new country, they usually rent before buying.
It was reported in June that there were 3300 suburbs across Australia where it was cheaper to buy than rent (PropTrack), with Queensland, Western Australia and the Northern Territory having 50 per cent of properties cheaper to buy than rent. The NSW Central Coast suburb of Spencer, on the north bank of the Hawkesbury River, was said to save households $644 a month by purchasing a home.
From a general upswing in property prices across most Australian regions, by about May this year we were seeing the two largest capitals, Sydney and Melbourne, with prices flattening or falling housing values, while in Brisbane and Adelaide prices continued to rise.
Many first home buyers felt they still faced huge hurdles getting into the property market and mortgage holders worried they wouldn’t be able to make repayments.
The property cycle moved into its next stage, aligning with the aggressive interest rate tightening cycle that came with the RBA’s response to a surge in inflation. Around 30 years ago, the average house price was only a few times the standard annual income; now it is around 8.5 times the average income according to CoreLogic data. It is not surprising that we have seen the rise of incentives and schemes to help people into mortgages with lower deposits, along with many tapping into the ‘bank of mum and dad’.
Even so, many first-time buyers struggle to afford the large deposit required to purchase a home, and, according to some research, can take up to five years to save for a deposit.
There was whole generation of borrowers who had not experienced a rate hike until May this year, when the Reserve Bank raised the cash rate from its historic low of 0.1 per cent, the first time it had gone up in 11 years.
Interest rates will continue to rise and perhaps the 30-year, fixed-mortgage rate might nudge five per cent by the end of 2022 as some are suggesting, but it is unclear what rising rates will do to property prices in coming years.
In whatever way the circumstances pan out, let’s hope that no generation of prospective homeowners feels they are forced to turn their back on the ‘Great Australian Dream’. Let’s hope they get to make their own choice.

The property purchased by the investor has a safety net in its own value. If by some unforeseen circumstance the loan had to be paid out early, a good investment should not be difficult to sell and its value should cover any outstanding debt. The property may have risen in value since purchased. Lenders generally prefer to work with investors to find a workable financial solution.
The current interest rate environment is the most affordable in most people’s recent memory, with little chance that the RBA will take it anywhere near those historic double-digit heights.
Even if the cash rate was 2.5 per cent at the end of this year, it would still be one of the lowest rates in the past 32 years.
The longer the investor holds the property, the more it will contribute to their wealth through compound growth and rising rents.
Stick with your long-term investment strategy and don’t be panicked by short-term blips. Even now, in an environment of rising interest rates, they could be falling again next year. From history… The standard variable home loan interest rate was 6.5 per cent in 1970, then a whopping 17 per cent in 1990 but median house prices rose in every location across Australia in that period.
Property is less volatile than other popular forms of investment, and easier to borrow against for further investment. Lenders see Australian residential property as a low-risk option with excellent long-term potential, so they’re happy to lend against it.
This is a good time to look at investment opportunities in property. You want to choose the best possible property for your own budget, financial situation and risk profile. Establish your purchase plan and investment strategies - sort your finances, do your research and be clear on your goals. Importantly, take your information from reliable sources rather than alarmist headlines.
Remember that doom-and-gloom predictions about where the real estate market is heading have rarely come to fruition. Choosing a property manager to take care of your investment is an important decision because it directly affects your finances and the success of your investment in property.
A property manager offers a special level of service through a diverse range of skills and experience, which will take the headaches out of property investment. Gone are the days when property management was simply about collecting rent. Changes in legislation and the level of service required by tenants and landlords have made property management a specialised division of real estate.

• Offer themselves to discuss any aspect of your investment needs, including property assessments for expected rental return, current marketplace developments and independent review of potential investment purchases to ensure you’re fully informed.

When it comes to what you end up paying your property manager, it’s essentially down to sensible negotiations. Property management fees vary but like most things, you get what you pay for. There is little point in seeking the extremely low management fees only to find you are receiving below-standard level of service.
You can always build more buildings, but you can’t build more land. And although we have a lot of land in our vast country, we do need to make the most of the space we have.
As our lives and lifestyles change, we might find ourselves needing to rethink the way in which we use our property.

The addition of electricity and water might be desired to really make a space liveable and usable. Engage with a licensed electrician and plumber to ensure this is done correctly.
Ensure the room is property insulated to combat the changing Australian seasons.
It won’t be exempt from the threats of pests, mould and mildew so care for the room as you would your house; and it will potentially play home to a number of your important possessions, so appropriate security is needed.
Bear in mind that the construction and use of these structures may require formal council approval.
It is best to check what the local regulations specify well prior to purchasing a structure or to any work commencing. These may differ state to state, council to council.
Not all spaces are created equally. While an outdoor room may appear to double as an extra bedroom, unless it has been created for the specific purpose of a granny flat, it may not meet your local council requirements to be used as that.
Check prior to construction and assembly so you are fully aware of all requirements and associated costs.

The ‘official’ summer is over now, but if you are considering options for air-conditioning your rental property, the first tip is not to wait for the midst of the next long hot summer. Product will be low in stock, and installers already run off their feet.
It can be difficult as the owner of an investment property to balance financial decisions with the comfort of your tenants. This extends to air conditioners. The decision of whether or not to install can be difficult as it is, let alone deciding what type.
DUCTED AIR CONDITIONING: A good option for landlords willing to pay the higher upfront cost for efficient and environmentally friendly air conditioning, and increased marketability for future resales. Ducted air conditioning offers efficient heating and cooling across the whole home from a single unit. While it is generally most cost-effective when installed in a new build, it can be retrofitted in an established home.
If your plan is to sell the investment property in the future, ducted air conditioning might be a good selling point, increase the marketability of the home, and have buyers willing to pay more.
SPLIT SYSTEMS: A good middle ground for the more budget-conscious landlord who still wants an efficient air conditioning system. Split system air conditioners can work well in heating and cooling individual rooms.
They are still energy efficient and will cost less upfront than the ducted system. However, depending on how many you decide to install, the cost may not be as price competitive with fully ducted air conditioning.
WINDOW/WALL AIR CONDITIONER:
An option when you just want to keep your tenants comfortable but don’t have the cash to splash out with a more expensive system. A window or wall-fixed air conditioner unit has a relatively low installation cost and requires minimal labour to install.
Accept the downsides though in that they are not the most efficient units. They are also noisier than the other types of air-conditioners so take that into account. Landlords may choose to give the tenant permission to instal their own window air conditioner.
PORTABLE AIR CONDITIONER: Possibly a short-term option if your finances are tight –or you might recommend your tenants buy one.
While not particularly energy efficient, they will at least keep your tenants comfortable, and the upfront cost is low. This short-term solution may not be as effective for attracting good long-term tenants though.
It would be a perfect world if everyone, whether they be the property’s owner or a tenant, lived in a comfortable home where they could keep warm in winter or cool in summer without worrying about exorbitant costs or harming the environment.
Effective climate control features, modern fixtures and a 6-Star Energy Rating make a property more appealing to tenants.
Who doesn’t want to live in a pleasant environment?
If you are facing such a dilemma, then consider these options:
While rental vacancy rates have been very low – ranging between 0.3 per cent and 1.9 per cent in May this year, with all but Sydney and Melbourne at 0.7 percent or less – the property investor still likes to see the best return on their rental property.
Best return equates to being able to ask the most rent possible. To increase your rent, you will probably want to increase the value of your investment property through home improvements.
Check your relationship with your tenants. Renters are much more likely to rent from landlords and through property managers they feel they can talk to and trust.
Your tenants should feel the relationship they have with you and your property manager is helpful, communicative and genuine from the outset of their tenancy.
Good communication is the key, though some home improvements are easier carried out in between tenants.
Take a good look at the roof, guttering and downpipes. If the roof has been there for around 15 years, with little or no attention during that time, it is very possible it needs some work. It may even need to be replaced.
Get the professional in for an inspection. A good roof protects the house. There’s less chance that you will incur damage costs through severe weather. A new roof can take years off your property’s appearance too.
While on the subject of guttering and down pipes… Consider a plumbing upgrade. Updating fittings and fixtures with a contemporary, aesthetically pleasing finish will do wonders for the look of your property and its value.
All plumbing elements should work well and do the job intended, but the appearance of fixtures such as sinks and taps can increase or decrease your property value.
Choosing the cheapest can mean doing a disservice to your property.
Smarten up the appearance of the property. The front of your investment property will be the first thing any potential tenant sees whether in person or virtually.
Options that can make a huge difference include cleaning windows, adding window shutters, painting doors and updating the letterbox.
Sometimes investing in ongoing yard costs is worth it to maintain the external appeal to tenants.
Update the home’s interior. It goes without saying that all appliances should be safe and working 100% properly, but what they look like makes a huge difference too. It might be time for a freshen up of interior paintwork, updating door and cabinetry handles or perhaps a refurbishment of benchtops in the kitchen and bathroom.
Replace the floors. This is one of the more expensive home improvements, but it is also one of the best ways to boost your property value. Timber, tile and stone - real or look-alikes - can look a million dollars even if they didn’t cost it.
Ditching the old carpet and linoleum and replacing it with quality, easy-to-clean floorings will make the home more appealing and hard-surface flooring stands up better to tenants moving in and out. Generally, the higher the quality of the flooring, the better it looks and the longer it lasts, which makes it a worthwhile investment.
Governments deliver rental law reforms with the aim of striking the right balance between tenants and landlords so all parties might have confidence the rental property is safe, secure and functional.
Keep up to date about, and act on, new regulations that affect you and your tenants: for example, interconnected photoelectric smoke alarms.
Increasing your rental’s value and the return it brings you takes planning, effort and money but most investment property owners find it well worth it in the end.

CREEKSIDE PARK WALK: Take your dog on the one-hour green belt walk that connects the Kenmore back streets to beautiful Brookfield. Cross the creek, play in the large grassy areas and enjoy nature.
LONE PINE KOALA SANCTUARY: Tucked away in Fig Tree Pocket, is the world’s first and largest koala sanctuary. Get up close and personal with our nation’s native animals and enjoy wandering the grounds of the sanctuary.
FIG TREE POCKET EQUESTRIAN CLUB: You’ll regularly see riders training at Brisbane’s premier equestrian club, and, if you get the chance, experience the excitement up close at their open days or regular competition events.
MOUNT COOT-THA: There’s a track leaving Chapel Hill that takes you on a 2km round trip to the base of this Brisbane landmark or drive the 7.6km to the summit for spectacular views. Grab some lunch at the Summit Café or pack a picnic and head to JC Slaughter Falls. For those that love to get out into nature, there are plenty of multi-use trails for all experiences.
Green-thumbs do live in apartments so it’s fortunate that there are plants that will thrive on balconies. Look for these at your local nursery.
AGAPANTHUS is an Australian favourite, are tough and withstand hot summers, and they are quite at home in pots on balconies. They prefer cramped root conditions (so smaller pot to start with) and don’t like to be water-logged. Grow ‘aggies’ out of the wind.
ROSEMARY is a hardy Mediterranean dry-climate herb for the balcony in summer, with fragrant foliage and flowers in shades of pink, white and blue. Once a week watering is usually enough. Re-pot at least once a year.
BOUGAINVILLEA can look stunning in balcony pots. They like at least six hours of direct sunlight a day, so are perfect for exposed balconies.
GERANIUMS are great in pots and hanging baskets on balconies and easy to grow – once again, choose a heat tolerant variety. They prefer morning sun and afternoon shade.
FRANGIPANI grow well in a well-drained pot on a sunny balcony.
PETUNIAS are a popular easy-care plant for balconies, in pots and hanging baskets, and there are loads of varieties and colours.
NOTE: Always choose the right size plant for your space. Choose plant species that are native to your area as some natives might be considered weeds in other locations.
KANGAROO PAW (ANIGOZANTHOS) makes for a good apartment pot plant if placed in a sunny spot. They are a high-energy food source for many native birds and insects.
NATIVE BLUEBELL (WAHLENBERGIA STRICTA) has pretty royal blue flowers that attract bees and butterflies. You see them by the roadside, but they do very well in pots and hanging baskets in light shade.
EVERLASTING DAISY (XEROCHRYSUM) is a heat tolerant plant that does well in pots. It’s best in full sun, but can tolerate a bit of shade. Flowers can be up to 60 mm in diameter on a single stem and colours include pink, yellow and white.
If your apartment complex offers you garden space, you could consider there:
BANKSIA (BANKSIA) flowers, in shades of white, yellow, orange and red are packed full of nectar to attract native bees, birds and small mammals.
BOTTLEBRUSH (CALLISTEMON) are hardy plants, requiring little maintenance. They are a food source for possums, flying foxes, lizards, insects, nectareating birds and other wildlife.
SPIDER FLOWER (GREVILLEAS) attract insects, bees, butterflies and birds. There are hundreds of different species and a variety of flower and foliage colours.
WATTLE (ACACIA) trees are a great source of pollen so are popular with native bees. Acacia drummondii ssp. candolleana – is a dwarf wattle with large sprays of golden flowers that’s good for small spaces and rockeries.
And don’t think apartment living means you miss out on growing your own fruit, herbs and vegetables.
Understand weather conditions - sunny, shady, windy, where the rain falls etc – and best containers – tubs, pots, climbing frames, vertical gardens etc. Then consider these:
BERRIES may go well on your balcony. Try hanging pots for strawberries. Train blackberries to climb in partial shade. Blueberries and raspberries need larger pots on the ground or on a table.
CUMQUAT is easy to grow in a tub in a protected but sunny spot. They hate having wet roots. They can look spectacular, create privacy and the ripe fruit can be used to make sauces, marinades and marmalades. Try growing figs as well as other citrus in tubs. Look for dwarf varieties of apples and pears (need two varieties so they can cross-pollinate).
As for VEGETABLES, most will grow in will grow in containers and tubs including carrots, radishes, beetroot, eggplant, capsicum, cauliflower and zucchini. Many leafy vegetables do well in pots and vertical gardens. Peas and beans will climb a trellis. Vegetables need about four to five hours of sunlight per day to thrive.

In 1975, The Canberra Times wrote ‘The lengthy cooking-time provides freedom for working wives with an instant meal at the end of a working day’.
Monier sold the Crock-Pot to Sunbeam in 1981 but the idea of slow cooking seemed to go out of favour through the 1980s.
That’s certainly not the case today though Dutch ovens are as popular as electric slow cookers. I read that there’s even a smart Crock-Pot with built-in Wi-Fi so you can control it from an app on your mobile phone.
There was a dearth of slow-cooker recipes when I was renovating. I knew I should have written that cookbook back then. There is no shortage of that genre now. I can’t vouch for these recipes today… but if you have a slow cooker, you might like to give them a try.

My Crock-Pot had been a gift in 1978 and, while much used back then, had rarely come out of the cupboard for a decade. But all that changed.
Ours was a renovation in stages, and we ‘lived in’ through the entire thing apart from a night or two away when the house was raised and a couple of days away when the original flooring timbers were brought to life.
When the old kitchen disappeared, it was winter and there was no level spot for a barbecue anyway. It was the Crock-Pot that saw us through, plus an electric jug, a toaster and a microwave. I’d add a pie-maker today to use up leftovers.
In my first Crock-Pot column, I included a recipe – a tried and tested dish that had come from my head, not the pages of a cookbook. Given the reader response, I could have filled columns for the duration of the renovations!
Being an exceptional hoarder, I thought I’d have those columns filed away, even though we’ve sold the house we renovated and moved to the Coast at least 12 years ago. But there’s no sign of them.
I still have my Margaret Fulton Crock-Pot Cookbook, which the cooking guru released in 1976, and inside I found a couple of my ‘originals’, Brazilian chicken and Broccoli & beef. Strangely, I also found a news article about pet ownership!
The first Crock-Pot appearance was back in 1940 in the USA when it was known as a Naxon Beanery after its inventor. It was relaunched there in 1972 as the Crock-Pot.
It came to Australia under the Monier brand, better known for its concrete products, in 1973 and became the glamour appliance of the 1970s. Ads have the 4-litre Crock-Pot, ‘in rich orange’, selling for $39.95.
1Kg chicken breast cut into pieces; 1 white onion diced; 2 garlic cloves crushed; 2 tomatoes peeled and chopped; 1 red capsicum, chopped; 2 red chillies (or more); 100g black olives; 2 tbs tomato puree; Half a cup of wine or stock; Salt & ground black pepper
HOW TO: Season dry chicken pieces with salt and pepper. Place in Crock-Pot with everything else except fresh herbs. Put lid on and cook on low for five to eight hours. Add chopped fresh coriander and parsley. Serve with couscous.
500 grams chuck, sliced into strips; 1 cup beef stock; ½ cup light soy sauce; ½ cup brown sugar; 1 tbsp sesame oil; 4 garlic cloves, crushed; Broccoli florets; 3 tbsp water; 3 tbsp corn starch.
HOW TO: Mix stock, soy sauce, brown sugar, sesame oil, and garlic together in the Crock-Pot. Add the beef slices to the liquid and toss to coat. Cover and cook on low, 6 hours. Then combine the water and corn-starch, stirring until smooth. Add to the Crock-Pot and mix well. Add the broccoli and gently mix to coat. Cook on low for an additional 30 minutes to thicken. Serve with rice.
