REVIEW... The RE/MAX Australia Magazine Winter 2013

remax.com.au

(L–R) Chris Chapman, Keith Walker, Michael Davoren

Message from Michael Davoren Managing Director Hello and welcome to our first six monthly magazine, which is supplementary to our online regional updates. No, the title is not a misprint. We are looking for help with a name and have decided to go to both our NZ and Australian networks for some suggestions. Please let us have your ideas by the end of July so we can make a decision. The winner will receive a ticket for two to our gala

awards night in February 2014. If there is duplication of the winning name then the first one received will be the winner. There is so much happening in RE/MAX we think a six-month magazine edition is a good way to summarise what has happened and what is about to happen. A lot of the content will be of interest to a wider audience than just our network

so use it for spreading the RE/MAX news as far afield as you can. We encourage input from all offices so the magazine can truly represent RE/MAX Australia through having both network-wide news and your local content as well.

MD Market Observation

Welcome to RE/MAX

PROPERTY INVESTORS ARE READY; RE/MAX IS READY There’s an election coming up in Australia. We all know that, even if we don’t know when. Because the original 14 September election date was nominated so far in advance, there were property investors who factored in what they believe to be a clear result and were already active in the market. While the political turnabout may have given some cause to take stock, a lot of investors have positioned themselves where they can make decisions quickly and be able to grasp a real estate opportunity that arises, regardless of election timing and outcomes. Typically, property markets slow in the lead up to major elections but eventually pick up, and the sooner this election is held the more

beneficial it will be to investors and the real estate market at large. Our industry and our customers need certainty in the Australian government to overcome the lack of confidence that’s hung like a cloak over our shoulders even after we managed to mostly shake off the GFC blues. The property market is definitely rebounding, albeit in a fairly sedate manner when you average out its performance across all regions. We’ll see it rebounding at pace with returning confidence, and you can anticipate seeing continual improvement over the second half of the year. With the market shaping up, our

exciting new creative, branding, web site and marketing collateral, our positioning in a global market and our core experience and expertise, RE/MAX is ready for business.

RE/MAX Australia is proud to introduce and welcome the newest offices to the RE/MAX network: • Broker/Owner Denis Mulheron and his team opened RE/MAX Sunstate Realty on the northern end of the Gold Coast. • Broker/Owner John Buckley and his team opened RE/MAX Capital in Queanbeyan, NSW, on the outskirts of Canberra. • The vibrant suburb of North Lakes in Queensland welcomed Broker/Owner Jenny Andrews and her team in style at an event attended by local council, government and local community representatives. • Broker/Owner Vicky Ford opened RE/MAX Victory in Caboolture, Queensland.

• Broker/Owners Mark Clayton and Michael Reck opened their aptly named RE/MAX Hinterland in Maleny, a beautiful township in the heart of the Sunshine Coast Hinterland, which also happens to be home to our Managing Director. • Bill Rex and his team at RE/MAX Beach City was a welcomed addition to the RE/MAX network on the Gold Coast. We wish Denis, John, Jenny, Vicky, Bill, Mark and Mike, and their teams great success!

From the publisher’s desk... Welcome readers, This is a magazine to showcase the people, the places, the initiatives and the achievements that make up RE/MAX Australia. In order to do this we need your input, which means your stories and your pictures. Along with performance rankings, new member roll calls, awards’ winner lists, events calendars and such like, the magazine will include interesting profiles of individual members, features on new offices and ‘old’, stories about fund raising efforts and general community involvement,

question & answer columns that will help you get to know colleagues better, great marketing ideas from members, testimonials, top ideas and actual outcomes in sales and property management, stories with our partners, the best of your blogs and stories in the media, and articles to inspire business growth and success. The magazine’s purpose is to inform, to entertain, to congratulate and to celebrate; and the more we can bring stories to life with photographs the better. Enjoy this first edition, and help it grow to something bigger and brighter through your

input over coming months - before it’s time to put our summer edition to bed. We’ll bring you guidelines and more detail about the material we’d like to receive from you, but if you have any questions anytime, call me on 0418 793 096 or email me at lcox@remax.com.au.

your suggestion to remax@remax.com.au. The winning masthead will grace the cover of the publication; the winner will also receive a complementary ticket to the 2014 RE/MAX Australia Conference, which

includes the Sales Rally and Annual Awards Evening. All entrants must include their name and contact information for their submission to be eligible for consideration.

Public Relations Overview Through December 2012 key media in Australia and New Zealand were briefed on the ownership change, media releases distributed and interviews set up, generating widespread publicity. The overall media reaction was extremely positive, with journalists expressing a desire for an ongoing mutually beneficial relationship with Michael Davoren and RE/MAX. The February focus was on the Australian annual awards and sales rally. Templates for awards recipients were prepared, and media releases written and distributed. March saw a New Zealand annual awards focus with template media releases

provided. Outcomes of the US convention were covered by templates and media releases, and nominations for the Australian Real Estate Awards (REB) prepared and submitted. PR resources are now building on the RE/MAX intranet. Current postings include instructions for the use of templates, a guide to stories that might interest the media, templates for new businesses, new business owners and new staff, template media releases written for office events such as an anniversary, a relocation or a refurbishment, a ‘good sales activity’ media release and an article directed to landlords around tax time.

These resources will continue to grow, with newsletter content soon to be added. General franchise-based PR activity included preparing radio scripts for commenting on local market activity; media releases on RE/MAX involvement with the Beijing Property Expo, in-rooms auctions and office events; promoting editorial opportunities to publicise properties on the market, resources and publicity for newly opened offices and new owner/brokers, and media releases and commentary to publicise RE/MAX expertise and achievements.

RE/MAX Annual Awards February saw RE/MAX Australia celebrate and recognise the achievements of its finest at the Annual Awards held at the Sofitel Brisbane. The night proved a great success with over 430 people attending. Our RE/MAX guests were kept entertained with Those Tap Guys who wowed the audience with their skill, wit and their heart-stopping tap and acrobatic routines. As guests settled down to dinner the entertainment continued with musical act and cover band, KICK. When our members weren’t

singing along, they were striking a pose in the photo booth to raise money for Make-A-Wish Australia®. Congratulations must go to all of our 2012 award winners. The July Sales Rally, held at the Victoria Park Golf Course in Brisbane will bring RE/MAX members, old and new, together for a top program of professional and social events.

Make-A-Wish Australia® RE/MAX Australia is committed to supporting the community, an attitude that runs wholeheartedly through our organisation. The advantage of such a large network is the opportunity to firmly stand behind a cause. As such, RE/MAX Australia is proud to support Make-A-Wish Australia®. Over the last six months our network has been hard at work raising funds, awareness and support for Make-A-Wish Australia®. We are excited to announce another six RE/MAX offices have made a commitment to this organisation: • RE/MAX Colonial Annerley & Yeronga • RE/MAX Property Centre Toowong • RE/MAX Property Specialists Dandenong • RE/MAX Profile Bardon • RE/MAX Gold Gladstone • RE/MAX Property Services Caloundra With the help of many of our members, RE/MAX Australia was able to collect

Marketing Matters

donations for Make-A-Wish Australia® through a number of fundraising initiatives. Our efforts at the Sales Rally and Annual Gala proved to be a great success. The addition of the photo booth this year was a huge hit! It became more and more popular throughout the night with many members returning more than once to drop in a gold coin donation and strike a pose! The Charity Auction, also held during the day, not only raised awareness amongst our network but also put our auctioneering skills to the test with Dave Stockbridge, from RE/MAX Urban & Rural in Salisbury, South Australia, calling the auction. Just under $1,000 was raised for Make-A-Wish Australia®. In April, the Michael Spillane and Anthony Davis Teams put on a fabulous Family Fun Day in the outer Brisbane suburb of Cashmere. The day was filled with rides for the kids, great food and entertainment, and plenty of raffles. RE/MAX fashion enthusiasts were out in

force for the RE/MAX Ladies Night held in April. Our members enjoyed the stylish garments of Leelouanne Fashion Boutique as they made their way down the runway being shown at their best when adorned by our fabulous RE/MAX models. Property staging specialists, Styled By Me, provided a runway fit for London Fashion Week and Ellie Jae Images captured the night on camera. Thanks must go to all who helped in the events held for Make-A-Wish Australia® over the last six months.

This year saw RE/MAX join forces with Wahoo Advertising in order to further develop the RE/MAX brand and to provide strategic marketing solutions for 2013 and beyond. Wahoo set out to review the RE/MAX brand and identified opportunities that existed within the market. This led RE/MAX to an exciting Brand refresh within the Australian market. The fresh new look is synonymous with our strategic plan which reflects: • New ownership; • New management; • New technology and systems; • New training; and • New energies. The new branding reinforces our ideals of independence, freedom, innovation and enjoyment, and also realigns RE/MAX Australia with the global brand. In addition to the new creative, and with great excitement, RE/MAX Australia launched a new website with improved usability, designs and search functionality. The layout and design of the new site reflects that of the RE/MAX global site to provide a digital strategy that is consolidated with our global strategy. The redevelopment was a huge yet vital task and shows that RE/MAX Australia continues to deliver user-driven solutions to its network. This month marks the commencement of the RE/MAX Australia 2013 Advertising Campaign. Keep your eyes peeled for our new creative that recently hit newspaper and online publications. This campaign was developed by our strategic partners and advertising agency, Wahoo Advertising, who sought to build an emotionally driven campaign that resonated with home buyers and sellers. The campaign successfully addresses issues of trust and stress when buying a home and effectively captures the RE/MAX point of difference. The resonating message is that with RE/MAX, you are buying or selling with an agent who will understand your needs and concerns and provide you with peace of mind.

With the number of new developments we’ve seen in the first half of 2013, it is no wonder member of our RE/MAX committees have been kept busy. Our Broker Advisory Council (BAC) members put their marketing skills to good use as they oversaw the development and creation of the new RE/MAX branding.

our Property Managers. The past six months also saw the formation of a new committee coined the Action Chapter Committee (ACC). The Action Chapter Committee comprises some of RE/MAX Australia’s most skilled and knowledgeable real estate agents who, through the Action Chapter, aim to enhance selling agents’ skills and arm them with top resources.

The Asset and Investment Management committee (AIM) has been a major success since its inception 12 months ago. Thanks to the knowledge and experience

shared openly by the 8 committee members, RE/MAX Property Managers that have attended this year’s sessions have enjoyed training topics that are informative & specific to member demand. There has been a recognisable increase in attendance at the Property Management training days with extremely positive feedback from all. The RE/MAX Gala Awards in February saw the introduction of the new Property Management awards. RE/MAX Ultimate, Beachmere was presented the Property Management Nett Growth award while RE/MAX Property Sales, Nambour took out the award for Property Management Percentage Growth. The committee will continue to create opportunities to recognise

RE/MAX World Long Drive Australian Series 2013 Earlier this year Adam Pumphrey, of InSwing Golf, purchased the rights to market and host RE/MAX Long Drive qualifying events throughout Australia. RE/MAX LLC is the worldwide sponsor for this event. The end of June saw the first round of the 2013 RE/MAX World Long Drive Australia Championships held at Logan City Golf Club in Queensland in trying weather conditions. Despite the weather, Adam reported a quality field of the country’s finest Long Drivers. He summarises the event: Port Macquarie’s Wayne Stewart beat an open field of the biggest names in Long Drive after a four-year break in competition, hitting his second last ball of the day 319 metres to beat Baden Wai Wai’s 304 metre best. Third and fourth placings went to Brent ‘Karnage’

Kearney and Mark ‘Shrek’ Blysma. Mark Sanford took out the Seniors title and Peter Neve took the Super Seniors. Brendan Gorman hit 263 metres to take the Legends division title; and in Amateurs, young teenager William Bruyeres landed his longest 267 metres beating another local Logan City member David Gorde with 263 metres. Round 2 took place at South West Rocks Country Club, New South Wales with an equally impressive turnout. The competition plans to return to Logan City Golf Club for the Australian Final in August. Adam is hopeful of sending two Australians to compete in the open division of the international Long Drive Championships, held in the United States and attracting a first prize of $250,000. A world championship

title would be a first for Australia. “RE/MAX Australia has an exciting opportunity to get involved with a sport with a new and emerging status in this country, and the fine new athletes that we are seeing come to the fore,” said Adam, who is already working on event plans for 2014. “I am expecting at least an eight-event line up next year, with each state represented and one really big event that should attract national media coverage,” he said. The RE/MAX World Long Drive Championships Australia website, www.auslongdrivers.com.au, is up and running, and if you would like any further information on these events, please contact Adam on 0437 504 176 or adam@inswing.com.au

Events In the first half of the year we have run events including webinars, property management and auction training, and have used our own RE/MAX members such as Michael Spillane. We will continue to offer value packed sessions that will improve your business. Take a look at some feedback from our members. Michael Spillane session: “THANK YOU! THANK YOU! THANK YOU!, Michael is walking the talk and shared, shared and shared. He kept nothing back. This is some of the most beneficial training days I have

attended for a long time”. Brenda Homan, RE/MAX Success, Toowoomba, QLD Broker Management Training: “All was of great benefit. Great to hear what others are doing. Great to hear Cindy discuss aspects. Property Management was really good, and catching up and a refresh on technology by RE/MAX.” Lynda Henery, RE/MAX Territory, Shailer Park, QLD Why the NEW RE/MAX session: “All of it. Attention to our services on Mainstreet and RE/MAX University etc, is huge and an aspect that we

intend on educating yourself further on!” Jenna Pollard, RE/MAX Edge, Junee, NSW Administrators Day: “Very practical and useful information and useful information. Take a day for yourself to come and network with other administrators and refresh your knowledge.” Bronwyn Pope, RE/MAX Bayside Properties, QLD The coming six months will continue with a fulfilling program. Please see upcoming events.

Trip Proves Valuable Insight into Chinese Buyers Tony Williamson and Cameron Hamilton from RE/MAX Real Estate Services, the leading real estate agency in Cairns, Queensland, travelled to Beijing in April this year for the Beijing International Property and Investment Show at the request of RE/MAX China. In addition to tremendous networking opportunities and a memorable experience overall, Tony and Cameron brought back a wealth of information about the Chinese property buyer approach. Tony shares his thoughts: “There is a lot of wealth in China and much of this is likely to be directed toward real estate but affordability is such in China that it won’t be the cost of Australian homes that will attract Chinese investors. “The attraction is more likely to be in the Australian lifestyle, with factors like educational facilities, employment opportunities and lack of pollution significant.” He says Chinese buyers also keenly look at residential and commercial property opportunities overseas because they are limited to a single property investment in their own country. Tapping into the Chinese buyer market is

best approached through concentrating on building long term relationships and referral pipelines rather than have a fixation on immediate or short term increases in sales activity. Getting this relationship right can potentially lead to a consistent and ongoing stream of sales. RE/MAX is already on the front foot with its global reach and its presentation of properties to overseas investors, and has a strong foothold in the China market with RE/MAX offices in Shanghai and Beijing, as well as Macau and Hong Kong. Tony’s foresight includes the possibility of including a specialist in immigration matters on his RE/MAX team. “An immigration agent would be an asset, as would be a Mandarin-speaking agent,” said Tony. If you would like to speak with Tony about his experiences at the Beijing International Property and Investment Show, you can call him on 0407 161 626.

Your RE/MAX Magazine: Getting the Good Shots The saying goes, ‘a picture paints a thousand words’. If you study your own habits when reading a newspaper, a magazine, a brochure and even a web page, you will probably realise that you gravitate towards visual images, particularly photographs. Advertising research suggests that people ‘read’ a photograph three to four times more than a newspaper story of the same size. Therefore, we would like this magazine to include loads of your photographs! Consider the photographs you submit for your magazine in the same way you would if you were submitting a photograph to accompany a media

release to your local newspaper. Firstly, it should be a high resolution photo. That means it will generally be a large file. If you can resize it to between 900kb and 1.5mb, that would be sufficient. Ninety per cent of newspaper photos have people in them. Keep that in mind when taking photos for your magazine too. Whether you are sending a news photo to your local paper or a photo for your RE/MAX magazine, provide a caption describing the photo action and the names of people where realistically possible. For the magazine, the key people in the photograph will

generally be enough. Think about the photograph as telling your story as much as the words that might go with it! And in the case of your magazine, show off the RE/MAX brand whenever you can through signage, banners, the balloon and corporate gear (but please be aware that a newspaper editor is likely to have the opposite desire when it comes to branding… and if you don’t respect the media’s call on the matter, your photo may not be used). When it comes to this magazine though, let’s see your faces and the RE/MAX colours out in force!
