Both the Australian and New Zealand markets are performing well as 2013 draws to a close, with the property market here in Australia a few degrees hotter than our neighbour across the Tasman. Both regions had a year marked by some disruption but with events like elections now behind us and a marketplace that responded positively, 2014 could well be our strongest year for some time. Driving forces in the Australian market, apart from a now stable government, are Asian investment and the Self-Managed Super Funded investments. The impact of Asian, and particularly Chinese, investors is gathering momentum, and as an investor group of influence is likely to have longevity. Australia can expect to attract increasing numbers of Asian investors through 2014. 02

RE/MAX is uniquely positioned to respond to this important investor group, having a very strong regional presence in the Asia/Pacific Rim.

The emergence of the Self-Managed Super Fund investors is something that will be a strong market shaper in 2014.

In October I attended the inaugural RE/MAX Asia-Pacific Rim Summit, an event hosted by the China region and held in Hong Kong, where ten countries were represented including Thailand, Indonesia, Singapore, Philippines, Guam, Korea, China, Japan, Australia and New Zealand.

Around six years ago, laws changed to allow SMSFs to borrow funds to purchase residential property. ATO data suggests that the SMSF sector is growing at the rate of approximately 10 per cent a year, and possibly more. SMS-Funded property transactions have become increasingly popular, and with benefits being recognized and utilised by a rapidly growing

investor group. Australian Property Finance (APF), the result of the RE/MAX Australia and Vow Financial joint venture, is growing month-on-month as more APF finance brokers are placed to work with RE/MAX agents to write a full range of financial services for home


buyers and property owners. RE/MAX New Zealand will launch its finance arm, NZPF, in 2014. The Property Occupations Act 2013 will have ramifications for real estate agent compliance in Queensland in 2014. The deregulation of agent commissions will bring Queensland into line with other states and territories, and can be expected to lead to increased competition in the industry. The Act also has new rules around price disclosure of properties to be auctioned in Queensland. RE/MAX Australia will offer dedicated training in

the first half of 2014 to put our Queensland agents at the front of the game. The corporate emphasis for 2014 will be underpinned by four foundation elements, on which we will grow and which are relevant to every person, at every level in RE/MAX. Experiences – the experiences customers and clients have with RE/MAX. Entrepreneurship – Having that point of difference, taking calculated risks and being serious about growth. Excellence – always striving to be at the top of our game.

If we stay average we’re in trouble; and if we all stay average, our entire industry is in trouble. Environment – recognizing all types of environments including the physical, cultural and technological. Both RE/MAX Australia and RE/MAX New Zealand will reap the rewards in 2014 of dedicated groundwork put in to company development through 2013. We anticipate growth in our office and agent numbers across all states of Australia and New Zealand.

This gives me the knowledge of what corporate support both parties require in order for them to achieve what they want to achieve. There isn’t a lot I haven’t seen!

Q & A with Nathan Swain, CEO, Australian Property Finance (APF) How did APF come about? Michael Davoren and Tim Brown from Vow Financial had been talking for some time about creating a finance arm through a joint venture. I was seeking a new challenge and was considering a move away from LoanMarket, the finance arm of Ray White, when Tim Brown suggested I consider running APF. I spent some time looking at the RE/MAX model and created a finance model I thought would suit the network, and here we are!! How is APF structured to be of benefit to RE/MAX? When developing the model I wanted to ensure APF was not thought of as just another finance broker but a business partner where we added value to the agents’ core business activities. In doing this there are a range of

products and services which will cater for more than the pure need for finance as part of a purchase. We have a legal/conveyancing arm as well as an insurance arm. These services will provide agents with another avenue from both a control and income sense. What do you bring to the CEO role? I have been in the finance industry for 17 years and have held numerous positions during this time from Senior Credit Manager to Sales/BDM and Finance Broker roles. Having spent seven years with direct exposure to a real estate network I know what agents

What experience and skills do APF brokers generally have? Our model, at this stage, doesn’t cater for rookies. We are recruiting very experienced people with the majority thus far having had an affiliation with a real estate network previously. All of our brokers are fully accredited with our entire lending panel which again is important insofar as they don’t need to steer borrowers away from certain products and lenders because they aren’t accredited. In terms of benefits for our finance brokers, we believe we are market leaders. Our remuneration is second to none and the opportunity the RE/MAX network provides is un-paralleled when compared to similar relationships. How does an APF finance broker add value to a real estate sales team? Our role is to ensure agents are controlling the transaction so they are better positioned to manage the expectations of their vendors: - We will qualify the OFI list of buyers for agents and provide early feedback on any issues through the process. APF Legal gives real time online tracking. - Our own smart phone app provides the agent with pointof-sale material such as stamp duty calculators; and has a ‘find an agent’ function - excellent exposure for the RE/MAX profile. - Our landlord insurance policy, offers 12 months for the price of 11, should attract new managements and retain existing. - 25+ lenders on panel we will

RE/MAX Feature Q & A with Nathan Swain, CEO, Australian Property Finance (APF) always have access to the best products, policy and pricing our industry has to offer in the constantly changing financial landscape. - Our value-add is more than a finance referral fee in return for a name and number. Providing feedback to ensure agents can better manage vendor expectations will generally save two contracts per agent per year. How would you like to see APF evolve through 2014? We aim to build on what we have created, adding further to our team and reaching the regional areas. Ideally we would like to see our volumes reach 10 per cent loans-to-sales and 20 per cent for both the legal and insurance side of the business. In 2014 we will gradually introduce more services into the network - primarily around ‘wealth services’. SMSF is a newer market many are yet to master and now represents one third of all mortgages we see in our industry. I think that if agents aren’t seeing more of these right now, they will in the near future. Away from APF, what interests do you have? That’s an easy one. Family and sport consume the rest of my life. I have a very supportive wife and I have four beautiful daughters with ages ranging from 13-3mth (so I’ll be working until I’m 145!). On the sport front I love my golf, and most sports for that matter. Originating from NSW I’m a South

Sydney Rabbitoh and a Sydney Swans tragic, the former much to the amusement of many! I would love to see NSW win another origin series before I die…

APF BROKER SECURES HOME LOAN FOR PARENTS-TO-BE AND SAVES A SALE It only took APF a week on the job out of the RE/MAX Territory office in Shailer Park, Queensland to save its first contract for the RE/MAX network. On introducing father and son brokers Chris and Arthur Brown to the RE/MAX Territory sales team, the discussion quickly turned to one of agent Leanne Smith’s contracts that was about to fall over through the customers’ existing broker’s unsuccessful bid for finance. Chris and Arthur called the client within minutes, booked an appointment to see them and had the contract unconditional inside seven days! Formal approval of the loan came through on 28 October. The product was a 95 per cent loan with lenders mortgage insurance capitalised. The property settled mid-November and the buyers were able to take their first child, born 10 November, from hospital to his new home. This highlights the value APF adds to the real estate network and its clients, and the skill set amongst the experienced brokers being recruited.

In 2013 I was looking for an aggregator partner who would match my vision and goals for the future. From the very first contact with

Vow (Queensland manager, Michelle Standley) I was put at ease. The offering from VOW/ Australian Property Finance was very competitive. I was attracted to the new venture Chris Brown from VOW Finance

with RE/MAX as a real estate group, and felt that it would be a good challenge particularly being there from the start of the RE/MAX VOW joint venture. The on-boarding process was dealt with quickly and efficiently by APF team, and any ongoing business was not disrupted. I am especially looking forward to the marketing support and services I now have available to me. It is invaluable to be able to market to my data base on a monthly basis. The new technology, such as Ipad apps to include customer signature capability, is another exciting thing to look forward to. The APF vision mirrors my visions and goals, which is why this is such a great opportunity. I am excited to be part of this team and am very much looking forward to furthering my business relationship.

A fantastic turnout of around 250 attended the half yearly RE/MAX Sales Rally in Queensland, held at Victoria Park Golf Course, and great feedback was proof of the rally’s success.

He joined South Australian for a similar event in Adelaide, where the special guest and presenter was Peter Ford, a respected real estate coach, mentor and trainer with more than 20 years of experience in real estate sales and business ownership. In November, Keith Walker joined New South Wales sales teams at newly refurbished Wagga Wagga premises of RE/MAX Elite, where Peter Ford again was a popular speaker. Peter also joined Michael Davoren and Victorian and Tasmanian sales teams for their quarterly awards and training session at St Kilda, Melbourne.

and customers. The retreat reinforced how much the real estate industry has changed and how average service is no longer acceptable: excellence is now the benchmark in service.

High Achievers Retreat Gold Coast, November The RE/MAX Australia and New Zealand High Achievers Retreat hosted at the stunning Q1 Resort on the Gold Coast in November was a great success. The Retreat opened with a cocktail party on the Saturday night, giving the top producers an opportunity to mix and mingle before a full business session on the Sunday, which featured interactive panels and guest speaker Mark ‘Chopper’ Burgess who spoke on performing for success. The day culminated with a special dinner on the Sunday night. 08

The following day was open to everyone so they could take advantage of John Wall’s Peak Performance session, described as ‘not to be missed’. RE/MAX - proudly supporting Make-A-Wish® Australia In July to November 2013, RE/MAX Australia raised $13,446 for Make-A-Wish® Australia, which is well on the way to achieving the 12-month target of $20,000. The more of you who initiate and participate in fund-raising efforts, the faster this target will be reached and hopefully surpassed. The fact that we raised twice as much as we had in the same period of 2012 shows that an increasing number of RE/MAX teams are active in their support for Make-A-Wish® Australia. Thank you!

RE/MAX Integrity’s Ayhwa Currie, an award winning dressmaker donated formal gowns and RE/MAX Advantage’s Megan Offord provided amazing vocals. Summit Unites Asia-Pacific Property Leaders in Responding to Market Joel Davoren, RE/MAX Australia

A Younger Davoren takes Key Industry Role “...there is not a great deal of opportunity or encouragement for young real estate professionals to socialise and network, and the REIQ is addressing that.”

He believes it’s how people adapt to technological change that will shape the real estate industry of the future rather than simply youth.

The Real Estate Institute of Queensland (REIQ) has called upon the expertise of young real estate professionals like RE/MAX Australia’s Joel Davoren to help guide its future direction.

“The requirements of our customers and their demands will continue to drive change, the reliance on technology and the need for innovation. We must be reactive to this and adapt accordingly. I don’t think it is a case of how young people will shape things but more so how everyone will adapt.”

Joel is in a group of young guns, REIQ’s Young Industry Professionals (YIP) advisory group, which has been tasked with helping to shape the Institute’s progression. He says a lot of young talent is lost from the industry because 12

of misguided advice and expectations not being met. “Because our industry is by nature competitive, there is not a great deal of opportunity or encouragement for young real estate professionals to socialise and network, and the REIQ is addressing that.”

Joel is a third generation real estate professional after grandfather James (Jim) Davoren, a Gold Coast real estate identity from the mid 1960’s to early 80’s and father Michael Davoren.

Managing Director Michael Davoren attended the inaugural RE/MAX Asia-Pacific Rim Summit in October, an event hosted by the China region and held in Hong Kong. Ten countries were represented including Thailand, Indonesia, Singapore, Philippines, Guam, Korea, China, Japan, Australia and New Zealand. Japan, the world’s third largest economy and a nation of more than 126 million people, is the latest country to welcome RE/MAX. Depending on which figures you read, in Australia alone, somewhere around one in every six new property sales is to a buyer from an Asian region. Technology was one issue high on the Summit agenda: systems and portals that would be most effective in improving the experience of RE/MAX clients in all these countries. The RE/MAX international footprint extends throughout the United States and Canada, Europe, South America, Africa, India, China, Australia, New Zealand and beyond, resulting in a global reach of more than 90 countries.

Shake Up in Business of Real Estate Sales By Michael Davoren, Managing Director, RE/MAX Australia & RE/MAX New Zealand

There is a popular perception in Australia that the value of a real estate business is limited to the value of its rent roll. In many cases the sales department means one thing to the business owner – cash flow.

The multiplier approach is similar to the ‘comparable sales’ method commonly used in real estate. This formula is rarely, if ever, applied to a real estate sales business. It should be. Let’s take the case of the owner of a real estate office where the sales side of the business delivers an annual profit of $400,000. Using a conservative 2.5 multiplier, you have a $1mil business asset.

It is time we changed industry thinking on that matter and recognized the true value of the sales division in relation to the value of the overall real estate business. In many other parts of the world, a well-structured sales division is considered valuable in its own right. ‘Well-structured’ is not a glib term: being ‘well-structured’ becomes imperative when the business of sales is measured for its financial value.

It is time the real estate industry, business brokers, financial institutions and the public changed the way they view the real estate sales business and see it for the financial asset that it is I am taking action now, putting in systems and strategies to help RE/MAX broker owners to structure their sales departments to be an asset rather than merely cash flow.

Marketing Matters Following on from this success, Wahoo has proposed a number of strategic concepts for the 2014 campaign. Based on a strong foundation, our goal is to further strengthen the emotional connection we are building with buyers and sellers. To achieve this we will be looking at more innovative and engaging platforms.

Producing marketing materials has never been so easy for RE/MAX members with the introduction of numerous templates that can easily be customised and adapted to different audiences This year RE/MAX Australia launched a national advertising campaign which hit various print, radio, outdoor and digital publications. The campaign was developed by our strategic partner and advertising agency, Wahoo Advertising, after months of careful planning and research. The campaign began early July with the aim of creating an emotional bond with buyers and sellers while building awareness and trust. The message was “When you’re with RE/MAX you’re in good hands. You’ll have more peace of mind working with people that understand what you need and what’s important to you.” To evaluate the success of the campaign, data received from online advertising platforms such as Realestate.com.au and Domain.com.au was collated and reviewed. The campaign saw phenomenal results and met the overall objective of increased exposure and brand awareness which was monitored through referral traffic received to the RE/MAX Australia website.

RE/MAX Australia has also been busy developing tools and resources for offices. In 2013, RE/MAX Australia invested in a branding refresh which affected property marketing across newspapers, online portals and signboards. Extra templates were also developed in Design Centre and on our custom-built CRM, RE/MAXnet. These additional templates allow members to use the new branding on brochures, window cards, DL cards, etc. RE/MAX Australia then developed templates which would allow offices to incorporate the national brand campaign into their local marketplace. These templates, in conjunction with the national brand awareness campaign, allow offices to drive a consistent message to their local area while also increasing the office profile.

Neighbours Pitch in for Charity Garage Sale RE/MAX Property Services on Queensland’s Sunshine Coast held its third neighbourhood charity garage sale for 2013 in October as a proud supporter of Make-A-Wish® Australia. The RE/MAX marquee became the collection point for the garage sale trail map around local streets in Aroona with approximately 50 garage sales on offer in the suburb. Each garage sale holder donates $10 to the cause, and there is a draw for everyone who makes a donation – garage sale holders or visitors on the day – with prizes donated by local businesses. More than $1000 was raised and more than an estimated 600 were attracted to the event hunting for bargains and making donations. RE/MAX Hills and Country Sets the Scene to Sell RE/MAX Hills & Country hosted more than 35 future home sellers at the office in October for ‘How To Present Your Home For Sale’ event featuring special guest speakers Sophie Thomson of Gardening Australia and Rebecca Mezzino of Clear Space Organising Services. Both presenters gave valuable tips for preparing a house for sale.

RE/MAX Regency believes this strategy to be beneficial for both recruitment and retention purposes. Leading the way in creating company culture is Murray Carter, Broker/Owner of RE/MAX Regency, who held a recruitment evening to showcase the benefits of working in his office but also the benefits of the RE/MAX franchise concept. The quarterly event is held at Event Cinema’s Gold Class lounge. The evening saw around 40 guests enjoy the comedy, ‘We’re the Millers’, and resulted in the recruitment of two new agents.

RE/MAX Rocket Takes Festival Honours A tired old billy cart given a new lease of life thanks to a local real estate team and a group of secondary school students took out its class at the Brisbane Billy Cart Festival in August. RE/MAX United Vision Principal Lenore Sieber gave students at White’s Hill College the old billy cart for a workshop project.

It was decked it out in RE/MAX colours and donated it to the Rotary Club of Carindale’s entry in the Billy Cart Championships novelty category. A student who had worked on the cart drove ‘RE/MAX Rocket’ to a win. Ironically, Lenore won a $500 signwriting package at the July RE/MAX Sales Rally so some of that prize went toward making sure the billy cart was a RE/MAX eye-catcher at the massive event.

Age Should Prove No Barrier to a Good Real Estate Experience The process of selling a home isn’t always an easy thing to do for the elderly – a smooth transition from a-z and the sensitivity, empathy and trust possessed by the agent is very important. Agent Laura Willmott’s recent experience with senior vendors has sparked her interest in gaining international accreditation as a Seniors Real Estate Specialist. “There are only two Australians who hold the accreditation and RE/MAX Elite’s Shelley Carppe is the only New Zealander who is qualified.” Laura says while taking vendors through the process of selling their home to move to a retirement village, she found herself drawing on skills that need to be more honed than in other sales experiences.

Aussie is RE/MAX World Long Drive Champ The RE/MAX Australia Long Drive Australian Finals were held in Logan City, south of Brisbane, in August. The Australian Season saw three Australians secure their place into the World Long Drive Championships in Mesquite, Nevada for both the Open and Senior Divisions. Four new Australian Long Drive Champions were crowned for 2013: Daniel Lee (Open), Stephen Kennedy (Senior), Mark Sanford (Super Senior) and Kerry Devenish (Legends). Stephen Kennedy, also from Victoria, went on to win the Senior Division of the RE/MAX World Long Driving Championship in Nevada, becoming Australia’s first World Long Driving Champion in the process. He produced a drive of 369 yards (337.4 metres) in his final against American James East from North Carolina.
