There are already positive signs in the many property markets that make up our country and I like to believe that Australian homebuyers have reasons to be optimistic, and hopefully satisfied, in 2025. These factors quickly come to mind.
Interest rate cuts: Lower interest rates are anticipated outcomes of Reserve Bank of Australia (RBA) decisions this year, and the flow on will be easier access to financing and more buyers able to enter the market. They’ll have greater purchasing power and mortgage repayments hopefully will reduce.
Initiatives introduced: The Australian government has introduced several initiatives to support property buyers and sellers, aiming to address housing affordability and stimulate the real estate market. The Housing Australia Future Fund (HAFF) is designed to increase housing supply and provide more buyer options. There are grants and stamp duty concessions to assist first-time buyers to enter the property market, reducing initial financial barriers. Other buyer/seller initiatives include affordable housing programs and green building incentives.
Build to Rent legislation, which aims to deliver 80,000 rental homes over the next decade, is a step in the right direction. While it addresses the nation’s housing crisis by encouraging institutional investors to deliver affordable rental housing by offering tax benefits, the government needs to work smarter with the smaller private investors who will continue to be an integral part of the solution and not reduce supply from this sector.
Regional population growth continues to be higher than for capital cities on a percentage basis. Regional markets offer diverse housing choices that cater to different needs. They give affordable options outside major cities, offering lifestyle benefits and often better value. These markets have a track record of outperforming their city counterparts.
Stabilising prices and stable interest rates serve to increase buyer confidence and reduce risks in a healthy and dynamic, but balanced, property market. It’s a promising real estate landscape.
Steady increase in property prices: On the back of resilience, growth this year is supported by tight supply and anticipated interest rate cuts, enhancing buyer confidence and affordability.
Emerging property markets: New markets, both in metropolitan and regional areas, are gaining attention for their affordability and lifestyle appeal and can expect significant growth and a diverse buyer range. Non-capital and regional demand appear strong. Examples are Townsville, Wide Bay, Sunshine Coast and Darling Downs in Queensland, Albury/Wodonga on NSW/VIC border and Mandurah in WA, which are popular with homebuyers seeking value and quality of life.
Strength in high-end property market: The luxury market is continuing to perform well, indicating sustained demand.
Positive outlook for development: While not without its challenges, property development has a positive outlook supported by encouraging government policies and a focus on meeting housing demand driven by population growth and changing lifestyles.
I like to think so. Despite the cost of living, economic performance and property price pressures, Australia is a great country. We have a lot of natural advantages, including geographical location, natural resources and weather. Our economy is diverse and resilient, we have a relatively low unemployment rate, a high standard of living and a stable democratic government.
Given many positive factors, 2025 is shaping up to be a year of opportunities for Australian homebuyers, making it a great time to invest in property.
Did you paint your house or perhaps an investment property last year? How much time was spent deliberating over external house colours? My guess is that many of us take longer choosing colours than it actually takes to paint a house.
Painting is one of the quickest, most costeffective updates you can make, especially when preparing to sell. Three points to note: Sticking to timeless neutrals is often a safer choice. Buyers often ‘swipe past’ properties with polarizing colours. Interrupting the predominant colour scheme of a neighbourhood can be jarring.
Home improvement site, Fixr.com, asked more than 70 interior designers which colours were the major turn-offs for buyers. 59 per cent said RED was the most off-putting; 53 per cent found LIME GREEN unappealing; 40 per cent advised against BRIGHT YELLOW; and 19 per cent said to avoid MUSTARD YELLOW
/ Understand the impact of what you are applying the paint to. E.G. warm tones with wood and clay, cooler tones with concrete.
/ Find a colour palette that fits well within the streetscape.
/ Use dark colours for impact. (Dulux Teahouse, Leadman, Domino, and Colorbond Night Sky and Monument)
/ Dark colours can be functional, disguise imperfections and even contribute to energy efficiency.
/ Choose the right product for the conditions.

There’s quite a range of paint manufacturers in Australia. Each has its own ideas on trending colours, but the greatest variation is in the colour names!
PANTONE 17-1230
Each year, the Pantone Color Institute announces its ‘COLOUR OF THE YEAR’ in a tradition that has run for more than a quarter of a century. For 2025, it has named an “evocative soft brown” –PANTONE 17-1230 Mocha Mousse.
Pantone suggests that Mocha Mousse pairs beautifully with:
/ Crisp whites and creams for an upscale, minimalist aesthetic
/ Rich greens and muted blues for a tranquil, natural style
/ Metallic accents like gold, brass or copper for a luxurious, sophisticated look
And that the Colour of the Year 2025 “extends our perceptions of the browns from being humble and grounded to embrace aspirational and luxe.”
Design experts are saying that Pantone’s choice feels timeless and fresh after so many years of cool-toned greys.
Haymes Paint has been named as Australia’s number one paint brand by Canstar Blue and boasts colours that reflect Australia's diverse and unique landscapes. Wattyl has been an iconic paint brand since 1915. Dulux is one of Australia’s most recognised and trusted paint brands. British Paints has been operating in Australia for more than 80 years. Taubman’s is one of the oldest, painting Australian homes for over 110 years. Others include Berger and Solver.

Dulux, with its focus at the time on interior design, had rich burgundies and wine hues more prominent this year, plus more green including olive, sage and vibrant yellow-green.

The psychology of colours has been studied for centuries. We see that in sayings like ‘Orange means fun’. What colour can invoke is an evolving field of study, but it is true that every colour has its own distinct psychology and a specific effect on those who encounter it.
When visionary architect, industrial designer, and educator Edwin Codd, AM, built his home, The Montville House, in the beautiful Sunshine Coast hinterland in 2012, he set a standard for thoughtful, sustainable residential architecture.
Codd’s career has spanned over five decades, leaving an indelible mark on Australia’s architectural and design landscape, making The Montville House itself part of Australia’s architectural history.
The distinguished architect and designer is recognised for his functionalist and materialist design philosophy and innovative approach. Prestigious accolades represent his significant contributions to architecture and design, including his appointment as a Member of the Order of Australia (AM) in 2018. Among them are the Prince Phillip Prize for Australian Design (1984); Queensland Architect of the Year (2000) and Hall of Fame, Design Institute of Australia (2007).
He has held key position with the Australian Institute of Architects, the Australian Academy of Design, and the Industrial Design Council of Australia as well as the University of Queensland and Queensland University of Technology, where he was the inaugural Head, School of Built Environment in 1975,
In 1964, Codd designed his own house in Toowong, Brisbane, pioneering the use of steel construction in the city. His expertise was recognised by the Department of Public Works, leading to his involvement in an extensive school building program.
The Montville House, perched high on Main Street in Montville, reflects Codd’s design philosophy as it combines architectural brilliance with natural beauty and breath-taking panoramic views of the Sunshine Coast.
Codd's approach to designing the house began with careful consideration of the site's natural features and environmental factors. He emphasized the importance of working with the land rather than against it.

Codd believes to constructively use materials, the designer requires an intimate knowledge of their properties, including considerations such as strength, hardness, formability, mouldability, longevity and resistance to deterioration, together with methods of processing.
He says, “Material properties and processing methodologies drive form and the aesthetic expression of my work. To use an example, I would expect a house based on a steel structure to be entirely different in its architecture, to one based on timber, brick or concrete.”
One of the most striking features of The Montville House is, indeed, its steel frame construction, the technique Codd pioneered in residential architecture.
Flooring is North American Maple, sourced from leftover stumps, providing both durability and environmental sustainability. Perforated corrugated iron, a novel application that Codd first developed for a courthouse, provides acoustic benefits and ventilation in external ceilings. External cladding is Alucobond, typically used in high-rise buildings, and chosen for its longevity and low maintenance requirements.
Codd paid special attention to lighting, with up-lighting to highlight ceilings and create ambiance and a central skylight to create “a sense of intrigue, because you can’t easily see where the light’s coming from.”
This extraordinary property showcases Edwin Codd’s talent as a multidisciplinary Australian architect, educator, furniture designer, and manufacturer. Much of the bespoke furniture in the home is by the hand of Codd himself and can’t be replicated.
Edwin Codd’s Montville home, a simple, elegant pavilion, stands as a testament to his innovative approach to architecture. He created a home that is both functionally superior and aesthetically unique, which continues to showcase his vision of integrated living spaces responding harmoniously to their environment.
With Codd’s health declining, the difficult decision was made to offer the truly irreplaceable property to the market.

PropTrack reported that interest in Australian property from overseas buyers had risen slightly compared to last year.
An REA-Group data analyst observed that ‘Indian property seekers were particularly interested’ in October when searches for properties to buy and rent were both up 23 per cent on previous year. Searches from the UK also increased, and rental interest from Hong Kong rose four per cent. Interest from the US fluctuated in line with political events. New Zealand had a fairly typical seasonal decline in October searches.
Overall, activity reflected a mix of investment interest and migration plans.
A PropTrack economist thought interest in Australian property from US buyers may rebound, reflecting a strong interest in migration or investment opportunities. The REA Group analyst expected search volumes would likely pick up in December.
In summary, it’s thought the Australian market would remain a key focus for
overseas buyers, particularly those drawn to luxury apartments and highvalue investment opportunities; but noted that the rental market might be affected by less overseas students if the federal government’s cap legislation goes through.
Domain reported that foreign buyers are retreating from Australia’s property market, with approved residential real estate investments dropping by 15 per cent in the 2024 financial year.
According to the Foreign Investment Review Board (FIRB), the combined value of property bought by Chinese and Hong Kong investors, traditionally the largest group, declined from $4 billion to $3 billion and, overall, approvals fell from 6,576 in 2023 to 5,581 in 2024.
It’s suggested that the cost of purchasing property as a foreigner in Australia has
become prohibitive, and that foreign buyers have extra taxes, fees and duties that local buyers don’t face.
While Treasury announced reforms to strengthen and streamline the foreign investment network, Australia has restrictions on the types of properties foreign buyers can purchase. Non-permanent residents are limited to new builds or off-the-plan sales, for instance.
One thing everyone agrees on is that international buyers searching for Australian property generally focus on higher-value homes compared to domestic buyers, with overseas buyers commonly searching for properties in the $1 million range on realestate.com. au while $600,000 is the most common maximum price for Australian searchers. PropTrack Home Price Index, 2 December, showed national home prices continuing to rise and the median home value surpassing $800,000 for the first time, so the figures may change. I guess we’ll know more as we move through 2025.

National Award for Residential Houses – (New) & The Emil Sodersten Award for Interior Architecture
Burnt Earth Beach House, Wardle, VIC
Judges said: Burnt Earth Beach House emerges from the earth, sheathed in handcrafted clay bricks. These bricks also define the interior spaces, evoking the sense that the spaces are themselves carved out of the terracotta form. The angular, broadly cruciform, plan carves out spaces to inhabit while strategically turning to capture isolated views.
Furniture and joinery frame vistas of the landscape beyond. Views are to the Southern Ocean and surrounding landscape. The island kitchen bench marks the centre point of the ‘X’ as literally and figuratively the heart of this home. As a beach house, Burnt Earth Beach House extends the usual expectations to create a building for respite that genuinely celebrates its place, natural environment and love of craftsmanship and architecture. The result is a warm and welcoming home of high quality and inventiveness.
The Eleanor Cullis-Hill Award for Residential Architecture – Houses (Alterations and Additional)
High Street, Lineburg Wang, QLD
Client said: The design aspect we both enjoy is the creation of distinct public and private spaces.
Judges said: In a tiny pre-1911 timber cottage on a 253m2 site, the architect’s alteration and addition is bold, innovative and exquisite. The existing house was moved forward, a relaxation to all boundary edges enabling construction of one ‘special room’ to the rear with a seamless integration of interior and exterior space, where shared floor and wall materials extend outwards. The large room is a flexible and adaptable empty square, serviced by a utility core, circumnavigated by a split-level stair. High Street House exemplifies how thoughtful design can find opportunity in a constrained site, resulting in a bold, exquisite architectural achievement.
National Award for Residential Architecture – Houses (Alterations and Additions)
Mansard House, Studio Bright, VIC
Client said: Everyday, we enjoy the finishes, precision, artistry; everything works. We love the colour palette and
the careful way lights stream throughout the house, the easy flow and use of each room. Every view from our house faces a waving treescape and open texture planting.
Judges said: The Mansard House is a masterful fusion of historical preservation and contemporary innovation. The architects identified the existing 1970s house as a quintessential example from its time and worth keeping. Within the existing footprint, clever remodelling of internal walls improves room configurations and movement. New internal openings create spatial connections between rooms and maximise views of the surrounding parklands. Dramatic skylights invite in natural light. A new, sophisticated interior pays homage to the ‘70s design of the original home. Externally, finishes and wall alignments remain intact, with the addition of a new external terrace and a long, beautifully crafted concertina balustrade artfully connecting the house to the landscape.

When you set out to buy a property that could use a little, or a lot of, work, make sure you are truly prepared to take on the task. Taking on a fixer-upper can be exciting, especially if you have a vision, are creative and have DIY coursing through your veins.
An outdated or rundown property might be your dream home, and its attractive purchase price might mean the chance to own a home that has more square metres under roof, is situated on a larger block of land, or has a sought-after location.
Interestingly, a survey by RE/MAX in the US early found that of all consumers looking to buy a home last year, more than half (56%) were considering a fixer-upper as a way to achieve homeownership amid challenging market conditions. Location was the major drawcard.
Unfortunately, reality TV shows that gloss over many details in what can be a complex process can pull the wool over the eyes of the inexperienced. Don’t be fooled. Consider these five fixer-upper questions instead.
1. How much can you afford for renovations?
Costs lay the groundwork for all renovation plans and the process you’ll follow. The budget will depend on your personal financial situation, as well as location, property type, renovation goals, and more. Setting a budget at the outset will help you prioritise what to fix. Don’t be
perturbed if you overestimate the potential costs, because that can help you deal with unexpected situations that might pop up along the way.
2. What did the home inspection show up?
A professional home inspection is an essential step when buying any property and extra important with a fixer-upper. The professional will focus their examination on the home’s physical structure and major systems, and they will look closely at the foundations, the structural integrity of floors, walls, ceilings and roof, and more. Costs for repair and structural change can vary depending on the severity of damage or wear, and the size and nature of the works.
3. What scale of renovation are we talking about?
What does ‘good bones’ actually mean? If a house is structurally sound and just needs some cosmetic upgrades, the job will involve a very different process than if it requires larger-scale changes or even partial demolition. It is best to know the scale of the necessary renovations to determine the feasibility of your plans before you take on a fixer-upper. Think about who would be doing the work. Hiring contractors can be much more costly than going DIY, but it may be the better, safer and the legally necessary way. You might come up against health hazards like asbestos, mould, lead paint, etc – and you need professionals to remove these safely.
4. What permits will be required?
Each level of government has regulations and restrictions on residential construction, and some will be specific to individual locations and circumstances. Larger-scale home repairs may require permits and inspections during the process. Check with the local authorities to make sure your plans are legally compliant before starting any form of demolition or construction.
5. Can you live through the renovations?
A purchased property that’s a fully functioning house but in need of cosmetic upgrades can provide the chance to space out renovations over time and slowly update the place while you live there. If the property is worse for wear, the fixing of essential features – like foundations, roof, etc. – will take priority over aesthetic changes, and may need to be completed before the house is habitable.
It’s 2025 and we are looking at a future driven by Millennials, a generation of people born somewhere between 1981–1996, that is often misunderstood and stereotyped as entitled or lazy.
The Millennials - or Generation Y – have grown up during a time of significant technological and economic changes, which have influenced their values and aspirations.
These adults, now approaching their 30s and 40s are the children of Baby Boomers and Gen X.

Most Australian Millennials would agree that they grew up comfortably, in a household that wasn't 'doing it tough'.
This was probably the first generation to be told to follow their dreams. “It doesn’t matter what you do, as long as you’re happy." Does that sound familiar?
Demographers who have made Millennials the subject of study suggest that the nurturing environment they grew up in may have, in fact, led to many finding it hard to make decisions as adults – overwhelmed by the number of career, lifestyle, and investment options.
When considering the habits and trends of earlier generations, millennials have delayed property ownership, along with other traditional life milestones, such as getting married or having children. Reasons may stretch to extended education, career progression, economic constraints, and shifting social values.
Millennials are the most scrutinised generation in recent history, and often unfairly labelled.
They are the first generation expected to do less well financially than their parents, as they face challenges through housing costs that have skyrocketed, a lower growth rate in wages and with job security that’s no longer a given.
Many are grappling with unrealistic expectations of career success, and even those in high-paying, secure jobs may feel unsatisfied if work doesn’t align with values or passions.
/ Millennials are currently in a critical phase of their life cycle when it comes to property.
/ While they may have delayed homeownership longer than other generations, they are not abandoning the idea but are waiting until they are more financially stable.
/ Millennials might be environmentally conscious, but they are pragmatic about property and won’t necessarily pay top-end prices for energy-efficient, sustainable homes.
/ Many have become investors - buying where they can afford and renting where they want to live - but now are looking to buy family-sized homes in the urban fringes. As more move to these areas, demand for amenities like cafes, parks, and family-friendly services will rise, creating opportunities.
As Australia’s largest living adult generation, Millennials make up around 40 per cent of the workforce and will continue to shape business environments, including property, through their peak earning years.
The middle-aged Millennial is an important sector for businesses, employers, and property investors to understand.
Millennials are entrepreneurial, and start businesses at higher rates than previous generations, often in service-based industries.
They are pragmatic, driven, and innovative, but they are also facing unique challenges that previous generations did not encounter.
Millennials are not the ‘snowflake’ generation, an unfortunate misnomer, so let’s enjoy the positives of a Millennial-driven future.
Bali is probably the most wellknown of the 17,500 plus islands that make up the archipelago of Indonesia. It’s situated 1.6 kilometres east of Java, and spans 5,780 square kilometres. It’s a hub for culture and adventure. Bali is primarily Hindu. Denpasar is the capital and largest city.
Named in the top three best islands in the world (Travel + Leisure magazine 2024), judges summed it up with ‘great beaches, great food, good hospitality’. Six of the top one hundred hotels were also in Bali.
Go up north in Bedugul for spectacular views, ‘off-the-beaten-path’ experiences and some of the island’s best waterfalls, such as Banyumala and Sekumpul.

Would you reduce the size of your bathroom, or the number of bathrooms you would expect to have in your home? What other space would you reduce in size or leave out of the floor plan to accommodate an additional bathroom?
According to the Housing Industry Association (HIA) last year, the size of a typical bathroom had decreased as home renovators and builders scale back their renovation plans due to affordability concerns and higher mortgage repayments.
The HIA Kitchen and Bathroom Report, which is free to HIA members and provides comprehensive forecasts and insights, found that while affordability and value have become more significant considerations when renovating or designing new kitchens and bathrooms, it was bathrooms that emerged the clear leader in homeowners making adjustments.
In fact, the report says that each new home built in 2023 had an average of two bathrooms, which was down from 2.6 per home in the previous year.
Other sources report that that the average spend on a bathroom renovation project was now up $5,000 on the previous year and sitting
at $26,000.
So, are we spending more on less space?
For reference, a small bathroom in Australia is typically considered around 6m², an average size bathroom around 8m²and a large bathroom is more than 20m².

It was mid-way through the last century, after all, before most houses had a bathroom!
King Henry VI closed down the public bathhouses in 1546, in the belief they had degenerated into fronts for brothels. They were very elaborate, made from beautiful tiles with statues overlooking the large bathing areas for men and women, and based on the original baths in Rome.
During the Victorian period, men and women only ever washed the skin that was showing when they were clothed –generally their arms, hands and faces.
Decorative washstands, basins and beautiful porcelain jugs located in bedrooms were common for the upper class. It was rare for even homes of the wealthy to have bathrooms.
However, the Victorian period saw the development of plumbing, so things began to change as indoor toilets became more common.
A more modern version of the public bathhouses made an appearance in homes in the 1800s. These were intended for washing not just the person, but their clothes as well. Grand, elaborate bathrooms – with a tub and a sink - became common within the homes of the wealthy. Most were without running hot water and often maids filled the baths with water.
Come the 20th century, bathrooms became an integral part of households, similar to today. Toilets were an outside thing for a long time. Do you recall heading out to the ‘Thunder Box’?
Gradually toilets came inside. Pastels were popular for bathrooms until neutrals and white became the trend. Tiles and wood became common, showers, a large sink and mirror became standard and often baths were the luxury.
From this point, bathrooms became bigger, more stylish and more spacious.
2025 has been coined ‘the year of style and innovation’ in bathroom trends.
Vogue suggests a ‘wow’ factor has returned, along with:
/ Return to tradition – wood vanities, mosaics, decorative wall panelling
/ Patterned and textured tiles
/ Stone remains
/ Silver and other cool toned metals, like chrome, stainless steel & nickel

Anew year of challenges, trends and changing dynamics in Australia’s property markets is unfolding. With the absence of a crystal ball, I look to the nation’s largest custodian of property data and with the permission of Eliza Owen, CoreLogic’s Head of Research, I unpacked a few observations about what might lie ahead.
This year, several indicators suggest an improvement in household finances which could support more housing purchases and a recovery in growth conditions.
Wages growth, while slowing at the close of last year is still solid. Real household income was boosted by the Stage 3 tax cuts and is expected to pick up as inflation continues to ease in 2025.
There’s been reports of rising consumer sentiment and positive attitudes towards buying property.
CoreLogic’s broad expectation is for market conditions to improve in 2025, while noting considerable diversity in housing market performance would remain.
The official cash rate target is another key factor influencing housing demand in 2025. While CoreLogic points out that the timing remains a guessing game, lower rates look likely within the first half of the year. The RBA hands down its third monetary policy decision for the year on May 20.
Most expect that we’ll see a ‘shallow’ rate cutting path through 2025, with the big four banks placing the cash rate between 3.1 per cent and under 3.9 per cent by the end of 2025, hovering around 3.35 per cent midway through the year.
Realise though, that housing markets respond to more than just interest rate settings. Low stock levels of property for sale, an undersupply of newly built housing, strong demand from population growth, and leaps in home values are major factors.

The second half of this year may bring a potential shift should the Reserve Bank lower interest rates, resulting in renewed buyer demand for property. It suggests that high-growth areas such as Perth could see particularly strong activity.
What have property investors been up to and how might they perform in 2025?
In November, CoreLogic had noted the two main narratives about Australian housing investment seemed to contradict each other.
One was that investors were giving up on the property market, turned off by high interest rates, tenancy reform and increased property taxes.
The other, that investment property buyers were on the rise – due to RBA data showing a strong rise in investor housing credit and ABS data showing an 18.8 per cent rise in the number of investor loan commitments year on year.
So
which story is right? Or can both be true at the same time? I was fascinated.
Eliza explained that one way of getting more insight on investment purchases and sales is by comparing the investment purchases (as represented by ABS data) with the number of properties being sold by investors.
Investor listing activity had peaked in November 2021 when selling conditions were very strong and national home values had risen almost 25% in the space of a year. A high demand for investment purchases relative to investors selling may have also contributed to the decline in total investor listings.
I hope investment property buyers are on the rise in 2025, because the housing crisis is not going away, and those rental properties are needed. I hope state governments recognise the negative impacts of recent rental reforms as 2025 unfolds. Well-researched investors will target locations early in the growth cycle and buy wisely.

/ Furnishing and design: What sets your property aside from others in the area? Lean into design and finishes to make it stand out for the right reason.
/ Utilities: Deliver the nonnegotiables. Consider what are comforts, and where luxuries can be added. What’s available to guests outside of your accommodation – is it close to popular attractions, transportation, restaurants/ food options?
/ Marketing: Property location and the type of guest you are targeting (honeymooners, families, backpackers etc) will influence your marketing. A clear marketing strategy is vital, with video and photography a must.
/ Licensing permits and insurances: Be 100 per cent sure of what is required legally to operate and only take advice from trusted reliable sources.
/ Cleaning and maintenance: These require very high attention to detail for a holiday property.
/ Management: Know what’s required for your holiday-specific property and choose wisely. Be serious about your ability to self-manage!

Bringing plants into the home is nothing new. We’ve been doing it for a millennium… for everything from functional purposes through to a symbol of status and wealth… and despite thousands of years of cultural change and technological progress, there’s still something fundamental in the human psyche that calls out us to place plants in our homes.
History suggests the fashion for indoor plants reached a dizzying height in the Victorian era.
Aspidistra - the Cast-Iron Plant - first appeared in Europe in 1823, for instance, after merchants brought it from China.
Victorian innovators developed new business models as nurseries sprang up and indoor gardening boomed. The turmoil of the early twentieth century brought the heyday of the indoor plant to an end only to re-emerge in the 1950s.
Indoor plants have gone from being humble décor to the centrepiece of many Australian homes over the past decade. We hear plant enthusiasts lovingly referred to themselves as ‘plant parents’, transforming their living spaces into lush indoor jungles.
Having a pot of basil on the windowsill or a fern in the corner is now no longer enough. Every available surface, shelf, and hanging space must be adorned with greenery. From towering fiddle-leaf figs to cascading devil’s ivy, modern plant parents care for their leafy companions like they would pets—or children.
Many commentators believe the power of the indoor plant is here to stay and give a nod to the Millennials. They recognise that the life trajectory of Millennials is very different from the generations that preceded them.

They are waiting much longer to own a home, settle down, have children and raise a family for well-documented reasons. For some, the plant craze goes beyond decorating—it's a way of life.

Know when to stop: That’s when your home starts resembling a nursery, you have more plants than friends, or your plants’ needs leave no time for your family! It’s ‘time out’ on plants!

First-home buyers remained resilient through 2024, despite a challenging economic climate marked by high interest rates, a cost-of-living crisis, low consumer sentiment and declining savings rates.
As last year drew to a close, the number of buyers selling their homes to upgrade to larger and more expensive properties were outpacing first home buyers (FHBs), previously the most active buyer cohort.
While investors and downsizers also showed high levels of market activity over the last three months of 2024, the FHB activity was still ahead of those groups.
Developers and people who had recently moved to Australia from overseas were the least active towards the end of last year.
Key features of perspective growth markets: waterfront and oceanside locations, lifestyle appeal, satellite cities or locations within commuting distance of major metro.
/ The Australian property market is about to enter a transformative era, and 2025 will be a pivotal year.

Sydney still has a major lead.
The Gold Coast has overtaken Melbourne as the second most expensive luxury market, and the Sunshine Coast looks to be following suit by the end of 2025.
Brisbane, Perth and Adelaide are rising fast. All major cities except Darwin are expected to reach or exceed the $2mil mark for luxury properties this year.
Two regions represented the ‘million-dollar club’ through regional Australia five years ago. It was 20 locations in 2024. It looks like four more – Sunshine Coast Hinterland, OrmeauOxenford on the Gold Coast, and in New South Wales, Newcastle and Lake Macquarie East will get there in 2025 (plus on their way are places like Nambour on the Sunshine Coast, AugustaMargaret River-Busselton in Western Australia, and in NSW, Dapto-Port Kembla, Shoalhaven, Coffs harbour, Port Stephens and Lake Macquarie West. Through film and television, the images of certain homes are seared in our memories. A fictional house can even become more memorable than the movie or TV series it starred in.
Many of the homes seen on screen are less than typical, even if they are real. That’s because they need to grab our attention and offer a special experience. Viewers mostly don’t want to look at dull and boring. Filmmakers create the ‘legendary’.
The Gatsby Mansion, The Great Gatsby: In F. Scott Fitzgerald’s famous 1925 novel The Great Gatsby, Jay Gatsby’s mansion is in the fictional Long Island town of West Egg. The home is the ‘epitome of 1920s excess’, with waterfront views and sprawling gardens, where lavish parties are held. It’s one of the most iconic landmarks in West Egg and described as a ‘colossal affair by any standard’. While Gatsby’s estate is fictional, it’s often compared to real mansions in Sands Point, New York.
The Great Gatsby narrator, Nick Carraway, describes the house as being an imitation of the Hotel de Ville in Normandy. Interestingly, because Jay Gatsby’s mansion is new, built with ‘new ‘money, it is not considered as chic or as valuable as East Egg homes.
Tara, Gone with the Wind: The ‘Official Home of Gone With the Wind’ is in Clayton County, thirty minutes south of Atlanta, where much of the novel is set. The plantation house that inspired Gone With the Wind novelist Margaret Mitchell once operated as a bed and breakfast.
The author noticed the 1836-built plantation and sent a note to the film producers to use the mansion as a model for the family home of Ashley Wilkes. Still known as Twelve Oaks, it is in Covington, Georgia. Tara, in reality, was just a facade with no rooms inside. It was a set, constructed on a soundstage.
The Castle ‘mansion’: The Kerrigan home, in the outer Melbourne bluecollar suburb of Coolaroo, is not a mansion in the traditional sense, but the home next to an airport runway holds iconic status in Australian cinema. The 1997 Australian comedy was shot in 11 days on a budget of approximately AU$750,000 and achieved cult status. The actual house was located in Strathmore. In 2017, the building sold for $40,000 and was transported to Beechworth, Victoria at a cost of about $70,000.
Such iconic residences capture our imaginations. If real or otherwise,
