Back in 2014, I had an idea to help connect top producing agents with vendors and with other top producers. We started off with just a handful of events and an email newsletter. The game changer came in June of 2015 when we had a full launch of our publication. Dick Richwine graced the cover of the 32-page publication with an article entitled, “Real Happiness is in Giving”. I know that I have seen many of you collect
every issue since the beginning, if you were a top producer from the start. It’s amazing to see the transformation over the last three years... even from issue to issue. This issue marks the 3-year anniversary of what has been an incredible ride. There are a few reasons why the magazine has grown so rapidly. One of the biggest reasons is the fact that REALTORS are bombarded on a regular basis with everyone who wants their money. It’s true. I came from the vendor side, and I made hundreds of calls to REALTORS every week; I am not alone. The fact that the magazine is free to the top 500 agents and that they pay nothing to be featured is a fundamental shift in thinking when it comes to real estate publications. Most publications have the pay-to-play model. Personally, I believe the fact that all of the features are nominated makes us stand above the rest. We don’t accept payment and give the cover to the highest bidder. The rec-
ognition is earned through hard work. Receiving the magazine in the first place is a badge of honor. We started with one publication here in Indy and have grown to over 60 markets in just 3 short years. Our team has worked very hard, and I am so proud of the growth of the product but more importantly the individuals. From the REALTORS we feature to the partners who advertise, every person involved has played an integral part in our success. I am so thankful to all of you. Someone else is also celebrating an anniversary this year, and that someone is Mr. Jimmy Dulin. Jimmy has an amazing story, and hopefully when you read it, you will be as inspired as I was. One thing that I love about Real Producers is our ability to share some incredible stories. I would venture to say that most of you have heard the name “Jimmy Dulin,” but very few of you know the story behind the name. Once you read it, you will be inspired and moved, and that is our best payment! Enjoy!

An Inside Look With Randy Surette Hard work, honesty, standing by their service and building relationships are all things that Cornerstone Inspection quite well – even through the downward spiral that everyone in real estate faced in 2007-09.
Services subscribes to as core values. According to Randy Surette, the owner, Cornerstone seeks to create an environment where people can thrive. With over two decades of service and even more experience represented, Cornerstone Inspection understands how to serve its clients and REALTORS so that the information which they provide allows families to make informed decisions. Surette’s father was one of the first home inspectors in the state. When Randy was a young man, he knew that spending time with his dad meant assisting him with his work, and in the mid-1980s all three brothers went to work for their father. Later, Randy started his own company in 1996 and within two years hired his first inspector. Surette flew to three cities out of state to learn from other multi-inspector companies about the art and science of home inspection and of running a successful multi-inspector business. He has applied many of 14 • June 2018
the things that he learned to his company, and some are staples even today. Randy’s philosophy in business is forged by many things, but a commitment to his work family is a top priority. He will never ask someone working for him to do something that he will not do himself. He likes to think of his company like the cornerstone of the building where everything else finds its position and function based upon the standard of that one stone. His values and strategies have served him
Service is a key feature. Surette notes that their reports, unlike most, are produced at the END of the inspection. The report is emailed to the buyer and whomever the buyer selects. He also has a full-time radon tester, which makes conducting the test prior to an inspection easy so that all results are usually included in the report. Clients and REALTORS often compliment the company on the readability and conciseness of the reports. The information is divided into logical categories with color coding, and they include digital photos. Cornerstone Inspection Services seeks to build strong relationships with its clients. They will stand behind their service to the point that they will frequently correct mistakes when the contract does not require it, depending on the circumstances. Randy notes that they always try to determine the right thing to do in each situation that may arise. Drone inspection is a major factor in the company’s success and has been quite helpful with roofs and chimneys. Surette explains that “we know that we are only as good as the last inspection or how we handled the last

Although they cannot be experts in everything, they possess a general knowledge which provides buyers and sellers appropriate information to make decisions. They can refer clients to specialized businesses that they work with if more information or direction is needed. Randy knows that many wrongly conclude that they function like a warranty or guarantee, but their task (by law) is to document the condition of the home on the day of inspection. Still, they strive to give the most accurate report and assessment of the homes that they see. He also explains that homeowners can help by clearing key areas of possessions (such as an attic access or electrical panel) before the inspector arrives. Randy has been married to Kristine for 25 years. They have three children: Jake (23), Nick (21) and Josh (15). The oldest two sons are attending college and studying Nursing and Psychology while the youngest enjoys hockey. Randy enjoys coaching hockey, and the family loves to travel and eat out or just hang together. For years they have made treks to Jekyell Island in Georgia for vacations. From Sobering Tragedy To Surreal Triumph Some have explained perseverance as a commitment to or steadfastness in achieving something despite difficulty or delay. Perhaps even now a scene of a movie begins to replay in your mind as you remember that athlete or team overcoming all obstacles to finally win. Maybe the example strikes closer to home as you see the face of a relative in your memory that battled uphill at work, home or just in life. They did not waver but set their face like flint and pushed through the fiery trials, only to emerge stronger and more resolved.
You even remember how moments of your life have changed you and forged character in you beyond imagination. Then it happens! You meet someone who makes you pause in your steps, and you ask yourself, “How high can we climb, or how deep can we tunnel through?” Exactly how much can we turn tragedy into triumph, anyway? Perhaps this is a question more suited for answer by Matt King. Matt notes, “I envisioned my story, and then I went and wrote it.” However, you need to hear the story. Matt King grew up in the Meridian and Kessler area of Indianapolis. He attended Indiana University’s Kelly School of Business as an accounting major and then was recruited to work for a large food company. His work in the areas of sales, marketing and later management took him up the corporate ladder and to six different cities. A 13-year run ended with his return to Indy where he spent another seven years in sales/ management for a medical device company. For many the story starts to fade here as he might be tempted to ponder how much longer he will work and what kind of watch he would receive at his later retirement celebration. In 2014, Matt received the most sobering news of his life. He was diagnosed with stage-four melanoma and was given six months to live. There are really few words to describe what happens when one hears those words. In 2015, King and his wife spent most of their time in treatment and at the I.U. Simon Cancer Center. A newly approved drug gave him a glimmer of hope, and, in 2016, Matt was declared cancer-free. (Still not the end of the story.) King made the decision to take a year off as a sabbatical. It was his reflection year. He was in his mid-40s and had spent over 20 years in corporate America, and he felt a new desire springing inside. Words like investing, community and resources started to plague his thoughts. A discussion with Bif Ward pushed Matt in the direction of pursuing his real estate license. Matt obtained it in October of 2016 and began his agency training. (Still not the end.) While starting his new career, Matt King was once again diagnosed with cancer. This time the fight was in juxtaposition with his pursuit of learning how to sell real estate. With the help of a friend, Matt was able to develop a strategy, but he knew he would have to work around a tenacious treatment schedule. In January of 2017, King held his first open house. The first person through the door would later become his first client, but the day marked the beginning of some astounding sales success. (Not yet.)

During last year, Matt received 17 treatments, 15 radiation treatments and went to 41 appointments with the doctors. He closed 22 transactions and sold over $10 million in real estate. In the 100-plus-year history of F.C. Tucker Company Inc., no one has sold that out of the gate! Let that sink in for a moment. This rising star is moving at the speed of light. No, it is not the end, but you probably need a break. Let’s talk about King’s new career. Matt explains that there are many ways to be successful in real estate, and that is foundational to his choice and love of the industry. “Build it any way that you want,” he challenges. He loves the people and the relationships that he forms. Everyone becomes his new friend. King sees himself more as an advisor or counselor. He speaks in terms of understanding the landscape so that he can learn of his clients’ situations and relate relative information for them to construct a plan of action to achieve the goals. His number-one currency is trust and credibility. People open their entire resource package to the REALTOR, and he does not take that lightly. He is known as a direct communicator but with a sincere spirit of care for his clients.
When pondering the idea of success, the very articulate Matt King gave pause. At one point, he did not know his long-term 20 • June 2018
Matt made a momentous decision then to not let the cancer define him. He began to lead his life with determination and perseverance. He knew that he must take the challenge but continue the path to success. Along the way, he discovered his “why.” For King, life is about serving other people and accomplishing a noble work. “There is a rush in a job well done and in making people happy.” King is married to Robyn who works for an HOA management company. He has three boys: Blake (17), Will (16) and Sam (14). The family loves to travel and is all about warm-weather activities. Matt and Robyn share a passion for music and social events, and enjoy trying new food and drink choices. Well, you are still waiting for the end of the story, but the truth is – It has not been written yet. Sure, we ran out of space in this article to give more verbiage to it, but Matt (now cancer free) is still constructing his journey. Matt King’s life is inspiring many – no doubt even you today. He says that people do not have a choice in some of the things that happen in life, so they must “take what is given and run.” Everyone has challenges, whether it is divorce, health, addiction, children, etc., and to each life, those circumstances can take everyone to the most severe Defcon level. Recognizing that truth makes all of us compassionate to others and motivates our hearts to serve others – at least it should. Thanks to Matt King for setting the trajectory of a meaningful rising star!

As if we dare ask what OTHER struggles he may have faced (that question was embarrassing), Matt had an answer. He observed that real estate is not a predictable business. Although that characteristic provided him much angst, he learned to accept it, embrace it and then walk through it! It took him many deals before he could confidently manage his and his clients’ emotions. He has grown past the emotional edge of wondering when the next deal will appear and has learned to push on with boldness. Of course, like most, King finds it challenging to try to “turn off” his brain from thinking about all the details of his work.

With a waterfront home comes a new set of components that many have no experience with and that can be expensive to buy and/or maintain. It may even escape everyone’s thoughts when it comes to inspections. Some inspection companies will look at these for an additional fee or hiring a contractor is also an option.
DOCKS

There are many types of docks, each with their own set of maintenance needs and life expectancies. Structures can be wood, steel or aluminum. Identifying the type and its current condition can help with a maintenance or repair schedule that will minimize future costs. There are two main enemies of the structure: ice and waves. All docks in speed zones take a beating. The bigger the body of water, the more force the ice imposes on them. Consider using a bubbler to protect the dock from the ice. Low water and droughts can also be a factor.

Sea walls can be made of concrete, steel, plastic, wood or rip/rap (stone). Failures can be expensive, but maintenance can prevent most failures. ELECTRICAL
Electrical installations at the water’s edge need to meet certain safety standards. Most people rarely check their GFCI receptacles in the house, and that is a shame. At the waterfront they should be checked often. Lights at the water’s edge are notorious for having issues. The underground wires are the main reason. The moisture and seasonal temperature swings take their toll. IRRIGATION PUMPS
Many lakefront properties use lake water to feed their irrigation system. Have the pump checked. These need to be winterized before the first freeze, which is a common oversight for the new waterfront owner.
SUPPORTS
Docks can be floating or supported with posts and beams. They can also be cantilevered over the water from the bank or sea wall. Floating docks are held in place with posts driven into the lake bed or with cables/steel rods attached to the sea wall.
ACCESSORY STRUCTURES
Tiki bars, secondary decks, elaborate stairways and retaining walls are all frequently found on waterfront properties. These may not be covered by the basic home inspection.
Floats mainly come in two varieties: foam blocks and foam-filled plastic. The exposed foam blocks deteriorate with time but are the least expensive. The foam-filled plastic floats have a long life but can become water logged and need replacing. Post-supported docks are typically removed in the winter and re-installed in summer. On many lakes this is required. DECKING
Wood – Typically, treated wood is used just like decks. Wood weathers and can rot, but it is a good value and can be stained or sealed to extend life. Composition – Newer composition products can have very good life expectancies, which makes them worth considering when it is time to replace wood decking. Plastic – Plastic decking is very long lasting but can break if
stressed when cold. BOAT LIFTS
Boat lifts come in two types: 1. floating lifts, which are typically used in deeper water, and 2. lifts that sit on the lake bottom. Lifts can be made of steel, aluminum, fiberglass or plastic. Raising the boat can be done electrically or manually operated by turning a large wheel. Floating lifts use air pumps to fill the tanks with air. Many lifts have canopies with vinyl, cloth or metal covers. Vinyl and cloth will typically last about 10 years. Questions you may ask include: How much weight will the lift hold? We have taken numerous trips to Europe as well as the Caribbean but my favorite trip was a 5 day/4 night Theater trip to NYC last fall. We saw 4 top Broadway shows plus the Rockettes at Radio City Music Hall in 5 days. We also watched the Today Show from the plaza, saw the Meghan Kelly show and got to meet Hoda Kopt. Went to the 911 Memorial, a tour of NYC and visited the Immigrant Museum and the Cloisters. Dined at Sardis and Carmines and lunch at a French restaurant. We walked everywhere and were exhausted when we came home. A fun group of only 26 people but would love to to do it again.

We took the kids to the Grand Canyon and surrounding areas. It was humbling to see the Canyon, thrilling to see Bearizona and priceless to have older kids that still want to travel with us.

JIMMY DULIN: The Best Version
WHEN LIFE HANDS YOU LEMONS, MAKE A LA GRECQUE BRUSCHETTA! “Experience is the best teacher.” You have heard the expression many times in your life – probably from someone who wanted your education to be more “well-rounded” through a handson approach. It could have been your first employer who touted the benefits of the practical

During a required general education class, Dulin informed the professor that he would not be needing the current information, as he would be seizing the opportunity to become an entrepreneur. The teacher instructed the class to close their books and then spent the rest of the class period pontificating the reasons that Jimmy would become a failure. With that confidence boost (sarcasm), Dulin traveled back to Indiana to find his dream.
Of course, one could mention other challenges in his life, like constant moving and attending many schools (four or five elementary schools, four junior high schools and six high schools) or the promised inheritance that he never really saw – you get the point. Jimmy developed a “grit” that defines him even today. He learned a hard work ethic from his parents. Though one parent struggled more, Dulin noticed that he had an affinity for desiring nice things and that he was not afraid of expending incredible effort to make them a reality.

Living on his own, Dulin took a position selling car phones (later becoming the number-one salesperson for the company) and enrolled in night school to finish his education. Life's obstacles such as his parent’s divorce and the scarlet letter of “D” on his chest (drop-out) left Jimmy with injured confidence and a wounded spirit of optimism. At the urging of his mom, Dulin traveled to Florida and spent time pursuing an education at a community college. His vivid memory of disliking school returned, but a chance encounter with a book called The Art of the Deal (by Donald Trump and Tony Schwartz) became a defining moment for Jimmy. “It was one of the first books that I had ever completely read and

At mid-morning, when the next cook arrived, Jimmy would hang up his apron and throw on his real estate hat (metaphorically). He worked all day navigating the tumultuous waters of real estate selling only to return at night to his third and fourth jobs of delivering pizza or working at the video store. He was careful to pick locations that were far enough away from his real estate connections so that no clients would see him.

Jimmy’s life has shaped his accomplishments and dreams by forging a philosophy that drives him to succeed. He tries to do things that challenge him. During a difficult business time, Dulin enrolled in a local college culinary program. Other students were trying to better themselves by finding a new career, but Jimmy was trying to increase a talent to find his “happy place.” The diversion helped him to create the inner strength to battle his challenges in the marketplace while providing confident leadership for his comrades at the agency. He likes to take risks and then find a way to work out of them for a greater benefit. “I try to never live comfortably,” he remarks. When the sailing becomes smooth, Jimmy finds new waters to explore so that he can become a better model of himself than yesterday’s. “I am just passing through life, and, at my age, I am not done. add their families). He remembers having to have some serious talks with employees that included life-changing decisions, both good and bad. Perhaps his most fulfilling joy is to see other lives impacted for the better. Jimmy is mostly unafraid of the storms that can come. He has weathered so many, but the character it has designed in him gives him the boldness to help others who face difficulties. Jimmy has been married to Tamara for 20 years, and the couple have two children: JD III (18) and Ali (16). The family loves to spend time with family and friends including a special, longstanding Sunday dinner (15 years). Dulin finds joy in racing remote-controlled cars with his son and shopping with his daughter (really). Everyone who knows him also knows that he truly loves cooking. Jimmy cannot say enough about the faithful support of his wife. He explains that he never takes anything for granted. “Nothing is possible without all of the people associated with me.” He is grateful for his family and his work family, which also includes his mother and father. conventional worries. No one else will have to live with your regrets. Jimmy says success is the idea of representing your name well and paving the way for others to benefit from your life. To illustrate the point, Dulin tells the story about his acquisition of an apartment building that he saw for sale. He contacted the owner and set a time to sign paperwork. Upon meeting Jimmy, the owner asked him if he was related to Julius Dulin. Jimmy’s positive answer seemed to please the man as Dulin remarked, “He was my grandfather.” The owner told Jimmy that decades ago when racial tensions were high, no one would loan him money, but Julius had extended credit to him. His ownership in the apartments changed his life and his retirement. The seller dropped the price $20 thousand and signed the paperwork. “That is success,” remarks Dulin. So, you see, Jimmy Dulin’s experience was his best teacher. When others would have quit, Dulin decided to learn from what he saw and not from what others told him it would be. Much more could be said, but it is time for Jimmy to stop by some markets on the way home and gather ingredients to make supper – a great passion and love for him (his family too). Most of you know this magazine as Indy Top Producer. Indianapolis was the starting point for a program that is now in over 30 markets across the nation. That’s a lot of traction in just two short years. As we grew, we knew that we wanted to brand ourselves the same across the board but to never lose site of the local mission. This magazine has been successful because of its ability to connect top producing agents with preferred partners and with each other. There are many other reasons that make it successful but at its core, that is what this is all about. The vision is simple, we want to be the one-stopshop for top producing agents in every market across the nation. How do we do that? In my opinion, there are three main groups of people that stand to benefit from this monthly publication: the REALTORS featured, the Partners that advertise and the publishers who produce the magazine. What’s in it for the REALTOR? It is truly a badge of honor to receive the magazine. Being in the top 500 out of 6,000-plus agents is an accomplishment in it76 • June 2018
self. There are countless perks to being featured in the magazine but one of my favorites is the element of humanizing a local legend in real estate. What’s in it for our Partner? The struggle is real. How do we connect with influential, top producing agents in our market? How do we cultivate relationships with this group? Our partners get constant exposure through the monthly magazine and the quarterly events. The hard work is done. Partners just need to show up! What’s in it for the Publisher? Our publishers have the unique ability to connect with a group of people that is otherwise pretty difficult to get in front of. We are all busy building our own businesses. Our publishers are entrusted with featuring top agents, connecting our partners and producing quality content on a regular basis. Where do you fit in all of this? It’s simple. Connect us with people. Who should be on the next cover? What business is catering to the top REALTORS at a high level? Who should be our next publisher to launch a Real Producers magazine in a new market? Join the movement.
