In many markets across the country, the number of buyers searching for their dream homes greatly exceeds the number of homes for sale. This has led to a competitive marketplace where buyers often need to stand out. One way to show you are serious about buying your dream home is to get pre-qualified or pre-approved for a mortgage before starting your search. Even if you are in a market that is not as competitive, knowing your budget will give you the confidence to know if your dream home is within your reach. Freddie Mac lays out the advantages of pre-approval in the 'My Home' section of their website. “It’s highly recommended that you work with your lender to get pre-approved before you begin house hunting. Pre-approval will tell you how much home you can afford and can help you move faster, and with greater confidence, in competitive markets.”

Freddie Mac describes the '4 Cs' that help determine the amount you will be qualified to borrow:

1. Capacity: Your current and future ability to make your payments 2. Capital or Cash Reserves: The money, savings, and investments you have that can be sold quickly for cash 3. Collateral: The home, or type of home, that you would like to purchase

4. Credit: Your history of paying bills and other debts on time Getting pre-approved is one of the key steps that will show home sellers that you are serious about buying, and it often helps speed up the process once your offer has been accepted. One of the many advantages of working with a local real estate professional is that many have relationships with lenders who will be able to help you with this process. Once you have selected a lender, you will need to fill out their loan application and provide them with important information regarding “your credit, debt, work history, down payment, and residential history.”

Bottom Line Many potential homebuyers overestimate the down payment and credit scores needed to qualify for a mortgage today. If you are ready and willing to buy, you may be surprised at your ability to do so.

When you're looking for help buying or selling property, it’s important to remember that the terms “real estate agent” and “REALTOR®” are not synonymous. REALTORS® can provide an extra level of service, and to be a REALTOR® you must be a member of the National Association of REALTORS®. The equivalent organization in Canada is the Canadian Real Estate Association. Both are non-profit trade organizations that promote real estate information, education and professional standards. The National Association of REALTORS® also has earned a strong reputation for actively championing private property rights and working to make home ownership affordable and accessible.

CODE OF ETHICS NAR and CREA members adhere to a strict code of ethics founded on the principle of providing fair and honest service to all consumers. REALTOR® business practices are monitored at local board levels. Arbitration and disciplinary systems are in place to address complaints from the public or board members. This local oversight keeps REALTORS® directly accountable to the individual consumers they serve. Real estate licensees who are not REALTORS, work solely under state/provincial licensing regulations.

RE/MAX REALTORS RE/MAX real estate agents are required to be REALTORS® as a condition of membership in the RE/MAX organization. As a percentage of membership, RE/MAX agents hold more REALTOR® professional designations compared to any other national or international company. The various designations are a symbol of achieving and maintaining advanced levels of education in real estate sales and marketing. Look for the REALTOR® or "R" logo when shopping for real estate assistance, for assurance of ethical standards and commitment to the community. ENSURING YOUR INTERESTS ARE PROTECTED Buying a home or investment property is a significant and complex financial transaction, especially in today’s real estate market. So choosing someone to guide you through the process is an important decision. Typically, Sellers enter into exclusive written representation agreements with REALTORS® to ensure their interests are protected. On July 1, 2012, a number of changes to Virginia’s Agency law go into effect. Among these changes is the requirement that all real estate licensees enter into written brokerage relationship agreements with their Buyer clients. The intent of this new requirement is to ensure that buyers are aware of the types of representation available to them.

WHY USE A REALTOR®? ARE ALL REAL ESTATE AGENTS LICENSEES REALTORS® No. While REALTORS® are real estate licensees with similar education and licensing requirements, REALTORS® pledge to uphold a strict code of ethical conduct. These ethical duties exceed those established by Virginia law and provide buyer and seller clients with the highest level of integrity and service. Professional representation is your right under Virginia law.

ON A TYPICAL HOME SALE, HERE’S HOW THINGS WILL RUN: 1. The buyer submits the ”earnest money deposit” that is typically deposited into the real estate broker’s account. 2. A title policy will be ordered on the property 3. We will set a closing date with the seller. 4. The buyer will order an appraisal and in most cases, an independent home inspection. 5. The buyer will remove the “conditions of sale” after the appraisal and home inspection, try to renegotiate their initial offer, or remove their offer entirely. 6. After the offer is finalized, the seller will submit the final legal disclosures and other material facts relevant to the property. 7. The seller will need to complete any agreed upon requests for repair that were submitted by the buyer before the closing date. 8. The buyer will schedule a walk-thru to verify the condition of the property and review any repairs that were made right before the closing. 9. Closing is scheduled and completed.

WHAT WILL HAPPEN AT CLOSING? Closing is the legal transfer of ownership of the home from seller to buyer. It is a formal meeting that the buyer's side will attend with their closing agent or Attorney. In Virginia the seller does not attend closing. Sellers will typically come in a few days before closing to sign the deed and other necessary paperwork. Closing procedures are usually held at a title company or lawyer’s office. Your closing officer will coordinate the signing of documents and the collection and disbursement of funds.

KNOW THAT THERE’S NO “RIGHT” TIME TO BUY.

If you find the perfect home now, don’t risk losing it because you’re trying to guess where the housing market and interest rates are going. Those factors usually don’t change fast enough to make a difference in an individual home’s price.

DON’T ASK FOR TOO MANY OPINIONS.

It’s natural to want reassurance for such a big decision, but too many ideas from too many people will make it much harder to make a decision. Focus on the wants and needs of the people who will actually be living in the home.

ACCEPT THAT NO HOUSE IS EVER PERFECT.

If it’s in the right location, the yard may be a bit smaller than you had hoped. The kitchen may be perfect, but the roof needs repair. Make a list of your top priorities and focus in on things that are most important to you. Let the minor ones go. Also, accept that a little buyer’s remorse is inevitable and will most likely pass.

DON’T TRY TO BE A KILLER NEGOTIATOR.

Negotiation is definitely a part of the real estate process, but trying to “win” by getting an extra-low price or refusing to budge may cost you the home you love.

REMEMBER YOUR HOME DOESN’T EXIST IN A VACUUM.

Don’t get so caught up in the physical aspects of the house itself that you forget about important issues such as noise level, access to amenities, and other aspects that also have a big impact on your quality of life.

PLAN AHEAD.

Don’t wait until you’ve found a home to get approved for a mortgage, investigate insurance, or consider a moving schedule. Being prepared will make your bid more attractive to sellers.

CHOOSE A HOME FIRST BECAUSE YOU LOVE IT; THEN THINK ABOUT APPRECIATION. A home is still considered a great investment, but its most important role is as a comfortable, safe place to live.

There are so many details to handle as you prepare for a move. It can seem like a daunting task. This checklist will help you manage the process and not forget anything.

PACKING AND MOVING ⎕ If you’re hiring a moving company, get a firm bid in writing. ⎕ Try and consume canned food and frozen items before the move. ⎕ Drain gasoline from your lawnmower. Drain any water from your garden hoses. ⎕ Dispose of any flammable or hazardous items. Do not move these if they can be easily replaced. ⎕ Moisten plants before moving. ⎕ Pack a “first night” box with coffee, bedding, household cleaners, toothpaste, pet food, and other essentials that you expect to need upon arrival.

THE IMPORTANT STUFF ⎕ Call utility companies (electric, water, cable) to cancel your current services and sign up for services in your new home. ⎕ Collect all of your important documents– birth certificates, passports, medical records, and carry these with you instead of packing them. ⎕ Have any necessary prescriptions filled and carry the medications with you. ⎕ Precious items, such as jewelry or your family photo albums, should also be carried with you instead of packed along with other household items.

PACKING SMART The more organized you can be in your packing, the easier it will be to unpack and settle into your new home. It’s also the best way to make sure you don’t lose or break anything during the process. Here are some basic reminders on how to pack well: •

Don’t use damaged boxes.

Use quality movers tape to secure items properly.

Don’t put heavy items in large boxes.

Put heavier items at the bottom of a box and label as heavy.

Have a parking plan for your moving truck.
