• The market never lies, but it can change its mind.
• It is very important to price your property at competitive market value at the signing of the listing agreement.
• The value of your property is determined by what a BUYER is willing to pay and a SELLER is willing to accept in today's market.
• BUYERS make their pricing decision by comparing your property to other properties sold or for sale in your area or similar school districts / neighborhoods.
• A home that is updated and move in ready will almost always sell for more money and be more coveted.
• Even if a house sells at a higher than market value price, the challenge may come if the home does not appraise.
