A VISIONARY DESIGN — From its inception, Park House was designed to deliver a very different experience, it is a powerful architectural statement.

The sleek and dramatically curving exterior gently rises above the surrounding area, on an island site a little over an acre in size. It stands nine storeys high and 145m long. Anchoring the western end are seven floors of uncompromised office space with large clear floor plates of 28,000 sq. ft. The dramatic double height porte-cochère and reception lobby creates an appropriate sense of arrival on Park Street. At the eastern end there are 39 premium residential apartments, with their own entrance on North Row. The northern façade is home to striking double height retail units, providing flagship stores for international brands opposite the world-renowned Selfridges.

A GRAND ENTRANCE —

Stunning art installations highlight the entrance to the grand double height porte-cochère, a rare luxury for central London offices. The Glass Lens, created by celebrated architecture and design team Carpenter Lowings, provides a dynamic shape that defines the circulation of the

entrance and exit of the building, lending privacy to the main entrance and providing a sense of tranquillity separating the entrance area from the flow of the street. During the hours of darkness, ‘Glass Lens’ is lit from within to project a shimmering filigree of light, with back-lit coloured patterns that reflect and play throughout the artwork.

INTEGRATED WORKS OF ART — Imposing oak sculptures by world-renowned sculptor Walter Bailey not only frame the grand entrance, but also provide a dramatic focal point within the office lobby.

“The brief for Park House was irresistible. I was asked to bring ‘some soul into the building’. I wanted to emphasise Park House’s translucent quality, but ground it in earthy materials. I wanted to create bold gestures and introduce a sense of freedom. It is a big, linear structure, so the wood and the glass had to invest it with an organic fluidity.” Walter Bailey

ENGINEERED FOR THE FUTURE — Park House is in a class of its own when it comes to the quality of engineering and resilience, and offers a future-proof building for business.

• Park House provides total power resilience with 100% back up supply and UPS remote storage location, allowing more effective use of office floor space.

• The building has been engineered to allow up to three tenants per floor, offering the ultimate modern workspace for small or large company occupiers.

• Generous working space on every floor plate with an occupancy density of one person per 10 sq m. In addition, there are facilities on levels two to six inclusive to increase both the fresh air and cooling, allowing up to a maximum of one person to 7 sq m over a 500 sq m section of the floor.

SUSTAINABILITY — Sustainability has been a key driver for the development with the holistic concept of social, economic and environmental sustainability being a central feature of the building’s design.

CYCLE PARKING The building includes a substantial cycle parking provision with 224 secure spaces. BREEAM RATING The office areas have a BREEAM ‘Very Good’ rating. The office areas have a ‘B’ EPC rating. BUILDING SERVICES The building services are designed and specified to provide a 25 year service life and incorporate energy efficient plant and state-of-the-art technology to minimise the carbon footprint of the building. The offices are provided with environmental control systems to maintain comfortable conditions using high efficiency fan coil units with the option for occupiers to use chilled beams if preferred. The building fabric is designed to minimise solar heat gain and heat loss. This includes high performing glazing together with thermal performance by non visible elements of construction and detailing to minimise air leakage. All timber used on the scheme was obtained from sustainable sources (FSC or PEFC certified). The building services systems are controlled by a fully automatic Building Energy Management System (BEMS).

A central computer provides representative diagrammatic interfaces of all systems allowing the building operator to monitor, control and adjust the operation of major plant and the internal environmental conditions in each space in accordance with occupancy and usage patterns. The system is programmed with limit alarm parameters to highlight when environmental conditions and plant are operating out of their set range. BEMS The design of the BEMS provides a high degree of flexibility in terms of future integration of new technologies to improve the energy performance of the building during its life. ENERGY Energy metering of all utility loads and major load centres is provided to allow the performance of the building to be monitored. A comprehensive energy strategy has been developed for the scheme modelled on the GLA’s energy hierarchy; LEAN-CLEAN­-GREEN, using a combination of energy efficiency measures, combined cooling, heating and power (CCHP) and renewable energy sources. The groundbreaking design and efficiencies leveraged from the mixed-use load profiles

have enabled the predicted carbon emissions to be reduced substantially below Building Regulation requirements. CCHP-COMBINED COOLING, HEATING AND POWER The CCHP unit generates on-site electricity for the building and the waste heat generated is used to provide heating and cooling (via an absorption chiller) to the offices depending on the demand requirement. The footprint of the Park House site lends itself to the use of ground water source heating and cooling as good separation can be achieved between extraction and discharge boreholes which will link to the aquifer some 150m below ground level.

LIGHTING Office area lighting is provided with an automatic lighting control system capable of accepting additional presence detectors, daylight saving and manual control devices. All office area luminaries are provided with dimmable control gear to maximise energy savings and use LED technology. WATER Grey water recycling systems and low water use fixtures and fittings minimise water consumption. FUTURE FLEXIBILITY Plant areas at roof and basement levels have been designed to allow the replacement of plant, including the provision of high capacity car lifts to basement level, facilitating the introduction of new technologies in the future, such as the use of a fuel cell to replace the gas powered combined heating and power unit. Similarly, the core service risers have been designed to wrap around the outside of the main structural core, providing flexibility for changes in the future without affecting the integrity of the structural frame.
