LONDON W1
PARK HOUSE PROVIDES A NEW CLASS OF OFFICE SPACE IN A RAPIDLY REJUVENATING DISTRICT — The astute choice for companies looking to accelerate their future.

A LANDMARK BUILDING —
2

4
A VISIONARY DESIGN — From its inception, Park House was designed to deliver a very different experience, it is a powerful architectural statement.
The sleek and dramatically curving exterior gently rises above the surrounding area, on an island site a little over an acre in size. It stands nine storeys high and 145m long. Anchoring the western end are seven floors of uncompromised office space with large clear floor plates of 28,000 sq. ft. The dramatic double height porte-cochère and reception lobby creates an appropriate sense of arrival on Park Street. At the eastern end there are 39 premium residential apartments, with their own entrance on North Row. The northern façade is home to striking double height retail units, providing flagship stores for international brands opposite the world-renowned Selfridges.
5
A GRAND ENTRANCE —
6
Stunning art installations highlight the entrance to the grand double height porte-cochère, a rare luxury for central London offices. The Glass Lens, created by celebrated architecture and design team Carpenter Lowings, provides a dynamic shape that defines the circulation of the
entrance and exit of the building, lending privacy to the main entrance and providing a sense of tranquillity separating the entrance area from the flow of the street. During the hours of darkness, ‘Glass Lens’ is lit from within to project a shimmering filigree of light, with back-lit coloured patterns that reflect and play throughout the artwork.
7
INTEGRATED WORKS OF ART — Imposing oak sculptures by world-renowned sculptor Walter Bailey not only frame the grand entrance, but also provide a dramatic focal point within the office lobby.
“The brief for Park House was irresistible. I was asked to bring ‘some soul into the building’. I wanted to emphasise Park House’s translucent quality, but ground it in earthy materials. I wanted to create bold gestures and introduce a sense of freedom. It is a big, linear structure, so the wood and the glass had to invest it with an organic fluidity.” Walter Bailey
9
ENGINEERED FOR THE FUTURE — Park House is in a class of its own when it comes to the quality of engineering and resilience, and offers a future-proof building for business.
• Park House provides total power resilience with 100% back up supply and UPS remote storage location, allowing more effective use of office floor space.
• The building has been engineered to allow up to three tenants per floor, offering the ultimate modern workspace for small or large company occupiers.
• Generous working space on every floor plate with an occupancy density of one person per 10 sq m. In addition, there are facilities on levels two to six inclusive to increase both the fresh air and cooling, allowing up to a maximum of one person to 7 sq m over a 500 sq m section of the floor.
• Floor to ceiling windows throughout provide an abundance of natural light, proven to aid productivity.
• Multiple data routes and satellite dishes are already in place providing complete data resilience. • Rare to the West End market, 28,000 sq ft floor plates allow design flexibility and can accommodate large companies on a single floor.
10
• Engineered with leading sustainability systems, including Combined Cooling, Heating and Power (CCHP) plant , ground water bore holes, grey water recycling systems and LED lighting throughout. • The fresh air rate is 1.81/s per sq m. • Luxury shower facilities and over 200 secure cycle spaces are readily available for tenant use.

WHERE EXCLUSIVITY MEETS CREATIVITY — The juxtaposition of exclusive Mayfair, energetic Oxford Street and eclectic Portman Village generate a fusion of elegant sophistication and restless creativity. This neighbourhood is set to change substantially over the next four years as developers and businesses realise the opportunities created by Crossrail and this increasingly attractive part of the core West End.
With Crossrail as the catalyst for change, the North Mayfair area is already witnessing the emergence of new landmarks from the acclaimed Beaumont Hotel overlooking Brown Hart Gardens to North Audley Street’s restaurant quarter. Further redevelopment is underway at Marble Arch, Selfridges and West Oxford Street, whilst fashionable Portman Village continues to expand and rejuvenate.

CULINARY REVELATIONS — Park House is surrounded by an abundance of dining destinations - from casual lunchtime eateries and alfresco dining to some of London’s most fashionable restaurants and sophisticated dining establishments. Adjacent to Park House, the emerging North Audley Street restaurant quarter is home to fashionable haunts Roka and NAC as well as more casual lunchtime cafés. Selfridges, opposite Park House, boasts no fewer than fourteen places to eat and drink, from art deco-inspired Dolly’s café, Yo Sushi, The Selfridges Kitchen and famous salt beef restaurant The Brass Rail, to the more upscale Harry Gordon’s Bar, Hix Restaurant Champagne & Caviar Bar, French bistro Aubaine and Selfridges’ famous and ever changing rooftop restaurant which opens for late breakfasts, lunch, and dinner. For urban al fresco dining, look no further than the eclectic pavement cafés, local pubs and bars in nearby Portman Village, St Christopher’s Place, and recently opened Brown Hart Garden Café. And, as you would expect, Mayfair’s renowned fine dining restaurants are within easy reach, with Le Gavroche, Maze, Corrigans, Scotts, C London and the remarkable Beaumont Hotel just a short stroll away.

LONDON’S MOST FAMOUS SHOPPING DISTRICT — Park House benefits from the close proximity to a myriad of shopping destinations from London’s Luxury Quarter, to global flagship brands and unique independent stores. Recently named the ‘World’s Best Department Store’, Selfridges sits immediately opposite Park House with world class dining, art installations and the world’s largest shoe department. It has been a top London destination and UK landmark for over a century, challenging the rules of retail from the day it opened its doors. This luxury retailer is now planning a five year redevelopment investing £300m into transforming the eastern side of its iconic neo-classical building. On neighbouring Duke Street, Jigsaw has opened new concept store Duke Street Emporium. Jigsaw’s latest fashion designs sit alongside a carefully curated collection of books, art and installations, and arguably the best coffee in London courtesy of Fernandez & Wells.
Bordering the south of Park House sits London’s Luxury Quarter, home to the most celebrated international luxury brands including Mount Street and South Molton Street favourites Carolina Herrera, Gianvito Rossi and Marc Jacobs. The nearby Portman Village is rapidly becoming a haven for independent shops of the highest quality. Both Seymour Place and New Quebec Street offer an eclectic mix of fashion, home wares and accessory boutiques such as beautifully tailored clothing from Suzannah and Israeli designer Ronen Chen, and Les Senteurs the oldest and most revered independent perfumery in Britain.

Hyde Park covers 350 acres west of Park House, home to a number of famous landmarks including the Serpentine Lake and Speakers’ Corner, and often hosts London’s largest art and music festivals. The park also offers various recreational activities including open water swimming, boating, cycling, tennis, running and horse riding. Directly opposite Park House is the Mayfair Health Club, Gym & Spa, boasting over 140 weekly classes, a heated 20m pool with Jacuzzi, sauna and steam room, and a top of the range gym floor with all the latest fitness technology. Park House is only moments away from some of the most iconic galleries in London, dotted among the streets of Mayfair, these include The Wallace Collection, Timothy Taylor Gallery and Gagosian Gallery. Directly opposite Park House is the modern cinematic Greg Williams photographic studio. Recent visitors to this new studio on North Row have included Samuel L Jackson and Colin Firth.

CONNECTED FOR THE FUTURE —
24
25
CROSSRAIL: A CATALYST FOR CHANGE — Park House is incredibly well connected. Bond Street and Marble Arch underground stations are both within a few minutes walk. From there, you can currently reach all of London’s major rail terminals in ten minutes, Heathrow in a little over half an hour – or Gatwick, London City and Luton airports within the hour. From 2018 these times will fall dramatically thanks to the opening of Crossrail. Crossrail will connect the City, Canary Wharf and the West End to Heathrow and commuter areas east and west of the capital, which will change the way people travel around London and the home counties. Businesses will be able to access the people with the skills they need to compete and succeed.

SUSTAINABILITY — Sustainability has been a key driver for the development with the holistic concept of social, economic and environmental sustainability being a central feature of the building’s design.
CYCLE PARKING The building includes a substantial cycle parking provision with 224 secure spaces. BREEAM RATING The office areas have a BREEAM ‘Very Good’ rating. The office areas have a ‘B’ EPC rating. BUILDING SERVICES The building services are designed and specified to provide a 25 year service life and incorporate energy efficient plant and state-of-the-art technology to minimise the carbon footprint of the building. The offices are provided with environmental control systems to maintain comfortable conditions using high efficiency fan coil units with the option for occupiers to use chilled beams if preferred. The building fabric is designed to minimise solar heat gain and heat loss. This includes high performing glazing together with thermal performance by non visible elements of construction and detailing to minimise air leakage. All timber used on the scheme was obtained from sustainable sources (FSC or PEFC certified). The building services systems are controlled by a fully automatic Building Energy Management System (BEMS).

A central computer provides representative diagrammatic interfaces of all systems allowing the building operator to monitor, control and adjust the operation of major plant and the internal environmental conditions in each space in accordance with occupancy and usage patterns. The system is programmed with limit alarm parameters to highlight when environmental conditions and plant are operating out of their set range. BEMS The design of the BEMS provides a high degree of flexibility in terms of future integration of new technologies to improve the energy performance of the building during its life. ENERGY Energy metering of all utility loads and major load centres is provided to allow the performance of the building to be monitored. A comprehensive energy strategy has been developed for the scheme modelled on the GLA’s energy hierarchy; LEAN-CLEANÂ-GREEN, using a combination of energy efficiency measures, combined cooling, heating and power (CCHP) and renewable energy sources. The groundbreaking design and efficiencies leveraged from the mixed-use load profiles
have enabled the predicted carbon emissions to be reduced substantially below Building Regulation requirements. CCHP-COMBINED COOLING, HEATING AND POWER The CCHP unit generates on-site electricity for the building and the waste heat generated is used to provide heating and cooling (via an absorption chiller) to the offices depending on the demand requirement. The footprint of the Park House site lends itself to the use of ground water source heating and cooling as good separation can be achieved between extraction and discharge boreholes which will link to the aquifer some 150m below ground level.
LIGHTING Office area lighting is provided with an automatic lighting control system capable of accepting additional presence detectors, daylight saving and manual control devices. All office area luminaries are provided with dimmable control gear to maximise energy savings and use LED technology. WATER Grey water recycling systems and low water use fixtures and fittings minimise water consumption. FUTURE FLEXIBILITY Plant areas at roof and basement levels have been designed to allow the replacement of plant, including the provision of high capacity car lifts to basement level, facilitating the introduction of new technologies in the future, such as the use of a fuel cell to replace the gas powered combined heating and power unit. Similarly, the core service risers have been designed to wrap around the outside of the main structural core, providing flexibility for changes in the future without affecting the integrity of the structural frame.
