Since 2001 – Thailand’s first English language property magazine
About time, too! As the producer of a magazine with a strong emphasis on property it is not a good idea to show bias towards any particular client. So I hope I will be forgiven if I offer special congratulations to the people at Bravo Thai for winning the Best Villa on the Eastern Seaboard accolade in the 2014 Thailand Property Awards.
Dave Buckley comments on the Thailand Property Awards
For the past three of four years their Vineyard developments have been highly commended in the awards but they have had to wait until their third – and last – phase before gaining the ultimate recognition. I hope they will feel it was worth the wait. I believe the award is well deserved and I say that with no disrespect to the other two developments up for consideration – Amaya Hill and Silk Road. Amaya, where Bravo Thai are also involved, was being considered for the first time and Silk Road won the class last year.
Congratulations also to Nova Group for the Amari Residences Pattaya being voted top condominium on the Eastern Seaboard. It’s not the first time

getting restless at the end of a long evening ... are among them.
The awards have been running for nine years now and organisers, Ensign Media, are to be congratulated on this achievement. That said, I did feel a little sorry for the winners in the last few categories at this year’s event in the Conrad Bangkok because not many people remained present to hear their achievements which I thought was a real shame. I can offer all sorts of reasons that may have contributed to the dining room
At award ceremonies by and large members of the audience are attentive in the early part of the evening but that attention tends to wander as the evening progresses. So, to avoid the hall being half-empty at the end I offer the following thoughts for consideration: l Start the evening a little later, say 6.30 instead of 6.00 and reduce the pre-dinner drinks reception to an hour in length; l Reduce the number of pre-dinner speakers by one so the wait for food is reduced from three-quarters of an hour to maybe 30 minutes. l Consider a 10-15 minute “fag” break halfway through the dinner. l Ensure all the awards are handed out while people are still eating. One way of achieving this might be to cut out acceptance speeches. All receipients do is thank the organisers, the judges and their staff. I’m not convinced these speeches achieve much and cutting them out should speed things up. Or ignore my suggestions completely. No problem.

Vineyard triumphs – at last

Amari Residences voted top condominium
After a few years of knocking on the door Bravo Thai, the developers of the Vineyard trio of projects, have won the Best Villa Development (Eastern Seaboard) award in the Thailand Property Awards 2014. Bravo Thai had been commended each time for the previous three years and the delight expressed by the partners when the award was announced hinted at how happy they were to finally nail it. The award went to the Vineyard III – La Résidence which can be found not far from Lake Mabprachan. As is the norm, an award was also given for Best Condo Development (Eastern Seaboard) and this year it went to Amari Residences by the Nova Group. Nova Luxury Developments Co Ltd won the award last year with The Palm and the year previous it went to Nova’s The Cliff. Another local project that picked up a prize was the Silverlake Vineyard and Winery for Best Landscape Architectural Design. This was a nationwide (not just Eastern Seaboard) category. The awards were handed out at a gala dinner held in Bangkok’s Conrad
Hotel on 11 September attended by more than 500 of the property industry’s leading figures. “There were many exceptional entries for the 22 awards this year and the judges had a tough time in whittling down thousands of nominations, hundreds of entries and visiting more than 40 short-listed developments around the country to finally reach their decisions,” said Terry Blackburn, CEO, Ensign Media, organisers of the awards. Diligence and expertise “It’s never an easy task and I’d like to thank the judges for their time, diligence and expertise. This year’s Winners and Highly Commended developers and developments should be rightly proud of their achievements.” The property awards recognise quality in architecture, design, construction and development, rewarding the best condominiums, housing developments, villas, commercial buildings and hotels. Promoting Thai real estate to the world, the fair, transparent and fully audited judging process with

an international judging panel lead by Chairman Sunchai Nuengsit, managing director, BuilderSmart Public Company Limited and overseen by BDO, has been fundamental to the awards’ success and the high regard with which they are held by the industry. As the industry evolves, so have the awards and organisers this year opted for no agency awards with the focus being on developers, development, design and architecture in residential and commercial real estate nationwide, including specific regional awards for Bangkok, Phuket, Eastern Seaboard, Samui, Hua Hin, Chiang Mai and Khao Yai. The much anticipated ‘Best Developer Thailand’ award – past winners of which reads like a who’s who of Thailand’s real estate industry – this year went to Major Development PCL whose 15 year-plus track record of real estate development in the Kingdom is exemplary. Big winners on the night were Magnolia Quality Development Corporation Limited who took home three awards and were Highly Commended in two other categories.

ne often hears of business partners going their different ways – such is business life. But The Orient Jomtien Resort & Spa is unusual in that its creation sees two ostensive business rivals coming together in a ground-breaking joint venture. The two companies involved are Matrix Group and Nova Group, both major award-winning players on the Eastern Seaboard Property scene in their own right. I used the word “ostensive” to describe their rivalry because, of course, the bosses of the two companies – Miki Haim of Matrix and Rony Fineman
of Nova – have been friends for quite some time. Even so, I believe it is unusal for the local property scene to see such prominent names working together. The division of responsibilities will see the Matrix part of the operation lead its sales and marketing effort while Nova will bring their expertise to bear in the area of construction. Take notice Miki Haim said: “I’m delighted to work with my good friend Rony Fineman on this project. I’m sure the combination will make others in the industry sit up and take notice.” Rony Fineman said: “I’m confident
I’m confident the relevant skills each company will bring to The Orient Jomtien will make it a big success.
that the relevant skills each company will bring to The Orient Jomtien will make it a big success. I’m looking forward to our collaboration.” Will this be just the first of more JVs, I asked. “I rule nothing out and nothing in,” said Miki Haim. “Let’s see how The Orient works out.” Three low-rises The Orient will comprising three lowrise buildings on a 7,972 sqm plot just off Soi Wat Boonkanjanaram. The development features 526 individual units, including 25 sqm studios, 35 sqm for one bedroom and 70 sqm for two bedroom units.
The project will be marketed under the tagline, The Architecture of Diplomacy, which, as the name suggests, means the look of the buildings will have a colonial inspired embassy-like feel to them. Its location has much going for it being just 500 metres to the beach while close to Jomtien Second Road and the Sukhumvit. The Orient Jomtien boasts a number of amenities to augment the comfort of its residents. An expansive swimming pool area encompasses a children’s pool, gazebos, pool bar and huge pool Jacuzzi – perhaps the biggest in Pattaya – as well as ample sundecks and a spa.
Additional features include a stateof-the-art fitness centre, round-theclock reception desk, WiFi Internet throughout the premises, covered car parking and optional housekeeping service. For safety, the condominium provides 24-hour security with the latest CCTV camera system, a security card entry system and manned guard booths. Sophistication The Orient Jomtien exhibits a unique charm, blending Asian and modern sensibilities. Its gardens have soothing water features, and its rich architecture offer a sense of genteel sophistication. Similarly, every unit exudes an

ambiance of understated luxury, with eye-pleasing colours, well-appointed furnishings and quality fittings. Buyers who require a hassle-free moving experience can appreciate that each unit comes fully furnished. The Orient Jomtien is suitable as an expatriate holiday or retirement home, say the developers. It is also ideal for first time investors, with on-site rental and resale management services to look after owners’ interests. Global Top launch biggest project yet
A
t 29 storeys high and with up to 465 units available the City Garden Tower is the largest project to be undertaken by the Global Top Group. It is the sixth development by GTG in Pattaya and few would doubt that it is their most ambitious one yet. The Tower was launched with a lavish and well-attended opening party in late August and before it I attended a press briefing hosted by Sam Heli, co-director of GTG in charge of sales and marketing. Sam spoke about the importance of the Tower’s location – it will be right next to the big Tony’s Gym on Third Road in South Pattaya.
20 REM 10/2014
Centre growing “As Pattaya grows, the centre grows, too,” he said. “In recent years the middle of Pattaya has been gradually shifting and we feel it is accurate to say our new project really is in the city centre.” So the real estate mantra of location, location, location certainly applies to City Garden Tower. “Most of our projects are built in central locations,” Sam added (pictured below, right). “This makes the units easier to sell, rent and re-sell in the future.” Speaking of renting, Sam was keen to point out his company offers on-site management of rental units (for a fee) which he feels is an important plus point when selling units to investors looking for a return who value knowing that their unit is being properly looked after.
The party heralded the opening of the impressive showroom. All the unit types – studio, one-bed and two-bed – are repesented though it should be pointed out that it is easy to combine room sizes to form bigger, family-style apartments, which may result in the number of units being reduced from the 465 optimum figure. Unit sizes Units range from a 24 sqm studio, through a 35 sqm onebedroom (which can be adjusted to 44 sqm) up to a 70 sqm twobed which can be increased to 79 sqm. Clever use of furniture, setting folding doors at angles so the space is not lost when the door swings in or out and other clever design ideas mean that the units appear more spacious than the actual square meterage. With prices starting at Bt1.69m for a studio the Tower is already proving popular with buyers with 40 per cent sold before the show units had even opened. Target markets The project aims to target Thais, as well as expats, with a special focus on increasing demand from Chinese and Singaporean consumers. At a recent Chinese property show close to 50 units were sold. I asked Sam about sea views. “Well some apartments on the 10th and 11th floor will be able to see the sea, but if you want to be absolutely sure I recommend looking at the 12th floor and above,” he said with a smile. |

Some of the best known names from the sport of snooker have agreed to take part in the inaugural Pattaya Snooker Open which will be staged in the city in just less than a year’s time. The tournament will see four top players from the British Isles matched against a quartet of the best players in Thailand, all in aid of charity – the Father Ray Foundation Education Fund. The event has the backing of City Hall whose mayor, Itthipol Kunplome, who is delighted to see the city continue to attract top sports stars. The players – and some of their achievements – are listed in the panel alongside. The fourth British Isles player is yet to be named but already the field includes at least two former world champions in Ireland’s Ken Doherty and Scotland’s John Higgins. Property show is sell out Organisers of the 2nd Pattaya Property Show are pleased to report that it is a sell out and will be almost double in size. Pattaya is South East Asia’s fastest growing resort, so it is naturally very important for the city and its expanding real estate industry to have its own dedicated property exhibition. In January more than 1,503 buyers and investors representing 34 different countries attended the first show, spending an estimated Bt800m with the 33 exhibitors. This October at a new venue – Dusit Thani Pattaya – there will approximately 60 developers, realtors and media partners participating, making the show easily the largest property exhibition in the region. For buyers from Pattaya and further away in Bangkok, the show provides an excellent opportunity to check out several new projects, while comparing prices on existing developments and resorts. This season visitors interested in moving to a larger home or perhaps requiring a home to rent, will be able
to view thousands of ready to move into properties at the show’s realtor’s village. Many of the leading developers and realtors are exhibiting including A+ Properties, Riviera, Del Mare, The Ville, Ramon Land, Ocean Residential, Sands, Onyx, SC Asset, Rightmove Pattaya, Baan Talay, Naphak Property Plus, The Surf, The 12 Real Estate, BeliSlon, AD Properties, Global Insurance, Elegance, Kingdom Property, Naturaza Art, Mosiac, Siam Realty Group, Number 1 Tower, Global Top Group, Horizon, Veranda Residence, New Nordic, Siam Oriental and Norwegian. The second show will be in the Napalia Convention Centre at the Dusit Thani, Pattaya’s second largest exhibition facility. For visitors there is ample parking either at the hotel’s car par park or in the surrounding streets. Baht buses also stop outside the hotel. The 2nd Pattaya Property Show will be open from 10.00-18.00hrs daily from Friday 3rd to Sunday 5th October and entry is FREE. If buyers or investors are keen to

New app launch may lead to taxi revolution A free to download app may change to way people move around Pattaya by making it a whole lot more convenient to hire a taxi, according to a report in The Nation. GrabTaxi has launched its beta trial in Pattaya making it the 16th city that the company operates in in Southeast Asia and the second Thai city after Bangkok. GrabTaxi was launched in Bangkok late last year and has already become popular among passengers and taxi drivers. GrabTaxi Thailand deputy general manager, Vee Charanunsiri said the app’s popularity in Bangkok has raised its profile with local residents and tourists requesting for GrabTaxi to be introduced to the other Thai cities.
“We selected Pattaya due to its proximity to Bangkok,” said Vee. Passengers in Bangkok pay the taxi driver the metered fare with an additional Bt25 service fee, which goes directly to the driver. The same mechanism applies within the Pattaya city limit but the service fee is Bt40. Additional charges will also apply for distances beyond six kilometers of the city centre. Convenient and safe Using the mobile app, which works on smartphones and tablets running on iOS Android, Blackberry or Windows, commuters can book taxis in a fast, convenient and safe manner. When a taxi hirer launches the application GrabTaxi automatically detects the hirer’s location using the
smartphone’s in-built GPS (Global Positioning System) and shows the number of available taxis within a certain radius. The hirer selects the desired destination and the booking request is then sent to the nearby taxis. The drivers bid for the job and the one nearest to the hirer is assigned the booking. The hirer receives a booking confirmation within one minute, along with the driver’s contact details, name, vehicle registration number and estimated time of arrival. The hirer can also track the realtime location of the booked taxi, watching as his driver moves towards him or her. GrabTaxi is also integrated with popular GPS maps application to help drivers with direction.

hailand has been under military rule for a number of months now with the Junta intent on trying to clean up Thailand both to improve matters internally and in the way that the rest of the world views the country. Regardless of your political views, whether you feel they are going about it the right way or not, the intentions are probably good. One of the things that the Junta immediately recognised was that a lot of legislation that was in place was not being enforced – sometimes for good reason, sometimes through negligence or oversight. This is something that they wanted to address and initially at least, tried enforcing every rule that they
could – not practical by any means but again probably with the best of intentions. An example of this would be in relation to all the foreign workers employed on construction sites. The workers immediately went back to their home countries, Cambodia or Myanmar, for example, and work on some sites stopped. Obviously this was not in anyone’s interest and the rules were quickly relaxed. More transparent Another thing that the Junta are keen to do is cut down on the levels of corruption in government offices and for these offices to become more transparent. This really will to be to everyone’s benefit as I think most of

us at some point have fallen foul of paying more than we perhaps needed to to get something done. With this changing hopefully things will become a lot clearer and we will all be aware of what the correct charges are. The Land Office could be a place in question where finding out the transfer costs could vary dependent on who you asked. If there was some standard that was actually adhered to I think most people would feel a lot happier. The use of Thai companies to buy land could be the next contentious subject. This has been questioned a number of times over recent years with opinion split on whether it is legal or not.
out who you can trust and who you can’t, but generally speaking, the agents and companies that have been around the longest have done so for a reason. With all the changes that are being made throughout Thailand the long term hope is that the credibility of the country will improve. It is fair to say that over recent years Thailand has done very little to improve their standing on the world stage with many people being very sceptical about the future. Proper democracy The changes that we are seeing at present are an attempt to bring back confidence in state-run bodies and, as a result, the country as a whole. If these changes are successful and the country returns to a proper democracy sooner rather than later, the future for Thailand is looking far more positive than it has done in recent years and will move the country more into the 21st century. So how will this affect the property market long term? As always we can only speculate. There is the serious danger that the market will never recover with people losing faith in Thailand and finding different destinations. Alternatively, there could be increased confidence after the political changes that have been made. Corruption has been something

that put a lot of people off buying property here but if this is going to be significantly reduced, or even eradicated, then people may start flocking back. Increased numbers inevitably will lead to increased sales, something that is undoubtedly good for the future. As always, when demand increases this will naturally leads to an increase in prices. The age old argument of foreigners owning land may also be looked into. Many people have suggested that the laws could be relaxed on this subject. Again this is purely speculation but if this were to happen we are sure to see an increase in demand. If foreigners were able to buy a small parcel of land for own use, not through a company, the chances are that confidence in the market would come flooding back. This is probably the one single change that would significantly improve the market prospects long term. As always space is running short. Times are certainly changing in Thailand and we will have to wait and see if these changes are for the better – we all hope so. This country is home to a good many of us and we naturally want what is best. So until next time, keep enjoying the Land of Smiles!

Up until now, in Pattaya at least, it seems to have gone largely unquestioned with a high percentage of houses owned in Thai company name. The main sticking point often centres on whether the companies are legitimate or not. Standard practice usually has the company recording no profit and no loss with accounts filed every year with the Revenue Department. All this seems quite legitimate as long as the registered, paid-up share capital of the company is close to the true value of the property. For example, a Bt10m house could be owned by a company with a registered share capital of just Bt1m. As you can see, there are a number of grey areas and it is something that could be questioned. As the example above suggests, it is becoming increasing important to use a good lawyer and a reputable agent for your dealings in the property market. It is vital that whoever you use is knowledgeable about the local property market. Everything now needs to be above board so it is no use using someone who will offer you poor advice or tell you a way of doing things on the cheap. Attempting to save a few thousand baht now could cost you millions in the long run so make sure you dot the Is and cross the Ts. It is worth asking around to find

Is Melanoma a real problem?
I
remember the first time I went to a beach in Thailand and saw all these people emerging from the sea fully clothed, that I thought the Thaitanic must have gone down offshore. However, I later realised that Thai people are not silly when they go fully clothed to the beaches to swim! It is generally just the pale skinned farangs that go there to fry. Having come from sub-tropical Queensland, I can tell you that the capital Brisbane is these days considered to be the melanoma capital of the world, and of all the skin cancers you can get, malignant melanoma is the worst.

diagnosis and death is 10 months. That is despite heroic (and expensive) treatment. When we first began to keep statistics on the incidence of melanoma in Australia, it became quickly evident that the further north you went (towards the equator) the greater the numbers of melanomas. White skin and UV radiation did not go well together. It did not need rocket science to see that perhaps the reason the indigenous native aboriginals did not have the same incidence of melanoma as the white settlers was linked to skin colour. However, human nature being as perverse as it is, the white folks want to be brown (which is why solariums are popular in Australia) and the brown folks want to be white (which is why whitening creams are the number one cosmetic cream sold in Thailand).
However, the Thai people, even with their naturally protective brown skin, do stay out of the sun as much as possible, (standing in a line in the shadow of the telephone pole for example), and have reduced their incidence of possible melanoma. Healthy tan That is while we farangs, with our totally unsuitable pink one-button birthday suits, stand in the sun’s rays as much as possible. Having myself emigrated to Australia from sunless Scotland as a young teenager, I can remember my mum chasing me out of the house to get my shirt off and get a “healthy tan”! How times and our knowledge have changed! And we can thank all those medical professionals who have kept the statistics to be used by the epidemiologists who could then impart these findings to us all. Statistics which we hopefully take on board to take ourselves out of the danger. The bad news about malignant melanoma you have already read above, but there is some good news. Protect yourself by covering up and using a very strong sun blocker of SPF 30 and above any time you are at the beach. And reapply after swimming each time. However, if you have any dark coloured ‘spot’ that has changed shape, colour, or become itchy you should get some expert advice from a specialist dermatologist. It is too dangerous to ‘wait and see’. Catch it early enough, before it begins to spread, and you can escape! I get my spots and dots checked each year and have had a couple removed “just in case!”

eople of a certain age will know what I’m talking about ... when you get up in the morning there is a well ordered ritual – you line up the tablets that need to be taken before eating and the ones that need to be taken after. If this sounds familiar to you – and you wish it wasn’t your daily story – then partial relief may be at hand. How? Give your blood a sunbath and you should find that at least some of the aches and pains that are besetting you will be removed. Sounds pretty exotic, huh? Sunbathing your blood! But it’s just a simple way of getting across the idea of what you are doing if you take a course of treatment that’s now on offer at the Pattaya International Hospital in Soi 4 between Second Road and the beach. Chronic pain They are offering bio laser treatment and the hospital claims that its antiinfammatory and analgesic effects have made it particularly effective in treating chronic pain. Sufferers from migrane, arthritis (both osteo- and rheumatoid), sciatica, sleep disorder and menopausal syndrome (among many others) should benefit from the treatment. I’m no doctor so I’ll try to describe what happens in layman’s terms. Essentially for one hour every day for
10 days (or every other day for 20) a safe, low-energy laser is introduced into the blood via fibre optic catheter (see main picture). This, without the use of any other medicines, energises your blood cells and is similar to how photosynthesis works. The hospital says: “An outcome is achieved after light exposure, even though this is not a simple energy conversion.” A course totalling 30 hours is advised with 10 day gaps recommended between each set of 10 hours. The hospital says that the energy generated should last for four-six months and should then be followed by a further 30 hours. The brochure describing the courses says: “It rejuvenates the cells in the body starting with the blood cells. Excellent results have been achieved from this systematic theraphy with cessation of all medicines.” So if the chance to throw away the tablets related to chronic pain appeals why not contact the hospital and get the proper lowdown. l Contact 038 428 374 or email picpih@pih-inter.com David Buckley

How to increase investment returns by utilising online trading accounts
50 REM 10/2014
M
ore and more expatriate investors are becoming bewildered when they lose access to their hardearned savings in offshore investments funds that become suspended, frozen or even go into liquidation. As a result they are turning to modern, online trading accounts. In this article we look at why technology offers a solution to the fear of nonperformance related losses... Instant access: Being connected means being in control. No longer do we need to commit to long-term offshore contracts with substantial exit penalties to invest our money. Online trading accounts provide instant access to global markets without having to tie up our cash for periods of five years or more. Since the late ’80s it has become the norm for British expatriates and overseas investors to tie their money up in “off-shore” havens, via policies, in jurisdictions such as the Isle of Man, Jersey and Guernsey but at what cost? Yes, there is the advantage of government protection in these countries in the event that the custodian (with whom we hold our account) of our choice cannot meet its financial obligations, we do, indeed, have level of security, but let’s be real here – this does not mean the obligations of the fund or company where our money is actually invested are covered. Yes, these products are good, however, mostly not liquid due mainly to commissions taken by advisors. Cost effective: For those of us used to establishment fees, quarterly administration, dealing fees, overdraft fees and more… the costs are virtually nothing in comparison! Prices vary dependent on the account you select, your location and chosen currency, the savings are significant. To give you an idea in US dollar terms we can pay as little as US$1 per trade with a minimum monthly fee as low as US$10 THAT’S IT! Secure: Dependent on the provider of choice, most customer securities accounts are protected by
the Securities Investor Protection Corporation (SIPC) with coverage up to a large six figure amount and some even have excess SIPC policies with underwriters at Lloyd’s of London. Futures, and options on futures are not covered. As with all securities firms, this coverage provides protection against failure of a brokerdealer, not against loss of market value of securities. Regulated: In the main, yes. However like everything in the world today; all that glisters is not gold. My advice would be to examine the benefits of an online trading account for your money with a regulated, accountable company. Tax efficient: Dependent on your nationality, residence and your current tax status; YES online accounts are tax free in terms of income tax. You may have to pay tax at source dependent on the assets/ investments chosen. Consult your financial advisor or asset manager to clarify your own tax status for online trading accounts Investment choice: So what can an online trading account hold and what assets are not available to purchase in exchange for the luxury of 100 per cent access to our money? Well, we can buy the majority of asset classes such as listed Stocks, Bonds, ETFs (Exchange Traded Funds: liquid funds that are traded on exchanges), CFDs (Contract for Difference: derivative products), Forex (Currencies), Futures, FX Forwards and Options (Financial Instruments). Assets that are unregulated, non-liquid or those which generate commissions and performance fees, are not accepted on most online accounts.
Article by Andrew Leppard who is an independent business consultant. For further information on his company’s services contact him at andrew@ accordbc.com
Live information: One of the true beauties of online trading accounts is the live feed data enabling you and your investment manager (if you appoint one) to manage your investments in real time. Gone are the days of having to put up with monthly or quarterly valuation on your holdings unless, of course, you really want too. Ease of use: Ah, this is where many of us become confused by the choices of screens, tabs, entering ticker symbols, financial terms, flashing lights, constantly changing numbers and much more. Actually most online account providers have an extensive library of step-by-step videos which explain the vast labyrinth of screens. However, there is hope as many regulated asset managers will handle all of the dayto-day trading of your account, as well as provide you with a more traditional, secure online login so that you can see an accurate up-todate value of your money and performance reports. This leaves you to choose – to learn or not to learn – how all of this works and watch the lights turn green or red on each holding dependent on a gain or a loss. Conclusion: Online accounts are attractive even for those of us who are non-tech or investment savvy and a very real option to cut out the middle men by managing our own trading account. Those who don’t have the time, knowledge or inclination, can drastically reduce the cost of investments by engaging a fee-based asset management firm that will operate your online trading account within your risk parameters. In the current low-interest rate environment we live in, low fees are increasingly important to our bottom line. Online trading accounts will massively reduce the fees and charges you pay and therefore increase your net investment returns as well as provide you with the reassurance that 100 per cent of your money is accessible with no surprises around the corner. |

Secrets behind success of Green Field Villas 1-5
G
52 REM 10/2014
reen Field Development Co Ltd, run by Paul and Jan Barrett and their long-established team, is one of the oldest and most successful developers on the Eastern Seaboard, constructing high quality houses to exacting European standards in East Pattaya. Paul and Jan were involved in several different construction projects in around the city before deciding in 2004 to go it alone with the aptly named Green Field Villas 1 village, their first venture in Nongprue. Initially, Paul had fears about the location of the 57-house development, but his optimism won the day as he followed other, more positive, instincts and the Green Field success story began. Non-claustrophobic The company has stuck to its principles when designing projects. All its houses are built on large land plots providing open, non-claustrophobic, village environments. In fact, many
residents choose to live in their Green Field homes for many years with some even saying they couldn’t imagine living anywhere else. All Green Field houses are built to the highest European standards and offer superb value for money in the medium-price housing market range. The fact that most of those re-sold have actually appreciated in value – a notoriously difficult achievement in Thailand – is testament to their excellent quality and high demand among potential purchasers with many agents clamouring to get the first listings for real estate sales. Paul takes great pride in his work and attributes superb security in all Green Field villages and excellent maintenance by the respective village committees to after-sales service which, he says, is second to none. Paul believes his thorough knowledge of the industry gives him an advantage over many of his competitors. He is a constant presence at the newest village under construction and his hands-on approach ensures that

the high standards he has set are maintained. In fact, so confident is he in the quality of his work that he is happy to take would-be purchasers to the company’s earlier projects, enabling them to speak to long-term residents and get an insight into what they can expect when they buy a Green Field home. Hugely respected On the social scene, Paul, Jan and the team may be less well known than some of their counterparts, but they are held in high regard by those in the business. This hugely respected group of people prefers to let the quality of its houses do the talking for them. All Green Field projects are sold quickly after launch with empty plots virtually unheard of. The total absence of long periods waiting for houses to be completed has been a key factor in the success of previous projects. Green Field Villas 2, located between Soi Khao Noi and Soi
The largest GFV By far the largest Green Field village, it comprises 92 properties from townhouses to three-bedroom bungalows and proved to be one of the fastest selling projects of its size in the region. Nothing was compromised in terms of quality, although the properties occupy
slightly smaller plots and were pitched at a lower price to reflect the demand in the area at the time. It was another shrewd move by this vastly experienced team. The most recently completed project is Green Field Villas 4, also in Nongprue, close to the temple at the end of Soi Nernplabwan. The project is the last word in luxury and, because it was pitched at affordable prices offering great value for money, all properties in the village sold quickly. Houses range from three-bedroom bungalows to luxurious two-storey, four-bedroom, family homes, all of which are built on large plots with private swimming pools. Nernplabwan, is just one resounding success story. Typically of Green Field, the project has plenty of greenery, open spaces and a fantastic, well maintained communal area reflecting the true family feel that you get on all Green Field villages. The project was long regarded as probably the best village in the area, both in terms of location and build quality, although this accolade has now perhaps fallen to the newer Green Field Villas 4. Green Field Villas 3 on the Soi Siam Country Club Road offers a slight shift in design in line with the changing customer demands during the construction period.

residents’ security paramount. All four completed projects are excellently located for local amenities and access to central Pattaya. Project 5, currently under construction, is another example of the team selecting prime land that had been overlooked by competitors who feared it was too far out of town. However, the development is just 15 minutes by road from Central Pattaya with easy access to motorways to Bangkok and Rayong. Country feel International Schools are just minutes away, yet the quiet development has a country feel about it, despite its convenient location. The final design of the village is flexible and yet to be finalised, but construction is well under way with some homes already completed. Initially, the village was going to be exclusively houses of luxury two-storeys and fourbedrooms, but the team is currently reassessing this for a section of the village following overwhelming
demand for some of the previous designs. Whatever the final design and configuration, the village will be of the same high standard that you would expect from a Green Field project. The villages have continuously evolved to take advantage of modern building methods, leading edge materials and, of course, the latest technologies. You would be hard pressed to find another village in Pattaya – or anywhere else in Thailand for that matter – that offers the same state-ofthe-art facilities and finishing touches that are standard on Green Field Villas 5. As someone once said: “You should remember the little things, because one day they may become big things.” It really is some of the finer touches that make this project stand out from the pack. As to the future, many thought Project 5 would be Green Field’s last, but Paul is as ambitious as ever. The entire team is constantly looking for new opportunities to drive the business forward. With few changes

of personnel since day one, the team is extremely experienced bringing individual knowledge and skills to each project. Paul and Jan have taken care to pass on their expertise so that the business can continue to run smoothly and efficiently for years to come, with or without them. The long-term objective is for family members to take over the day-to-day running of the business along with long established employees. Selling fast Project 5 is already selling fast and with a strong, well-grounded business, the future for Green Field Development Co Ltd looks as bright as ever. This should reassure prospective buyers that Green Field quality will be around for a long time and give other developers something to aspire to on their own developments. After an extremely successful first 10 years, this is just the beginning for Green Field with many more years surely still to come. |

Heights build on Arcadia success

U
nits in the first of Heights Holdings’ Arcadia brand have just “flown off the shelves” according to a spokesman for the company. Indeed, such has been its success that the company have brought forward the launch of the third project under the brand. The third development will be marketed under the Arcadia Beach Imperial name and, as that hints, there will be strong Chinese influences in the look and feel of it. “We have sold more than 80 per cent of the first project – Arcadia Beach Resort Pattaya – in less than nine months which is incredible given there are well in excess of 1,000 units planned there,” said the spokesman. Add to that the fact that among other HH projects the Maldives is more than 75 per cent sold, Laguna Beach 1 is over 95 per cent sold and Laguna Beach 2 is 85 per cent-plus and you can deduce that the company is fast running out of units to offer. “So, to satisfy demand and to co-incide with high season, we have brought forward the launch of Arcadia Beach Imperial,” said the spokesman.
He added: “Sales in the second Arcadia project – Arcadia Naklua – are starting to pick up nicely. It’s in Soi 12 less than 50 metres from the beach. But it’s a completely different proposition to numbers one and three with just less than 150 units on offer.” Arcadia Beach Imperial will comprise five, eight-storey buildings incorporating up to 1,150 apartments. Current plans are for studios and oneand two-bed units in a modular design which makes it easy to combine units. Complimentary furniture Prices, which will include a complimentary furniture package, start at Bt1.149m for a 23 sqm studio (there are also studios of 24.5 sqm); one-beds of 30-37.5sqm start at Bt1.499sqm. And two- and threebedroom combinations can be created and priced individually. “Imperial will be in a great location off Thepprasit Soi 17 not far from our Laguna Beach Resort 2 and Maldives developments,” said the spokesman. “We anticipate great things from this our 18th project – only three of which (including Imperial) are yet to start construction.”
l For more information about Arcadia Beach Imperial or any of the numerous HH projects visit www.heightsholdings.com or ring 085 282 6454.
Arcadia Beach Imperial was due to officially launch as this magazine went to press. “It will be a nicely themed project with tranquillity and nature at its core. It will have a bold, classical Chinese design with amenities such as Zen relaxation pavilions and Orchid gardens,” added the spokesman. “The plot is nine rai and more than 50 per cent will be devoted to the large, meandering pool and recreation facilities. “Imperial will have some awesome features for example there will be a finger-scanning entry system on the steel-core security doors on each apartment,” added the spokesman. There will be an Asian fusion restaurant in the middle of the complex close to a fully-equipped gym. Construction is expected to start in Q1 2016 and complete at the end of 2017. If you don’t wish to wait quite that long there is still limited availability in the first Arcadia. “Prices there are about to go up so those interested in the last 20 per cent of units in Arcadia Beach Resort Pattaya would be advised to act soon,” the spokesman concluded. |

Pattaya in my rear view mirror Top five things I’d miss about Fun City if wanderlust were to prove too strong

n occasion, I get obsessed with numbers. The other day I was adding the years where I’ve spent big chunks of my life. I was not surprised to discover more than half of my adult life has been spent overseas. It started with the four years I spent serving the US military in Europe. The first chance I got to jump the big American ship and live outside my country of origin again, I took it. Some 80 per cent of my expatriate addresses have been in Thailand, but I do jump around quite a bit. More internal number crunching revealed that my average stay in each new town or city was a little more than three years. Even when I lived in the place I consider my hometown back in the US, I moved around within a hundred mile radius and rarely held the same address more than three years. I’ve moved back to Bangkok three times. In Phuket, I lived in three different houses in three years. None of those numbers surprised
me. My late great mother used to say, “Wanderlust is terminal.” I just like to move. It is a nomadic streak inherited from both my parents, I’m afraid. But one number stood out and startled me. As of this year, I’ve continuously lived in Pattaya longer than any other metropolitan area; six years. That’s double my average. No wonder I’ve been itching to get out of here. For the past few months I’ve done nothing but complain about how “over” this place I am. Secretly I know it’s all a big smokescreen masking the fact that I’m just a wanderer; Pattaya has nothing to do with it. I’m not tired of Pattaya … I’m tired of me in Pattaya. But what remains a mystery, is why I can’t seem to get away. I’ve spent a significant amount of time and money researching places to move. Chiang Mai is too boring and has no beach. Hua Hin has a nice beach but is even more boring. I moved to Bangkok last year and it lasted two months.
I’m not tired of Pattaya … I’m tired of me in Pattaya. But what remains a mystery, is why I can’t seem to get away.
I considered other countries in the region. Cambodia is too third world. Laos is practically fourth world. Vietnam has a lot going for it, but its cities are way too frenetic and I’m not sure if I still have the brain capacity left to learn yet another difficult language. The Philippines has moments of brilliance, but it’s dangerous, the food is dreadful and with more than 7,000 islands you spend a lot of time in boats. I hate boats. It has occurred to me that I’ve become “attached” to Pattaya. And, by “attached”, I mean there are things I would miss if I had to move away. Last week I drove up to Bangkok to attend a friend’s 60th birthday party. Just when I ramped up to get on the motorway, I looked in my rear view mirror and saw the Pattaya skyline in the distance getting smaller. In an uncharacteristic flash of melancholy, I began to day-dream about what I’d miss about Pattaya if I had to leave and never return. Here for your entertainment is the top five things I’d miss about life in Fun City. How’s the weather? After recently spending six weeks in the US, I was forced to remember what nasty weather is like. Oh it was the middle of summer and hotter than the devil’s backside, but the volatility of late summer weather in my part of the country was on full display. Vicious lightning, wind and rain came out of nowhere and
breathe outside due to field burning. And Bangkok? Again with the numbers; there simply is not enough oxygen in the atmosphere to allow all the people in Bangkok to breath at the same time. I refer to the outdoors atmosphere in Bangkok as “people soup”. Warm, mild … sea breeze every day; that’s what I’m talking about. For sure the weather makes my top five “Things I’d miss about Pattaya”.
TV weather
Did ya eat the food? I’ll never forget the return trip to the US after my first visit to Thailand in 1999. On the flight between Tokyo and Minneapolis, I sat next to a middle-aged American couple returning from a three year stint in Thailand because the husband’s employer had posted him to Bangkok. The wife saw me taking Baht out of my pocket and immediately asked: “Were ya in Thailand?” I informed her that I had just spent two glorious weeks in the Land of Smiles and couldn’t wait to get back. “We lived there three years,” she offered. “Holy Geez … did ya eat the food … did ya drink the water?” Apparently, this woman had spent the entire three years eating burgers, pizzas and KFC. She had spent three years without drinking anything with ice in it. She was terrified of Thai food citing everything from unbearable spiciness to parasites as her reason. I just smiled sweetly and announced “Madame, I consider the food in Thailand to be the second

most persuasive argument for going there”. At that point, the inquisition ended. Here in Pattaya we are more than spoiled. First of all, if you like Thai food … and I mean really like Thai food … Pattaya is paradise. As with most tourist towns, almost nobody is from Pattaya. Thais come from all over to work in and around the tourism business as well as the industrial parks near Laem Chabang and Maptaput. So, we get to enjoy Thai cuisine from all over the country. I’m particularly fond of the food from the deep-south with its Muslim-inspired curries and super spicy salads. The Laosinfluenced Isaan cuisine is in great supply as well as is all manner of fusion. And, for a shameless seafood lover, Pattaya is definitely hard to beat. When my family came to visit from the US I took them to a classic waterfront Thai seafood restaurant. When my uninformed brother studied the extensive menu and asked “Is it fresh?” I had to chuckle and say, “No man … it’s alive!” Pattaya continues to tempt our palates with cuisine from outside Thailand … in fact from all over the world. From Five-Star Italian to French café to Lebanese to good old American steak houses … I can think of no cuisine that is not represented somewhere on the Chonburi Coast. Armenian food? Got it. Iraqi, Ethiopian, Brazilian, cuisines? Got them too. Tacos? Got

at all times of day. TV weather reporters come on the news every morning with a silly smirk on their faces knowing they had a snowballchance-in-hell of presenting an accurate forecast. If it’s cold outside you can bundle up. When it’s hot you need to make sure you stay properly hydrated. When it’s raining sideways and lighting is striking right outside your door every 11 seconds … well there’s no “preparing” for that. You run, hide and live in fear until it is over. I’d wager a fair amount that most people who spend a lot of time in Pattaya place the warm, mild weather high on their list things they love about the place. But mostly, it is the “warm” part of “warm and mild” they consider. Me? I’m all about the “mild”. I can count on one hand the number of times I’ve felt “threatened” by the weather in Pattaya, but I’m from Orlando, the lightning strike capital of the world. In Pattaya it rains in the rainy season. It’s hot in the dry season. Occasionally we get a gully-washer and the beach roads flood. But we don’t have many weather related fatalities in these parts. Even when you compare Pattaya to the rest of Thailand, the weather is still better. Phuket is too damn hot and actually experiences monsoon conditions during the rainy season. Chiang Mai is quite nice with a cool season and mild temperatures the rest of the year. Unfortunately, they have about two months per year when you need to don a gas mask to

’em. Indian … got it. Fancy a pint and a pie? Got a lot of that. The food scene in Pattaya has the trio of attributes everyone associates with a world class restaurant city. Variety, quality and convenience. It doesn’t matter if you want a sit-down five-course extravaganza or just want to grab a bag of fresh pineapple for Bt10 … it’s all here and tasty. For me not to miss all the food choices available in Pattaya, I’d have to move to a much larger city anywhere else. Pattaya certainly punches above its weight in the culinary department, so I’ll have to keep “Food” pretty high on my list of things I’d miss about living here. Can’t make up your mind? The food scene in Pattaya is great example of what really makes Pattaya such an easy place to live … Choices. In Pattaya, one doesn’t wake up and wonder “what can I do today?” It is hard to get bored in Pattaya. Here, we sometimes get frozen by indecision from having too much choice. If I want to sit on a beautiful beach, sip coconut water under an umbrella and contemplate the vastness of the universe, Pattaya offers up several nice places to do it; Bang Saray and Ban Amphur come to mind. If I want to hit the gym to get my heart pumping, get a massage for US$12 and see a movie in a state-of-the-art theatre, I have several options available to me. If I want to drink beer, get sunburned and tell lies all day … I can choose one of the 60 golf courses in the area or charter a deep sea fishing boat with friends. Anything you can do in, on or under water is available from scuba diving to windsurfing. For guys like me who simply must be near the water to feel alive, Pattaya is perfect. What’s more, we get more stuffto-do added all the time. Car races, polo matches, water parks, bike races, sailboat regattas, volleyball tournaments, marathons, professional tennis tournaments, yoga schools, dance classes, music festivals, food festivals. And that’s
Pattaya certainly punches above its weight in the culinary department, so I’ll have to keep “Food” pretty high on my list of things I’d miss about living here.
just the “stuff-to-do during the day” list. We all know about Pattaya’s legendary nightlife, but even the range and scope of that has changed drastically and continues to morph. Family-friendly pubs, trendy and hip couple-oriented bars, and cozy little listening rooms catering to a wide variety of tastes open on a weekly basis. Chances are, there’s a place to hang out in your neighbourhood offering a relaxed and enjoyable atmosphere, whatever that may be. From water parks to ladyboy shows, it doesn’t matter what you want … it can be found in Pattaya. For sheer variety of entertainment and distraction options, “Choices” definitely makes my top five reasons I would miss Pattaya. Thailand … who would want to live there? All that good weather, scrumptious food and things to do are great, but any paradise can turn into a palm tree prison if you don’t have the “P” factor. I’ve written about this before and I’ll do it again here. Put simply, Pattaya has the most eclectic group of individuals claiming to be residents I’ve ever seen. The people-watching on Walking Street is certainly world class, but getting to know the people who actually live here is even better. When I open the “Contacts” folder on my phone, I count more than 10 countries that are represented on my list of friends, acquaintances and business associates before I reach the “Js”. To know that many people from that many countries back in
the US, I’d need to have a job with the Bureau of Immigration. And, it’s not just different nationalities that make it interesting. Pattaya is home to all walks of life … as my dear old Dad used to say, “Eighteen to eighty … blind, crippled and crazy”. I know retired folks both young and old. I know self-made millionaires. I know down and out bums. I know movie actors and rock stars. I know bikers. I know lawyers, and welders and airline pilots. I have like-minded individuals to commiserate with. I know people with different points of view I can argue passionately with. A few years ago I was having dinner with some Ukranian friends at a little Italian restaurant. I spoke English with the husband, who translated my third of the conversation into Russian for his wife. Being half-Italian, the wife spoke to the owner of the café in Italian. I spoke to the owner in Spanish because I can’t speak Italian, but he speaks Spanish. That’s how we roll in Pattaya. When you want to know what “globalisation” looks like … book a trip here. After six weeks in the US, I realised I’d miss that. My home town boasts a pretty eclectic group of residents, but for some reason they cluster in certain parts of a very spread out city. My chances of meeting a Thai person, or a Belgian or any incarnation of a Russian are very slim. To a lesser extent, I’d suffer the same fate in other countries in the region. Expats I’ve met in the
When I say
So, how’s the freedom? Climate, food, things to do and interesting people all sound like legitimate things to miss. They are all definitely on the top five things I’d miss if I had to leave Pattaya. But without a doubt, the top spot goes to good old “Freedom”. When people ask me that stupid question: “Why did you move to Thailand?” I always give them my stock, but true, answer. “I’m an American and was raised to believe a person should live in a free country … now I do.” Even under military rule Thailand feels freer than my country ironically known as “The Land of the Free”. Do you think you just walk down a side-street in America and buy a bag of pineapple for Bt10 and go on your merry way eating it? That poor street vendor would be arrested and charged for violating all manner of health and hygiene statues, fined and forced to obtain a half dozen unobtainable permits to reopen. Do you think I could have a beer in public at 9am on a weekday

without drawing a scornful stare from people I don’t even know? God help me if I were to be seen dating a woman more than 10 years younger than myself. Pervert! While in the US on holiday, I was challenged by a fellow American when I made the statement: “I live in Thailand … a country much freer than this one”. Oh, he went on a tirade about life, liberty and the pursuit of happiness, but I countered with one single argument. “You can pee outside,” I said. Stunned and amazed I showed him a picture on my smart phone of a typical men’s toilet at a Thai gas station. He shut his well-fed American mouth and began to dream of a day when he would live so free. “You can pee outside,” he kept mumbling. When I say “freedom” I mean freedom to live a better life. I mean freedom to do as you please. If you aren’t hurting anybody or insulting the royal family, life here is pretty carefree. For sure “Freedom” would top my list of things I’d miss about Pattaya and Thailand in general. But, perhaps I’ve solved my own mystery. With all these things going for it, why on earth would I even consider leaving Pattaya? Maybe it’s because it is so easy to live here. Maybe I’ve translated “easy living” into a feeling of being “unchallenged”. During my first years in Bangkok, it was definitely a challenge to learn a new culture in an absolute monster of a city. When I lived in Phuket, I chose to live in a remote part of the island and take on the task of building
houses for the first time. There were days when I felt like a contestant on the realty series “Survivor”. By the time I got to Pattaya everything seemed so easy. Every third Sunday morning I meet my Norwegian eating partner for Bloody Marys at Tigglebitties. We catch up on our respective Pattayan lives and end up putting on a seafood eating clinic at the Glass House on Na Jomtien Beach. When I need my apartment cleaned and my laundry done, I casually mention it to the staff on my way out of the building and I know it will all get sorted in the next few days. I’m probably writing this from poolside at the Jomtien Sauna about to order a Bt90 lunch and hit the herbal steam room one more time. You see what I’m saying ? Life is just too easy here. I guess some people get used to it. Me, I’m a fidgety nomad. Again with the number crunching, I decided to count up how other cities I’ve lived would match up to Pattaya in the “miss you” category. After doing the math, I didn’t find a single place I can honestly say I miss … not one. Yet I find it necessary to cut the list of things I’d miss off at five for Pattaya so as not to go on and on. Perhaps the real solution to my Wanderlust itch is to head north and see Pattaya in my rear view mirror every now and then. Moving just for the sake of not standing still seems sillier all the time. I concluded that the kooky mix of folks we have here in our little fishing village is quite unique and worthy of making my top five of things I’d miss about Pattaya.

couple of issues ago, we had got to my deciding that a Toyota Crown was not the best look for a racing driver doctor. I needed something different, something out of the ordinary. That was a secondhand Citroen CX 2200. Now I should have been warned, having previously had a Citroen 1220 Club, that to really understand a Citroen you have to be French. I am not French. Show me another vehicle which warns the driver that there is a catastrophe in the braking department by flashing a message across the speedometer saying “Stop! Brake failure!” How? Mr Citroen. How? Green fluid There is also another quirk to the bigger Citroens, they don’t have springs, they have strange green spheres containing an even stranger green fluid. The green system is pressurised when the engine is running, and that’s when you see a Citroen rising onto four wheels, like a camel getting off the desert floor.
A Porsche 911 similar to the one Dr Iain owned. Sorry, the picture library was fresh out of hot pink ones.
That’s when the green god allows it. I returned to the Citroen one day to where I had left it in the hospital car park. It was sitting on the ground, marooned in the middle of a lake of magic green fluid. A hose had burst so the suspension didn’t and ditto the brakes. Citroen finally broke a timing chain, which was the end of its life with me. A starry-eyed Citroen enthusiast towed it away and out of my life. Now was the time for me to really indulge myself and a secondhand Porsche 911 was bought in Sydney. I had made the trip with a Porsche mechanic to check out any likely cars, and my wish list was simple – a 911 Targa, 5-speed manual gearbox, straight and low kms, and preferably black. Eventually we found one which had everything I wanted – other than the colour. It wasn’t black, it was hot pink! Honest to God, hot pink was a factory colour for 1973. I rang my panel shop, told them to order in enough black paint for a total respray, and told them to expect the car on Monday. The colour was so lurid I even refused to drive it back to
Brisbane, but put it on a transporter with instructions to drop it off at the panel shop. It was after this that the fun started. On the Monday the panel shop rang to ask where the car was. I rang the transport company who said they had already dropped it off – but where? Eventually we found it, where it was sitting at the wrong panel shop 25 km away. I was hooked After a 25 km taxi ride I was to drive the car to the correct panel shop. Feeling like a fairy I drove the hot pink Porsche to the shop and it was too late. I was hooked. When you sit inside the car you can’t see the outside colour and driving the Porsche was just so exhilarating, it almost took a crowbar to get me out. I was in love with a hot pink Porsche. That car was the best car I ever owned. I drove it for another 100,000 km and nothing went wrong and nothing broke. I had it for three years and I’ll tell you another day why I sold it!

Closer to Nature The Green Eco-Friendly Village
Green Cascade is a Green Eco-Village concept of living, embedded with innovative architectural design inside a community-style village of modern condominiums and villas.
Quiet and peaceful, there’s no traffic within the heart of the resort. Buggies will carry you and your luggage to your home, the perfect, safe environment for children and families.
“Closer to Nature” Green Cascade combines the classical Thai resort with contemporary, modern homes. The architect has found a balance between comfortable ergonomic living spaces and the natural surroundings, expressing the natural beauty inherent in the materials and the location.
Green Cascade features a variety of residential villas, houses and condominium apartments in sizes to suit your needs.
Residents will enjoy the harmony of Thai nature all round with magnificent views of lush tropical landscapes; horizons of mountains; only minutes from the sea and five minutes’ drive to the magnificent Sai Khao (White Sand) beach.
Amazing resort-style facilities include seven swimming pools, children’s pools, children’s playground, club house, lake and bicycle lanes. We invite you to be our partner in the amazing Green Cascade. Illustrations are architects renderings and may be subject to change. They show Pool Villas (top) and Lake Villas.
