But I will persist. I want to comment on the passing within the past fortnight at the age of 93 of a gentleman named Benjamin

Crowninshield Bradlee, better known as Ben Bradlee. If you were born outside the United States of America I guess you might be forgiven for saying Ben Who? But for Americans of a certain age – and journalists worldwide – the man with the amazing middle name will be long remembered as the executive editor of the

Washington Post who had the courage to withstand enormous pressure from his government to publish the series of articles that exposed the Watergate Scandal. History tells us that the revelations of Bradlee’s reporters Bob Woodward and Carl Bernstein (or WoodStein as they

Nixon. Pause to think about that ... the stories compiled by a couple of good reporters led to the downfall of the then most powerful man in the world. In the movie about the scandal, All the President’s Men, Bradlee was played by Jason Robards in an Oscar-winning performance for best actor in a supporting role. In the film Bradlee (Robards) utters the words: “Nothing’s riding on this except the, uh, first amendment to the Constitution, freedom of the press, and maybe the future of the country.”

Now I have no way of knowing if Ben Bradlee did actually utter those words but I would like to think that he did as they summed up the situation well. I don’t wish to play down the excellent work of the reporters Woodward and Bernstein but in my mind the fact remains that without the courage and trust of Bradlee their stories might never have appeared. In a TV interview after Bradlee’s death Woodward described him as “possibly the greatest editor of the 20th Century”. I’ve had the privilege of working with a few top editors in the UK but I doubt if any of them would begrudge Bradlee this accolade. Journalists in general are a much maligned bunch and I wouldn’t contend for a second that there are no bad apples in the barrel but I feel that the work of Bradlee and WoodStein raised the bar for, and value of, quality reporters to a whole new level and I’m grateful to them for that. It may be cynical of me to say this but, somehow, I can’t see their investigative work ever being repeated here in Thailand. When it comes to trying to say something meaningful about the crazy things that happen in this country I admit I go missing. Oh for a little of the courage of Benjamin Crowninshield Bradlee.

Show attracts the buyers Developers report many sales and prospects

More than 1,240 buyers and investors attended the 2nd Pattaya Property Show held at the Dusit Thani Pattaya on October 3rd-5th. In excess of 60 exhibitors took part including leading local developers, realtors and property media. The show was officially opened by Pattaya City’s deputy mayor, Khun Ronnakit Eakasing. T&C gain entrepreneur award Pattaya South-based brokerage Town & Country Properties gained top honours in the Property Class of the recently introduced Expat Entrepreneur Awards which were handed out in Bangkok recently. The awards were organised by Big Chilli magazine and Bangkok Now (BNOW Co Ltd), the networking community based in the capital. T&C managing director Cees Cuijpers, who accepted the award, said: “It’s always nice to have your efforts recognised by others and I would like to say a big thanks to the organisers of the event.”

A mega new project from

he Riviera Group recently announced that their new launch for high season will be their biggest project yet. At a little more than 67,000sqm The Riviera, Jomtien will be one of Pattaya’s largest single buildings. It’s not just large, it’s mega large, comprising a single 46 storey tower housing 1,053 units along with 25 commercial units on the ground. The Riviera Jomtien follows hot on the heels of the success of The Riviera Wongamat Beach which was launched last November. Last year The Riviera Wongamat Beach burst into the property scene with a dramatic showroom the likes of which Pattaya had not seen (and a considerable price tag to go with it). The project became an instant success and, according to Winston Gale, owner of Riviera Group, it is now marching on towards being 85 per cent sold with three more years until completion of the project. So it made common sense that a winning formula be brought to the ever-expanding Jomtien area with the aptly named “The Riviera, Jomtien”. But that said, to me the risk seems enormous, let’s just look at the project and numbers. In context According to Winston, the building itself is “just over 67,000 sqm”. To put this in context this makes it 40 per cent larger than The Palm (the award-winning project that Winston developed in partnership with Nova Group) and 10 per cent larger than The Riviera in Wongamat Beach. With a total project value of Bt3.8bn, this is certainly a colossal undertaking, especially given the recent months of political woes and noticeable drop in foreign interest in the real estate market. So I asked Winston a few questions about the project. REm: “Winston, good news travels fast, I hear the term ‘hot cakes’ being mentioned in the same sentence as ‘The Riviera, Jomtien’, what’s actually happening?”


WG: “Yes it’s been a very busy period for us. We felt confident with what we were launching, but as you are aware, it’s a significant size of project and so the risks are therefore greater, too. “That said, we are pleased to say that in the first three weeks of marketing the project in a relatively low-key manner, we were still inundated with agents, investors and individual early buyers wanting to buy units. “As of today, we are 52 per cent sold and so are delighted with the uptake and response to the project and the way the Riviera brand has carried forward.” REm: “That’s a crazy amount of sales in no time at all especially given the market’s mood currently. Why do you think that is?” Highly delighted WG: “Well we were surprised too. We reached 50 per cent sales at The Palm in six months which was quick given the recovering political situation back then, the same 50 per cent was achieved at The Riviera last year in four months and we were highly delighted. But this time for The

Riviera Jomtien in just three weeks to achieve the same 50 per cent of sales, that has been incredible for us. “The feedback from the buyers is that they really liked what we did at the original Riviera, and so when they heard about possibly another Riviera project coming, they simply waited for it. “It’s good brand building for us because so many of these buyers are Thai and it is not easy to gain their trust without using a name like CBRE as we did last year.” REm: I’m aware you’re also building another large showroom. Will this have the same look as the existing Wongamat one and are you spending quite the same amount as before? WG: “Yes, again were going to great lengths to do something special with the showroom and, of course, the costs are not cheap to achieve this. It’s based upon the same format as before, but we intend to try and keep things fresh and develop ideas further. “Similar expenses as our Wongamat showroom but our buyers are expecting us to deliver something unique and special again, so that’s

precisely what we are aiming to do.” At this point it’s worth noting that I have seen the Riviera Group’s Facebook that shows weekly updates of the showroom’s construction. In fact, interestingly, they even have an extensive album of pictures showing The Riviera Wongamat’s showroom construction from a green grass field to the night before it opened – all 130 photos, it’s a quite fascinating photo project. REm: “I see you have a Brand Ambassador and a famous one at that (Metinee Kingpayome). Why the shift from a pretty, unknown model in the original Riviera to a household face and name for the new one?”

Strategic move WG: “It was a strategic move of course. When you want to move a concept onwards and upwards, you have to keep changing and developing ideas. “The move to get a famous face aligned to the project was one of these changing and developing ideas. Foreigners may have no idea who she is, but you are right, she is very famous to the Thai audience and that suits us nicely.” |

G Land flies high with The Super Tower By the year 2019 Bangkok will be home to the tallest building in ASEAN and one of the world’s top 10 skyscrapers. Aptly called The Super Tower, it will be built by Grand Canal Land Public Company Limited (G Land), one of the country’s leading property developers. The Super Tower will stand 615 metres tall and have a total of 125 floors. It is positioned as not just a world-class attraction but also ASEAN’s new economic hub. Yotin Boondicharern, chairman of G Land, said: “Spanning more than 320,000sqm of construction area, The Super Tower is going to be the main building of The Grand Rama 9 that has already had numerous facilities. “At present, The Grand Rama 9 covers 73-rai, with a total construction area of 1.2m sqm, which can serve 200,000-300,000 people per day, under the Bt100bn investment budget.” The project will be at the heart of the Rama 9 Intersection, off Ratchadapisek Road, next to the MRT Phra Ram 9 Station, the BTS Asoke Station, Airport Rail Link, and Sirat Expressway.

There are many elements within The Grand Rama 9. former brother-in-law of mine (unfortunately there has been more than one) used to have a favourite saying which went along the lines of: “You get what you pay for in this life.” As I am sure it is abundantly clear to you what he was saying was that, if you are prepared to settle for second best, that is exactly what you will get. I am reminded of his adage when I think about green, eco-friendly matters in relation to property developments. Essentially my feeling is that if buyers do not ask for environmentally friendly measures in the condos and houses they purchase then they are not going to get them. You get what you pay for! Consider the position of any developer. I’m confident that most, if asked, would say that they would like to incorporate more green elements in their projects. But they have to perform a balancing act between “greenness” and being price competitive. No developer – especially those with shareholders to answer to – is going to go totally green if he feels he cannot then compete on price. But, slow up a minute, does green have to equal more expensive?

An unequivical “no” is the answer I received from Elmar Kleiner, whose OIA (Office for Interior and Architecture) company in Jomtien have devised the masterplan for the Green Cascade project at Bang Saray. Given the measures incorporated in Green Cascade I believe they more than justify the use of the word “green” in their name. When talking to Elmar he explained why some of the suggestions his company made on Green Cascade have little or no price implications. Buildings orientation “Take simple measures such as the orientation of the project,” said Elmar. “By siting the buildings at a certain angle to make the best use of breezes off the sea we can make big savings on other cooling devices such as the use of air-conds.” He added that public corridors in condos are much better not enclosed for the sake of cross ventilation, energy saving and projects can even save on an unnecessary cost of some windows by doing so. Green Cacade will be built on 27 rai of land some two-three minutes away from the beach. It will comprise around 500 condo units in seven

buildings measuring just five storeys high. So it’s “not so dense” as one of the developers put it. In addition there will be 112 houses on the project, many of them set around an existing lake or alongside 11 other water features. On the edge The condo units will be built on the edges to the north and west of the project to ensure they do not block off the sea breezes. Simple, but effective. When creating the communal corridors going past the condo units even the shading from the sun has been taken into account. That’s how “green” OIA and the developers want Green Cascade to be. So what of other green measures? Well, all the car parking at Green Cascade will be around the edge of the development so no exhaust fumes where the children might be playing. The plan is for a solar-powered cart service to ferry residents to their units if they are carrying heavy items such as luggage. Add to this the extensive use of LED lighting, the price of which is coming down rapidly. LED may still be more expensive when compared to conventional lighting but the savings

Not many companies in Thailand are capable of analysing lifecycle costs in a meaningful way. There will be some 16 Lake Villas of 154 sqm, 24 Pool Villas of 126 sqm, 22 Garden Villas of 100-150 sqm, and 25 Townhouses of 84-125 sqm.

Initially they cost more but they soon pay for themselves in savings on the electricity bills and they have the added benefit of being noticably quiter. Trust me, I’ve got a couple. My wife was initially unhappy with me for paying more for them but now, like the invectors themselves, she remains very quiet. OIA have recommended the inclusion of solar panels to supply the energy to heat the water for the kitchens and showers. Also rainwater will be recycled for use in toilets and irrogation. hai massage, when performed by trained professionals and in the right surroundings, is truly an envigorating and enhancing experience and one I regret not engaging in more often. So I was especially pleased with myself when in between breakfast and lunchtime meetings in the Jomtien area recently I found the time to fit in a two-hour “stress-busting” session at The Oasis Spa. For those not familiar with The Oasis it nestles within the gardens of the Chateau Dale complex off Thappraya Road, Jomtien. It is not the sort of place you just happen across while out walking. You have to know what you want and where you are going. Though, that said, I believe they run a minibus service to take hotel residents to and from the spa so walking need not enter the equation. In such a small space it it simply impossible to list all the various treatments but I feel it is accurate to say that the spa has an answer for most needs and budgets. Take their Signature Massages as an example. These range from an Aromatherapy Hot Oil Massage lasting an hour at Bt1,350 to The Voyage of the

Golden Lanna, a “musical masterpiece” lasting one-and-a-half hours for Bt5,900. they also provide a Four Hands massage (pictured) priced at Bt2,500 for the hour. It should be noted that service (10 per cent) and VAT (seven per cent) are added to these figures. I chose a King of Oasis Massage which is mainly aimed at men (there is also a Queen of Oasis one). The King is priced at Bt3,900 but when you add the ++ it works out at a little more than Bt4,500. It combines Thai massage with aromatherapy techniques and is unofficially labelled “stress-management” Thai style. I would not argue with that. Oasis Spas have a deserved reputation for quality. They also operate in Bangkok, Chiang Mai and Phuket. The decor at the Pattaya spa is excellent and when you enter you know you are in for a pleasant and relaxing experience. Many people buy gift vouchers for loved ones to attend the spa as a special experience for a birthday or other notable occasion. Me? ancer is still a word which induces fear. And in many cases, rightly so. Cancer can be a killer, but not always so. There are many people who have had cancer and lived to tell the tale. My dear old mum had cancer of the womb and ended up having a hysterectomy before she was 50 years of age. She is now 91, so I think we can safely say the operation was a success! The treatment for cancer is classically surgery, chemotherapy and radiotherapy. Much depends upon the type of cancer, and how long it has been growing, and how far it has spread. This can be a single modality, or combined. There is also much work being done with the immune system and cancers, with a vaccine for some types of cancer on the horizon. However, I came across an article the other day referring to advanced breast cancer survival rates and

compared two similar kinds of cytotoxic drugs. The end result of the study was that Drug A was more effective than Drug B, but had significantly more side effects as well. Reading further, it was reported that Drug B extended life by 13 point something months, while Drug A had the sufferer living 15 point something months, however the downside to these two extra months included mouth ulcers, infections and low blood counts. However, the researchers had come to the conclusion that Drug A was best. Best for whom? I ask you, best for whom? In my book, it wasn’t the patient! Yes, it’s my old hobby horse – the Quality of Life. What is the point of saying you can have Drug A, to give you two extra months of life, when that is a life of misery? One thing is for sure, I will put my last baht on the fact that none of the research team took either drug! At least

the famous medico John Hunter gave himself syphilis to try to find the cure. And it wasn’t the ‘fun’ way, but self-administered syphilitic pus. You won’t find that kind of dedication today, even though some people would call it foolishness. We must never forget that in all our research we are not dealing here with body cancers – we are dealing with patients that have cancer! We, the medical profession, must treat the whole person, not the disease. Now I mentioned breast cancer earier in this item for a couple of reasons. One is the fact that screening tests can be done, and I would suggest that all you ladies over the age of 40 (or over the age of 30 if your mother or a maternal aunt died of breast cancer) should consider annual mammograms in addition to your monthly breast self examination. Think well, and stay well.

Hound stumbles onto a house of fusion curries are available; even a dish called “deep fried spare ribs” which had The Hound completely intrigued. The Hound played a little safe by ordering an appetizer version of goong chai nampla (raw shrimp with lime and garlic). The presentation was spectacular and each shrimp had its own individual spoon perfectly topped with a slice of garlic, chili and mint … tail wagging good. Rib-sticking combination For a main course The Hound chose a braised lamb shank with masaman curry. Nothing goes better with a southern Thai curry like lamb and The Hound quickly made a fool of himself with this rib-sticking combination. The dessert selection ranged from fruit and cheese plates to fried ice cream and bananas. With a little help from the friendly waitress The Hound chose the Honey Toast with a double espresso. The Toast was like a lightly fried pound cake drizzled with honey and filled with cream accompanied by melon balls, ice cream with a small little slice of green apple. Everything was fresh. Everything was tasty. The food and service at Wine Village Hip Restaurant are great things to stumble upon. |

very now and then, The Hound tries a new place on a whim and gets pleasantly surprised. That’s what happened this month when he dragged his hungry carcass into a sparkling new bistro located on the very end of Royal Garden Plaza across from the Marriott. Wine Village bills itself as a hip restaurant and bar, but The Chow Hound isn’t so sure he agrees. The word “hip” usually implies that form is going to outshine function and the food is second to the atmosphere. That’s the opposite of what The Hound discovered. To be sure, The Hound thought the décor was kind of a cool fusion of neo-classical and eclectic Asian looks. In fact, the décor actually foreshadows the adventurous menu. White tile floors with marble table tops and crocodile skin chairs. “Elegant yet casual” or “upscale funky” is how The Hound describes the feel. Since it’s called Wine Village, The Hound figured the wine list should be substantial. Again he was surprised as the list isn’t pages and pages with prices escalating as you go along. On offer are whites and reds from California, Argentina, Chile and France. Prices range from extremely affordable to still pretty affordable. The Hound chose a California Chardonnay that was the house wine. A healthy pour of the perfectly chilled white arrived in a cut crystal glass. The Hound warns, if you are an indecisive person or easily overwhelmed by image after image of tasty food on a menu this may not be the place for you. The Wine Village has one of those menus that may have you asking: “Do they really have all this stuff?” Several duck dishes, lots of Asian fusion dishes, wagu beef, foie gras with scallops, pork chops, lots of Thai-inspired salads and

y late next year the Pattaya beachfront between Sois 5 and 6 will have undergone a major transformation with a three-storey retail project – mainly specialising in food and beverage – being built there. It will be called The Bay and it represents phase one of a larger mixed-use vision that will be developed over the next five years encompassing hospitality and residential on a 23 rai block of land stretching from Beach Road to Second Road for a total project value of Bt5bn. The people behind the bold move to rejuvenate the area are Kingdom Property, the company best known for their Southpoint condo project on Pratumnak (see panel on facing page). They have been appointed to oversee the development of The Bay on behalf of the owners Beachfront Capital, with financing provided by Krung Thai Bank. New experience As Kingdom’s chief executive officer Nigel Cornick said at a press conference to announce The Bay: “It represents a new experience for us. To date I have mainly been involved

in condominium – not retail – projects here in Thailand.” Behind the The Bay there is an existing hotel, Hotel Selection, which will also be upgraded as part of the overall plan. Construction work on The Bay, which will occupy three rai of the site, is scheduled to start this month. It will offer 6,800 sqm of retail leasing space along 100 metres of Beach Road frontage. There are several key features of the project. The generous set-back from the road will allow for an extensive ground floor plaza area of 1,800sqm that integrates the retail space with its beachfront location, providing an ideal space for events, festivals and concerts. The plaza will help attract customers for tenants and establish it as a destination in its own right. A spokesman for Kingdom said: “It is our hope that City Hall will make the plaza the focal point for some of their events.” Car parking for The Bay will be in the basement which Kingdom see as a big plus. Those familiar with the area will know that places to park are at a premium there.

Ongoing rejuvenation “It is very exciting to work with RDG, a pioneer in retail design in Thailand,” he said. “We have significant experience developing property on the Eastern Seaboard over the past decade and we are pleased to contribute to the ongoing rejuvenation of Pattaya. “We believe in the longterm strength of Pattaya and its development as a major city and as a family destination. I believe nowhere is SE Asia can compete. The Bay will ideally suit these conditions and will be outstanding as a premium dining and leisure destination when it opens this time next year.” Unit sizes in The Bay will range from an 80sqm space to 1,200sqm for the rooftop. The retail development will be well placed with some 10 branded hotels within a 500m radius of the site.

The 672-unit condominium on Pratumnak Hill, features two towers of 30 and 20 storeys. It is anticipated that Southpoint will start to transfer to buyers in the fourth quarter of next year.

overnments around the world should issue a travel warning on Pattaya saying visitors should keep their car windows rolled up all the times as real estate developers have been known to run up and throw a property title in the car. People who’ve never been to Pattaya think tourism is our main industry, but the honest truth is real estate is our primary source of wealth and economic growth. As I write this column, I sit in my Jomtien low-rise surrounded quite literally 360 degrees by pile drivers and construction cranes. I predict we will one day have more condo buildings than beer bars. High-rise, low-rise, villas, houses, townhomes, smart-houses, studios, mansions … it can all get pretty overwhelming. If you are new to the area, or just new to the idea of owning a property here, how is one to choose? Adding to the difficulty factor is the mélange of marketing material

aimed directly at the prospective property buyer’s ego, self-image and wallet. Gorgeous models and rakishly handsome men lounging and drinking champagne in their 99th floor sea view penthouse Jacuzzis adorn the pages of magazines, brochures and billboards. One is expected to believe that for the incredibly low price of Bt999,000, they will be transported to a world of lavish luxury and international intrigue. Yours truly has been guilty of gilding the lily and hyperventilating the hyperbole while describing various real estate projects in the pages of brochures and space ads. Pattaya is an easy sell. Paint a picture that transports the reader to their own private little slice of paradise and practicality usually takes a backseat to desire. But that’s not what we are going to discuss this month. Developers, agents and especially advertising executives are paid to paint a pretty picture and tell a good story. Let us discuss the crux of the issue. Let’s

talk about properly aligning your property purchase priorities shall we? Yes, yes … I know it all sounds so grown up … and after all we’re here to have fun aren’t we? Rude awakening And therein lays the danger of buying real estate in Pattaya. Beware of buyer’s remorse. Some property purchases can seem like waking up in a Las Vegas hotel room hung-over and married to a hooker. Through bleary red eyes you find yourself looking in the mirror and asking, “My God … what did I do?” Pardon me for this rude awakening: Houses and condos are concrete and wood and glass. They are piles of tile and gypsum board and tangles of electrical wires arranged in artistic patterns to please our senses. They will not resolve your “mommy issues”, replace your thinning hair, reduce your bulging waistline or save your marriage. You will not magically become the guy on the billboard with the supermodel wife just because you bought a sliver of air in a prestigious building. If you purchase a property because you think it will raise your social status or make you more attractive to the opposite sex or cause others to like and/or envy you … you have a distorted sense of priorities and should keep you money in your pocket. But fear not; prioritising the


Finding your special purpose Don’t let developers or agents tell you what you want or need to buy. Sit down, be honest with yourself and figure out the actual purpose of your property purchase. Are you an expatriate who plans to live in Thailand all year round? If so, this may affect decisions like the size and location of the place you want to buy. Do you really need to be right on the beach? Are you comfortable living in and around tourist areas all the time? What you are really looking for is a “home”. It is important to keep that in mind before you get bedazzled by some slick salesman trying to convince you that 26 square metres is plenty of space to “live”. A “home” and a “place to stay” aren’t the same thing now are they? Will this be a second home where you will spend long holidays? Figure out how much you want to use the property. Countless wouldbe buyers have a Utopian notion that they will spend a few months per year in their new condo, and rent it out the rest of the year. “It’ll pay for itself,” they excitedly proclaim. Rarely does this plan work out unless you only inhabit your place during undesirable times of the year. Again, be honest with yourself about how much you will use your property. What you are really looking for is a vacation or “second” home.

If you only visit a couple of weeks per year, you don’t really need a “home” of any kind … just a place to secure your stuff and change your clothes. In this case 26 square metres is plenty of room. Is this to be a buy-to-let investment situation? If I had Bt5 for every time I’ve heard a newcomer to Pattaya detail their plan to buy up a bunch of condos and rent them out for big profit … well I’d have a big bag of baht. Buying properties to rent out can be profitable, but the decision of which property to buy is a key part of the business model. If you hadn’t noticed, there are a whole bunch of empty condos competing for renters out there. Long term renters are easier on your property, more consistent with regard to income, but can also be harder to find than shorttermers. On the other hand, people looking for short-term vacation rentals tend to pay higher rent but desire locations closer to tourist attractions and easy transportation. It is important to know who you will target as tenants and how much competition you have. Before you even start looking at property, make sure you know why you want to buy a place and how you want to use it. If you plan to perform the search on your own, you may want to write down your reasons and refer to them every now and then so you don’t lose your way and end up with something you don’t want. If you plan to use a broker or

agent, make sure they understand why you want to buy a property and how you want to use it. For sure it will save you both time and frustration. Be cautious about the “captive” agent. Some property agents in Pattaya appear to be independent and claim to have your best interest in mind, but in reality they are in the pocket of one or more developers. Some captive agents actually work for the developer, and others are paid higher commissions and enjoy perks like cost-free signage. If the agent you choose keeps showing you property built by the same developer he may just be trying to push his own inventory. Find yourself a “matchmaker” not an “inventory mover”. How yalivin’? It doesn’t matter if you use an agent or not; taking responsibility for your own purchasing decision is essential. Understanding the purpose the property will serve is primary, but being realistic about your own personal lifestyle is extremely important as well. Be honest with yourself. Are you really the guy in the high-rise penthouse, a sea view mega-crib with the Champagne and Jacuzzi? I mean … for sure you’ll need an expensive car to go with that right? Fantasy is always fun, but if this isn’t a lifestyle you are familiar with already, plunking down a big bag of money to try it out sounds a little risky to me.

Are you really the guy with the five bedroom villa with the pool and the charcoal and the kids and the wife? I meet a lot of people who come to Thailand that could never afford a big house with a pool and garden in their own country and subsequently pull the trigger on one here before they realise all the work and responsibility that go along with it. Could you really live amid the mayhem that is Beach Road in Pattaya? Double decker busloads of tourists, daily traffic gridlock, noisy festivals with fireworks on a weekly basis during high season … really? When your friendly agent drives you 20 minutes south of town and you fall in love with the quaint little fishing village of Bang Saray … make sure you look in the mirror and ask the right questions. Do I want to buy a car? Do I have enough confidence in my Thai language skills to walk into a market and order stuff ? If not … you might want to consider living a little closer to Jomtien or Pattaya. Tell yourself the truth. Hey … if you are working in Hong Kong, or Dubai, or offshore and you just pop in for between three days to two weeks of golf, girls and Gulf of Thailand revelry, for sure that luxury beachfront studio suits you. Why in God’s name would you want to be stranded out in Bang Saray or buried deep in the heart of some Easy Pattaya housing estate? If you just got a good job with an employer in Amata Industrial estate and are towing a family that includes 2.3 children and a dog, why on earth would you consider a multifamily dwelling in the tourist zone? A spacious East Pattaya house with a big garden close to international schools is what you need. Lifestyle mismatches So, why do people do it? Why do I constantly meet folks who are miserable because they are the victims of property and lifestyle mismatches? In my not-so-humble opinion, there are two reasons: impatience and budget. on its second or third generation of being bred into human nature. We want what we want right now. People come to Pattaya, fall in love with the place and instantly desire the keys to their perfect piece of it. Many folks look around a bit with a short list of criteria in their head and quickly decide that the perfect place isn’t available so they settle for something other than a property that suits both their purpose and lifestyle. But, I’m happy to report; some people actually still possess the “patience gene” and do find the perfect place. Following is an example: Pat and Dave are a retired English couple that have knocked around Thailand a few years and finally decided to buy their own place. What they wanted was shaped by things they both desired and some things they wanted to avoid. l They wanted access to a variety of restaurants, pubs and entertainment, but didn’t want to live in a “tourist zone” or a building that was infested with arriving and departing tourists; l They don’t own a car and rarely use their motorbike, so they didn’t want to be in some far flung location; l They like their privacy, but don’t want the maintenance worries of a single family home; l They enjoy a well kempt garden, but don’t want to dig in the dirt themselves; l They both enjoy the luxury

of being in and around a proper swimming pool, but again don’t want the hassle of taking care of it. l They spent most of their time at home, so a small cramped space was out of the question. l Most importantly, they wanted to meet all these criteria within their budget of Bt8m. “The key was renting first,” says Pat. “We lived in three places over three long visits, so we kind of knew the territory.” This is what I’m talking about when I say “patience”. Pat and Dave liked Jomtien, lived in a one-bedroom unit for six months before going back to England for the summer. Upon returning the following fall, they chose a place closer to the beach in Naklua, but concluded it was too expensive to buy, not big enough, too touristy and being at the extreme northern end of Pattaya was not a logistically suitable location. Pat said: “We really liked having direct pool access and being so close to the beach. The condo complex was small and intimate. But, even though the beach was very close, we felt like we lived right in the middle of the tourist zone. And, there is no way we could have afforded to buy a unit the size we really need.” In the end they came back to Jomtien, found a place further away from the beach in a non-tourist zone and were able to afford a much bigger space with an excellent swimming pool and built-in fitness centre.


Budgetary mismatch It’s a nice story isn’t it? Wouldn’t it be great if everyone had the foresight and patience to get exactly the property they want? Sadly, not everyone does. We’ve already established that purpose and lifestyle are the number one and number two priorities one should consider when buying a property. Number three is budget … and it should be number three!! Be forewarned, attempting to simplify your decision by moving budgetary consideration up to the number one slot on your list can have disastrous results. Take the case of my Norwegian friend Terje. Terje is a marine electrician who works on ships and offshore oil rigs. He is off to work for months at a time, returning to Pattaya for long stretches of six weeks to three months before flying out to the next project. Terje is single and enjoys

Pattaya for the endless choices of things to do. He plays a little golf, but really likes to chill by the pool, working on his tan all day, take a nap and rise as the lights come on and the party starts. Terje would love to be the guy on the billboard with the Champagne in the Jacuzzi but he’s smart enough to know he can’t afford that lifestyle. Terje’s lifestyle leans more towards meeting up with a big gang of friends who like to commiserate, watch football, tell stories and generally do what middle-aged single sailors like to do. When Terje decided to put down some of his hard earned cash on a place of his own, his one and only priority was budget. Terje knew exactly how much he could afford … Bt5m. He quickly learned that there was quite an array of choices for that much money. He could get a sea view condo close to his favourite party zone, albeit a smallish one. He could move a little further out, get a bigger place on the baht bus route and still enjoy the lifestyle he had become accustomed to in Pattaya. In the end, Terje purchased what he considered to be “the most house for the money” as he put it. He got a sweet little three bedroom/two bathroom villa deep in the heart of East Pattaya near Lake Maprachan. “I’ve never lived in a house this nice,” Terje told me. “A big garden with a swimming pool and a two-car park … what a mansion!” Terje soon learned how much it

cost to maintain that garden, pool and house … especially while he was away working. And since he didn’t even own a motorbike, that car park didn’t get much use. In the first three months of living in his new “mansion”, Terje spent more than Bt20,000 in long taxi rides from Walking Street and hotel rooms near his favourite haunts as he was too busy participating in his favourite “lifestyle activities” to make it back “home”. Now he’s miserable and trapped in a property that neither suits his purpose nor fits his lifestyle. Nobody’s fault but mine No smiling salesman talked him into it. No slick brochure dazzled him into this purchase. He saw a small classified advertisement in a local magazine and chased it all down on his own. My dejected Norwegian buddy just shakes his head … “Nobody’s fault but mine”. So dear readers, the moral of this story is: If you end up in a property that doesn’t achieve your purpose or suits your lifestyle, it is not the fault of an over-zealous agent or slick developer … it’s yours. However, should your achieve property owner Nirvana and get the perfect place that fits you like a tailored suit, you should look in the mirror, pat yourself on the back and thank that handsome devil for being honest with you. You might even want to celebrate … perhaps with some Champagne … in the Jacuzzi of course. Bart Walters

t’s not often you get the chance to see a spectacular show for free, but that’s precisely what’s on offer when the International Fireworks Competition comes to Pattaya for the fifth time on November 28 and 29. A number of international teams will demonstrate their pyrotechnical skills over Pattaya Bay while thousands of onlookers throng Beach Road, enjoying the free show. The festival typically features 45-minute shows by different teams and can sometimes start as late as 9.00pm, but get to Beach Road by 8.00pm to secure best seating locations. There will also be booths selling locally-made products, a carnival-style parade, shows, concerts, magic and juggling acts and other amusements along Beach Road.

ompetition is always fierce in any market place and, indeed, the Pattaya property market is no different. In recent years we have seen healthy competition between the main developers in the city with new ones coming to the fore – often as a result of being involved with one of the other, well established developers in the city. This competition has possibly played some part at least in the high standards we see today. Competition is always good for consumers and usually leads to increased quality and more competitive pricing. But could this commonplace competitiveness be about to experience some change? The recent

alliance involving two of the biggest developers in Pattaya – Nova Group and Matrix – joining forces on their new project, The Orient in Jomtien (pictured) set me wondering. The two developers have always been seen as rivals and both can be counted among most established developers in the city.

but you can be sure that both parties have seen sound commercial benefits in the co-operation. I can only speculate but perhaps one reason is due to increasing land prices and/or the lack of suitable available plots. Perhaps the competitors want to compare notes although this seems unlikely with the pair having such vast experience. If this latest project is deemed to be a success can we expect to see Nova Group and Matrix teaming up again? You would have to say that this would seem a reasonable bet as the pair now seem to have forged some links. But it is still a bet and not necessarily one enjoying short odds. It would be wrong to start bandying about names of other companies that


Significant shift Previous changes have seen moves more towards family-sized condos for short-term visitors and small, hotel-sized studios. This has seen a significant shift away from mid-sized studios designed more for the single man staying for several months at a time. The demand for different types of condo has seen a number of the Bangkok-based developers start moving down to Pattaya to exploit this demand and to try and get a foothold in the market. Some of these developers were among the first to adopt the ‘pre-built’ building methods whereby large sections of the condos are made

off site and simply fitted into place, significantly reducing building times and consequently reducing the costs. The reason Pattaya still proves to be popular – if not increasing in popularity – is because there are so many things for people to do here and in places close by. Water sports The good, year round climate certainly helps as most activities can be outdoorbased in one form or another. There are the golf courses, the wide array of water sports but lots of things for families and couples to do. These are needed to appeal to wider audience and to ensure that Pattaya doesn’t get left behind. Pattaya as a city is excellent at moving with the times and giving visitors and long term residents what they want. This started with the influx of American soldiers looking for R&R and has continued ever since. It is perhaps because Pattaya has so much to offer that we have seen the rapid increase in the number of tour buses that come to the city. These are, of course, tourists here on short-term visits, but looking to see everything that the city has to offer in the shortest space of time. These tour guides help the local economy far more than people realise even if they are not spending money in the bars or restaurants around the city. The hotels benefit, and, in turn, so do local suppliers and then everyone else with the knock-on effect. Of course it doesn’t matter if there is competition, lots on offer, or the people recognise what visitors want

if the infrastructure in Pattaya cannot cope with the increase in the number of developments and also the increase in the number of visitors. This has been recognised and Pattaya has invested quite heavily in this area in the past few years. Beach Road has been significantly improved as has the storm drains in many places around the city that are designed to cope better with the flash floods that we seen on a regular basis in the wet season. Telecomms improved Telecommunications in Thailand as a whole have also dramatically improved bringing the country more into line with many Western countries. If these improvements continue and the funding is there to allow this, then there is little doubt that the city can continue to grow and any competition or joining of forces by developers will be welcomed by all parties! As always, space in running short. As we have seen there have been a number of changes in the Pattaya property market over the last few years. The increased competition and the joining forces of developers will surely be for the longer term good of buyers, certainly in terms of quality and with the continued spending on the city’s infrastructure we are certain to a bright future for Pattaya. I have looked at the benefits of competition for buyers but what are the benefits to buyers when two groups team up? This is hard to say but you would expect the combined knowledge to lead to better quality of buildings. The combined resources may also lead to the project being completed quicker and possibly even result in a reduction in costs. Over recent years we have seen a number of changes in the Pattaya property market, usually due to the changing demographics of the city but this is the first move to see two of the well established, major developers joining forces.

What comes after a Porsche?

ast month I reminisced on the cars that have lived in my garage. I had got up to 1979 when I bought a pink Porsche 911, the best car I ever owned. Pink Porsche and I parted company in 1982, and the reason was one that many males reading this will understand. It is that condition called “divorce”. That stage of a marriage breakdown where your ex’s lawyers get out the carving knives and you lose everything you held near and dear. “You’ve got a Porsche? You won’t have by the time we’ve finished!” And so I lost my Porsche. Back to square one and transport was an old Ford Falcon station wagon. Basic transport, but it would haul a large amount of junk and several large people. The large amount of junk became steel tubing, which in turn became a space-framed Mk1 Ford Escort Lightweight, and another of my home-

grown racing cars. It was the first one in its category to run a wing and to replace the Lotus Twin Cam engine with the one of the new Mazda rotaries. Being a glutton for punishment, I didn’t build one – I built two, with a friend assisting in the building and driving his way to win the championship that year, while I came second. You can’t win them all! Building my way up again, the Ford Falcon was pensioned off, minutes before it turned into ferric oxide and became a brown stain on the garage floor. Sporting chariot A sporting chariot was needed again, and since the rotary engines had done so well in the race cars, I decided on a Series 1 Mazda RX7, and found a secondhand one in my local petrol station, complete with aero kit. After the Porsche, this was one of the best cars I ever owned. Nothing went wrong, nothing fell off, it went

like stink, and used so much petrol I almost needed to tow a bowser behind it. So what could come next? It was a Toyota Celica, which was really just a Camry in a two-door body. Comfy, adequate performance, did nothing wrong, and did nothing exceptional. A typical Toyota. And eventually bored me out of my brain! So what came next? It was back to Mazda, a marque that had impressed me with its reliability and sporting drive, and a Mk 1 Mazda MX5 came to reside in my garage. A great little sports car, that could be made even better by improving the inlet tract and adding a large bore, free flow exhaust, stepping up to 15-inch wheels and lowering by an inch. The MX5 is also one of my best cars, and again, nothing broke, nothing fell off and nothing went wrong in my three years of ownership. It was always fun to drive and I was sorry to sell it – to come to Thailand. |
