When living in the UK I paid an accountant and tasked him with ensuring that I paid as little tax as possible while staying within the law. It’s called tax avoidance; not evasion, which is illegal. A little while back HSBC Bank’s Swiss operation got

into hot water for trying to attract customers by saying they would help them to evade paying taxes. This resulted in commentators jumping on the “how disgraceful” bandwagon and levelling all sorts of criticisms at HSBC. What do you bet that, like me, these critics are all privately beavering away trying to keep their own personal tax bills down – legally, of course. Anyone detect a whiff of hypocracy? In Thailand there has been talk on and off over recent years about introducing a new tax on land and buildings. It would seem it is about as popular with the better off among the electorate (the ‘haves’) as consuming a cup of cold sick.

Thai Finance Minister Sommai Phasee said recently: “How can the country grow if all Thais are selfish, especially middle income earners?” He was referring, of course, to the widespread reluctance there is among the ‘haves’ to paying this unpopular tax. The minister says that the land and buildings tax represents the one big new way he can see of raising significant sums

to improve the education and healthcare systems, mainly for the ‘have nots’. No right thinking Thai citizen will say: “We don’t need to improve our education and healthcare systems.” But in the same breath they will probably add: “This is a great policy ... provided you don’t expect the money from me.” The finance minister and some local commentators I’ve read seem to be of the opinion that if a land and buildings tax is ever going to get onto the statute books there will never be a better time than when a non-elected government is in charge. Any political party putting the tax in their election manifesto is risking rejection by the ‘haves’ at the polls. I can’t see this tax being implemented any time soon. And even if the tax were introduced ... the next time there are free elections what’s to stop a party pledging that they will scrap it when they get into power other than maybe it would not be a winner with the majority of voters? This proposed tax will once again pitch the poor ‘have nots’ against the rich ‘haves’. If poorer Thai citizens view this tax as a chance to deal a blow to the rich they might favour it and we will once again see the poor majority locking horns with the elite (but very influential) minority. Would the military feel it has to step in yet again? A rhetorical question!

The Universal Group have introduced the showroom for their latest Pattaya offering by holding a media event in the project’s giant clubhouse just a short walk away from the beach in Na-Jomtien last month. The project – Seven Seas Côte d’Azur – is their third in the city following on from the first Seven Seas and Savanna Sands. They have also launched another project in Phuket. Côte d’Azur, which, as its name suggests, has French-style architecture, will comprise six condo buildings containing 1,308 units from

studios through to three-bedroom apartments. The clubhouse forms a seventh building. As is the norm with Universal developments all units will be made available fully furnished with a starting price of Bt1.199m for a 24sqm studio. Developer Rajesh Punjabi said he hoped that the project will be “liked by everyone” but he believes Thais will form the majority of the project’s buyers “though we still see Russians and the Chinese are now coming here in big numbers”. The intention is to start building in the first quarter of next year and it is anticipated that the handover of units will begin two years later.

Confusion over proposed Colliers new land and buildings tax on move It’s been shelved indefinitely ... or has it – the proposed land and buildings tax, that is? Reports are circulating saying that the prime minister has agreed to hold back the bill saying that the timing is poor given the current state of the economy. But three days later it seemed that the finance minister remained keen to push it forward. The finance chief fears the country will face fiscal woe if the bill does not get adopted. Finance minister Sommai Phasee (right) has conceded it will be difficult for an elected government to pass the law as such action may jeopardise the

popularity of the party that introduces it. Therefore, he feels, its best chance lies with it being brought in by a nonelected government. If the tax were to take effect it is projected that some Bt200bn a year would be added to state coffers. This compares to Bt25bn collected under the current local development tax and house and land tax. The sum would boost the country’s education and welfare programmes. The new law has raised concerns that home and land owners in areas where land prices are high would be forced to sell their assets to investors if they cannot pay the tax.

Fflic-ing the right switches

Club breaks new ground in the city, say the owners

A

new club has opened on Cosy Beach which will make tourists and residents sit up and take notice. Called Fflic Cliff & Pool Club it is, according to one of the partners, “five years in advance of anything else Pattaya can offer”. It’s a bold claim but it bears a little examination. Fflic is set in a unique location on the beach side of the road. Yes, we’re aware that unique is an overworked word but we feel this does qualify because of its location and views. We doubt if a similar location exists – or, at least one that is available – on the Eastern Seaboard. But Fflic isn’t all about location, important though that is. Quality food, a wide choice of drinks, a sophisticated sound system, an infinity pool and plenty of seating (300+) all combine to help make Fflic a welcome addition to the local scene. We spoke to Christian Dionisius who is one of three partners in the new venture. Christian has been living in Thailand for a total of 22 years, the past dozen of them in Pattaya, and he is involved in several businesses in Walking Street such as Lucifer’s, Candy Shop, 808, Toros and the J-Noi Seafood restaurant. He told us: “Mario Bauer, one of my partners here in Fflic, has run a successful beach club in Samui and for a while now we have saying: Why not do something similar here? “So when this piece of land was

brought to my attention we thought we could create something that Pattaya has really needed for a long time.” The partners – MD Patcharaon Klieangkaew (Pin) is the third one – signed a contract to lease the land from the Kasetin company seven months ago and started construction late in October. From scratch Four months later, having started everything from scratch, the well attended opening party was held. It is difficult to quickly sum up Fflic. According to Christian from the time they open at 11am right through to closing at 2 the following morning the club passes through three “time zones”. In the daylight hours the club will

When the sun goes down the menu changes to more sophisticated meals from the chef who has experience in a five-star hotel. But that’s up to them,” said Christian. “We continue to play great music, but not so loud that you cannot have a conversation.” Around 10pm when the dinner service is winding down the music is cranked up just a little by the DJ and the bar part of the club kicks in. “We are not a disco but we are getting people here at around 10.30 just for a drink and to listen to the music,” said Christian. “That’s the third time zone of our day.” He added: “Every day we plan to have different themes so there is always a reason for people to come back.” The size and the layout of Fflic, which has its own one rai car park (top left in picture) means it is suited to many events. “We can seat 300 people and can cater for wedding functions, seminars, presentations, fashion shows and the like,” said Christian. l To learn more contact Fflic on 093 641 4926 or email patcharaonk@ ffliccliffclub.com.

This is the fifth of a series of articles in which REm owner Dave Buckley talks to Elmar Kleiner (right), the head of the Office for Interior & Architecture company (O-I-A), about how green issues can, or should, influence modern architecture and how we live. This month we look at the third and final stage of steps that need to be taken to go green!

o let’s take it that the first two of the three steps to ‘greenness’ have been completed which means that the client’s wishes have been thoroughly investigated and acted upon, plans have been drawn up and tender documents have been put together and permissions sought. Following this we arrive at the construction process. “The ability of the project manager to implement what has been planned is key,” says Elmar Kleiner who heads the O-I-A company. “This is why we monitor our projects in close collaboration with selected contractors, a professional design team and our collaborative clients.” O-I-A next perform the following tasks: l Assist in the preparation of construction documents; l Review and comment on contractor’s drawings for the architectural works; l Inspect and comment on whether the construction is following the architectural design. Also, on a regular basis they will carry out: l Site monitoring; l Attend site meetings; l Submit site progress reports; Then, before the project is handed over to the client they prepare a defects list and conduct a last inspection. End product But that is not the end of the story as far as O-I-A is concerned. They want to ensure that their recommendations produce a tangible end product. Therefore they provide post construction services which they allow for in the service fee proposals. “We feel that providing these services after the project has been build is still rather exceptional here,”

THE STEPS According to O-I-A there are three steps in putting a project together and seeing it through to successful completion and beyond. These steps signify how they approach projects in general. They are: 1 Requirement compilation / analysis concept / schematic design 2 Design development / construction drawings and tender documents; 3 Construction implementation / post construction services. In this article we concentrate on the final elements of these steps. said Elmar, obviously feeling that this should not be the case. “However, this is relevant for a smooth and sustainable long-term operation, since operational costs account for most of the overall budget.” O-I-A know it is important to deliver on the savings that introducing green measures can save over the life of a building. Given that these measures can result in slightly higher up-front outlay they realise it is an important part of their offering to ensure that the longer term savings are achieved. Their post construction service typically lasts three years after project handover with several site visits and reports allowed for. So, as part of this service, they: l Produce project documentation; l Carry out an inspection before the warranty runs out; l Monitor the project’s energy consumption; l Submit proposals on how to optimise the operation of the building; l Co-ordinate the implementation of the optimisation proposals. When all this is complete O-I-A offers guidance to the owners on how to continue to get the best out of the building in green terms. |

You just gotta have rhythm ...

he first time I ever drove in a foreign country was in Athens, Greece. I was young, fearless and driving a big chunk of American steel. I quickly learned that in Greece, you only need two pieces of equipment to operate a motor vehicle: an accelerator and a horn. Things couldn’t be more different in Thailand. Here, 10 times out of 10 … aggression and risky manoeuvres will not be rewarded. During my first few years in Thailand I lived in Bangkok and never got behind the wheel of a car. The Skytrain had just opened for business, the taxis were cheap and driving looked scary … really scary. I felt like kind of a sissy since my girlfriend, who weighed all of 38 kilos, had no problem tooling around in midday Bangkok traffic, wearing high heels, changing the music on her radio, checking her make up in the mirror and talking on the phone. I couldn’t get my head around it. There are 12 million people in Bangkok and all of them seemed to be on motorbikes trying to get under the car. I never in a million years thought I would ever get the nerve to drive in Thailand. You drive on the wrong side of the road … the steering wheel is on the wrong side of the car … and shifting gears with my left hand? No way! My maiden voyage in a vehicle in Thailand came in Phuket. The traffic seemed tamer. At the very least, there were fewer vehicles on the road. After three years of traversing the treacherous roads on the southern end of Phuket, and driving all the way to Malaysia, my fear of driving here in the land of a zillion motorbikes has pretty much disappeared. For those of you that are new to Thailand, or have yet to enjoy the thrill of driving here, I’ve thrown together a short list of things to remember should you find yourself strapped in behind the wheel of a motor vehicle. Be advised, most of what I have

to say relates to dealing with the majority of other drivers on the road who are Thai nationals. In no way do I mean to slight the Thai people as a group … but they do exhibit some characteristics that are noteworthy if you want to survive on Thai roads. Rule #1: They don’t see you Thai people live in Thai World. Thai World ends approximately 2.2 centimetres off the surface of their skin. It is helpful to imagine everyone in a car or on a motorbike in a bubble all by themselves … because that’s how they see it. What’s more, Thai people are rarely facing the direction they are moving. To say they are “easily” distracted is not an accurate statement; they are permanently distracted … especially on a street with food stalls on each side. And, for a race of people not known for their ability to multi-task, it seems that most of them are doing everything but attentively operating the vehicle assigned to them. So, when everyone is standing around at the scene of an accident surveying the mangled remains of their vehicles and someone is saying, “I never saw you” … they aren’t making it up. Rule #2: Nothing you do will change what a Thai person is doing on the road It doesn’t matter if they are speeding down a lane they created all by themselves, or poking along at 20kph in the middle of Sukhumvit Road, nothing you do will change their behaviour. Remember … they live in Thai World. Honking your horn or “horning” them is considered extremely rude and may result in Thai road rage which can be quite deadly. Rules and signs, even though written in both English and Thai, are not a concern of most Thai drivers. When you go to get your Thai Driving Permit, it is revealed that those red and white stripes painted on the

curbs means “no parking anytime”. Think about this the next time you go out and about and see how many cars, motorbikes and food carts are parked along these zones. Every car in the world is equipped with a button either on the dashboard or the steering wheel with a red triangle emblazoned on it. Most of us know this as the switch for “hazard lights”. Thai people literally call these “Parking Lights”. They turn on those flashers, get out of their vehicle and you are supposed to go around or wait for them to come back before you can pass. So what they were blocking a lane and a half of traffic … they had their “Parking Lights” on! Minor infractions like double parking, turning left on a red light even when there is clearly a sign that says it isn’t allowed, or driving in no particular lane are rarely enforced by police. As far as a Thai is concerned, those lines painted on the road to mark the lanes are just a suggestion. Again, I don’t mean to portray Thai people as a bunch of lawless heathens on the road. If you lived in a country where they didn’t enforce traffic laws on a consistent basis, you probably wouldn’t obey the rules either. Rule #3: Never be surprised by what you might see on the road Basically, anything one can push, pull or drag onto the road will appear in Thailand. I’ve seen Bentleys, RollsRoyces, Lamborghinis and Ferraris. I’ve seen some of the finest custom Harley Davidson motorcycles on the planet. I’ve seen completely restored 1960s era American cars. I’ve seen

a motorcycle sidecar grilled chicken restaurant in full operation in moving traffic. I’ve seen a family of six, including two infants, packed onto a Honda Wave motorbike … with a poodle in the basket. The poodle was the only creature actually wearing a helmet. In Phuket, my Isuzu D-Max pickup truck was rammed by a water buffalo in the middle of a busy six lane road. When I took the truck to the body shop to have the damage fixed, the boys at the shop had a special buffer they used to get marks from buffalo horns off the paint. Apparently it is a common occurrence. Farm tractors, bulldozers, backhoes, construction cranes and absolutely anything that can be welded to the side of a motorcycle are likely to cross your path. The ubiquitous “tuk-tuks” come in a different version in every region of Thailand. In my opinion … any incarnation of a tuk-tuk is a deathtrap driven by a person with a death wish. Baht Buses, or “Songtaews” are also everywhere in Thailand and come in several shapes and sizes. They all have one thing in common … they are prone to trolling slowly for more passengers and will jam as many people into the back as possible. I’ve seen accidents involving songtaews; it looks like a plane crashed. Rule #4: Drive defensively The best way to survive the highways and byways of Thailand is to keep cool, don’t make sudden moves and get into the “rhythm” of the traffic. This is especially true in Bangkok. As a passenger, Bangkok traffic

seems horrific. But, when you are actually charged with operating the vehicle you come to realise there is a kind of controlled chaos to the whole thing. Drivers are actually relatively courteous to each other. Nobody likes to truly come to a complete stop, so just keep rolling, ever so slowly and don’t get in a hurry. The most dangerous part of driving a car or truck in Thailand is avoiding contact with motorbikes. Most motorbike drivers are in a hurry and are especially oblivious to traffic laws. They will drive up the sidewalk, down the wrong way of a one way street and try their best to get between your car and the curb. Keep your mirrors adjusted low and tight so you can see them come up in your blind spots. The most important thing to remember when driving in Thailand is to eliminate emotion from the driving process. Remember … they don’t see you … they don’t follow the rules … and they may be driving an un-roadworthy or dangerous vehicle overloaded with people. Getting hot under the collar just may involve you in a vehicular multiple homicide. When you are sitting still at a traffic light and observe a family of four on a 125cc motorbike on their way to deliver the children to school, think about that. Think about getting out of their way. Think about taking it easy. None of us should be in that big of a hurry here in Fun City anyway. Get in the rhythm, drive defensively and you’ll get where you are going. If you’re late just blame it on the traffic … that’s what Thais do. |

Lowdown on the Maldives

ollowing on from last month’s article about my bucket list and places that I have always dreamt of visiting I thought it would be an idea to go into a little bit more detail about on of these places and my reasons for wanting to go there. The Maldives was the first place on my list as this has always struck me as the ideal destination for a beach holiday and, after all, it isn’t that far away from Thailand (relatively speaking when comparing it to a trip home).

Picture perfect The Maldives enjoys a near perfect year-round climate and I think that many of you will have seen images or videos of the long stretches of sandy beach lined by palm trees and the crystal clear, warm seas making this really a picture perfect place to visit. There is plenty to do here with

activities ranging from water sports, sightseeing and, of course, seeing the wildlife. I think it likely that most people visit the islands with a loved one due to the romantic image they portray. The capital city of Male has a population of around 100,000 and locals are friendly and welcoming. The capital has a wide selection of amenities including a range of shops and restaurants. Hopefully it won’t be needed but the city also has a quality international hospital. Food is not a problem with western food available and, not surprisingly, fresh seafood. For those wanting to know a little bit more about the country itself the Maldives or as it is officially known, the Republic of Maldives is a small island nation located in the Indian Ocean/Arabian Sea. There are 26 atolls, as they are known, making up a double chain

Empire in 1965 and in 1968 became a republic in its own right ruled by a president and authoritarian government. Prior to the 12th century the Maldives was a predominantly Buddhist country although this changed to what the country is today, namely an Islamic one. The country is very strict with regard to laws on alcohol although most hotels and resorts do permit sales. It highly recommended that you do not attempt to drink or buy anything outside these places. Another quirk about the Maldives is the fact that it has one of the highest rates of divorce of anywhere in the world. It is believed that this is down to the country being an Islamic nation where a male can simply verbally tell his wife that they are divorced! The Maldives is undoubtedly one of the most beautiful places on the map and it is largely for this reason that I will to go there although it hasn’t always had everything its own way. The tsunami On 26 December 2004 the tsunami that hit many countries in the Indian Ocean wreaked havoc on the Maldives. Six islands were completely wiped out with only nine of the islands escaping any flooding. The

devastation caused around US$400m worth of damage and wiped out 62 per cent of the country’s GDP. The country has only just recovered from this but, unfortunately, some of the islands can never been returned to and some will never be the same. The environmental issues that are faced by the Maldives are all too evident with the country being so low lying. The tsunami highlighted how vulnerable the islands are due to these issues. As mentioned before, the country aims to be carbon neutral by 2019 and as President Mahmood Abdul Gayoom said: “The planet will not be the same in 60 to 70 years’ time if efforts aren’t made to reduce the environmental effect of humans.” One thing that the Maldives is famous for is its marine ecosystems. Maldivian waters are home to several ecosystems, but are most noted for their variety of colourful coral reefs, home to 1,100 species of fish, five species of sea turtles, 21 species of whales and dolphins, 187 species of corals, 400 species of molluscs, and 83 species of echinoderms. Many crustacean species are there as well: 120 copepod, 15 amphipod as well as more than 145 crab and 48 shrimp species. As with many places around the world there is a serious danger than global warming may destroy some of

the natural habitats and indeed two thirds of the country’s coral reefs were destroyed in 1998 by a single El Nino phenomenon which saw sea temperatures rise by around 5 degrees Celsius. In an effort to induce the regrowth of the reefs, scientists placed electrified cones anywhere from 20–60 feet (6.1–18.3 m) below the surface to provide a substrate for larval coral attachment. In 2004, scientists witnessed corals regenerating. Corals returning Corals began to eject pink-orange eggs and sperm. The attempts have appeared to be successful and the natural ecosystems are now returning to what they were. Obviously this is great news for the islands and hopefully they will enjoy a thriving future. I certainly hope that I get the opportunity to witness things for myself one day. As always space is running short and is has been nice to share some of my thoughts on alternative places to visit. Of course Pattaya is now my home and hope that it will remain so for many years to come but it is always nice to see what the rest of the world has to offer. A week before its official opening the Fflic Cliff & Pool Club on Cosy Beach, Pratumnak, joined with the developers Heights Holdings to hold a party for the birthday of HH staff member Andre Volgmann. The occasion proved the perfect warm-up to test all the functions of the club whose staff had been taken on two months earlier to ensure they were fully trained in advance of the club’s start-up. Many members of the property community and local media were there to help Andre (above, centre) celebrate his 35th birthday. The dress code for the evening was white and many of the partygoers observed this.

hai men grab gold and the ladies silver! No, that wasn’t from the Olympics I’m sad to report, but from a most interesting survey on fidelity carried out by the Durex company in August last year. This was not a review of hifidelity sound reproduction, but more towards stopping reproduction when marital fidelity fails. Durex claims their surveyors interviewed 29,000 people in 36 countries and ranked Thailand men as the most unfaithful in the world, with 54 per cent of them admitting to cheating on their spouses. That’s a ‘gold’ for us. In the women’s event, Nigerian women came across as the most unfaithful in the world with 62 per cent straying from the marital bed, followed by Thailand at 59 per cent. That’s a ‘silver’ for the local ladies!

Durex claims their surveyors interviewed 29,000 people in 36 countries and ranked Thailand men as the most unfaithful in the world.

Only a four per cent improvement needed to give us ‘gold’ in both ‘events’ next year. So, should we bring back uni-sex chastity belts? Or should we actually design new styles and sell in ASEAN, another great business opportunity, as the other ASEAN countries also featured in the results? (Roll on the ASEAN Economic Community.) But, should we give this survey any credence? Sample size Let’s begin with the sample size. 29,000 people in 36 countries works out at a few sweaty encounters more than 800 per country. Now if we look at the statistics here, the population of Thailand is estimated to be 65,000,000 (give or take the odd male or two legging it from a road accident or a pregnant girlfriend).

The adult age group of 18 to 49 accounts for 69 per cent of the total population, amounting to around 44,000,000, of which males and females are roughly 50 per cent each, so that’s 22,000,000 each gender (I have left out the ladyboys, as that gets too hard). Sorry about all the zeroes but when you then look at Mr Durex’s 800 interviews of 22 million adult Thai females, that is equivalent to 0.003636 per cent. Hardly what you would call an “in depth” examination. Nigeria’s statistical facts are even more ludicrous. The female population is 75 million, of which 52 million are adult women. Mr Durex with his 800 interviews then spoke to 0.001538 per cent of the Nigerian ladies. No, there are still lies, damned lies, and statistics!

Could Thailand produce another Valentino Rossi?

ust as current Formula 1 drivers go through a well documented ladder to climb from go-karts through to the top echelon (for example just look at the current hot property Lewis Hamilton who started racing at age eight) then you will find the twowheeled heroes do the same. Valentino Rossi actually began in kart racing aged five, because his mother thought it less dangerous having him on four wheels rather than two (incidentally, she is correct), but, despite that, by the time he was 10 he was on two wheels racing Minimoto.

Not alone Rossi is not alone in starting young. Mick Doohan, the Australian five times champion started racing motorcycles when he was nine years old. John Surtees, the only man to win the world championship on both two

wheels and four was another early starter. If you want to end at the top you do have to start at the bottom, but the earlier the better. I attended a motorcycle racing meeting at the Bira International Circuit in Thailand, promoted by Grand Prix International (GPI), and I was immediately taken by the different classes racing that weekend. Everything from small step-throughs to 1000cc big bikes. The riders also covered everyone from ultracompetitive eight year olds to semiretired Americans racing 600s for fun. Compared to four wheel motorsport, the two wheel novices get it easier financially on the way to the top. By the way, I am not saying that top level Moto-GP is cheap, but is small change compared to the route to the top of F1. In the Moto-GP 250cc class, the cost of running a 250cc team is still

huge: something like US$1.6m to lease an Aprillia 250cc bike for the season and at the end of the season you have to hand it back. One rung away However, the 250cc class is one rung from the top, while with four wheels you are looking at around US$4m to be one rung from F1! Another thought to ponder, is the fact that in two wheeled racing, you can buy performance, but you cannot buy results. You could put me on Valentino Rossi’s Yamaha and I would come stone motherless last. And so would you! However, I am confident that I could still run a Formula 2 race car and still be mid-field, even at my age. Motorcycles are great levelers. And incidentally, the top boys on two wheels are putting on a much better spectacle than the F1 circus.

Project 5, currently under construction, is another example of the team selecting prime land that had been overlooked by competitors who feared it was too far out of town. However, the development is just 15 minutes by road from Central Pattaya with easy access to motorways to Bangkok and Rayong. Country feel International Schools are just minutes away, yet the quiet development has a country feel about it, despite its convenient location. The final design of the village is flexible and yet to be finalised, but construction is well under way with some homes already completed. Initially, the village was going to be exclusively houses of luxury two-storeys and fourbedrooms, but the team is currently reassessing this for a section of the village following overwhelming

demand for some of the previous designs. Whatever the final design and configuration, the village will be of the same high standard that you would expect from a Green Field project. The villages have continuously evolved to take advantage of modern building methods, leading edge materials and, of course, the latest technologies. You would be hard pressed to find another village in Pattaya – or anywhere else in Thailand for that matter – that offers the same state-ofthe-art facilities and finishing touches that are standard on Green Field Villas 5. hen The Orient Resort & Jomtien Spa project just off Soi Wat Boonkanjanaram was announced a few months back it created something of a stir in the local property market because it saw the joining together of two of the most prominent names on the Pattaya scene – Matrix Developments and Nova Group. Up until the announcement the companies had been friendly rivals but all the while the two company heads ... Miki Haim of Matrix and Rony Fineman at Nova had been developing a personal friendship. “Rony has always been willing to help and give me advice since I came to Pattaya,” said Miki. “So I am really pleased that finally we are doing something together.” Rony Fineman said:

“I’m confident that the relevant skills each company brings to The Orient will make it a big success. I’m looking forward to our collaboration.” Matrix are responsible for the marketing of the project but Nova’s sales team turned out in force to support them at the big opening. Nova will take responsibility for the construction element of project which is scheduled to start next year. The Orient will comprise three low-rise buildings on a 7,972 sqm plot. The development features 526 individual units, including 25sqm studios, 35 sqm for one bedroom and 70 sqm for two bedroom units. The larger units are featured in the showroom where they even have a small cinema to show potential buyers what The Orient has in store for them.

Next to Silver Lakes Vineyard which is also worth a visit. Khao Kheow Open Zoo: 35 km north of Pattaya. Koh Larn: is reached by ferry from Bali Hai pier or by speedboat. It has several beaches boasting white sand and clear blue water. The many activities include para sailing, snorkeling, jet ski, banana boat, swimming in tropical waters, and there is even a shooting range there.
