Mountain train ride (which isn’t that big) and Universal’s Rip Ride Rockit (which is). I can survive Big Thunder but Rip Ride? Forget it! Why am I burbling on about roller coasters? Well the property market worldwide has always been akin to one and we are experiencing a few twists and turns here in Pattaya at the moment. This time last year was an amazing time – one of the highest points on the roller coaster ride, you might say. But if the sheer number of new launches around the start of 2012 was a high, then at least we have not been dropped vertically and turned upside down immediately afterwards. New projects continue to be launched in a steady stream and more and more developers are entering the Pattaya scene including
several of the more prominent Thai names who used to concentrate on Bangkok. The wouldn’t be doing this if they thought we were about to disappear into a dark tunnel. But I sense air of caution in some quarters while on my travels. More and more I am being asked “what do you make of the market?” type of questions by industry insiders who probably know at least as much, and almost certainly more, than I do. While it is flattering to be asked I don’t feel able to come up with definitive answers. A former deputy prime minister spoke recently about a “property bubble” he sees forming. He was, of course, referring to the country as a whole but Pattaya is very much a lead player outside Bangkok so it is at least part of his thinking (see page 32). For myself I believe we have hit one of the highest points on Big Thunder Mountain ride and are now being swung trough some fast twists and turns before we can move up again. And by a happy coincidence another train – the proposed fast train service between Bangkok and Pattaya – may provide part of the catalyst for an upturn. See short article in the Transparency supplement that accompanies this issue. As the infrastructure improves so will Pattaya, I’m convinced of it. In signing off I would just like to congratulate one of this magazine’s rivals – Pattaya Trader – for reaching its 150th issue. Quite some feat in these competitive times. Special praise to Phil Sagar who was at the helm for the vast majority of them. Our own 150 mark will fall this coming November which some people believe is the start of high season. Sounds like a good time to ring in a few changes with REm!

Pattaya condo market ‘robust’ says latest half-year report Colliers International last month released their report on how the Pattaya condo market fared in the second half of 2012. The report pulls few punches but concludes that the condominium market in Pattaya has remained robust over the past 18 months following the solid performance of 2011. The report says: “Jomtien is the most popular area for many foreign and Thai buyers looking to buy a second home in close proximity to the beach at an affordable price. Most of the projects launched throughout 2012 and in the coming months are focusing on the mid-price to low-end market. Risk of oversupply “Jomtien, in particular, runs the risk of oversupply to investors looking for strong yields and high capital appreciation. As a lifestyle choice and for an end-user, Jomtien can offer some very attractive properties at affordable prices, particularly along Jomtien Second Road. “Foreigners and Thais are almost equal in number as buyers, which assists developers in selling out projects
100 per cent based on quotas. However, the ongoing European Union debt crisis issues will have a negative impact on visitors coming from countries within the Euro zone. Emphasis should be placed by developers on the domestic market with an increasing disposable income and a new found fondness for Pattaya following the flooding in many areas in 2011.” The report goes on say: “Throughout 2012 we witnessed a wide range of condominiums of all types and budgets entering the market and were amazed by the massive success of many and the incredible take-up rates in most areas. “Certain projects almost sold out as soon as they were launched, others took several months to reach 50 to 70 per cent sold; however, the overall results are very encouraging for the market in general and there seems to be no stopping the immense popularity that Pattaya holds for both investors and end users.” The report concludes: “When all projects are completed, many Thai and foreign tourists will be attracted and the property market in Pattaya city could be more popular.”

Many changes at top in Raimon Major changes have taken place at SET-listed Raimon Land Plc in recent weeks with the introduction of a new major shareholder and the departure of three board members. New executive chairman of Raimon is Singapore-based entrepreneur Lionel Lee (pictured) whose company JS Oil Pte Ltd, bought Raimon Land shares and became its new major shareholder on February 1. “Raimon Land will diversify further into income-generating property projects and leverage the international networks of the new shareholder,” said Mr Lee. “We
will also explore the feasibility of international expansion.” The boardroom news came as Raimon’s financial status has continued to improve, with a cash increase to Bt1.43bn as of the end of last year from Bt662m in 2011. This year, it expects to realise revenue of at least Bt6.5bn from the remaining transfer of units at The River in Bangkok. Raimon Land posted a 2012 net profit of Bt496m against a net loss of Bt480m in 2011, on revenue of Bt5.43bn, up by 372 per cent from Bt1.15 bn.
At the end of 2012, the sales backlog stood at Bt16.3bn. The outgoing directors are Kitti Tungsriwong, Hubert Romary Bertrand Viriot and Numan Mohamed Numan Mohamed. Coming in were Jason Goh Hseng Wei, Lee Chye Cheng Adrian and Nuch Kalyawongs. Mr Lee told a press conference that his group spent Bt2.14bn to buy 893 million shares at Bt2.40 each from IFA Hotels & Resort 3 Ltd. “We will use Raimon Land to be our business based in Southeast Asia because we have a policy to expand investment in this region,” he said.

Three towers launched

niversal Group have just launched their second project in Pattaya. On March 23 a soft launch party was held at the Savanna Sands showrooms and sales office in Soi Wat Boon in Jomtien, to introduce the project to local real estate agents, brokers and investors. Savanna Sands is a unique high-rise resort complex in Jomtien, consisting of three 27 storey towers and a further 150unit seven storey hotel-styled serviced apartment building. n the basis that tinkering with a winning formula is always a bad idea, Green Field Development Company has gone for much of the same on its fifth village project which gets under way this month at Nongplalai. Haven’t heard of Nongplalai? Well you are soon going to, according to architect Paul Barrett, founder of Green Field Development Company. “It’s surprisingly green and rural, yet close to the junction of Routes 7 and 36 by the Regent’s School and the Vehicle Licencing Centre,” he said. “The new Route 306 ring road will also be close by making it extremely convenient for Pattaya, Jomtien, Rayong and Suvarnabhumi Airport.” Green Field’s latest offering will be an exclusive, yet competitively priced, development of 25, spacious two-storey houses on 15.5 rai 22•REm•Issue 143•04/2013

‘Bubble’ warning from ex-minister In a speech on the sidelines of a seminar entitled “Looking Towards 2015 Through the World and Thailand”, Supachai Panitchapakdi (left) warned that there were “signs of a bubble in the Thai economy, with massive fund inflows heading mostly to the property sector.” Supachai served as the deputy prime minister in charge of economic affairs in the Chuan Leekpai government from 1997 to 2000 and as director general of the World Trade Organisation from 2002-5. He is secretary general of the UN Conference on Trade and Development (UNCTAD). He expressed concern over a bubble in Thailand’s property sector, which he said could expand and create problems for the economy in the future. He called on the responsible agencies to pay attention to property prices and to closely monitor bank lending. He expressed concern about over-heated lending by banks, and said that asset prices in some sectors are likely to exceed reasonable levels.

Supachai made positive comments about the Thai economy saying growth was supported by a bright outlook for exports, domestic consumption and public investment. He went on to say that the robust valuation of the Baht should not impact negatively on exports because of decreased import costs. He did suggest that the central bank should intervene in the baht valuation to ease the massive fund flows which pressure asset prices but do not benefit the country. He added that a sustained value of Bt28 to the US$ or less would hurt Thai export growth and the Thai economy in the long run due to its dependence on export growth. On 15 March, the baht saw its biggest weekly advance since January, touching a 19 month high of 29.55 against the USD. It has strengthened 3.5 per cent this year. This makes the Baht the best performer among Asia’s 11 most active currencies, according to a Bloomberg report. Source: The Nation

orchland are taking their seventh step into the local property market with the announcement of their Del Mare project which will be built on the beachfront at Bang Saray. A spokesman said: “This is what the art of living by the sea is all about. o two customers are the same – as anyone involved in the local property market will tell you. It suits some to wait to have their dream home condominium built, while others want to move in yesterday! writes Dave Buckley. If you lean towards being in the second of these two groups you might consider The Elegance project which is being built on the much sought-after Pratumnak Hill. But let me made it clear ... you can’t move in yesterday, or even tomorrow for that matter. But you should be able to move in very soon. And what will greet you when you get the keys should delight you. I visited the site a couple of weeks back to be shown around the now completed show units by developer Lubomir Jurik and his sales manager Darren Allcock. First thing that struck me was the size of the rooms. In recent years there has been a trend towards smaller units and low prices. The Elegance has not followed that trend. That’s not to say that it is expensive, mind you. Laguna Beach Resort 3 – sales continue at a blistering pace

ollowing January’s grand opening party for the Laguna Beach Resort showroom on Jomtien Second Road, sales in the third installment of the Laguna Beach Resort brand, LBR3 – The Maldives, are progressing at a very encouraging rate. ith the Songkran (the Thai New Year or Water Festival as it is sometimes known) holiday fast approaching I think it is fair to say that this can be a mixed time for real estate offices in and around Pattaya. While this time of year certainly sees an increase in the number of visitors coming to Pattaya many of these are travelling down from Bangkok or coming to Pattaya purely for the Songkran festival and with buying property the last thing on their minds. However, with that said, it is often a time that sees an increase in the number of short-term rentals, an area that many agents treat with fear and contempt, but is perhaps an opportunity to meet people that, in the future, could become long-term visitors or even residents. So giving a good service is invaluable.

Like most offices, we will be closed for quite a long period or over the holidays. There are many reasons for this largely due to a fear of getting wet or customers getting wet and sitting in our cars for a couple of hours while being driven round Pattaya – something that is no fun for anyone and will probably result in a very frustrated customer.

batteries and take a well earned rest. On this note I am aware of an agent who had to work over Songkran – much to his frustration it has to be said – and did extremely well. The agent in question had just started a new job and was told that he must cover the office. Not surprisingly, he was very quiet with very few phone calls, emails or walkin customers. That was until a customer came in looking to buy in a particular building. He had done his research but couldn’t find any agents open. I believe that the customer bought in the region of 10 condos, all for a reasonable amount of money. I think the agent enjoyed an expensive holiday in his own time with the commissions that he earned and was probably quite grateful that he had worked! The days and potentially weeks building up to the Songkran period is a time when the offices can be quite

busy. As I stated earlier, this is a time when there is a large influx of visitors coming to Pattaya. Often if they come early, they are familiar with the city and all that it has to offer. This can mean that these people are potential customers looking to buy a second or perhaps an investment property. Many of these people will come looking to make a purchase before leaving the city to enjoy Songkran with their loved ones in other areas of the country. The time after Songkran is another potentially busy period with visitors having enjoyed the experience so much they are seriously considering making it a regular base or holiday destination.

perhaps even a six-month visit to see how they can adapt to living abroad. Some of these people may now be thinking that Pattaya could be a longterm place for them to stay and are seriously considering becoming an expat. These people are often looking at off-plan options that will be ready in the next 12 to 18 months, giving them time to arrange their finances and make plans for moving abroad. This is obviously a big step for anyone and these people are naturally nervous. Although, unfortunately from a real estate agents point of view, many of these people are going direct to developers, others feel more comfortable getting the unbiased opinions of an agent. This can hopefully makes the experience less stressful for the customer as they feel that they have explored every avenue, rather than just the options available from one developer. The end of Songkran is often regarded as the start of the low season both for hotels and the real estate agents. Although this is a very hot time of year, the wet season will soon be approaching and Pattaya is less attractive as a holiday destination. However, golfers start coming in greater numbers to take advantage of reduced green fees as well as longer term visitors looking to enjoy a bit more peace and quiet rather than a
city packed full of tourists. This can be an opportunity for both agents and customers to make the most of the period as often there are many bargains to be had – especially if you are looking to stay for six months or longer or perhaps have the funds available to make the most of one of the ‘fire sales’. Going elsewhere Songkran is often a time when many long-term residents look to take holidays elsewhere. Sometimes this is going with partners to see their family and celebrate the New Year with them; others prefer to travel further afield. Basically the reason for this is that Songkran isn’t for everyone. So if you are here over this period and are unaware of what happens and it really isn’t for you, don’t let it put you off our wonderful city as it has so much to offer. The holiday is a short one and reflects little of a ‘normal’ life in Pattaya. As always, space is running short. I am sure that most of you were aware of Songkran, but I hope that this has given you some insight into how it impacts on the real estate industry and the residents or expats of the city. Demystifying the Russians

ast week I found myself sitting at a coffee shop in Royal Garden Plaza, Pattaya Beach, observing a table occupied by four young American servicemen. I don’t remember ever being that young or eating that much for breakfast. They were all charged up with the post-pubescent energy that fuels most militaries I suppose. They were alarmingly young, joyful and happy to be alive. And what makes a young soldier happy? I used to be an American soldier and I can tell you. They know who the enemy is. That’s how we Americans prefer our wars … straight forward with no variations from the programme. We are the good guys, you are the bad guys; please act accordingly. George W Bush liked to say: “You’re either with us or against us.” These guys at the coffee shop are

By bart walters convinced they know who the enemy is, and it’s the wraith-like spectre of Al Qaeda; a terrifying foe constructed of pure evil with almost supernatural powers. Back when I was in “the war” the enemy was Russia; or, as Ronald Regan was fond of calling them, “The Evil Empire”. Yep, it was one long global standoff during my military career and the Russians were the bad guys the whole time. It was easy to hate them because we were told they hated us. I remember chuckling through intelligence briefings that showed how badly they were getting whipped in Afghanistan.
Decipher transmissions I had friends who trained years learning the Russian language to decipher intercepted transmissions. We thought we knew who the enemy was too, and it was those godless vodka-swilling Reds!

The first time I ever saw an actual Russian was in Turkey. My wife and I were on what I thought was a sizable holiday cruise ship with 350 passengers. We pulled into the port at Kusadasi completely in the shadow of the biggest damned boat I’ve ever seen. The hammer and sickle painted on the body of the Soviet leviathan was several stories high. People got off of the ship for two hours. Other than an odd fashion sense, they didn’t look all that different from us. They were kind of loud and all chain-smoked, but I was already used to “Europeans”. No horns, no fangs, no cloven hooves; I expected more from “the Evil Empire”. These just looked like regular folks to me. When the Berlin Wall came down, the old USSR crumbled, and I left the military, I kind of forgot about Russians. They were no longer the “red menace”, so other than a few celebrity athletes and supermodels, I never gave them much notice. I never thought I’d know any Russians, do business with any Russians or know any more about Russian society than I had learned in my “Americanism vs Communism” class in High School. (I’m not making that up. We called it AVC and you had to pass it to graduate). Now I live in Pattaya, Thailand. At this moment, there are probably more Russians here than any other foreigner group. 1.3 million Russians arrived here in the Land of Smiles in 2012, and more are expected in the years to come. I see Russian restaurants, Russian night clubs, Russian hotels, Russian tour agencies, and Russian real estate developments

being sold to planeloads of Russian people arriving every day. I look on my iPhone and find messages from Russian friends and business associates. I know what parts of town Russians like to live in. I know which foreign restaurants they like to frequent. I even know which Russian restaurants are good. How do I know? I actually know some Russian people. Please don’t misunderstand; I am not claiming to be an expert on Russian people by any stretch of the imagination. I am simply making a distinction. Up until about six years ago, I based my opinion of Russians on ignorance and movie villains; now I base it on familiarity. And that, dear reader, is what this article is really about. To write this piece, I reached out to some of my Russian friends and asked them to tell me what misconceptions others perceive about Russians concern them. I also asked them to tell me something they want us to know about Russians that most people don’t know. Finally, I asked them the tireless question, “Why do Russians love to come to Thailand?”

Tight-lipped The first thing I learned is that as a group, Russians are pretty tightlipped. To say they aren’t as free with their opinions as we are in the West would be a gross understatement. If you want to talk about what it’s like in their home country, be prepared for a long conversation. If, however, the discussion wanders across the line into politics, get ready for a cold steel curtain to be pulled tightly shut. Part of this phenomenon has to do with years of taboo and oppression. Mostly, this is a subject that is on a long list of things they prefer to leave behind when they are enjoying fun in the sun with their families. When I asked one business associate what he wanted the rest of us visitors in Thailand to know about Russians, he promptly replied, “First of all, we aren’t all Russians.” In the wake of the collapse of Churchill’s “Iron Curtain”, 15 postSoviet states emerged; Armenia, Azerbaijan, Belarus, Estonia, 58•REm•Issue 143•04/2013

Georgia, Kazakhstan, Kyrgyzstan, Latvia, Lithuania, Moldova, Russia, Turkmenistan, Ukraine, and Uzbekistan. “I am Ukrainian,” he proudly stated. “Calling someone from the Ukraine Russian is a bit of an insult. But we know most Westerners are ignorant to this fact, so we just let it go”. Indeed I could relate. The most universally used slang name for Americans is “yanks”, short for Yankee. As a born and bred son of the south, I used to take severe offence. We fought one of the bloodiest wars in human history against the “yanks” and lost. “Yankee” is tantamount to a racial slur. Because I know most non-Americans don’t know … I let it slide. (But don’t ever mistake me for a Canadian … those are fighting words). At a business function this month, I tested my friend’s statement. Approaching everyone who appeared to be speaking Russian and attempting to ascertain their country of origin, I found four Ukrainians, two Uzbeks, three Belarusians and a Latvian. One Russian-speaking Polish lady admitted she usually just takes the path of least resistance and says: “Yes, I am Russian”. But, I only found one real Russian in the room, and she grew up in New York City. We are all guilty of these kinds
of generalisations, I suppose. People from Norway, Sweden, Finland and Denmark are grouped together as “Scandies”. Germans, Austrians, Swiss … what’s the difference? Aussies, Tasmanians and Kiwis … they’re all from “down under”. Belgians, Dutch and French; that’s all in Europe isn’t it? And anyone from the UK is English, right? To the Thais, we are all just “Farangs”. But, the sheer number and size of sovereign states that sprang up from the old Soviet empire speaks volumes to another misconception we have about the group we all consider Russian. The scale, scope and diversity of this region are beyond the comprehension of most. World’s largest At the fall of the Soviet Union in 1991, the empire spanned more than 293 million kilometers. Russia proper is the largest country in the world. By comparison, the United States covers a paltry 9.8 million kilometers, but with a similar population. More than 100 ethnic groups inhabit this massive expanse of earth. I visited a local “Russian” restaurant with my Ukrainian friends. We sampled dishes from several different regions. I expected the savoury stews we Westerners associate with Russian cuisine. But, I did not expect to taste a cheese pie that had me thinking of my years in Greece, or delicate appetizers like sliced beef tongue, and the widest assortment of smoked fish I’ve ever witnessed. And if you’ve never tasted Georgian wine, you owe it to yourself to try. Dozens of different regional delights; all influenced by bordering countries and various ethnic tribes. So, before we go on to discuss more about Russians, I think it is important to understand that this blanket terminology “Russians”, is quite unfair. It is perhaps more inaccurate than any other demogeographic generalisation on the planet. But, for the sake of simplicity, I continued my interrogatories of people who seemed to be speaking Russian and referring to them as “Russians”, even though I know they may come from a number of different countries. Unfriendly and rude In an attempt to get a rise out of an old time property selling cohort of mine, I voiced a complaint commonly escaping the lips of we Westerners about Russians. “Why are they so unfriendly and rude?” Without batting an eye she said: “Why do you judge our behaviour by your culture? You Westerners are always smiling, and shaking hands and imposing yourselves on people you don’t know. That seems rude to us. In Russia, some idiot smiling and reaching out to touch you probably wants something. In that respect, we aren’t rude, just cautious.” According to her, the stoic expression and tendency to keep to one’s self was a classic throwback attitude to the Communist era. “Ever been to China?” she asked. “Those people couldn’t smile if you paid them.” I must admit, she was right. During a trip to Shanghai and surrounding provinces, I remarked repeatedly to my tour guide how 60•REm•Issue 143•04/2013

unfriendly and unemotional everyone seemed. During a tour of one incredible museum in Shanghai, the tour guide was completely robotic. No matter how hard I tried, I couldn’t even get a raised eyebrow out of her. When I asked her what I had to do to get a smile, she replied: “It is not necessary to enjoy work.” What a grump! My Russian property agent also suggested a socio-demographic notion I had not considered. “There isn’t much middle class in Russia,” she said. “You’ve got ridiculously rich people, and you’ve got working class Russians … not much in between. Rich Russians tend to be better educated, more worldly and likely to speak other languages. They most certainly are considered to be ‘nice Russians’. “Working class Russians generally take the family on one vacation per year to go somewhere warm and prefer to stick together for safety and communication. They are less likely to be highly educated and sensitive to foreign cultures. Only in the past couple of years have we seen wealthier Russians arrive in Pattaya; mostly they go to Phuket.” I have no idea if this is an accurate statement, but it does seem to mirror the sociological realities from other parts of the globe. Pattaya has never been a place known to attract the Richard Bransons of the world.
Take a stroll down Soi Buakhow and bear witness to the lower end of the social spectrum from Europe and North America. It’s not exactly the “high value tourist” the Tourism Authority of Thailand (TAT) keeps insisting they are trying to attract. So, at least partially, Pattaya’s low-brow, low-cost, low-expectation style of tourism is to blame for the kinds of Russians we meet. It’s like my old grandmother used to say: “If you are fishing in a catfish pond, you should not be surprised when you catch a catfish.” Language barrier My Russian friend went on to point out that the language barrier between Russians and just about any other major language group is significant. “Russian doesn’t translate very well into any language … especially English,” she said. Her observation took me back in time to my military days. Some of my friends were Russian linguists translating military transmissions for use as intelligence. You could always tell when you were in a crowd of them. Someone would try to tell a joke in English that always ended up a failure. In fact most of them would fall into the category of “unfunny”. Their response to my blank stare was usually the same: “In Russian, it’s hilarious!” This may also be the reason Russians congregate in certain parts of town, creating little

regularcolumnist Russian enclaves. It isn’t that they are unadventurous about food, or disinterested in other cultures … they just want to be understood, and to know what’s going on. It is only natural that people from far flung regions of the globe, growing up under radically different circumstances would have glaring differences in behaviour and custom. The perplexing question is: “How is it that we are all here?” What is it about Thailand and Pattaya that attracts us like multi-coloured moths to one common flame? During lunch with another longtime Russian expatriate, I posed the open-ended question, “Why do Russians come to Thailand?” “That’s easy,” he said. “First of all … Russia sucks! It’s cold, it gets more expensive every day, and life can be very dog-eat-dog. When we have time to holiday with our families, we want to go to a place as different from Russia as possible. Mostly we want to be warm, go swimming and forget about life for a few weeks.” Unavailable spots He went on to point out that many other holiday spots favoured by Russian tourists are now unavailable. “We used to go to Egypt, Tunisia and even Libya. With all the political upheaval and civil wars, those places are too dangerous to enjoy,” he said. “Besides, Thailand isn’t so far, the flights are cheap and the Thai people are very accommodating. “So, to give you a short answer, we come to Thailand because it is warm and it is not Russia.” So, it appears that Russians come here for many of the same reasons the rest of us first ventured here. Escaping the bondage of our jobs, our governments, our climate conditions and living free from worry for a while is what Thailand represents. We all want to be a little freer, even if it is only for a short while. Sometimes it’s not where you are that is important; it’s where you are not. As much as I’d like to malign the Tourism Authority of Thailand (TAT), my hat is off to them. They clearly see the common attraction of their country to all farangs. And, for years I’ve read how they intend 62•REm•Issue 143•04/2013

to attract something other than sex tourists to Pattaya. We can rue the Russian invasion all we want, but they are exactly who the TAT have targeted. Trust me, the powers-that-be in Bangkok would rather see one Russian family pushing a baby stroller down Walking Street than 10 tattooed Terrys from Manchester boozing it up on Soi 6. Their plan is to change the face of tourism in Pattaya, and it seems to be getting some serious traction. Even more impressive is the effect the Russian invasion has had on the property business. One doesn’t need to take a poll of property agents to see how powerful the Russian real estate buying market has become. Take a good look at the billboards posted around town and see how many are in Russian. Pick up one of the popular Russian language property and lifestyle magazines; they aren’t having any problem signing up advertisers. And, it is impossible to visit any highly trafficked shopping venue in Pattaya without seeing Russian property agents distributing brochures and information in the Russian language. The Russians are coming, they’re returning and some of them are staying. If you are going to be in Pattaya, you are going to experience Russians. Last night I watched a concert on TV featuring the artist Sting. Before
singing an old song he made famous in the 1980s titled “Russians”, he gave the background story. Sting and an old friend had made a game of intercepting television transmissions from Russia on Saturday nights; which is Sunday morning in Russia. Mostly they saw children’s programmes … even a Russian version of Sesame Street. He marvelled at how well produced and thought out the programs were. Sting’s observation led to the lyrics of the song, “Russians love their children, too”. He cited this fact as the real reason the cold war never exploded, not tough guy sword rattling Ronald Reagan. All guests here Yes, the Russians love their children, and the sun, and the sea and freedom. Perhaps we are not so different after all. It is important to remember that we all are visitors and guests here in Thailand; we and the Russians or whichever state they are really from. We are all the invading force. From the Thai perspective, we are all barbarians at the gate. And, we all came to Thailand for similar reasons. It is far more interesting and useful to embrace how we are similar than to sit on a barstool and be negative … especially when your opinion is based on ignorance instead of familiarity. Bart Walters

Powerhouse by name, powerhouse by nature
W
hen the Powerhouse company was named it wasn’t about just giving it a title ... it was more a statement of intent. The owners of the company were determined to turn it into a driving force and now – with their third development about to be launched within a very short space of time – the intent is becoming reality. The company is based at the junction of Soi Immigration and Jomtien Second Road. It is a mix of brokerage and developer but this article will concentrate on the development side. The development story starts a little more than a year ago with the launch of Water’s Edge at Na-Jomtien. Construction work on the 35-unit building has already started there and by next month 68•REm•Issue 143•04/2013
they expect to be above ground with the first floor of the eight complete. More recently the company decided to launch Skylight, another comparatively small project of 56 units very close to the Hanuman statue in Jomtien on a 600 sqm plot. Later this month the plan is to have the on-site showroom ready for launch and viewing. The room on show will be a 43 sqm one-bedrooom unit. Good rental yield “Skylight will attract investors looking for a good rental yield because of the location, the exclusivity and quality of the build and finishes,” said June Bernard, the company’s chief executive. The powerhouse behind Powerhouse. “At Skylight we will make only a minor carbon footprint,” added June. “We will source
just as many locally produced materials as we can.” Units in Skylight range from studios, through one- and twobedrooms up to penthouses. The smallest unit will be 31.2 sqm and the largest 83.16 sqm. Completing the trio of projects will be Habitus which represents a dramatic step up in size. It will comprise three building each of seven floors and will be home to 350 units. Habitus will be built on a site a little under three rai on Soi 17 off Thepprasit Road just before you turn right into the Rompo market area of Jomtien. The land is already cleared and the aim it to have a showroom ready within the next three months. That said, the concept is still so new that we cannot show any renderings. “The architect is currently drawing up the plans based on a fantastic idea that will allow for sustainable urban living,” said

Loft style on 1st floor Among the aspects of Habitus that are likely to be incorporated in the final design are that each rooftop apartment will have its own pool. Also the first floor apartments – traditionally the hardest to sell in any building – will be built in loft style with sixmetre, floor-to-ceiling windows. Because the area to the rear of the project is well established with a village of low-rise houses, the units on the higher floors will have great views; views that are unlikely to be interfered with. “In two of the buildings the units at the back will be in prime position to enjoy the views, while those at the front will face out onto a lovely pool,” said June. When I spoke to June and Paul in their offices I could sense genuine excitement about what
