All things must pass Well I guess it had to happen sometime. This magazine is losing one of its favourite contributors – probably the favourite contributor with readers. And there’s nothing I can do about it other than wish him all the best. For more years than I care to try to count Bart Walters has been contributing a monthly column to this magazine.

We called it his ‘think piece’. It always filled four pages and, without running down my own contributions, I think that that quartet of pages helped form the cornerstone of my contention that REm is a thoroughly good read. However, Bart has decided it’s time for him to head back to his “country of origin” as he often described the United States in his columns and from there ... well who knows where he will end up. Indeed, it would not surprise

me if Bart himself is not too sure. His love affair with Thailand has been put on hold. Maybe it’s over for good. Maybe he just needs to get away to more fully appreciate what he had here. Only time will tell. He has a project States-side that is likely to last several months and with

the best of wills and despite the wonders of the worldwide web he can’t hope to write with his usual authority about all things Pattayan when he’s sitting half a world away in Florida. So we’ve agreed it’s time to draw the curtains on his think pieces. What happens now? Well, the magazine bids to stay on an onwards and upwards path but, like a sports team that has seen a marquee player leave, I plan to retire the “shirt”. Bart has been my ‘go to’ man for writing think pieces

and, anyway, I feel that one of the big plusses of Bart’s contributions was that he saw things from a different perspective compared to me. Turn to Page 58 for the start of this month’s farewell missive from Bart. It’s his last think piece but the good news is that I still hold a few non-think articles which I will feature in the coming issues. So, as I said in the opening paragraph, I wish Bart all the best and offer sincere thanks for all his contributions and his valuable counsel. On the subject of offering best wishes I will like to widen the scope to include all REm readers as the Christmas and New Year festive season approaches. I can’t put my hand on my heart and say that 2014 has been a year I will look back on with great pleasure. In business terms it has probably ranked as the lowest point since I arrived here some 10 or so years ago. But as Winston Churchill once said: “A pessimist sees the difficulty in every opportunity; an optimist sees the opportunity in every difficulty.” Here’s wishing you all a year full of opportunities and not too many difficulties.

Expo tries a different route

Show’s aim was to promote buying outside of Bangkok Thai Property Expo was held on November 7th-9th at the Conrad Bangkok. The theme of the show was ‘buy property outside of Bangkok’, aimed at Thai and Expat investors. This new expo brought together a number of developments from all over Thailand. Thirty exhibitors participated including realtors and agents from Pattaya, Koh Samui, Hua Hin, Rayong, and Chiang Mai.

Several developers used the Thai Property Expo to launch new projects including The Riviera Jomtien (pictured) and Seven Seas’ Cote D’Azur. Charlie Warner, the CEO at Exact Trading the organisers of the Thai Property Expo said: “We created this expo to enable regional developers to get an affordable chance to present their projects to serious Bangkokbased buyers and investors. “There were also some high

quality attendees to the Expo from Malaysia, Hong Kong, Singapore and Kuwait as well. “Some exhibitors received serious enquiries and expect a number of good sales to be made as a result of this event.” Exact Trading also organize the Pattaya Property Shows and have plans to launch an international property show for September 2015 at Impact in Bangkok.

Urban celebrate double EIA gain

The Urban Property Group had a few reasons to celebrate when they held a party at their Aeras showroom in the middle of November. The developers had gained Environmental Impact Assessment (EIA) approval for both Aeras on Jomtien Beach Road and The Urban Attitude which will be built in Soi Chalerprakiat 18 off Third Road at the junction with Pattaya Thai 16, right in the centre of the city. The two developments are very different in many ways. Aeras will be a high-rise of 38 storeys plus a low rise of four while The Urban Attitude will have just eight. Construction started Aeras will contain 329 units – 30 studios, 248 one-bedroom, 42 twobedroom, six duplexes and three penthouses. Construction has already started. The Urban Attitude comprises just 146 units. The party itself was a lavish affair with excellent food from Hard Rock and seemingly endless drink. There was even one table entirely devoted to different vodkas. Special mention should be made of the excellent band which drew many complimentary comments from the party-goers. More info? Riviera Group set the trend

he Riviera Group redefined the meaning of a soft launch when they held an event in the Central Festival shopping mall on Beach Road late in November to announce their The Riviera Jomtien project. They took most of the mall’s first floor communal area and turned it into an exhibition unlike any other I have seen. Clearly a significant amount of both money and time and had gone into its production. The exhibition contained a full showroom split into separately laid out zones, vast garden areas resembling the grounds of a French stately home as well as some fun enormously scaled-up furniture for that photo moment. Speaking of enormous scale ... as you would expect there was a giant model of the project placed elegantly centre stage alongside the buyersdraw prize of a Mercedes SLK. Famous actress, model and The Riviera Group’s brand ambassador Khun Metinee Kingpayome (known affectionately to Thais as ‘Lookked’) was there to invite both deputy mayor Khun Ronakit Ekasingh and developer Winston Gale onto the stage to start the proceedings. Excellent feedback REm caught up with Winston shortly after for some comments: “Yes, it has taken a considerable amount of time, effort and, of course, expense to create this event, but we are all pleased with the outcome and results. Feedback so far has been excellent and so I thank the team for all their hard work to help pull this event together.” Pre-sales of The Riviera Jomtien since late September have hit 51 per cent. Even so, The Riviera Jomtien has a showroom under construction. Winston added: “Our formal launch will be mid-January when we will have our showroom complete. It is being put together to reflect the Riviera glamour we promote in our branding and so we are very much looking forward to this event.”

A Mercedes SLK valued at Bt3.5m was on display and anyone who buys a Riviera Jomtien condominium after the pre-launch stage (which ended on 7th October) will have their name included in a lucky draw where the winner will be announced in 12 months’ time at a large party event at the new showrooms. REm: “Maybe I’m imagining it, but I think I regularly see Riviera ideas in many other places in one form or another. Sometimes just small things, sometimes quite big and obvious – I won’t be specific or perhaps start upsetting people but it is noticeable. Does it bother you?

WG: “I believe that when people stop copying you, that’s when you should be worried. It’s normal trend-setting for this to happen in all areas of design and marketing. It only really becomes unreasonable when it’s done quite obviously and, unfortunately, there are instances of this in Pattaya.” Strong contributor REm: “Pattaya needs new ideas and to keep reinventing itself. I’d say you are a strong contributor to innovation in the local property scene.” WG: “Thanks for that, I think for Pattaya to keep moving forward,


it’s important for people to try to be creative and generate new ideas, not simply take other people’s ideas without truly understanding them and passing it off to be their own in a belief it will bring them success. “It rarely will and simply doesn’t contribute to the health and variety Pattaya should be offering. Bizarrely, I saw in a local newspaper last week an article saying a company was bringing “The French Riviera to Jomtien along with its glamorous lifestyle”. What was disappointing was it wasn’t an article about us, The Riviera Group.” REm: “I note that Riviera Group is

now the lead sponsor of the Movers & Shakers networking events for the next year, why did you choose to do this?” WG: “Yes, we are and we like very much what Cees (Cuijpers) has done over the time he’s be running M&S. Further year “It was intended that we would be main sponsors a year ago, but the existing main sponsor decided to extend a further year and so it didn’t happen then. “I didn’t think we would renew the interest a year later but, after Cees approached me, I found it was actually good timing for us.

Chill Ville by the sea

ae Phim is an idyllic part of the Thai seascape. I think I may have told you as much in past issues. When I drive down the sloping entrance and enter Beach Road it is like a weight has been lifted off me. The tension in the shoulders eases and I start to relax. It’s nice! However, the town’s positive is also in some ways its negative in that because it’s quiet and peaceful and is on a cape it’s not really on the road to anywhere else. Visitors do not just come across it. You have to know it’s there. For those resident this is possibly a plus. But if you are a property developer this comparative isolation has an initial downside ... how to get people to know about your town and, as a result, your products. Getting Mae Phim to become better known – and visited – is the pleasant task facing Pasi Markamaki who is the marketing manager for the Silversea House group of developers. “People who take vacations here often turn into clients for our units,”

Pasi said. So Pasi is something of an ambassador for Mae Phim. “We have to promote the area first then the projects,” he said. Getting the word out there can be a tiring task. For example, this year Silversea will have attended 24 exhibitions and trade shows around the world at places that include Russia, Finland, Sweden, Poland and Germany. Countries with cold winters in other words. “This year will will have attended more exhibitions than ever to date.” Four exhibitions; three countries Pasi does not go to all of them. “We get a lot of overlaps,” he said. “Recently we were taking stands at four different exhibitions in three different countries over the same weekend.” He couldn’t be everywhere so he chose the Russian part of the fourway task leaving his staff to cover two in Bangkok and a fellow director to visit his Swedish homeland. Attending lots of exhibitions may sound like fun on the surface but being away from family, friends and

home on a regular basis can leave one feeling jaded. “But it’s something we must do,” said Pasi. “We don’t have a big influx of visitors such as somewhere like Pattaya so we must go to exhibitions and shows to get people to know about Mae Phim.” Once people do get to the town Pasi’s task becomes a lot simpler. Mae Phim pretty much sells itself. During the week the pace of life is very sedate. The beaches hardly have anyone on them. The road along the beach carries very little traffic. It’s Chill Ville by the sea without the icicles for its inhabitants. At the weekends things pick up a lot more because the town is popular with the Thais themselves. “If you take the left on Highway 7 immediately after leaving the second toll booth past the airport the road brings you right down to Mae Phim,” said Pasi. “In the Friday rush hour I would say that it is as quick to drive here as it is to Pattaya for those visiting from Bangkok.” Part of Mae Phim’s lure for the Thais is that there is no shortage of

We expect to start the main construction in January.” Any plans for a dedicated showroom? I asked. “As soon as the building is on the second floor,” he replied. “But that will be six to seven months away. Who knows, by then we may be sold

out which would make the showroom redundant (smiles). Our pre-sales are already at 30 per cent and the building only has 72 units.” The condo block will be built at the same time as a hotel with the same name alongside. A key selling point for condo buyers us that they will have complete access to the hotel’s facilities such as the pools, spa, sauna and room service. “Condo owners will also have access to a rental service for their unit,” Pasi added. “Also we anticipate that visitors to the hotel’s 70 rooms will take an interest in buying a unit alongside.” Units in the seven storey Grand Blue Condominium range in size from a 25sqm studio to a 140sqm penthouse. The entry level price is Bt1.52m which works out at about Bt60,000 per sqm. The penthouse will be marketed at around Bt15m. “Most of our customers are looking for a weekend or holiday home as opposed to a big apartment to stay in permanently,” said Pasi. To say that Silversea are big in Mae Phim is something of an

understatement. Grand Blue will be their seventh project in the town while they have also constructed five housing estates with several hundred villas. The sixth condo – Mosaic – which is very close by is expected to be ready in March. “The two projects are very different,” said Pasi. “Grand Blue is much more of a resort in style.” Self-financing “We are self-financing. We don’t need bank money to get our projects built,” said Pasi which is important for those slightly nervous of buying off-plan. Silversea are not the only people to have “discovered” Mae Phim. “A Marriott resort opened fairly recently just down the coast and we hear also sorts of rumours involving big players – listed companies, not small family developers,” said Pasi. “We welcome them all. Let’s put Mae Phim firmly on the map – that’s how we feel about it.” | l Elsewhere in this issue (P38) Dr Iain Corness speaks about high blood pressure. quiet beachfront and plenty of good and inexpensive restaurants to pick from. Of course there are bars but I did not see one that I would term as a “girlie bar”. So there is none of the “wanna buy me a drink, sexy man?” hassle of some other resorts by the sea I could name. This is the first of a series of articles in which REM owner Dave Buckley talks to Elmar Kleiner (right), the head of the Office for Interior & Architecture company, about how green issues can, or should, influence modern architecture and how we live. First we look at Elmar himself and how he became so passionate about the environment.

The man with green in his blood

lmar Kleiner is a nature boy at heart. He grew up wildsurfing, sailing, kitesurfing and cycling in Germany and as a result has always cared about the environment. “When I was young I recall my mother urging me to not use things like water and electricity unnecessarily,” he said. “Even for small things like when brushing my teeth I was taught to not leave the water running and be sure to turn off the light afterwards.” These were small lessons he never forgot. The teeth brushing advice came during the Oil Crisis of the ’70s. Elmar said: “The memory has never left me. My parents were very energy conscious probably because they grew up at the end of World War II when many commodities were in short supply.” Today Elmar runs an architect’s practice just a few steps away from Jomtien Beach. In common with most architects Elmar has worked in a variety of architectural offices all over the world. He became accredited by the German Council of Architects in 1995 after studying in Los Angeles where he gained his Masters degree aged 30. One of the top schools After competing his diploma in architecture in 1991 from the FH (University of Applied Sciences) in Konstanz, Germany, he received a Fulbright scholarship for a masters programme at America’s SCI-Arc ... one of the world’s top experimental architectural schools. “In 1995 I started my own business in Germany and in 2001/2 the first prospects in Thailand came along and we were asked if we wanted to open a branch here,” he said. Elmar headed the operation and because clients came easily in 2006

he decided to relocate here full time and handed his interests in Germany over to his partners. Since then Elmar and his OIA team have been involved in numerous projects but three that stand out for him are: l The Lighthouse, a 4,500sqm top end beach residence not far from Bali Hai pier for a client from Scandinavia; l The Hafele Design Centre in Phuket (pictured centre, left) where OIA pitched their green concepts against others and were awarded the contract for the 16,000sqm commercial building which gained a silver award in the 2010 Thailand Property Awards. In 2013 it was also the first project in Southeast Asia to receive the German sustainability certificate DGNB (Deutsche Gesellschaft für Nachhaltiges Bauen) gold award; l And, of course, current development, the Green Cascade which we featured last issue. ne of the mandatory tests at my hospital when you see a doctor is a blood pressure reading, usually denoted as “BP”. Now I take blood pressure tablets to keep my BP within the normal range, which they do, (provided I take them)! For many reasons, including forgetfulness, I had not taken any for over a week. When I remembered I had forgotten, I popped into one of the out-patients clinics and got the nurse to take my BP. It was 158/87. Too high. I need to remember to take my tablets!

but what you have to understand is that BP is not a constant, but fluctuates for many reasons – rushing, coffee, anxiety, cigarettes and a whole host of others. This is why, if your doctor tells you that you have “hypertension” (high BP) on just one reading – don’t believe him (or her). So how do you find out if your BP is really too high? Quite simply by repeated measurements. Just as one swallow doesn’t make a summer, one elevated reading does not necessarily mean hypertension. As part of the routine in most good hospitals and clinics is the measurement of your blood pressure. You should get this done at least twice a year. Rising or elevated readings do mean you should get medical advice. High BP is otherwise known as the “silent killer” as there are very few symptoms of the increase in blood pressure, until a vessel bursts somewhere, generally

catastrophically! The good thing is you are dead within minutes, so you won’t linger. Blood pressure is needed to keep all the organs of the body supplied with oxygen. This is done by the red blood cells which carry the oxygen, with the pump to drive the system being the heart. The tubes from the heart heading outbound are the arteries, and those returning the blood to the heart are the veins. Readings guide So what is the correct BP? The following table shows the categories of BP measurements. Optimal: less than 120/80 Normal: less than 130/80 High-normal:130–139/85–89 High blood pressure (hypertension): Stage 1: 140–159/90–99 Stage 2: 160–179/100–109 Stage 3: 180 or higher/110 or higher. The problem with running at high pressure is that the heart is having to work harder, and therefore may be subject to heart failure. The arteries are also subjected to higher pressures than they were designed to cope with and can burst, making the risk of stroke so much higher. Other organs don’t like working at the high pressures either, and kidneys, in particular, can go into failure mode. No, if you really have hypertension, get it treated – but remember to have repeated measurements done, and don’t let the doctor classify you as being “hypertensive” until repeated measurements confirm that your BP is too high. |

Project 5, currently under construction, is another example of the team selecting prime land that had been overlooked by competitors who feared it was too far out of town. However, the development is just 15 minutes by road from Central Pattaya with easy access to motorways to Bangkok and Rayong. Country feel International Schools are just minutes away, yet the quiet development has a country feel about it, despite its convenient location. The final design of the village is flexible and yet to be finalised, but construction is well under way with some homes already completed. Initially, the village was going to be exclusively houses of luxury two-storeys and fourbedrooms, but the team is currently reassessing this for a section of the village following overwhelming

demand for some of the previous designs. Whatever the final design and configuration, the village will be of the same high standard that you would expect from a Green Field project. The villages have continuously evolved to take advantage of modern building methods, leading edge materials and, of course, the latest technologies. You would be hard pressed to find another village in Pattaya – or anywhere else in Thailand for that matter – that offers the same state-ofthe-art facilities and finishing touches that are standard on Green Field Villas 5. As someone once said: “You should remember the little things, because one day they may become big things.” It really is some of the finer touches that make this project stand out from the pack. eights Holdings are in no doubt about the reasons why their newest brand of developments – Arcadia – is proving a success with future owners and investors. “A key reason is because we are not trying to cram too much into these projects,” said a spokesman. “We believe we are going against the grain by taking this approach but it is working in our favour and maybe even the market’s favour.” As you can see in the illustrations above HH are devoting very large areas – in some cases more than 50 per cent – to pools and recreational areas in Arcadia Beach Resort (main picture) and Aracadia Imperial (the two smaller pictures). The Beach Resort and Imperial are the first and third of the Arcadia brand. The second, in Naklua, is a much smaller development. The spokesman added: “We are not maximising the space we could

devote to units in Arcadia resorts in a bid to support a genuine resort feeling. By sacrificing unit meterage we are giving more to our customers and the high uptake is evidence this is paying off for us. “The brand continues to gather momentum. At Arcadia Beach Resort in Thappraya Soi 9 blocks A, B and C are now more than 85 per cent sold. At block D, which was released much later which a guaranteed rental return offer, all the poolside units have been sold and the exterior is now selling fast. Price increases “Early investors in Arcadia Beach resort have seen price rises of between Bt100,000-200,000 which equals approximately 15 per cent.” The spokesman said that a limited range of units is still available at promotional prices from Bt1.299m for a one-bed 25sqm unit and Bt2.549m for a 49sqm two-bed unit.

while back, I was having lunch with the owner of this magazine, Dave Buckley. We figured out that I had been writing these long essays for him nearly three years now. “Mate, I’m in awe of your ability to keep coming up with interesting things to say about this place,” he said. I heartily agreed that it is sometimes a challenge to crank out 3,000 words or so that people might want to read about living and/or working in Thailand. I’ve written about everything from a comparison of pineapple producing countries to having your bike stolen. I feel like I’ve left no story untold. But when I think about the actual process of writing the articles, it occurs to me that I have several approaches. Sometimes I get a definite idea, then research

it thoroughly, and finally give it my own personal spin. Other times something I read or watch on TV triggers my creative juices and I end up writing something timely and topical like a review of what the coming AEC and ASEAN will have on Thailand. To be honest, my favourite way to write one of these long articles is what I would call a “picture driven” approach. I’ll get up in the morning, without a thought in my head about what I want to write, and then go out into the Siamese abyss and start taking pictures. Once I get home, pour a glass of vino and start looking at my pics on the big screen … the story tells itself. This month, I’ve combed through my picture archives and selected some of my favourites to reminisce about and reveal what memories and lessons they trigger. The reason for

this trip down Memory Lane will be evident at the end of the article. Searching for a Rainbow Since this magazine is primarily about real estate, we’ll go with a property picture first. For five years I lived in a deserted building on Ban Ampur Beach several kilometres south of Pattaya proper. Anyone who has read my articles has surely come across stories and pictures about this building and the incredible location. (If not … go to www.remthai.com and use the search engine). A Thai family, inexperienced in the field of property development, had erected this building and got caught in the unfortunate currency collapse of 1997. This is the poor old building I once described as “a sick and skinny Soi dog shivering on the beach”. The dragon-lady juristic person kept the place open and limping along just enough to load it up with debt and sell the occasional farang rube a unit or two. I bought a bare shell in this hideous building speculating things would eventually turn around and I’d been in on some of the best beachfront property in the region for a sliver of the price it should cost. My condo was incredible, complete with a 76 sqm balcony and enclosed sea view Jacuzzi. Pouring over details with my design and renovation team, I created what I considered to be the perfect living space for myself and my beautiful Thai wife. We

The Tenth Planet As I was flipping through 14 years of Thailand pictures, it dawned on me just how desensitised I’ve become to how otherworldly this place really is. From Blade Runner-like pictures of Bangkok to beach shots that look like watercolour paintings. Thailand is a photographer’s dream. One of my favourite places to just go and start snapping pics is in Bang Saray early in the morning. People who come to Pattaya for the first time and hear the phrase, “I remember when this was a little fishing village” must have a hard time swallowing it when they are standing in the middle of the giant festering neon distraction that is Walking Street. But, travel 20 minutes south and you’ll find what Pattaya used to be. and beds of their pick-up trucks. The crews on the big boats begin to roll out of their hammocks and the smell of boiling khao tom mingles with the sea air. Monks from the big temple are already out making their morning rounds collecting alms. Some Thai families arrive early to spread out food on mats under the coconut palms on the beach. Just looking at those pictures brings my blood pressure down. When I fly up north to Chiang Mai to see friends, my camera gets a hearty workout. Just wandering around within the confines of The Old City is like landing on another planet. I see a lot of tourists with guides explaining the meaning and story behind the different architecture and statues. I don’t need a guide to tell me the bug-eyed open-mouthed face of the Nagas guarding one temple are designed to scare away demons … just a picture of it scares the hell out of me! My favourite Chiang Mai picture is the sleeping demon with a club in his hand. It reminds me of the security guard at my condo building. If you want to see kooky, out-ofthis-world pictures, Pattaya is the place to be. I’ve got a picture of two ladyboys standing on the corner sharing a bag of fried grasshoppers. I’ve got a picture of a grilled chicken restaurant attached to a motorcycle in full operation rolling down Thepprasit Road. I’ve got a picture of a pug riding on the back of a motorbike wearing a WWI German

called it “Green Heaven” because the colour we chose for the walls matched the Coke-bottle hue of the Gulf of Thailand 13 floors below. We lived like newlyweds in our deserted castle for four years in rapture. But, as I have heard, all good things must come to an end, and so it was with us. I’m sure many of you reading this can relate when I say, “it sucks to be the one who stays in the place”. My “Green Heaven” turned to a lonely concrete hell. What’s worse, the appearance of the building had only gotten worse and the prospect of finding a buyer was dismal. I listed with every agent in town. I lowered the price. I printed high quality advertising and posted it on every bulletin board in town. Several prospects showered me with praise for my design and décor, but just couldn’t get over the condition of the building. If I knew how many had pulled in the parking lot and turned around without even seeing the unit, I’d need all my fingers and toes to count them. Two years passed and nothing. Every morning I’d perform my ritual … make coffee … make some toast … burn some joss sticks in front of my big Buddha statue and beg for a buyer. Nothing. One day I changed my routine. I’d seen on some documentary about Hindu deities that Ganesh, the elephant head god, was known as “the remover of obstacles”. What the hell … it was worth a shot right? So, I burned my morning incense in front of the Ganesh figure I’d purchased

helmet with the spike on the top. I’ve got a picture of an elderly German tourist sauntering down Walking Street wearing a head-to-toe latex suit. Easily my favourite picture from Pattaya took place last Christmas in Central Festival. A roving pack of ladyboys, dressed in all manner of costumes were singing Christmas carols for gawking on-lookers. The costumes ranged from a wannabe Elton John to a sinister elf covered in a red body stocking. But, what really made the picture are the Muslim women taking pictures with them. It was truly an “only in Pattaya” moment. This summer I attended an Independence Day pool party at my brother’s house in the US. Just for fun, I put a slideshow of all these pictures on a big flat screen TV in the living room. On my way through I observed five partygoers standing around the screen staring, pointing and gasping in disbelief. “Where the hell is this?” one awestruck ogler asked. “It’s Thailand” I replied … “The Tenth Planet”. ‘The P Factor’ A couple years ago, I wrote an article called “The P Factor” about the people and community of Pattaya making the experience special. Oddly enough, I don’t have all that many pictures of people in

my portfolio. But, that doesn’t mean I don’t have pictures that remind me of people. Part of living in Thailand for so long is also getting older. As I am finding out, there comes a time in your life when people you know start to pass on; sometimes in an untimely manner. Because I lived on Ban Amphur Beach for so long, I’ve got several folders full of breathtaking sunsets. Seafood and sunsets are what Ban Amphur Beach are known for. Mostly, those pictures take me back to a special evening with my wife, or a dinner with friends and they bring on a smile. But one in particular makes me think of friends no long with us. A few years ago, I became casual friends with a young woman I met at a social event a few times named Kris Peres. I remember seeing her flashing smile and hot pink dress from across

the room. Being a friendly Filipina with a bubbly personality, she always made it a point to say hello and catch me up on her hectic life. Not long after I met Kris, she took her own life. She was barely 30 years old. That evening I took a picture of the sunset … it seemed to be just for her. When I look at this pink sunset, it makes me think of her and all the friends I’ve lost while living here. The ultimate prankster Joe Otter, longtime manager of the Tahitian Queen Rock-n-Roll Palace … Chef Raymond from The Blue Olive restaurant … the list goes on further than I like to think about. It makes me feel old, it makes me feel mortal … most importantly it makes me feel happy to be alive. But, I do have some people pictures that relieve my melancholy. Another favourite subject of mine is the seafood market in Naklua. Diversity and colour make this

one published article on my resume. And, when I say “published” I mean in a magazine … in print, not something that only exists in the “blogosphere”. Dave had only owned REm Thailand a short while and needed another voice to add to his own. After the first few issues, we realised we had a certain rapport. Early one evening, in a lagerinfused conversation we pinpointed the source of our success. “Dave … I think the reason this thing is working so well is that you’re so hopelessly English and I’m so damned American”. He cackled madly and agreed full tilt. When I see this picture of me and Dave, it reminds me that I owe him for his encouragement, friendship and space to blather on every month. The whole experience has been both profitable and therapeutic. This picture also reminds me that I was younger, slimmer and still

in love with Thailand. I am none of those things now. That is why this will be my last rambling wreck of an essay in this publication. Floating Coconut In a story I wrote a few years ago, I described myself as a rolling stone that had stopped rolling. Staying in one place too long always brings on stagnation for me. But, when I think of a rolling stone, I really don’t fit the bill. First off, I’m not English or in a band. Secondly, I’m a beach guy … anybody looking for me can eliminate any place that doesn’t have a coastline. So, you might say that I’m a floating coconut … liable to wash up on just about any shore. market a feast for the eyes as well as the belly. I’ve gone there on certain days and only taken pictures. I feel guilty … “I should have bought something,” I always think. One day I was snapping away and I heard a tiny little voice shout out, “Hey mister … buy some mussel”. I looked around and didn’t see a soul paying any attention to me … I thought I must be hearing things. Then I heard it again … “Hey mister … you buy mussel ok?” Finally I spun around 180 degrees and I saw this tiny little creature standing on a box behind a mammoth pile of green mussels. Her name was Yui and she couldn’t have been more than five years old. Her command of the English language was sharp and to the point. “You buy mussel or what?” she insisted. And so I did. There were no adults around … no supervisor … no hovering mother … just this confident little girl and her big pile of shellfish. I chuckle every time I look at it. For sure, the one picture I do have of real people brings me to the real point of my article this month. It’s no raging torrent but who would want one at the bottom of the garden? “It’s real nature here,” said Lex. “In the morning you wake to the sound of birdsong and at night when all the pool lights are on it’s like a fairytale.m Sometimes I struggle to believe that you can still find gems like this so close to Pattaya. But it is real enough.” He added: “South Pattaya can be reached in 20 minutes, the beach in 10 and two golf courses – Siam Country Club and Phoenix – in five.” All the houses are three-bedroom

hen I walked into the showhome of The Huay Yai Riverside project an Eagles track was emanating from a CD player on the kitchen worktop. “Does the music bother you?” my host, Lex Granaada, the project’s developer asked as he went about serving up a welcome cup of coffee. “Not at all,” I replied. “The Eagles are among my favourite groups, maybe even the favourite.” The music stayed on and I spent a pleasant 90 minutes in Lex’s company before declaring I felt I knew all there was to know about The Huay Yai Riverside. It was only afterwards, when I sat down to write this, that The Eagles came back into my mind. Why? Well the quick answer lies in the headline on the facing page. “Peaceful easy feeling,” was, as fans know all too well, a hit from the group’s debut

with at least two bathrooms and a feature of them is the very high ceilings (some 70cm higher than the rest of the house) in the main living area. The build of the house helps to keep it very cool. When I was there several aircond units were in evidence but only a ceiling fan was needed to keep the biggest room cool. Same plan Four of the five homes will be built to exactly the same plan with the house area measuring 212sqm. In addition all four have 72sqm of pool space and 61.5sqm of patio alongside the house suitable for placing loungers, outdoor table and chairs and the like. Prices for the four start at Bt8,950,000 and go up to Bt11,250,000 because the actual plots range from 523sqm up to 742sqm. The fifth and by far the largest home has a house area of 340sqm and sits on a plot measuring1,255sqm. It is priced at a little under Bt15m.

“The prices are not carved in stone,” said Lex. “I’m a firm believer in negotiating but to me negotiating means both buyer and seller being prepared to move a little – not all from one side.” Lex’s builder is a mutual friend – Tom Coglan whose CSP Construction company are entrusted with a lot of villa building in the area. Construction of two of the five houses is complete and one – the showhouse – is fully furnished and ready to move in. The second of the fully built homes would need a week or so to make ready. “We can offer furniture packages from our suppliers, Decorum in Thepprasit Road, who have a very good name,” said Lex. There are many nice touches to the exterior of the main houses which includes an outside shower, toilet in the pool’s pumphouse and the pool has three waterfalls which can be regulated and put on at intervals

Its extensive facilities include a full-service karting track, an off-road test track, and the FIA certified 2.41km racetrack. It can be found about 15 km away on the Pattaya-Rayong Road (Highway 36). he Movers & Shakers event staged in Bangkok in late October took an interesting twist by allowing guests to demonstrate (or perhaps improve) their skills using a golf simulator. It was held at Xcite Golf which opened earlier this year at the Marriott Executive Apartments as a fully renovated indoor golf franchise training centre. It is the largest indoor golf centre in the heart of Sukhumvit. They provide golf instruction, practice memberships and stage corporate events such as this one. Guests had the luxury of ‘driving’ the ball into the rough without having to walk 200 yards to go look for it! The eighth edition of the five-day festival begins on December 10 and

They will compete over a 3.7km street circuit in the northern part of Bangsaen. One lap will take competitors through the town centre close to hotels, guest houses, shops and restaurants. Wending its way back to the seafront, the track then takes racers past two beaches (neither Singapore’s nor Monaco’s street circuits pass one beach, let alone two), a cape and up the landmark Khao Sam Muk hill. Bangsaen will be partly closed to accommodate the circuit. Public roads will be fenced off with armco

and streel wire mesh barriers on both sides to protect spectators and vehicles. With around 300 international competitors expected to take part in front of 100,000 onlookers, the local economy is expected to benefit to the tune of around Bt300m, despite the fact that admission for spectators is free. One of the highlights of the festival will be the decider of the Thailand Super Car Series which began at Malaysia’s Sepang circuit in May. After the first six rounds, Reiter Vattana RPM Motorsports’ Tomas Enge from the Czech Republic leads Thai politician Chonsawat Asavahame of Toyota Team Thailand by 165 points to 160 in the Class One standings. Enge, in his Chevrolet Camaro GT3 (No 25), and Asavahame in a Lamborghini LP600 GT3 FL2 (No 28), will go head-to-head in races seven and eight to decide the championship. The annual event has grown dramatically since it began in 1996 as competition between Thailand, Malaysia and Singapore and now attracts competitors from all over the world. 85 REM 12/2014

omtien will become the centre of the jet ski world in December when more than 70 of the world’s leading professional and amateur riders descend on the town for the Thai Airways International Jet Ski World Cup. More than Bt1m in prize money will be up for grabs by competitors from around the globe when they race over a specially constructed course off Jomtien Beach between December 5-7. Many will be on board some of the world’s highest perfomance boats, each capable of 0-100kph in 6.3 seconds and a top speed of 158kph. The first event took place in 1996 attracting racers from Thailand and neighbouring Malaysia and Singapore. It expanded quickly to cover the Asia Pacific region in 19971998 before it was open to racers from all over the world in 1999. The event reached its peak in 2007 when racers from more than 18 countries came to compete. The World Cup Grand Prix system is for the top five professional categories with each nation allowed to enter no more than four racers in each. A total of 68 separate races are scheduled for novices, amateurs, experts, masters and professionals. Competitive racing gets under way at 10.30am on December 5; 8am on December 6 and 8am on December 7.

or years The Chow Hound had driven by the establishment on Jomtien Second Road known as “Eataly” and turned up his nose. It seems The Hound doesn’t have much tolerance for such cheesy attempts at clever names. A little while back, however, The Hound noticed the name and appearance of this shop had changed. There was a table outside and The Hound observed a couple sitting sipping wine and eating a cheese platter; a good sign to be sure. And the new name, “Made in Italy”, certainly had a more dignified ring to it. As it turns out, “Made in Italy” is the name that most accurately describes this baby bistro’s unique selling proposition. Upon entering, The Hound could see this place was as he expected; a shop that sells nothing but imported Italian stuff. Wine, pasta, olives, pine nuts, anchovies, cheese, Parma ham … if it’s Italian and you can eat or drink it … you can get it at Made in Italy. Immaculately clean The shop is small, well-laid out and immaculately clean. The whole motif gave The Hound a feeling that he was in a big winecellar. The Hound pressed his nose up against the double long deli case packed full of all manner of Italian delicacies. Along the left hand side of the shop is a long bar where all the serving action takes place. Surrounding the bar is a handful of tiletopped tables. A big comfy sofa living roomstyle seating area resides in the front with a view of the action on Jomtien Second Road and Rompho Market. Because he has a lot of Italian friends in Thailand, The Hound knew just how to work this place.

He selected a bottle of wine to open from the nice selection on the wall; a moderately priced Montepulciano. From there he proceeded to order 50 grams each of fresh sardines, Fontina cheese, marinated artichokes and big juicy sundried tomatoes. The friendly staff served it up on a plate tailor-made for such a gnosh-fest with a side of warm Italian bread. “Fresh and Italian” The Hound murmured to himself and realised his tail was wagging. The Hound felt that the bold, yet smooth, Montepulciano deserved some salty Parma ham, so he ordered a ham/cheese/mushroom Panini. The bread was perfect, the cheese expertly melted and the ham sliced paper thin and piled up just right. Not normally a dessert dog, The Hound surprised himself by barking out an order for a cannoli and espresso. The delicate ricotta and mango filled pastry was almost too pretty to eat, but The Hound did manage to gobble it down in a sweet-tooth inspired frenzy. Upon perusing the rest of the menu, The Hound vowed to return to Made in Italy to try the pizza, or one of the pastas, or some more of those sardines … or another cannoli … and that Italian ice cream sure looked good! Fresh, Italian … tasty!

This month the editor asked me to attempt to unravel the mysteries of Bitcoins. This is the ‘currency’ that has the world’s banks regarding it with suspicion. It’s not a simple subject, but I agreed to give it a go.

n the past few years we have seen an increase in the use of Bitcoins and they are now part of our everyday language. Bitcoin is basically a software-based, online payment system which first came into use in 2009. Payments work on a peer-to-peer basis with the units of “currency” being referred to as a “Bitcoin”. Payments between peers are recorded on a public ledger although there is no central repository or single administrator. The idea behind Bitcoins is to reward people’s work and both individuals and companies can partipate in it. The record keeping behind this is often referred to as ‘mining’. The Bitcoins can be exchanged for flat money or other products and services. Bitcoins can be sent electronically for an additional fee via anything from computers to mobile phones and this proves attractive as the fees are often

cheaper than those levied by credit card companies. Bitcoins can be bought using a variety of methods such as Paypal, bank transfers, credit cards or good old under the cosh cash! Multiple outputs Once you have your Bitcoins in your virtual ‘wallet’ you can start to conduct transactions. Every transaction must have at least one input and be digitally signed for and be a previously unspent output of a previous transaction (similar theory to cheques). Transactions can also have multiple outputs making it possible to make a number of payments in one go. In a similar theory to cash transactions, the sum of the inputs can be higher than that of the intended payment. For example in terms of cash: an item costs Bt950 but you pay with a Bt1,000 note. When this occurs change will be given back.

As mentioned above Bitcoins are in theory stored in ‘wallets’ although as strictly speaking they cannot be separated from the ledger this term is perhaps slightly inaccurate. The ‘wallet’ is in actual fact something that enables you to process transactions in a similar manner to that of a card reader or ‘fob’ that are offered by some banks. The wallet allows you to spend the Bitcoins and works using public key cryptography in which cryptographic keys, one public and one private are generated. The public key is a Bitcoin address and the private one is decided by the owner of the Bitcoins. The units of the Bitcoins themselves can be broken down into smaller fragments, the smallest being called a satoshi which is one hundred millionth of a Bitcoin! There are two other sub-units of the Bitcoin. These are known as millibitcoin which, as the name suggests is a thousandth of a Bitcoin and microbitcoin which is a millionth of a Bitcoin. Simple, huh? Main concerns Naturally one of the main concerns about Bitcoin is the privacy of the transactions. In the traditional banking system, user’s privacy is guaranteed by the Right to Financial Privacy Act which limits access to the parties involved by using a trusted 3rd party – in most cases the bank itself. The Bitcoin system works by not identifying the owners of the Bitcoins but at the same time making the transactions public data (they can be linked to companies) through the public ledger. With Bitcoin becoming increasingly trusted it is now


times more volatile than the S&P 500 and 18 times greater than the US$. An example of this would be between 10 April 2013 and 29 November 2013 when the price fell from US$266 to around US$50. There is no know way of stabilising this and the high volatility is largely due to the lack of liquidity. All of this suggests that the more risk adverse investors should stay clear of Bitcoins! Why use Bitcoin? So what are the main reasons for using Bitcoin? Since the financial collapse of some countries such as Argentina and Cyprus in recent years investors have grown increasingly cautious about using national currencies and see Bitcoin as an alternative. Another reason, as touched on above, is for speculation purposes. It is extremely volatile and is seen by some investors as a way of making a ‘quick buck’ although as with any investment of this ilk it could just as easily be a way of losing a ‘quick

buck’ as well! The future of Bitcoin is uncertain as with anything new. Its popularity is certainly increasing but a number of financial institutions and financial advisors are issuing warnings about investing heavily in Bitcoin arguing that there is nothing substantive to back up the ‘currency’. These experts are still pointing the way of more traditional investment and currencies. Perhaps this is because still little is known about Bitcoin or maybe these concerns are genuine and have some foundation. Only time will tell but the Bitcoin does indeed continue to grow. Bitcoins can be traded in a number of different currencies and there are also Bitcoin exchanges that works on a bidding process. However, there is scepticism about this as it is believed that around 45 per cent of these transactions fail. The problem with this is that Bitcoin transactions cannot be reversed so the sellers of Bitcoins must take steps to ensure they receive the traditional funds! The last known figure for the number of Bitcoins in ‘circulation’ was believed to be in the region of 12 million with the total market capitalisation believed to be more than US$10 billion. Bitcoin is still an extremely volatile currency or commodity with figures suggesting that it is seven times more volatile than gold, eight

few months back I reminisced on the cars that have lived in my garage. I had got up to 1979 when I bought a pink Porsche 911, the best car I ever owned. Pink Porsche and I parted company in 1982, and the reason was one that many males reading this will understand. It is that condition called “divorce”. That stage of a marriage breakdown where your ex’s lawyers get out the carving knives and you lose everything you held near and dear. “You’ve got a Porsche? You won’t have by the time we’ve finished!” And so I lost my Porsche. Back to square one and transport was an old Ford Falcon station wagon. Basic transport, but it would haul a large amount of junk and several large people. The large amount of junk became steel tubing, which in turn became a space-framed Mk1 Ford Escort Lightweight, and another of my home-

grown racing cars. It was the first one in its category to run a wing and to replace the Lotus Twin Cam engine with the one of the new Mazda rotaries. Being a glutton for punishment, I didn’t build one – I built two, with a friend assisting in the building and driving his way to win the championship that year, while I came second. You can’t win them all! Building my way up again, the Ford Falcon was pensioned off, minutes before it turned into ferric oxide and became a brown stain on the garage floor. Sporting chariot A sporting chariot was needed again, and since the rotary engines had done so well in the race cars, I decided on a Series 1 Mazda RX7, and found a secondhand one in my local petrol station, complete with aero kit. After the Porsche, this was one of the best cars I ever owned. Nothing went wrong, nothing fell off, it went

like stink, and used so much petrol I almost needed to tow a bowser behind it. So what could come next? It was a Toyota Celica, which was really just a Camry in a two-door body. Comfy, adequate performance, did nothing wrong, and did nothing exceptional. A typical Toyota. And eventually bored me out of my brain! So what came next? It was back to Mazda, a marque that had impressed me with its reliability and sporting drive, and a Mk 1 Mazda MX5 came to reside in my garage. A great little sports car, that could be made even better by improving the inlet tract and adding a large bore, free flow exhaust, stepping up to 15-inch wheels and lowering by an inch. The MX5 is also one of my best cars, and again, nothing broke, nothing fell off and nothing went wrong in my three years of ownership. It was always fun to drive and I was sorry to sell it – to come to Thailand. |
