Very good initial effort I’m writing this about a week after the first property show has been staged in Pattaya. Overall I believe it was a success and I was pleased that this magazine had agreed to be a media sponsor for it. A total success? Well, the term “a curate’s egg” sums up my feelings. It was good in parts – indeed very good

in parts – but, sure, some things could be improved next time and I’m pleased to report on the facing page that there does look like being a next time. If any of the above sounds a little begrudging I don’t mean it to. It was the first show of its kind in the city and I would have been absolutely amazed had it been staged without a single hitch. The fact is that overall each of of the standholders I spoke to (more than half a dozen) said they were happy to have taken part. I’m not sure you can sensibly ask for much more. All these developers reported meeting several potential buyers that they felt were “real” as opposed

to “dreamers”. Of course the proof of the pudding come when they end up

signing on the dotted line so the true outcome can only be assessed in the weeks ahead. But all seemed to take positives from the show. At times the stands were very busy – usually in late morning and around lunchtime – with a tail-off towards the end of the day. Perhaps for the next show the opening times will be altered to reflect this. I got involved in a few discussions about the venue. The Hilton is an

such an event. On the plus side is its very central location and the fact that it lift made it difficult to move stand equipment in and out. Not something to concern visitors to the show but it did make things difficult for those setting up stands and dismantling them afterwards. Also actually gaining access to the 17th floor was not as straightforward for show visitors as I might like. We had a small exhibition area from which we handed out several hundred copies of the magazine which was very gratifying. When I spoke on Mix 88.5FM I noted that a key benefit to REm was that the show allowed me to talk to many developers without having to get into my car and traverse the city. On that basis they should stage the exhibition every month, I joked. But on a serious note I feel that now the city has seen the first property show I hope it will be the first of many. I’m sure the correct frequency for such shows will be established over a period of time. Congratulations to the exhibition’s organisers on a top notch first effort.

Success for first property show Exhibitors, visitors and organisers were all delighted with the results of the 1st Pattaya Property Show which took place at the Hilton Pattaya from between 9-12 January. More than 2,000 people attended with buyers from over 23 countries, including tourists, expats and Thais. The exhibition was sold out with in excess of 45 exhibitors. Exhibitors included national developers, Raimon Land and Sansiri, the largest local developers such as the Nova Group, Universal Group and Blue Sky Group, other premium developers including The Riviera Group, Kingdom Property, Onyx, Pattaya Posh and Siam Royal View, as well as many smaller local developers. Agents and brokers were also well represented with the city’s largest agents, A+ Properties, Ocean Residential, Compass Real Estate and REBA-ES, the Real Estate Broker Association – Eastern Seaboard, also present. Charlie Warner, CEO of organisers Exact Trading Company based in Pattaya, said: “Our objective was to put Pattaya Property on the international map for real estate investors, getting the full support of the City Administration and by holding the event at a prestige venue on the 17th floor of the Hilton, resulted in the high quality of visitors we wanted. It was serious people with a real interest that came to the show.” Show organiser Mike Bridge of Exact said: “We were very pleased with the results of our first show in the city. It is always difficult to launch a new exhibition, but because of Exact’s existing relationships with many companies in this industry, we were able to generate what turned out to be a very reputable show. A large number of contracts were confirmed during the three and a half days, and I am sure there will be many more sales in the next few weeks.”
The Riviera’s marketing manager Ubonjitr Thamchop reported they had been busy throughout the show. She said: “The Hilton Pattaya’s ballroom definitely fitted our profile of luxury, and we have already sold an apartment worth Bt12m on the stand. We also have a fair number of excellent leads and we feel confident we can close a few deals shortly. I think this is a very important step for the city to host a top level event to support the property industry and maybe it should happen twice a year.” Great feedback Kingdom Property’s assistant sales manager said: “We were here promoting South Point and received lots of enquiries, great feedback and we expect many of those visitors to come to see us at our on-site showroom.” A+ Properties director Steve Edwards said: “We had a steady flow of buyers onto our stand and it has exceeded our expectations. We saw Russians, Germans, Thai and Korean visitors and most were looking to buy to live in the property. It has been great exposure for us too, being a relatively new company.” Daniel Arie, general manager at Decorum Furniture and Decoration,

said: “I was surprised by the response. Many people who knew our shop, but had never visited us before came over to speak to us, and we even sold a large leather sofa here from our stand.” VIP Real Estate’s Jens Nielsen from Rayong added: “Although we were not overcrowded, it did gave us more time to talk to the visitors, who were serious investors and, in my opinion, definitely keen to buy. Promoting Rayong offered a different option from all the Pattaya real estate, which I believe worked in our favour.” Beach Properties’ David Thomas said: “It has been a pleasure to exhibit at a properly run international style show in Pattaya, and definitely compares well with exhibiting at any international event abroad. We came here with only our luxury houses, as there are some many condominiums on offer. Maybe next time we might introduce some condos too.” Philippe Leysen from Houben Villas said: ‘Because we are from Koh Lanta, we got a lot of positive feedback from visitors and I feel confident that we have at least five serious investors.” The organisers are now considering running the event again in October and also the following February. |

The Riviera on an all-time sales high Those who move regularly in local property circles may have heard that confidence in Pattaya’s real estate market is under question due to fears of over-supply combined with the country’s on-going political uncertainty. However, one company – The Riviera Group in Wongamat – is wondering what all the fuss is about. For them high season could not be more aptly named. Riviera Group developer Winston Gale said: “We have so far had an excellent take-up rate of our new
units this high-season. December saw us selling just over Bt440mworth of units. Today, halfway through January, sees us having sold approximately an additional Bt380m.” Clearly Pattaya, or, at least, Riviera, is still enjoying a high season irrespective of negative sentiments that seem to be doing the rounds. We asked about nationalities of the buyers. Winston replied: “We have seen a very broad spectrum of buyers ranging from Chinese, Koreans, Indians, Singaporeans to

Australians and, of course, Russian.” And the Thai buyers? “Yes, we have sold a great deal to Thais but for today, foreigners are leading the way accounting for about 70 per cent of our sales this high season.” The Bt3.5bn Riviera now stands at a staggering 70 per cent sold in just four months, clearly demonstrating that Pattaya still has a very attractive and active real estate market.
As this magazine was going to press news reached us of the launch of another major high-rise from the Nova Group – North Beach. It will be in Soi 22, Naklua, and all 220 units will enjoy either a bay or ocean view. Units will range in size from 36 sqm one-bedroom apartments up to 231 sqm penthouses.
Early-bird buyers will get a five per cent discount in the tower block which will lie just 50 metres from a private beach yet still close to the city centre. Already more than half of these promotional units have been snapped up with comparatively little marketing effort involved.

hen you have enjoyed big success in a major competition there must be a strong temptation to capitalise upon it quickly. Or so one would imagine. But the decision-makers at Matrix Group seem to be resisting the temptation – for the time being at least. Late last year they were named “Best Developer – Asia – Gold Award” in awards presented by the OPP (Overseas Property Professionals) magazine. Matrix were also given a silver award in the “Best Global Developer” category. Solid progress No small achievements! Even so, in 2014 they will not rush into launching any more new projects until they know they have made further solid progress on the ones already launched. “I want to show that we don’t feel the need to launch 10,000 new projects,” said Matrix managing
director Miki Haim when I spoke to him in his office at the company’s Pratumnak HQ. Matrix plans to launch the new project after completing more of what they have already promised. Matrix follows their slogan, “We build our Promises”. They also strongly believe that the only way to build trust is to deliver what you promise. “Sure we have more projects in the pipeline,” said Miki pointing to some detailed looking plans on his desk. “We have always come up with innovative designs for our projects.” “And this new project will, again, seize Pattaya property market’s attention.” We both glanced out of the window to the site of The Vision just a few metres up the road from the office. “It’s 55 per cent built,” said Miki. “It is on course to complete as planned late this year or in the first quarter of next. (Environmental Impact Assessment) approval we are moving on quickly to finish the skeleton and now we are following up on the architectural works.” Miki speaks with much warmth about The Vision. “The view from it will be the most spectacular in Pattaya,” he says. Expensive materials “We will be using expensive materials, many of them imported, to ensure the beauty of the building. It will be a monument to all that’s good and we have more than 30 subcontractors working on site now to ensure we maintain our progress.” Some top units with spectacular sea views in The Vision (from the 17th to the 23rd floors) remain available in foreign ownership. Of other projects he said that Amazon is 60 per cent finished and at City Center the piling is well under way. The Sky at Jomtien will start later this year.|

In one of his last interviews the action star spoke about his film Hours in which he plays a father who struggles to keep his daughter alive in the wake of Hurricane Katrina after his wife dies while giving birth. Also he talks about Fast and Furious 7, his relationship with his teenage daughter, why he was not a strict dad and trying to maintain the balance between work and family. It seems especially poignant to read it now...

The Interview People: As a parent, what did you tap into to go through this almost real-time sense of the clock is ticking to save your child’s life as depicted in Hours? Paul Walker: I realised we were probably about two-thirds of the way into the movie and it really hit me what the significance of this project was to me. It was weird the way it happened because I read it just for page value. I was like, wow, it’s pretty powerful. I was upset. I was crying. I was rooting. I was yelling at him. Inside, I was feeling all these emotions. I didn’t realise… I was going, “It’s not about Nolan and a baby and this beautiful girl. This is life.” The machine is just this crazy game that I’ve been running for I don’t know how long. And I’m just spinning it, for what reason? I’m juggling all these balls and I’m just like, “Agh,” and trying to make sense of it. I was like, “Well, wait a minute. I just had a child out of wedlock. Good thing I’m making another movie.” I was going into “Varsity Blues.” I found out just before leaving, I was like, “I can put a roof over my baby’s head, and then I can figure out my stuff.” I’m in this movie and “It speaks to me on just a very pure and truthful level.” But I didn’t realise… I was like, “This is my freakin’ life. This is all of our lives.” You know, we’re running around just doing what and cranking this stupid machine and we get flatbacked, something crazy happens. And you look inside the box and you go, “Holy sh*t.” So I was about
two-thirds into the movie and I realised, I was like, “Oh God, this is so therapeutic.” TIP: How physically taxing was this role? PW: It was a walk in the park (laughs). No, it was fun. It had a good balance -- the physicality and the emotional component. I remember getting to about midday and I’d be like, “Oh man, I’ve got six hours left to go or whatever it was.” But at the end of the day it was just… Let me back up and say, my father was a contractor. He made me work a different trade every summer, going through high school. All his buddies were tradesmen. My dad was like, “Ah, they can never take skill sets away from you. That’s something you’ll always have. So you’ll always be worth something because you’ll always be able to provide a certain service.” Little digital chip He’s smart like that. My grand-father was like that too. But at the end of the day, you can look and go, “Oh, look what I did.” Movies, you don’t have that. The film goes off in a canister and now it’s on a little digital chip. There’s nothing to show for it. You leave and you go, “I went ohh, grrrr, [imitates gun noise], and I said some things and I was trying to be cool (laughs).” But that’s about it. That’s all you have. On this one, at the end of the day, I was like, “Wow, that was heavy. I experienced some stuff today. I felt some things. I was connected with Genesis. I love that girl. Working opposite her, I fell in love with her. It was reinvigorating.
Paul Walker’s last interviews PW: Going into it, a lot of the buildings surrounding the hospital, you could still see the water line because they hadn’t repainted yet. On the inside, if you see a water line, you know darn well that means they took all the sheet rock off the wall because they have to make sure there isn’t any mold. That black mold is nasty. A lot of people are sick down there from it, a lot of builders. It’s kind of like asbestos, the asbestos fibres, what it’s done to all the old A/C guys. All these guys I grew up with, my dad’s buddies, they’re all messed up. That mesothelioma stuff is very real. So when I heard about this black mold and how it was affecting people, I was like, “Oh no. It’s like that mesothelioma all over again.” But so the base of this hospital, same thing. The water level came up almost 12 feet so the bottom level, when you go into work everyday, the reminder is the skeleton of the building.
reaction because I’m proud of the work that I did because I told the truth the whole time. There were only a couple of times where there was a take and I didn’t believe it and I would say to Eric, “I didn’t like that one. I didn’t believe it. I was trying to force something. I was just saying words.” I remember I was talking with my agent Theresa and she’d say, “So how’s it going?” And I’m like, “It’s going really well.” I’m probably about halfway through it and she’s asking, “What’s the experience like?” I said, “I don’t know. I think it’s good. I’m telling the truth the whole time.” People respond I realised as I told her it was kind of scary too. “You know, if people don’t like my performance in this, they just don’t like me because I’m putting it all on the line. It’s who I am.” So at the end of it, for some people to respond to it, I’m like, “Whew, thank God. (laughs) I guess I’m okay.” TIP: How much did it help that this film was shot in chronological order for your performance? PW: Huge. It played a major factor. You were just able to carry it with you from one bit to the next. There’s no “Okay, let’s go back and figure out what’s going on. Wait, I need a reminder. Script supervisor… Brenda, what happened just before this again?” There’s none of that. You’re just running and gunning. TIP: You also shot in United Methodist Hospital which has been shut down since Katrina. How did that help inform your performance physically and emotionally?

Best protector TIP: This character’s first moment he was struggling being a parent and then he became the best protector of a daughter. Going back to when your own daughter was born, how was your experience? PW: It was tough. The mom and I weren’t going to be together and I was raised Mormon, went to a Christina high school and I was told mommy and daddy were supposed to be together. And it was a hard one for me. I was so conflicted. And my dad saw it. I was always one of those who felt you get married and it’s forever.

At the end of the day, I was like, “There might not be anything to show for it, but there’s something to feel for it.” So when it came to getting up in the morning to go to work the next day, I was like, “F*ck, yeah.” (laughs) I was ready to go. TIP: You said this movie is a bit like your life. You have a teenage daughter. Is it difficult to raise her? PW: We’re finding our balance. She just started living with me last year, just when I was leaving to go work on Fast. I’m doing another one now. It’s really kind of tearing at me, to be honest with you, trying to maintain the balance. Unfortunately, we’re filming in Atlanta but I’ve come home every weekend. Two weeks in a row, I came back three times. She just turned 15. It’s a critical time. I’m big with analogies, but I look at her like this rocket ship and she’s like on this launching pad and it’s like I want to get the trajectory right. She’s going to be my daughter and I’m going to be her dad for the rest of our lives. So I want it to be cool. And I sure as hell don’t want to be looking back and go, “F*ck, because you were gone. Like, what if? You should have been home more.” So that’s the noise in my head right now is trying to find the balance. And she’s super supportive and is like, “No, go. This is what you do.” And I’m like, “Yeah, but how significant is it really? It’s kind of trivial. I mean, this is our time together. TIP: Has your daughter seen you in this (Hours)? PW: Yeah, I took her. First time I saw it, I took her. It was cool to watch the

And all those things so it wasn’t like, “Oh this is the right thing to do.” I was thinking where I was at. I was into chicks and having fun and I was sleeping with her friends for crying out loud. You know what I mean? I was an animal. And so I want to be there. My heart wants to be in it but the mind just isn’t following it. It was tough. So I felt guilt so I’d come around and do what I could do. What let me off the hook a lot emotionally, I think, was knowing that at least I was providing financially but emotionally I wasn’t there yet because I didn’t even know who the hell I was. And I think that’s what it is. When you have kids young, that’s part of the game. I’m grateful that I had her at 25 and not 20 because at 40 and 15, we’re matching up sweet. It’s just working, it’s so perfect. If I had her at 20, I’d be screwed. She’d be out of the house and I’d be like, “Baby! I thought I had this sh*t figured out!” So it’s working out pretty well. She’s lived with her mom her whole life and she wants to see what dudes are about and what’s going on. She wants a relationship with her pops and it’s working out really well right now. TIP: That’s why she moved? PW: Yeah. She moved do live with me. She lived in Hawaii her whole life. TIP: You’re filming Fast and Furious 7 right now. Do you all feel like family at this point? PW: Yeah, a dysfunctional family! Yeah for sure. I mean we love each other. It was forced. We would have never hung out in life. Tyrese and I would have, Chris and I would have. Chris is one of the coolest people you’ll ever meet. He comes from a really solid family – Ludacris. You’d be really, really impressed by him Impressed me His perspective and just how he sees things. He’s an old soul, he’s wise behind his years but singularly, you’d be hard pressed to find anyone who has impressed me more than Ludacris has. And Tyrese is just the sweetest person. life and all that. We found to really respect one another but we were such opposite ends of the spectrum, unbelievable. That’s why we’ve been successful and that’s the reason why it’s worked is because we are so different and I don’t know that we necessarily found a stride together because there’s certain days I still want to crack him in the head, but he looks at me and I know there’s days he wants to crack me in the head too. TIP: Who would win in that fight? PW: Uh. I wouldn’t want to tango! But there’s times where he’ll look at me and he’ll go, “Man I wish I could be more like you.” He’ll say that flat out. And I’ll be thinking “F*cker. I wish I could be more like you!” Most original person And then Jordana, I legitimately love Jordana. We met when we were little kids, you know hanging out on the first one. I think she was only 17 years old, 18. I love her so much. And Michelle and I, man, we’ve been through it all. Michelle’s like the most original person on the planet. You won’t find anybody else like her and she just calls it like it is. She’s just straight up, uncensored all the time. “Be ready!” I love her for that. TIP: Are you a strict dad? PW: No. Because you know the thing of it is, she just has a good sensor. I’m just fortunate, she was just born a good kid. She’s laser focused with school. She wants to go to Columbia University so she’s like, “Dad I gotta join Youth and Government at the YMCA because it looks really good on your college transcripts.” I’m saying, “Wow! Are you my kid? I thought you were mine! Maybe we should go do that DNA test!” She gets that from her mom. She’s just laser focused and just wants to achieve and do really well. TIP: Was it painful for you to watch this movie? It’s pretty intense! PW: You know what? For me, when I watch myself, I just have bullshit meter on the whole time. And I can tell when I’m telling the truth and when I’m in the moment and when I’m not. If I can go through it and the second that I don’t believe myself I hate it. This one, honestly I sat down, I was like, “I told the truth. Whew!” |

Veranda’s major show of faith in Pattaya Leading resort company plans Bt3bn condo/hotel mix in Na-Jomtien

eranda, one of the country’s leading specialists in hotel design, have put their flag on a new location as they spread their wings to embrace a new investment with a Bt3bn hotel and condominium project in Na-Jomtien. The move, in effect, signifies a vote of confidence that the hotel and real estate business are still going strong. The project is planned to complete in 2015-2016, and Veranda are positive the response will be as great as ever. Verawat Ongvasith, president of Veranda Resort and Spa, an expert of Thailand’s resort industry, said that the company have been successful with their first Veranda Resort and Spa in Hua Hin where they expanded into Veranda Sky, Thailand’s first luxurious sky Jacuzzi. Later, the company branched out with Veranda Chiang Mai, the High Resort, which has been well received by visitors, as well as the luxury condominium project in Chiang Mai, Veranda High Residence. The inspiration This was followed by Sofitel So, the hotel that combines the five elements – earth, water, wood, metal and fire – as the inspiration for its decoration. This has become a new Bangkok landmark on the corner of North Sathorn and Rama IV. The company’s latest project consists of two parts – Veranda Residence Pattaya and Veranda Resort and Spa Pattaya, worth more than Bt3bn in total, Bt2bn of which is invested in the condominium and the balance in the hotel. The condominium is due to begin construction in the middle of this year and is expected to be completed mid-2016, while the hotel will start building earlier and will be finished around the end of 2015. The reason for choosing Pattaya, according to Khun Verawat, is because the city is in a strategic location with a high growth rate. The city has a variety of destinations for both Thai and international tourists.

Decisions on whether to add a real estate element to any project will depend on the individual location. Aliwassa Pathanadabutr, managing director of CBRE Thailand, the project’s exclusive sales agent, spoke about the overall picture of the real estate, condominium and resort market in Pattaya saying that the city has grown both in terms of population and residents who call it their second home. Water park A great number of Thai and international tourists still come to Pattaya, she said. New and destinations are constantly added to keep pace with the city’s growth, such as the upcoming Cartoon Network Amazone water theme park which will open this year. These new developments have spurred the growth in the real estate and hotel business in Pattaya, attracting both Thai and international clients. onny Souvannavong has an interesting analogy for his latest venture – he says he feels like the guy who got involved in a goldrush and realised there was money to be made selling shovels! Actually he is building catamarans with hardly a shovel in sight, but the analogy merits a little explanation. Over to entrepreneur Sonny. “A friend had drawn my attention to the market for transporting tourists to the islands around Pattaya,” he said.. “He was convinced there was good money to be made from this. “Personally, I was not so sure. I’m a big fan of flying and, at the time he spoke to me, planes – not catamarans – were my passion.” Dig deeper But Sonny trusted his friend’s judgement so he decided to dig a little deeper if you’ll pardon the continued use of the shovel analogy. “I went down to Ocean Marina a few times to watch the number of people getting on boats and catamarans for some island hopping. I saw that, by and large, these charters were pretty full. So then I started going down there every day and the picture didn’t change,” he added.
Although Sonny wouldn’t describe what he saw as akin to finding a ‘goldmine’ his observations did leave him with the strong feeling that there was money to be had from organising these trips. His interest was aroused so he crunched some numbers and liked what he saw. He began investigating how he might take his interest further. Then the problem surfaced. He was going to find it a struggle to find the right tools (the shovel, if you like) to do the job. He needed a catamaran or two – and they were in short supply. “I investigated buying from abroad. Some of the main boat-makers are to be found in places such as the US, Britain and Poland. But all have Western-style workforce costs and the additional outlay of getting the boats to Thailand meant that prices were prohibitive,” he said. Also, even if the prices had been acceptable, the question of time came significantly into the equation. Sonny continued: “I realised that were I to sign on the dotted line the time taken to finalise the design and then build it would have meant waiting the best part of two years for a catamaran to be delivered.” No entrepreneur worth his salt
go down build-it-yourself route Greater control He felt he needed to take greater control of the situation. The type of control you get from performing tasks yourself. “I decided to look at building the catamarans myself,” he said. “There is no shortage of good, experienced – and comparatively inexpensive – labour here in Thailand.” So the self-build route was checked out and Sonny was happy with the numbers he produced both in terms of costs and timings. The result is that in a few months’ time he will launch his first catamaran – a Silver Princess Yacht – and start to see if his business hunches about boat chartering will pay off. Whatever the charter outcome it seems Sonny’s continued interest in boat building seems assured. “We exhibited at the recent boat show at Ocean Marina and gained lots of interest from both business

and private buyers,” he said. “I believe there is a market for our charter scheme to work as franchises. I will operate the Pattaya business but am very open to approaches from those who might seek to set up franchises in other parts of Thailand or in neighbouring countries where tourism is flourishing, such as in Vietnam, for example.” Sonny’s company will produce three catamaran types at his factory near Bang Saray. They are extruded from moulds and take about eight months to complete each one. “We expect to produce three a year but if the demand is there we won’t ignore it,” he said. The difference in the boat types will mainly be found in the way the interiors will be presented. Some will be decked out in a fairly basic manner while others for the private market will have every luxury including top of the range kitchens and chandeliers on the ceiling where required. A basic model suitable for ferrying island-hoppers in comfort will retail around the Bt15m mark. Sonny produced some quick numbers on his calculator and showed me why it should be possible for a buyer to recoup his outlay in the first year of operation.
“These boats are very inexpensive to run compared to, say, a plane,” said Sonny. “They burn next to no fuel and because they are not made out of wood the maintenance costs are negligible. Wooden hulled boats really ought to be lifted out of the water every night. That’s not necessary given how the Silver Princesses are put together.” Laos-born Sonny grew up in America and now has a home close to Phoenix Golf Course just outside Pattaya. He is in every sense a citizen of the world and seems to be forever on the move, often piloting himself from the airpark close to his home. But has he abandoned flying his planes (he has two) in favour of pottering around on boats? Many similarities “No I still love planes and, strange though it may seem at first glance, I see many similarities in the way they are put together. Terrorism? Don’t get complacent

errorist attacks? They’re things that happen in other countries, aren’t they? Not so. They happen here –mainly in Thailand’s deep south. But could they easily spread to other areas of the country? And, if they did, how prepared is your business to deal with the threat and the problems that would certainly result? Thailand-based security experts, Defence International Security Services (DISS), have produced a checklist of considerations business owners may wish to take on board. DISS managing director Joe Cox said: “Let’s keep this in context. We at DISS have no wish to be viewed as scare-mongers. But, by the same token, in the Global Terrorism Index issued by the Institute for Economics and Peace Thailand ranks No 8 in a league table no country wants to head. So we feel this is a topic that should not be ignored. “Do we know for certain attacks will escalate soon? We’re not saying that. But if they were to then those who have read and acted upon our checklist may be better placed to keep their businesses running and their staff safe.” Basically DISS are trying to encourage business owners to carry out their own risk assessment. They suggest that you ask yourself the following questions: l What is the current security climate like? l Is there anything about my organisation, building or staff that might attract terrorist attack? l Are we associated with highprofile individuals or organisations that might be terrorist targets? l Could we suffer collateral damage from an attack on a high-risk neighbour? l Do we have anything terrorists might want to further their aims, for example materials, plans, technical expertise or access to other premises that might be targets? Having answered these questions then decide what needs protecting and identify vulnerabilities. Priorities for protection should fall under the following categories:
people you recruit or on your contract personnel? Are your staff members security conscious?
l People (staff, visitors, contractors, customers). l Physical assets (buildings, contents, equipment, plans and sensitive materials) l Information (electronic and paper data) l Processes (supply chains, critical procedures) – the actual operational process and essential services required to support it. You know what is important to you and your business. You probably already have plans in place for dealing with fire and crime, procedures for assessing the integrity of those you employ, protection from IT viruses and hackers, and measures to secure parts of the premises. Review your plans on a regular basis and if you think you are at greater risk of terrorist attack – perhaps because of the nature of your business or the location of your premises – then consider what others could find out about your vulnerabilities, such as: l Information about you that is publicly available, e.g. on the internet or in public documents. l Anything that identifies installations or services vital to the continuation of the business. l Any prestige targets that may be attractive to terrorists, regardless of whether their loss would result in business collapse. Consider whether there is an aspect of your business or activities that terrorists might want to exploit to aid their work. If there is, how stringent are your checks on the

Identify measures to reduce risk An integrated approach to security is essential. This involves thinking about physical security, information security and personnel security (i.e. good recruitment and employment practices). There is little point investing in costly physical security measures if they can be easily undermined by a disaffected member of staff or by a lax recruitment process. Many of the security precautions typically used to deter criminals are also effective against terrorists. So before you invest in additional security measures, review what you already have in place. If you need to introduce additional security measures, then make them more cost-effective by careful planning wherever possible. Introduce new equipment or procedures in conjunction with building work. In multi-occupancy buildings, shopping centres, high streets or business parks, try to agree communal security arrangements. Even if your neighbours are not concerned about terrorist attacks, they will be concerned about general crime and your security measures will help protect against crime as well as terrorism. Review your security measures and drills You should conduct regular reviews and rehearsals of your security plans. This will help to ensure that they remain workable and up to date. You should be aware of the need to modify them to take account of any changes in your business. For instance, new building work, changes to personnel or revised health and safety procedures could have an impact on your plans. Make sure your staff understand and accept the need for security measures. Security should be seen as a common responsibility and not just something for security professionals. Make it easy for staff to raise concerns or report observations. |

esearch by Cardiff University’s Common Cold Centre suggests that extracts from Echinacea purpurea can reduce the number of colds suffered by people with a weak immune system or prone to recurrent infections. Dr Jen Tan, medical director there, said: “It’s promising to find that echinacea cuts the risk of catching a cold and helps reduce sufferers’ pain relief requirements, making it a safer alternative to relieve cold and flu symptoms.” (But of course she would say that, wouldn’t she!) Now, one of my doubts about ‘alternative’ medicine has been the lack of properly controlled clinical trials. However this was not a large trial with only 755 volunteers, and since it was comparing those who received the herb, against those who got a dummy pill, this means that only around 375 received the active ingredient. This is not a very large number statistically. So even though the study looked promising, it is a long way short of clinical “proof”.

The people who ran the study said that it was the “largest clinical trial ever conducted”, but if 755 people is the “largest”, it is not good enough for me. I like to see statistical research done on tens of thousands of volunteers, and preferably from more than one country. And to show that I do have grounds to be a doubting Thomas, a brief search of the literature turns up the following: Echinacea is also used against many other infections including the flu, urinary tract infections, vaginal yeast infections, genital herpes, bloodstream infections (septicemia), gum disease, tonsillitis, streptococcus infections, syphilis, typhoid, malaria, and diphtheria. Chronic fatigue Other uses not related to infection include chronic fatigue syndrome (CFS), rheumatism, migraines, acid indigestion, pain, dizziness, rattlesnake bites, and attention deficit-hyperactivity disorder (ADHD). Sometimes people apply echinacea to their skin to treat boils, abscesses, skin wounds, ulcers, burns, eczema, psoriasis, UV radiation skin damage, herpes simplex, bee stings, and hemorrhoids.
Honestly I know of no pharmaceutical compound with that spread of efficacy. Come on, do you really expect me to believe that this one herb is able to treat genital herpes, rattlesnake bites, Chronic Fatigue Syndrome and ADHD (and a host of other conditions as well). However, Echinacea does have some effects you don’t want. When taken by mouth, echinacea usually does not cause side effects, but however, some people experience allergic reactions, including rashes, increased asthma, and anaphylaxis (a life-threatening allergic reaction). In clinical trials, gastrointestinal side effects were most common. People are more likely to experience allergic reactions to Echinacea if they are allergic to related plants in the daisy family, which includes ragweed, chrysanthemums, marigolds, and daisies. Also, people with asthma or atopy (a genetic tendency toward allergic reactions) may be more likely to have an allergic reaction when taking echinacea. So there you are. Take care when self-administering Echinacea. It may do some good, but has the potential to do the opposite. |

Nitto 3k series dates are released

he dates for the Nitto 3K series at the Bira circuit have been released, so diaries open and pencils sharpened. They are shown alongside. The Nitto 3K events generally have practice and qualifying on the Saturday and the races on the Sunday. Full fields with some very close racing with many categories represented including 2 liter sedans, 1.5 liter sedans, “classic” (pre 1985 manufactured) cars, pick-ups and even Daihatsu Miras. The best viewing point at Bira is after the hairpin at the end of the straight. To get there, come into the circuit by the pit entrance which is about 50 metres before the main entrance on Highway 36. Go through the tunnel under the track and turn immediately right and you can drive up to the viewing area. Other series at Bira include the Pro Racing Series and the Thailand Super Series and the Vattana OMP series. Dates for these are not finalised yet.

The new F1 regulations The 2014 season will see the introduction of a new engine formula, with the return of turbocharged engines for the first time since 1988. The new engines will be a 1.6 litre V6 format with an 8-speed semi automatic gearbox. The rules dictate that the engines will be limited to 15,000 rpm. Individual engine units under the 2014 specifications must last for at least 4,000 km before being replaced, in comparison to the pre2014 engines, which were required to last for just 2,000 km. Saving energy The Kinetic Energy Recovery System will be incorporated into the design of the engine and its usage increased; its function as a supplementary power source will be taken by the introduction of the heat-based Energy Recovery System (ERS). The ERS unit captures waste heat as it is dispelled from the exhaust turbocharger, using an electrical device known as a Heat Motor
Generator Unit. This waste heat is stored as an electrical charge until it is utilized by a complementary system called the Kinetic Motor Generator Unit. This device is connected directly to the drive train to deliver the additional power in the most direct and efficient way. This will give drivers an additional 161 bhp (120 kW) for thirty-three seconds per lap, compared to the KERS units used prior to 2014, which gave drivers 80 bhp (60 kW) for six seconds per lap. Drivers will only be able to use five engines over the course of a season in 2014, down from eight in 2013. Drivers who use a sixth engine will start the race from pit lane, as opposed to the ten-place grid penalty handed down for going over the engine quota in previous season. In the event that individual elements of the engine unit — including the turbocharger, ERS unit or KERS battery — are replaced, drivers will incur a 10-place grid penalty. Inbee and friends take centre stage

Youngest winner Twenty-five year old Inbee Park has won four major championships in her career, including three consecutive major wins during the 2013 season, becoming only the fourth LPGA Tour player to win three majors in a calendar year. She is the youngest player to win the US Women’s Open. Among others set to take part in the tournament are 2011 and 2012 winner Yani Tseng from Taiwan, 2010 winner Ai Miyazato of Japan and the inaugural Honda LPGA winner and now world No 2, Suzann Pettersen of Norway, who lifted the trophy at Amata Spring, Chon Buri, in 2007. For those who can’t make it to the course the tournament will be broadcast extensively on Thai television Channel 7, one of the cosponsors of the event. Honda has launched a Thai fashion design contest in conjunction with the tournament with the winning entries being shown at a fashion show at the Honda LPGA Charity Night. The world’s leading biker band, the Fryed Brothers from California, will return on February 14-15 to perform at the Pattaya stopover of Burapa Bike Week. I understand they will perform in concert at Silverlake. Burapa Pattaya Bike Week now attracts bikers from more than 25 countries who pay up to US$7,000 for the privilege of taking part. They make a 2,000-kilometre journey in convoy from Singapore to Pattaya then back down south to Kuala Lumpur. The trek includes overnight stops at Butterworth, Surat Thani, Hua Hin and Kanchanaburi on the way to Pattaya and at Hua Hin, Surat Thani and Songkhla on the way back to Kuala Lumpur. The three-day Money Expo Pattaya at the Pattaya Exhibition and Convention Hall (PEACH) starts on February 7 with more than 30 Thai banks, financial institutions and corporations on hand to dispense financial advice and products. Glastonbury of the Eastern Seaboard for a day on March 1 when it stages the Silverlake Music Festival from mid-day until 2am the following day. Last year 12,000 attended the event. Three stages will feature performances from a number of international bands playing a wide range of music, including rock, pop, rap, reggae, folk and dance. Topping the bill will be American industrial rock band Nine Inch Nails, a Grammy Award-winning unit which has had nine major studio releases. attaya, ya either love it or ya hate it… how many times have you heard someone make that statement? Last week I was eavesdropping in a pub (as I am known to do) and saw a woman point to her husband and say, “We have a love-hate relationship with Pattaya”, and I thought to myself … “That’s not the same thing as love it or hate it now is it?” “Love it or hate it” is quite a polarising statement, like something George W Bush would say. “A lovehate relationship” is intriguingly more complicated and in my opinion … more accurate. It doesn’t matter if you’re a long-time expatriate like me, or a first time visitor; you love this kooky place and hate it, sometimes in alternating bouts … sometimes at exactly the same time.
Recently, I’ve been reading several books and articles about Buddhism, so I’m all enamored with the idea of being more “mindful”. As I meander through a day in Pattaya paying attention to minute details as well as “the big picture”, this lovehate thing is revealed to me with great illustration. Something as simple and universally understood as the weather is a gold star in Pattaya’s report card and a “love it” moment. Last week I woke at 4am to watch the NFL play-offs from the US. The first game was played on “the frozen tundra” of Lambeau Field in Green Bay, Wisconsin. The temperature was something ridiculous like -26° Celsius with the wind-chill factor. Watching the bundled up players breathe steam and run up and down a frozen brown field gave me

Later I watched a game from the East Coast where they were playing in slightly better conditions at 0° with a precipitation described as “somewhere between rain and snow”. The next day on the west coast, the Seattle Seahawks played in a cold rainstorm being blown horizontal by the gale force winds. Where you are not When I flipped to CNN the weather guy was telling me most of Europe was experiencing the coldest ever recorded temperatures. And, in Australia it is 45° Celsius and half of Perth is on fire; Maria Sharapova is melting on Centre Court at the Aussie Open. Sitting on my balcony sipping coffee I had a mini-revelation. Sometimes where you “are” is not as important as “where you are not”. Then I went for a swim in the 28° sunshine and dried off in the shade of a palm tree, feeling the sea breeze on my skin. Where I “am” is Pattaya, Thailand. Historically February is a one of the nicest months of the year for Pattaya. During the day, temperatures will reach highs of 30°C (86 F). At night the average minimum temperature drops to about 24 °C (75 F). January has the lowest average minimum temperature at 22°C,

while April and May post the highest at 33°C. We do have a rainy season here that usually starts ramping up mid-August and rolls on as late as November. The lowest average rain month is January with only one wet day. The month with the highest average rain days is September with 14. February averages nine hours of sunshine per day, meaning the number of hours in the daytime that the sun is visible and not obscured by cloud. I challenge you all … go to www. myweather2.com and compare to your home town. I’m from Orlando, Florida (the vacation capital of the world) and Pattaya is still nicer. No tornados, no hurricanes, no lightening deaths. Even within Thailand, Pattaya’s weather is clearly the best. Phuket is too affected by the monsoon season (trust me; I spent three low-seasons there). Chiang Mai has those awful two months in the haze from farmers burning their fields. Bangkok can be suffocating. With all that sea breeze and sunshine, Pattaya is easy to love. So, with weather that nice, how could a person be negative about anything? It’s easy; get in a car and try to go somewhere during high season. Pattayans are victims of Pattaya’s success. Back when Pattaya was a five-hour ordeal

from Bangkok, one could actually get in one’s car and get to one’s destination in relatively short order and unimpeded by other vehicles. Nowadays I find myself packing in provisions so I don’t have to venture out too much. I’ve even changed from shopping at a food store in Central Pattaya to a local Thai market because I don’t want to sit in a two-hour creeping mass of vehicles on Sukhumvit Road. Water balloon People pouring in from Bangkok on the weekends, double-decker busloads of Chinese tourists and the hourly arrival of flights from Russia fill this city up like an ever expanding water balloon. We’ve got enough roads; we’ve just got too many people who love Pattaya. And it’s not just a few select “hot spots” or “bottle necks”; it’s all over the region. In years past I sighed in relief once I’d gotten as far south as Na-Jomtien. Now some of the biggest traffic snarls are in front of the Floating Market and the Mimosa attractions. There is simply no escaping the traffic and the more roads they build, the more people come. The effect of such an influx of humanity goes far beyond annoyance in a vehicle. Those of us who live here have our personal routines rudely interrupted. I set off on what I thought would be an errand-filled afternoon with
“manicure-pedicure-haircut” and “car wash” on my list. I ran half a tank of gas out of my car, sat in traffic two hours and still didn’t complete either task. The salon I’ve patronised for six years was so full of tourists getting spiffed up that I couldn’t even get on a waiting list. During low season I’m oh-so-pampered and the staff descends on me like a Schumacher pit crew. In mid-January I’m just another guy who thought he could show up without an appointment. Car washed? Forget it! During low season I drop off my car, enjoy a cup of coffee and peruse the Bangkok Post. They tell me it’ll take one hour, but I know it will be 45 minutes. Four hours was as close as I came to getting my car washed on Saturday. Too many people … too many dirty cars! I know it’s sacrilege to even whisper the words “I hate high season”, but high season certainly makes me … at the very least … “disenchanted” with Pattaya. A perfect day But what are we talking about here? Weather and traffic … really? Let’s be serious about this love-hate thing shall we? The thing I love most about Pattaya is how easy it is for a foreigner to live here. Rents and prices for places to live are cheap relative to Bangkok, Phuket and any other comparable resort city

in Southeast Asia. Bangkok is close; infrastructure is good and getting better. We are blessed with great food, shopping and legendary entertainment options both indoors and out. We even have, in my opinion, the friendliest and most efficient immigration office in Thailand. Again, practicing my mindfulness, I revealed to myself just how easy it is to have a perfect day here on the Chonburi Coast. Last week I had an honest-togoodness date with a young Thai lady I’ve been romancing for some time. She only gets one day per week off work so I’ve got to make every moment count. We cruised out of town heading south against the traffic to the sleepy little village of Bang Saray. Bang Saray isn’t so sleepy anymore and I noticed several new businesses including the coffee shop we popped into for breakfast. This place is in an idyllic stage of development. My girl and I sat outside, enjoyed outstanding gourmet coffee and a very well-executed continental breakfast. Later in the morning we parked under the palm trees at a completely deserted Bang Saray Beach. Digging our toes into the cool golden sand we leaned against the rocks and drank coconut water. There’s just something about a coconut with a straw sticking out

that turns me on.We marveled at the crystal clear view we had of Jomtien and Pattaya across the bay. My date had never been to these southern Chonburi beaches before, so we did a tour. We had a beer and toured the Ban Amphur Seafood District. We stopped in Na Jomtien at The View restaurant, ate raw oysters and curry crab while watching an instructor at the wind-surfing school conduct a kite-boarding class. We bought a great bottle of wine in Jomtien on the way home. We swam in the pool at my condo until we burned off all that seafood. We ate the best pizza in Thailand at a little shop-house Italian joint in Jomtien Beach and then played pool in a cool English pub until late. Not Utopia It was the easiest date I’ve been on in 53 years. We ate, we drank, we enjoyed nature, we met cool people and we had a lot of fun. It’s the kind of day that will make you love Pattaya. Some would say that having this kind of day is like living in paradise; which brings me to the dark side of this phenomenon. It is paradise, but it’s not Utopia. My editor asks that I write these articles at least partially about real estate, so here goes. One thing that truly disturbs me about Pattaya is how “economical with the truth” some people in real estate can be. Example “we are more than 50 per
cent sold” could easily be true. But they leave out the fact that actually one guy bought 45 per cent. Not a lie but, as I say, but it’s not exactly giving the whole picture. Even a half-ass salesman can sell paradise. Pattaya sells itself. Let a guy from Oslo sit on the beach eating shrimp under an umbrella while he gets his feet rubbed and he’s practically in the boat. The agent who sold my last condo was clearly instructed by me to “relax and don’t #&%* this up”. To his credit, he let the place sell itself and set himself to promptly attending the paperwork and collecting the money. This situation creates an imbalance in the seller-to-foreign buyer relationship. Visitors arrive with pre-conceived visions of paradise and they are met by marketers and salesmen who feed those fantasies. I met a Russian who said he had come to Pattaya with money to buy a condo entirely because of a video he had seen at a property show in Moscow. “I saw pictures of bikini girls on the beach,” he said. “Then I walked out under grey skies and a metre of snow … it’s just not fair my friend”. Sold before he even landed, he bought the first place he saw. In January Pattaya held its first ever Property Show at the Hilton Hotel in Pattaya Beach. I tried to attend, but was stuck in traffic for 90 minutes on Second Road and

declined to get in the queue for the parking garage. I monitored the show on one of the local radio stations broadcasting from there. Listening to all the new property advertising spots sponsoring the coverage of the Property Show gave me a chuckle. One project featured voiceover from a lad with a severe English accent telling me how “stunning” the project was. It was a stunning design on a stunning piece of property with a stunning view. (For Americans it’s “amazing” and “awesome” … with the English it’s “massive” and “stunning”) I was stunned because I know this project is a pretty bland design and requires buying on quite a high floor to see anything. But if you didn’t know you’d think, “I have to go see this stunning project!” Big names Even worse were the interviews with some Pattaya’s big names in real estate. I listened to the interviewer pitch them soft questions giving them a chance to plug whatever their project du jour was. “Thirty-nine metres, well that’s quite big isn’t it?” Oh please! One well-known developer was asked something like “What is your hottest selling property right now?” The interviewee gave the name of a villa project that “only had five units left”. He said it as if they were going like hotcakes. He said it with convincing urgency in his voice. The truth is, this represents about 40 per cent of the project and they have been on the market for well over four years. Is it me or is that being economical with the truth? An unsuspecting newcomer hears this and thinks, “this guy is an expert and I’ve got to get down there before they’re all gone”. This, of course, is the desired result. One of Pattaya’s most wellknown property pundits was asked to take the temperature of the market to which he replied: “Good properties will always sell” - a Clintonesque sidestep if I’ve ever heard one and I do not entirely agree. I know of a lot of good properties that aren’t selling and some sub-standard ones that are. What foreign buyers need to

remember is the real estate equation and process as practiced here in Thailand takes the responsibility for due diligence and disclosure away from the sales agent and places it squarely on the buyer. There is no impartial Multi-Listing Service (MLS) like there is in more developed countries. Learning about the value of comparable properties is difficult, although the companies conducting valuations for Thai banks seem to have all this information. Not all developers have a history of success. Not all projects are as “sold” as they proclaim. And more than a few projects will not be completed as projected or planned. Like I said, it is paradise but it’s not Utopia. It’s not a case of “buyer beware” it’s “buyer be smart”. There are some gung-ho property crusaders out there trying to form some sort of order from the anarchy. Real Estate Brokers Association – Eastern Seaboard (REBA-ES) has made a push for more honesty and transparency in transactions. Recently a bunch of REBA-ES folk went through all the training and testing to be awarded Certified International Property Specialist (CIPS) status. Pet peeve So, this particular pet peeve is not mine alone. Apparently there are quite a few people in town who think it is possible to conduct property business here in a transparent and equitable manner. If you don’t have time or energy to do a bunch of legwork and CSItype investigation, choose a REBAES agent. At the very least, they think it’s important to tell you the whole story. So, let’s review: Love the weather … hate the traffic; love the lifestyle … hate the hype. The negatives are symptoms of the positives. The weather and lifestyle are paradise, so people come in droves. People want to stay, people want to buy, people want to sell, and someone will always want to tell you how “stunning” their project is. We really do have to take the good with the bad I suppose. Like I said earlier, it is best to adopt a Thai attitude to cope with this place. Sometimes the by-product downside facets of living in Thailand show me their ugly faces and I find myself (as the Thais say) “thinking too much”. When that happens I just regain my “mindful” focus, feel the sea breeze on my skin and say, “Man, how about this weather!” |

n a recent interview Heights Holdings’ VP Corporate Strategy Oliver Nabarro drew special attention to the fact that the latest offering from the company – The Arcadia project – is the biggest inner city resort currently on offer. There are others that are bigger in Jomtien, especially HH’s own The Maldives development, but Arcadia takes top spot for size and amenity when you consider proximity to the city itself and the beaches. Arcadia will comprise four buildings of eight storeys all spaced out widely around a central fivestorey beach club as is seen above. Referring to the beach club Oliver said: “No other development can offer this in the same way that we can. The Arcadia beach club has a rooftop club and bar which is a perfect place to enjoy the early evening before you go out on the town. “Beneath that we have a variety of other things such as sauna, gymnasium, healthcare spa and restaurant. And underneath again is a large shopping arcade and parking.” All of the above combine to provide a resort where you don’t
really need to leave home, according to Oliver. But, of course, with all the best that the city has to offer so close to hand it is expected that residents will enjoy the best of both worlds. Oliver commented on the distance of approximately 75 metres between the buildings, emphasising that, unlike some competitors, HH will not try to cram in extra or larger buildings in pursuit of more profit. The concept of a fun and spacious resort similar to HH’s offerings at the Maldives and in Laguna Beach Resort I and II is the guiding principle at Arcadia, he said. Simple room sizes Units will be “nice and simple” within Arcadia with multiples of 25sqm apartment sizes forming the basis. There will be 25sqm furnished one-bedroom units and with families in mind two of these units can be combined to form a 50sqm two-bedroom. There are also other 49sqm dedicated two-bedroom designs which are “only slightly different”. The standard of complementary furniture will be very high. “The interior elements of Arcadia are very

strong indeed,” said Oliver. “What we have done here is very nice compact designs that optimise the use of space in a way that you actually get a fairly spacious feeling within 25sqm.” The one-bedroom units have a start price of Bt1.2m. “What other developer can offer that?” he said. Asked if he could provide a portrait of a typical Arcadia buyer Oliver replied that, like all HH projects, the aim is to appeal to “as wide a spectrum as possible” and, as such, the client portrait simply “doesn’t exist”. Questioned about future potential over-supply he replied: “Pattaya has grown in terms of demand for rental or for re-sale accommodation on an exponential level in recent years. Take for example the number of Chinese that are coming here and are buying now compared to a few years ago.” He said that in one year Chinese visitors had increased by 88 per cent. He went on to list a number of other factors such as improvements to the infrastructure with high-speed rail links and an extra runway at U Tapao that made him feel confident the city has a bright future. |

think that it is fair to say that when you live in Thailand you never know what is around the corner! After a couple of years of relative stability, we once again have outbreaks of trouble in some areas on Bangkok as well as the usual rumours of coup whenever something like this occurs. Having lived in Thailand for six years now this sort of thing is nothing new or of concern to me but it certainly has a negative impact on the way the rest of the world perceives Thailand and the obviously consequences that this has on business, tourism and Thailand in general. As I have said in a previous article, Pattaya rarely sees any of the fallout from the troubles in Bangkok to an extent that protests are rarely witnessed. However, the reduced number of visitors has a
significant impact on the city as it relies heavily on tourists and also on foreign investment in the major multi-national companies that are based around the area. This impacts potentially at least, quite heavily on the local developers who need these visitors to keep coming to Thailand. A large market for condos that are being sold now comes from investors who are buying condos with a view to gaining rental returns and obviously these returns are at a premium during the high season. Snowball effect If the high season is going to be consistently affected by protests then these visitors will simply look to go elsewhere which will have a snowball effect, affecting investors and the developers. however. Generally speaking there tends to be large scale protests in small areas of Bangkok that has a habit of leading to the government either being overthrown or resigning. After this, there is usually a period of stability whereby the country starts to recover and the numbers of foreign visitors starts to increase again. While tourism is not one of the major contributors to the Thai GDP as a whole it has a massive impact on areas such as Pattaya and Phuket so this stability is needed for these areas to thrive. As we have seen over the past three years, Pattaya has been thriving with condominiums and hotels constantly being developed so this would suggest that the impact of such troubles tends to only short-term. As is often said, “every cloud has a silver lining� and this is certainly true with regard to the value of the
Potential benefits There are, of course, other potential long term benefits resulting from the present troubles. In perhaps a slightly obscure way, the problems may lead to a slowing down in the number of condos that are being developed at the present time. This in turn, may increase demand for existing properties and perhaps give the market a chance to stabilise as many people had previously expressed concerns that there was potentially a ‘bubble’, similar to that experienced in Spain waiting to burst. The troubles may result in the
pressure being taken off this ‘bubble’ and hopefully lessening the risk. Another potential benefit could be that it gives an opportunity for more money to be spent on the infrastructure around the town. I think we have all seen the issues with the telephone and electric cables dangling above our heads, along with areas of poor drainage and poor quality road surfaces. This could give City Hall the opportunity to improve these things in order to try and boost the reputation of the city worldwide so that the impact of such events is lessened here in Pattaya. Tying in with the point above, a slowing of the construction of condos may also give an opportunity for the infrastructure to catch up as arguably it is not designed to cope with the number of condos already in existence, let alone all the new ones that are being built and proposed to be built. Something else that may lessen the affect on Pattaya could be an improvement in the attractions that are on offer. Already we see a large number of attractions that appeal to a wide audience but if these were to be improved it would surely make the city attractive to a wider range of visitor – hopefully resulting in long term benefits for everyone. without saying that the more people who come and more diverse their backgrounds, the more beneficial it will be for the city as a whole in the long run. In order for Pattaya to be more independently attractive there must need the means to get here. Already we have an ever improving road network and an international airport close by but perhaps more money needs to be on U-Tapao airport (above) to allow it cope with extra flights coming in from an increasing number of locations. Massive future I think it is fair to say that Pattaya still has a massive future. I think as much as possible; the city needs to be able to distance itself from Bangkok and the troubles that often occur there. This will be very difficult, however, if this could be achieved the affects of unrest will be greatly reduced and the city that we all love can continue to grow and thrive. As always, space is running short. Pattaya has a great future and I am sure it will continue to grow and continue to be the place that we all love and enjoy, so until next time keep enjoying the Land of Smiles! |

Over recent weeks we have seen a significant drop in the value of the baht which has certainly helped the expats living here and wishing to transfer money into Thailand and tourists coming here for holidays. The reduced value of the baht has resulted in an increase in the spending power of these groups of people which, in turn, has benefitted the local economy. Indeed, I have heard a few expats stating that they may start to look at investing in property here while the baht is weak as previously it had either been beyond their means or not economically viable to do so. More great venues in store for 2014 project planned for Wongamat in North Pattaya. It was held at the delightfully (but, hopefully, not aptly) named Ku Dé Ta dining and entertainment venue in Sathorn Square. Fine wines, Asahi beers, cocktails and champagne were served throughout the night to the 200-plus guests at Ku Dé Ta, which has fast become one of the capital’s most remarkable “must be there” venues.
