tourists visiting Thailand hit an all-time high of 6.83m. I have no reason to doubt the figures but it leaves me wondering ... where are they all going? If more and more are coming to Pattaya where are they

hiding? Are they having such a good time in their hotels that they see no need to venture out? Or are they venturing into Thailand but heading to all points north, south, east and west and giving Pattaya a miss? Of course, I’m attempting (and probably failing) to be deliberately provocative here, but hidden in among the poor attempt at humour there is a serious point. Where are they going? And what more can Pattaya do to persuade visitors to come here? The Tourist Authority of Thailand (TAT) has an overall remit to get the holiday-makers to visit the kingdom. Once they are here I doubt if TAT can show too much bias about where they head after reaching Suvarnabhumi Airport. Compared to Hua Hin, Phuket and

Chiang Mai our own Pattaya is pretty much on the doorstep once tourists have spent the mandatory four days checking out Bangkok. So what next in the bid to get them here? Yes I know Pattaya has developed a reputation for attracting sex tourists over the years – and that hasn’t totally gone away – and maybe it never will. Indeed, I’m not 100 per cent convinced I want it to. I like the mix as we have it now ... or how it soon will be. Soon we will have top quality water parks suitable for family fun on our doorstep. Quality hotels and resort-style condominiums are opening quicker that I can keep track. New bars such as the Acorn at The Avenue are making a big play of their family areas. Yes, the shift to family-based tourism is rapidly taking place. Does this spell the end for the beer bars? I hope not as (sad man that I am) it still boosts my ego when a lady shouts, “hello, sexy man” at me even though I know that she is lying through her teeth. Why am I talking about tourism in a property magazine? Ask any property broker and they will tell you that today’s tourist is potentially tomorrow’s property buyer. Those who visit here and like what they see are prone to wanting to stay, either immediately or years further done the line. Buying now and renting out to others until you are ready to make the “big” move here accounts for many home and condo sales. And, indeed, tourism is the lifeblood of many of the businesses here and thriving businesses always have owners who need somewhere to live. The demographics of those visiting Pattaya have changed a lot in recent years. I say welcome one and all; and come back soon; and bring your friends with you; and your cheque books. It’s all grow in the ever-changing Pattaya!

China motor giant to invest in Thailand

The Great Wall Motor Co’s Haval SUV. It was well received at the Bangkok International Motor Show.

China’s largest producer of sportutility vehicles plans to invest about US$300m to set up an SUV production plant in Thailand. According to a report in the Bangkok Post the location of the plant has not been disclosed, but it is likely to be built on an industrial estate in Rayong province. If correct, the location of the new plant for Great Wall Motor Co Ltd (GWM) should bring property in the Pattaya and Bang Saray areas into consideration for workers at the plant. It is anticipated 100,000 vehicles per year will be produced on an area of 800,000 sqm. Construction is due

to start at the end of this year, with commercial production due in 2015. The Thai plant will be GWM’s sixth overseas SUV assembly plant joining Bulgaria, Iran, Malaysia, Russia and Senegal. GWM’s research has found that Thailand is a market with high growth, good infrastructure and plentiful auto parts supplies. “More importantly, wages in the auto industry in Thailand are competitive against those in other countries,” a spokesman said on the sidelines of the recent Bangkok International Motor Show, where the company introduced their Haval SUV to the Thai market.

Whole building is sold at Southpoint Kingdom Property has sold its entire The Suites Tower in the twin-tower Southpoint Pattaya project to a local Thai investor who will develop the 224-unit building into internationally managed serviced residences. The sale represents approximately 30 per cent of the saleable area of the 672 unit project and is something of a coup for the rapidly growing developer which has amassed a project pipeline valued at Bt10bn in Pattaya. Interest in Southpoint has been strong since its Environmental Impact

Assessment (EIA) approval last November and ahead of the planned opening of its sales gallery and show early this month (May), with top buyers coming from Thailand, Japan, China and Russia. Kingdom Property chief executive officer, Nigel Cornick, said: “We are delighted with this transaction as it is not only a good sale for us, but it will add greater value to those seeking units in The Residences Tower – or those who have already made a purchase.”

Foreigner purchases top Bt67bn mark The value of Thai property bought by foreigners last year was Bt67.03bn, accounting for 11.6 per cent of all property available for sale during the year, according to a survey by the Agency for Real Estate Affairs (AREA). AREA’s president Dr Sopon Pornchokchai said 26.9 per cent of the properties bought by foreigners, worth about Bt18.05bn, are in Bangkok and surrounding locations, while 21.1 per cent (Bt14.1bn) are

in Phuket; 19.7 per cent (Bt13.17bn) in Pattaya; 10.9 per cent (Bt7.2bn) in Cha-am and Hua Hin, and 3.3 per cent (Bt2.2bn) in Chiang Mai. The survey shows the top five Thai provincial cities in which foreign buyers are interested in purchasing property as Phuket (left, 21.1 per cent), Pattaya (19.7 per cent), Cha-am and Hua Hin (10.9 per cent), Chiang Mai (3.3 per cent) and Hat Yai (2.5 per cent). T

he property climate in Pattaya is undergoing change as more and more developers are entering the market, but at least one thing remains constant – Matrix are continuing to build their promises and enjoying buoyant sales. The company recently finished their The View development on Pratumnak. I attended its opening party and took the opportunity to take the high-speed lift up to the 20th floor to inspect the pool area and its views, writes Dave Buckley. “Impressive,” is the word that came to mind when looking out from The View’s pool area – to the front of you is Koh Larn and when you spin around Pattaya Bay is laid out before you. If you seek a “wow” factor in a building the pool area will tick that particular box. In his speech at the opening 12•REm•Issue 144•05/2013

party Matrix chief executive Miki Haim made a special point of thanking real estate brokers for the part they have played in the sales success of The View. He also briefly hinted that in addition to their strong presence in Pattaya the company are actively looking at other destinations. But he would not be drawn on where they are considering. This news of possible expansion in addition to Pattaya comes as little surprise given their recently announced The Sky project will be their 13th undertaking in the city. Seven ‘live’ projects Of the 13 projects, seven are still “live”. They are City Center (seen on this issue’s front cover), Amazon, The Vision, Paradise Park, Art on the Hill, Sunset Boulevard II and The Sky. City Center is well named

yet the area it occupies is comparatively unknown because it is not on a main thoroughfare. Once City Center is built I expect the whole dynamic of the area around it will change in much the same way as Nova Group transformed Soi Sukradee between Second and Third Roads. A spokeswoman for Matrix said: “The design of City Center is the best we have done so far. We have recently enhanced some of the common area facilities. Now there will be a big Jacuzzi in the swimming pool, sports lounge with big screens, a pool bar and a mini garden on the roof with a new massage sala. Plus we will have a nursery section.” Showroom for City Center is in the Matrix HQ on Pratumnak. All City Center’s 639 units (studios and one-bedroom) come fully furnished with a start price of Bt53,000 per sqm which is low, given its mid-city position.

A quick update on some of Matrix’s other projects ... Amazon is 90 per cent sold and has been granted its Environmental Impact Assessment (EIA) approval and is on schedule for completion in December of next year. Construction started The Vision has gained EIA approval and construction work has started. This, too, is 90 per cent sold. Paradise Park is fully built and the residence permit has been granted. It has sold out and residents are beginning to move in now. Art on the Hill is due to complete any time now. There are 14 of the 158 units still left for sale. The Sky is enjoying brisk sales and construction work on its 288 units is expected to start early next year. Ω

The site of Matrix’s City Center development can be found between Soi Bonkot and Soi Arunothai. One of its plusses is that it is not on a main route even though it is right in the heart of town. Soi Bonkot: On Third Road take the side road that runs alongside Cherry’s Restaurant (opposite where Xzyte Disco used to be). Turn right where this road joins Bonkot. Tudor’s The Cube is

W

hichever way you look at it – and a regular hexahedron does, after all, have six sides to view – The Cube is shaping up as another excellent addition to Pattaya’s everdeveloping landscape. The recently announced project aims to provide high quality residential units, in a sought-after location – Pratumnak Hill – and at good prices. What more can you ask? No cutting of corners Developers are the English-run Tudor Group, the company that made its name in the city by not cutting corners and sticking to UK-based building principles. The Cube will be sited right next to Tudor Court which prompted the question, why not call it Tudor Court II? “Because it’s totally 18•REm•Issue 144•05/2013

different,” was the reply I received from Julian Stanley of New Developments whose company is marketing The Cube, writes Dave Buckley. The design is completely changed as is the concept overall. Only one thing remains constant – Tudor will not be sacrificing the quality they have gained a reputation for. So what is different about The Cube? Well, a key feature is that it will be “under built”. Don’t worry, those two words have nothing to do with not doing the thing properly. Under built means the developers are not trying to cram in every last square metre of unit space to eke every last baht out of the land size. “Some developers go to an architect with the brief that they should plan in every last paying metre,” said Julian. His partner in New

Developments Thomas Schobesberger, explained why he felt this was a bad idea. Serious delays “When you push things to the very limit this can result in serious approval delays,” he said. “In the end developers can spend more money addressing the problems caused by trying to cram more in than if they reined back their expectations in the first place.” The Cube will have more parking spaces that it would need to get Environmental Impact Assessment (EIA) approval. The same applies to the green area which will also exceed minimum requirements. But the key thing about its design is that the buildings will not fill every possible square metre with units. The design will have elements removed – a bit like

the popular wooden bricks game Jenga. Spaces in floors will be taken out to enhance the esthetics of the design and improve air flow and ambiance. “The whole reasoning behind the design is to improve the lifestyle of those living there,” said Julian. “You won’t have to sit by the pool to feel at your ease. Everywhere you look will have a pleasing aspect and the buildings will be light and airy.” He continued: “The project is aimed at those who want to live there; not so much at the holiday lets market. There will no commercial units in the development, although there are plenty of shops and restaurants nearby.” In total some 94 units are planned for the eight-storey buildings. Room sizes range from a Bt1m 27.9 sqm studio right up to a 109.5sqm three-bedroom penthouse. Some will be able to

Prices average out at Bt65,000 per sqm and, as is usually the case, those buyers who get in early can expect the best prices. “Everyone knows the build quality Tudor bring to their projects,” said Julian. “This one will include new concepts for insulation which is something of a trademark of Tudor.” Showroom planned A showroom is planned to be ready within the next three months although 16 units have been snapped up already. No need for ‘bubble’ controls say AREA

The provincial property market has been enjoying strong demand following the government’s policy to invest Bt2trillion in land-transportation networks in major regions, according to the Agency for Real Estate Affairs. Dr Sophon Pornchokchai, AREA president, said recently the demand for residential projects up-country was real rather than speculation. For example, the Pattaya market had 122,600 new condos worth Bt321bn. Already 75 per cent worth Bt235bn have been sold, say the agency. Demand for residences averages 5,850

units a month. Therefore the market here now faces 5.2 months of available inventory. Based on the agency’s survey, demand for condos up-country is not driven by speculation, so the market will not face a bubble like before the economic crisis in 1997. “In my view, the provincial property market is booming in line with infrastructure expansion and economic growth. There’s no need for measures to control this market,” Dr Sophon added. Source: The Nation

Compass give developers direction Compass Real Estate are a traditional real estate agency with a significant difference, they are also ‘managing agents’ and, as such, they offer turnkey sales and marketing solutions to property developers, particularly those who don’t have established sales teams, lack adequate marketing skills or are maybe new to the Thai market.

ompass was founded about 18 months ago by old friends Charlie Warner and Rob Rowcett. Charlie is owner of Silvermover, the Pattaya-based Integrated Marketing Solutions company. His clients have included Indochine Asset Management, Matrix and several other property developers. Through his work with these developers he could see that they all faced a huge task in creating the buildings and often overlooked how important the sales and marketing teams are to the success of the project. This insight, together with Rob’s previous experience in real estate sales combined with operations system solutions, formed the catalyst for creating Compass, a company that would provide dedicated sales teams to run the developers’ showrooms and sub agents, with specially designed software to run the sales operations, and manage contracts and payments. First client Compass’s first client was Blue Sky’s Atlantis project. It was launched at a giant party at Centara Grand Mirage at the time of the floods in 2011. These launch parties have become the hallmark of Silvermover and Compass and Charlie and Rob see these as 36•REm•Issue 144•05/2013

By Paul Strachan of Azure Studios enabling them to introduce the heart and soul of the project to a lot of people very quickly and believe that if you get a 1,000 people talking about the project then that, together with referrals, means they are doing their job. The two were able to see that Atlantis offered something quite different; customers would be investing in not just a condominium but a true multiamenity holiday resort. Silvermover launched a marketing campaign and achieved 80 per cent sales in the first six months. The project is now EIA approved and on track to be completed early next year. Compass, in conjunction with Clare Pattaya property and Silvermover, then won the contract to manage Blue Sky’s second project – Grand Caribbean – which was launched

six months later. Other projects managed by Compass include Universal Group’s Seven Seas Condo and Savanna Sands, both in Jomtien. Smaller project Compass also acts as the sole managing agent for Treetops which is a smaller project they run for the Boutique Group from Bangkok, who are known for Rain Hill shopping mall and a number of Citadines and Oakwood serviced apartments. Treetops is the Boutique Group’s first venture into the Pattaya market and they wanted to work with a local firm that understood the market and had established contacts and relationships here. The success of Compass can be measured in that nearly 50 per cent of the Treetops

units have been sold since the showroom opened in February. Compass currently have 5,000 units on their books and have sold more than 2,000 units since they started just 18 months ago. Now the transition from Silvermover to Compass is coming into being with the Silvermover’s New Property Developments marketing department being moved into Compass to allow more synergy with the sales operations. Charlie said: “This will enable us to further increase the effectiveness of our services in an increasingly sophisticated market.” Ten years ago there wasn’t a great need for a sophisticated marketing plan in Pattaya as the city was quite small. Charlie points out that adverting in its most basic form is to communicate the message

but as markets become more complex and more competitive you have to distinguish yourself, focus on your Unique Selling Propositions (USPs), giving customers the information they require so that they can decide why one project is more appealing to them than others. Then it’s up to the buyers to pick up the phone, send an email or to walk into the showroom and to ask questions. n the basis that tinkering with a winning formula is always a bad idea, Green Field Development Company has gone for much of the same on its fifth village project which gets under way this month at Nongplalai. Haven’t heard of Nongplalai? Big themes on a big scale – that’s Savanna Sands

I

have seen many scale models of projects planned for the city, but few have made me stand back and look again in the same way that the one for Savanna Sands did, writes Dave Buckley. Big doesn’t quite sum it up. It’s a monster; a nice monster but a monster just the same. Four buildings in total – three of 27 storeys plus a seven-storey hotel-styled block intended for 150 serviced residences – and all on a plot of 17,600 sqm. The model can be seen in the recently opened on-site showroom and sales office in Soi Watboon, Jomtien, where you can view all three unit types – studios plus one- and two-bedroom units. The developers, Universal, have gone the extra mile in constructing a showroom that builds anticipation and excitement about what the real thing will look like when it is finished. Savanna Sands will feature 1,499 (if they had said 1,500 I wouldn’t have argued!) condo units. Studios starting at 26 sqm, one beds at 35 sqm and two-beds at 56 sqm. Details of two-floor penthouses on the 26th and 27th floor are available on request. African influences As the name suggests the resort will have several features influenced by the African continent. The brochure for the project says: “The three residential towers are situated around a landscaped tropical paradise that incorporates such facilities as the lazy river that twists around the 42•REm•Issue 144• 05/2013

African-themed paths and bridges while (you are) reclined, floating and lazily propelled without effort. Artificial beaches, shaded tents, water slides and hidden caves are among the many recreational areas of the resort where you can enjoy being ‘where dreams live’.” Savanna Sands is Universal’s second project in Pattaya and comes hot on the heels of the success of Seven Seas, just a short distance away in Soi Chaiyapruk. Panoramic views It is expected that Savanna Sands residents will enjoy panoramic views of Jomtien beach and the countryside to either side from the eighth floor up. The rooms are all tastefully designed and decorated to enhance the feeling of openness in keeping with the Savanna name. The resort will have a fullyequipped gymnasium and spa-like facilities where residents will be able to work up an appetite before enjoying an on-site alfresco dining experience. Communal areas will be “decadently” designed and the towers will each be served by high-speed lifts. The resort will have barbeque areas and shops among its facilities. So it will be selfcontained to the extent that residents may never feel the need to visit the beach which lies approximately a kilometre away. Reflections on the ever changing face of Pattaya

have been writing these articles for the best part of two years now and in this short time I have seen a number of changes in the property market around our city. I think I have tried to cover most of these in previous articles and I have felt recently that I have been going over old ground. Therefore this article will be the last in the series on life as a real estate broker. However, my undercover talents will be put to good use in other areas in future issues! So you haven’t heard the last from me – yet! In previous articles I have tried to give you a few anecdotes about the customers who come to our office. I am sure other agents experience similar things and when we get together we share our experiences – usually over a beer or three! Customers are obviously the most important factor in our, or any other line of business, and therefore

I often look back with a wry smile when I recall some of the characters I have met and continue to meet. In seems no sooner does one leave than another one comes along to take their place! Long term (six weeks!) tenants Over the years I have experienced customers wanting 50 per cent discounts because they believe they will be long-term tenants – and by that they mean six weeks! I have also experienced owners pulling out of sales at the last minute because they promised the condo to a friend for a week’s holiday in six months’ time! We regularly get tenants wanting deposits back after breaking several clauses in contract and then they

think that the owners or agents are being unreasonable by charging for damage or departing early! I have also experienced tenants paying deposits on a series of properties while they decide which one they want and then wondering why they don’t get them back after the owner may have spent money on the condo to meet the tenant’s demands. The stories are endless but many are of a similar ilk and are in danger of becoming repetitive! A job in real estate provides an excellent opportunity to meet new people. As a broker you interact with people from all walks of life and backgrounds – not something that is always possible in our home countries. I feel that this broadens one’s horizons and also your mind. The broker’s job means that you get to know the city and surrounding areas very quickly which is an

advantage when you want to go to different restaurants or bars around the city that you may not otherwise discover. Generally, but by no means is this always the case, agents work closely together and although there is the obvious competition, we do, in the main, try to help each other. This element of working together is something that is often not fully appreciated by customers who are often embarrassed to tell us that that they have also been out with another agent – or they criticise another agent who is often a friend! This is something that we actually expect, especially if you are new to the city. While I have been writing these articles I have also tried to give some insight into the local property market.

Honest opinions I have tried to be as unbiased as I possibly can and give my honest opinions of how I think the market may change over the next few years. As I have said before, we have seen wholesale change recently, both in terms of the demographics but also in terms of the size of the condos that people require and also the durations that people want to rent for. We are seeing more and more families coming to the city, often from 52•REm•Issue 144•05/2013

These tenants tend to stay for the shorter term and are on holiday. Other short-term visitors are looking for small studios in the centre of the city. These are often golfers who are looking to benefit from the cheaper green fees in the low season. The advantage with the smaller studios in the centre of the city is the fact that they are extremely attractive as they are easy to rent in the high season and premiums can be charged accordingly. Investors are attracted to these, often because of the lower initial outlay. Changing markets, both in real estate and also in other markets, is something we must try to manage to the best of our ability. We try to advise customers to the best of our ability but they are many situations we have no control over. I don’t think many people would have believed you if a few years ago you told them that Pattaya would be a popular destination for families, but that is what is happening. Changes are happening all the time and are something that many developers are constantly monitoring. In my time in the real estate

industry I have seen places like Bang Saray become popular locations for both business and for people to live. It was not that long ago that Bang Saray was seen as being “a long way” from Pattaya. Land prices have rocketed and the Cartoon Network Park will be opening soon. This is again another major development that will encourage more and more families to come to the area. Airport expansion It will be interesting to see what changes happen over the next few years. The airport at U Tapao is expanding all the time making Pattaya more accessible and with Highway 7 now coming direct into Central Pattaya the Suvarnbhumi Airport is only around one and a half hours away. The industrial estates are forever expanding and the Thai government is encouraging further investment so the long-term prospects are looking good. Perhaps now would be the time to invest in property here in Pattaya? Anyway, as always space is short so for the final time in this guise I will encourage you to enjoy Pattaya and all that it has to offer whether you are here for the short or the long term. Ban Amphur … ‘it’s so far away!’

E

very time I explain to someone where I live, I get the same response. When I say I live in a quaint little fishing village on the beach, they are all ears. But, when I tell them it is 3 kilometers past The Ambassador City complex they kneejerk respond, “Oh, it’s so far away?” “Far away from what?” I retort. That’s when they get that look on their face; like cows watching a train go by. They don’t know what they mean, but I do. Far from Walking Street … far from traffic jams … far from beer bars … far from timeshare salesmen, massage hawkers and jetski scammers. I am a proud resident of Ban Amphur … The Anti-Pattaya. Ban Amphur is famous for two things; right-off-the-boat fresh seafood and the nicest beach on the Chonburi coast. And now it seems that the local powers-that-be are ramping up to enhance my little hamlet’s charm, if

By bart walters that is indeed possible. Ban Amphur is transforming itself into the hip little enclave every real city needs. Let’s start with the beach. I don’t know exactly how long Hat Ban Amphur is, but I can tell you it takes a good 20 minutes at pace to march from the rocky outcrop on the extreme southern end to the end of the double granite jetty that shoots out into the Gulf of Thailand to the extreme north.

Golden sand The slowly sloping golden sand is easily three times wider than any beach in Jomtien or Pattaya, and exponentially deeper than Bang Saray to the south. constructed at the mouth of the small harbour. This public end of the beach offers clean restrooms and a wellstocked Thai mini-mart. There’s also a concrete raised stage for the many holiday festivals held in Ban Amphur. A paved and palm-shaded walkway a few metres wide stretches the length of the entire beach. The first hundred metres or so features a cluster of beach chairs with umbrellas and tables available for anyone to lounge and treat themselves to fresh grilled seafood and ice cold beverages. This little hideaway is wellknown to Thai families and that’s mostly who you’ll see napping in the shade or frolicking in the calm clear water. In-the-know foreigners and local residents like me mingle seamlessly with Thai families all basking in the glory of what a beach is supposed to be. Ban Amphur beach is idyllic

but not perfect. On occasion, litter from visitors and fishing boats have smudged the land and seascape. Some botched attempts to extend the shaded corridor had uglied-up the sandy stretch with exposed blue pipes from ill-conceived irrigation systems. New trees planted too close to the water and at the wrong time of year had the southern end looking like Normandy after D-Day. But now all that has changed. Last week I strolled down to Hat Ban Ampur to get some exercise and tranquility. Much to my surprise, several crews of Thai workers were feverishly planting a majestic double row of mature coconut palms all the way up the beach connecting with those already adorning the northern end. These guys appeared to know what they were doing. What’s more, this wasn’t some private contractor or someone’s uncle landscaping my little heaven. These were crews from the public works department of Ban Amphur complete with a fire engine that apparently comes every day to make sure the thirsty palms have enough water and take a proper hold in the sand. I was duly impressed. As I started my walk, I also noticed that these workers had cleared tons of debris, both natural and man-made. Concrete tables that had been badly damaged over the past few years were undergoing repair. Tile-roofed salas were also getting a facelift and good graffiti scrubbing. And low and behold, I couldn’t believe what I saw next. “My Buddha … are those actually trash cans?” You heard it here first. Actual trash receptacles on a Thai public beach! And, I saw actual public servants meandering up the walkway emptying them. Times they are a changing! When I got to the jetty end of the beach more renovations were apparent. A big Kobelco digging machine was slaving away at the mouth of the little harbour and landing. This part of the village was always kind of nasty, with years of silt deposits and derelict fishing boats clinging to the muddy shore. It appears that this end of the canal

is getting dredged and big modern storm drains are being installed. The owners of the lighthouse restaurant facing this landing must be ecstatic to see the sunset view improving right in front of their eyes. And the public works don’t stop there. After driving around for a bit, it appeared to me that every major street in Ban Amphur Village has been turned to rubble and a new drainage system is being installed everywhere. From what I could see, the roads will widen significantly upon repaving with new concrete. According to the manager from one major restaurant: “The Or Bor Tor (village boss) is spending a lot of money to make the village beautiful for visitors coming from Pattaya and Bangkok.” Real attraction His comments are a hint about the real attraction of Ban Amphur. What is now being billed as “The Ban Amphur Seafood District” (BASD) is the why hungry Bangkokians would drive two hours for a meal. I can see the BASD from my balcony. Anyone who has had the fortune to dine in this area will have their favourite restaurant and dish. Some of these super-casual seafood joints are huge, seating up to 300 people. Others are quaint and small, featuring only a handful of

tables. They all have a few things in common. The food comes right off one of the boats you see put-putting by in the water. The preparation of the food follows the Thai philosophy of seafood preparation; don’t get too fancy, use fresh ingredients and let the fish do the talking. The dining rooms are open air with the natural light-show of sunset conducted over the Gulf of Thailand every night. These places are all staffed with energetic young crews that may or may not speak English (or Thai), but they do their very best to get it right. Double-decker busloads arrive on weekends for a taste of one restaurant’s famous black-pepper crab. Preecha is a huge waterfront eating palace with tank after tank of sea-fare to choose from. The nighttime entertainment at Preecha is unique as a projector system appears out of the beach and shows all manner of old music and variety shows on a giant “drive-in” style screen. Several other “Thai country style” places are also packed with customers every weekend in the BASD. To be honest, I’ve tried them all and never been disappointed. In step with the big facelift Ban Amphur is getting, the newest and hottest addition to the line-up is uber-hip Tree @ Sea. (This place has been reviewed last month by Pattaya Living’s Nite Owl).

Tree @ Sea is a step-up in elegance, but retains casual beach flair. Live music and an extensive foreign food menu make it something different. And, I must admit, the service is remarkably better than what I’ve come to expect in Ban Amphur. The BASD is a legitimate tourist destination, especially for Bangkok Thai families. On the weekends the parking lots are packed with vehicles bearing Bangkok licence plates. This is more evidence that Pattaya’s tourism target is gaining layers. Thais and foreigners are all flocking to Pattaya for different reasons. But Ban Amphur isn’t some new phenomenon. This place was getting notice during the last big property boom and subsequent bust. Before theAsian currency crisis in 1997, this whole region of Sukhumvit Road was bristling with new development and activity. Unfortunately, most of the developers were inexperienced or had not made contingency plans when the currency-quake of ’97 killed quite a few projects. Many of the survivors have yet to fully recover. Consequently, if you want to rent or purchase a property in Ban Amphur, it can get a little challenging. Of the four big developments on Ban Amphur Beach, only Ban Somprasong has maintained a high value for its co-owners. This is the big low-rise at the north end of Ban Amphur Beach with all the big frangipani trees and bougainvillea. According to some owners I know, the management has not been without its problems, but things have run relatively smooth. When you find one of these units for sale they aren’t exactly giving them away. I’ve never seen one advertised for less than Bt90,000 per sqm. During the past year or so, a rash of renovations has taken place in Ban Somprasong with some spectacular results. because they give their owners the luxury of a gorgeous complex,direct beach access and all the privacy of a house. A few of those are being renovated as well. Krisida Golden is quite spectacular from the outside, but many units remained unfinished or unoccupied. Krisida Golden is putting on a brave face, but struggling. Prices for units in this building are all over the place. I’ve seen some as cheap as Bt45,000 per sqm, but nothing you wouldn’t need to spend some time and money on. The gorgeous swimming pool under the dome on the 33rd floor makes it tempting. Krisida is a building that could desperately use a change in management and turn around. No one I’ve talked to has a clue if there are any plans to do so. Consistent rentals The VIP building is in a similar situation. They have a great location and some nice big units, but they barely survived the past decade and a half. Some owners have enjoyed some consistent rentals from what insiders tell me. STS Beach Resort is easily the ugliest building on the beach. I don’t think that thing has seen a scrap of paint since 1996. Again, an inexperienced developer got stuck with a ton of unsold units. The building was supposed to operate as a Condotel, but failed. Units range from

bare shell to extravagantly furnished super-cribs. A small cadre of foreigners have purchased some units at very low prices and turned them into unique and stunning homes. Recently this group joined forces with a Thai contingent and started the long process of voting in a new committee, throwing out the management and turning the building around. I’ve seen buildings turn around in Thailand before. It always takes longer than you think. There is a nice row of houses between Ban Somprasong and STS Beach Resort. They’ve got no sea view, but do enjoy private access to the beach. They are nothing spectacular farang-style bungalows built by Thais. They appear to be three-bedroom, two storey houses on square lots about a third of a rai. The last three built are selling for around Bt7m. Parcels of land suited to building more luxury sea front condos are scarce. I’d expect more low-rise condos and houses on the land I see vacant. Neighbours Na Jomtien to the north and Bang Saray to the south have all jumped on the new high-rise gravy train, but not Ban Amphur. The most interesting property currently available in Ban Amphur Village is a kooky Swiss Architect’s vision of a beach house. It is indeed right on the beach and right in the middle of Ban Amphur’s Seafood

District. It has five or six bedrooms depending on how you count; and the whole thing is kind of an indoor/ outdoor affair with trees growing through an open light-well in the centre. The poor owner apparently didn’t project the increase in popularity of the neighbours and his quiet little get away became a little too busy for his taste. He is asking around Bt2m. It would make a great guesthouse, restaurant and/ or nightclub. Property shopping in Ban Amphur isn’t for someone who needs a brochure and a payment plan. It is best to find an agent familiar with the intricacies of the buildings. My recommendation is to be bold and just go to some of these buildings and ask for a list of condos for sale. Drive around slowly and look for one-off signs advertising houses for sale. Not many agents know this area and none of them like to drive there. (Maybe because it’s so far?) Besides being an increasingly desirable getaway, Ban Amphur is actually quite easy to live in without venturing into frenetic Pattaya. Chock-full of ... As you might imagine, there are several places to buy fresh seafood. We rounded out the shopping venues for farangs last year with the appearance of a mini-Tesco. BA is chock-full of banks, pharmacies, a post office, hardware stores, and places to get your car fixed. With very little effort, a resident of BA could go for weeks without getting out of the Na Jomtien sub-district. Earlier in this article I said Ban Amphur has two selling points, but I’d like to add a third. Besides beaches and seafood, this little village has soul. Travel to almost any other part of Pattaya and foreigners are likely to be treated like tourists. In Ban Amphur, I feel like a welcomed guest, but not a cow to be milked. By the grace of the Thai residents, I am allowed to fit in. 62•REm•Issue 144•05/2013

In a country whose native culture sometimes makes it hard to find common ground, Ban Amphur is an oasis of acceptance. Last week I was gathering with other residents and visitors of Ban Amphur for drinks and dinner … and sunset. We all watched the glowing orange ball melt into the Gulf of Thailand. The sky changed to streaks of pink and blue, everyone cooled down and someone turned on the music. I spotted an Aussie friend with his Thai wife and their rambunctious son, darting around on the beach in his Spiderman outfit. That’s what this place is all about; the

sun, the sea, the food … and the people. Now I’m keeping a keen eye on the progress of this infrastructure push. It certainly looks like we are in for some big changes. I just hope what appears to be responsible development continues. Good or bad, nothing happens quickly in Ban Amphur. So, I’ll do what the rest of us BA residents do; love it today ... and hope it doesn’t go away. And, the next time someone wrinkles up their nose when I tell them where I live and says: “Ban Amphur … it’s so far away!” I’ll just say: “Yes, you’re right … it is far away.” Bart Walters
