If you asked me to make a decision I would declare November to be the start point and the advance interest being shown in the magazine for that month would seem to support this. This time last year was crazy. There’s no other word for

it. New projects were being launched so fast you could have been forgiven for wondering if there was some cut-off point that all plans had to be in by, such was the rush. Also, of course, Bangkok residents were hit by flooding and many visited Pattaya as a result. If condo sales are anything to go by, they liked what they saw ... with the memory of what they viewed in the capital clearly helping make up their minds! Will it be the same again this year? Well, there seems to be several project launches in the offing. On the same scale as this time last year? Probably not. However, it should be remembered that a steady stream of projects has been introduced during the so-called low season. Property developing in Pattaya shows little sign of slowing though when, if ever, it will reach saturation point is anyone’s guess. I’m sure I speak for most of us when I say that I hope there

will be no repeat of the traffic nightmare that the flooding in Bangkok brought here. Unfortunately a lot of people I speak to think the flooding will return soon to the capital. I feel uncomfortable about saying this ... but if the waters do come back it

is likely to be to Pattaya’s benefit. Gaining profit on the back of misery for others is not something to crow about, but I’m sure that would be the result. This month sees the launch of a new supplement – Transparency – in co-operation with the Real Estate Broker Association – Eastern Seaboard (REBA-ES), an organisation keen to “clean up our town” in terms of everyone involved in property being encouraged to act ethically and professionally. In the supplement we carry the briefest of brief mentions that Pattaya is on track to attract a record eight million hotel guests this year. Don’t go looking for the item, I’ve just told you everything. This news might be part of the reason why many top brand hotels are working more and more in co-operation with condo developers as evidenced over the past year. Add two major water parks which are just around the corner (which we also report in Transparency) and you might start thinking that better times lie ahead. Let’s hope so – but let’s also spare a thought for those in Bangkok who have to contend with the renewed threat of flooding. Pattaya doesn’t need problems in Bangkok to make progress. It’s doing pretty good by itself!

Kingdom announce arrival with double sponsorships Just a few months ago the name Kingdom Property may have been unfamiliar to many. But now the company behind the Southpoint project on Pratumnak Hill is going about ensuring that their name soon becomes familiar to all. Part of the company’s marketing strategy is to involve itself in sponsorships that are both strategic and beneficial to the community in which they will operate. This this in mind Kingdom have announced that they will co-sponsor the prestigious annual Thailand Property Awards and, closer to home, they will also support young sailors of the future at the Royal Varuna Yacht Club which lies just minutes away from their Southpoint project. Chief executive officer Nigel Cornick said that Kingdom were proud to be supporting such an important industry event. Now in its seventh year, the glittering ceremony will take place on 13 October at the Dusit Thani Hotel in Bangkok and will present 37 awards. Mr Cornick is no stranger to the

awards having collected a record 10 of them in the past including winning the Best Developer Award for an unprecedented two consecutive years when he was CEO at Raimon Land. “I’m delighted to once again support the Thailand Property Awards,” he said. “It is an annual industry event with which I have had a long association and while we are not eligible to enter this year, we are pleased to assist with the recognition it gives to high-quality work across the industry from developers, agents, architects and designers.” The sponsorship of the young sailors at the Royal Varuna Yacht Club was announced at a ‘Come to the Point’ party held at the club. Mr Cornick said he was delighted to sign the one-year deal as a Gold Sponsor of the club’s Junior Sailing, which he hoped would become a long and on-going relationship. He said: “By supporting the young sailors of the club’s Junior Sailing division, we are also making a statement that we believe in the future of this city, and of Pratumnak in particular, and that we are here to stay.”

Full steam ahead for the fully-funded Palm towers

iven the quality of the project and the calibre of the people involved the question of gaining finance for Wong-Amat’s luxury two tower project, The Palm, was not so much a case of “if” but “who?” So it came as no great surprise when Nova Group were able to announce recently that a Bt800m funding package had been secured from Siam Commercial Bank. A pleased Winston Gale, partner and developer of The Palm, said: “There was another offer on the table, but SCB’s terms were so strong we couldn’t refuse.” He and his wife, Sukanya, the project’s head of accounts, were in weekly contact with the bank’s corporate team to provide the financial analysis it required over an eight month period. While many might regard a husband and wife team as a recipe for disaster in a business 12•REm•Issue 137•10/2012

environment, it has worked well for the Gales. “We complement each other without being in each other’s pockets,” Winston added. “Since the project started, Sukanya has been a tremendous help with everything from planning, architecture and office issues right through to assisting with the SCB financing. “People involved with The Palm in any way know that most roads tend to lead back to Sukanya or myself. A real asset “Our partner from the Nova Group, Rony Fineman, told me that Sukanya is a real asset. I knew that, of course, but it’s still good to hear it from him.” The Palm is located at the end of Wong-Amat Soi 16, one of Pattaya’s most prestigious residential areas. Construction began in February this year and

is scheduled for completion in the summer of 2015. The Palm will consist of two tower blocks – the 46-floor Beach Front Tower containing 344 apartments and the 26-floor Ocean View Tower with a further 198 condos. Located on a peninsula with views across to the Sanctuary of Truth to the north, Pattaya Bay to the south and the Gulf of Thailand to the west, every one of The Palm’s apartments will have the benefit of an unobstructed sea view. Studios and one and two-bedroom apartments are available for sale with the option to create three and four-bedroom units, although The Palm is already more than 83 per cent sold off-plan. Typically, studios occupy 33 sqm, one-bedrooms 53 sqm and two-bedrooms 96 sqm. Prices start at around Bt104,000 psm

for a second floor apartment rising to around Bt146,000 psm for one on the 44th floor. The site occupies 5.5 rai with 70 metres of exclusive beach frontage. More than 73 per cent of the entire site will be devoted to green areas. Communal facilities will include an enormous multi-level, infinity pool with integrated, in-water pool beds, a water slide and a fully-equipped swim-up pool bar restaurant. There will also be an extensive fitness centre and clubhouse; a beach-front restaurant; a resort-style open lobby; lush tropical gardens with tropical water features; a large, overhanging roof terrace directly above the pool bar; sun lounge areas and a children’s play area. There will be 182 covered parking spaces for cars and further covered and outdoor parking areas for motorcycles. Ω

Facilities at the project are truly state-of-the-art and there are many ‘green’ features such as the recycling of rainwater from the roof to water the lush landscaping. ight now it looks like any other construction site, but the new building taking shape just off Jomtien’s Second Road is destined to become the RollsRoyce of property showrooms. It will replace the current on-site Laguna Beach Resort Jomtien showroom which is due to be demolished next month and promises to give prospective buyers more than just a tantalising glimpse of what Heights Holdings’ has to offer, particularly at its new Laguna Beach Resort 3 – The Maldives. pend any amount of time in Pattaya talking to Pattayans and you’re bound to hear someone refer to the east side of town as “the Dark Side”. “I live over on the dark side … my favourite restaurant is on the dark side … I was out Saturday afternoon bar-hopping on the dark side,” and so on. For those of you unfamiliar with this phrase, you may be asking yourself, “where is the dark side and why is it called that?” Over the next three issues, I plan to give you those answers and more. This month I set out to explore East Pattaya and all things “dark” only to find it isn’t a story that can be told in one sitting. For the purpose of this discussion, we will define The Dark Side as

the area of town east of Sukhumvit Road, with the border on the north being Siam Country Club Road, on the south by Soi Khao Talo and stretching all the way east to Lake Mabprachan. The four main arteries that will lead you into and out of the Dark Side are Soi Siam Country Club, Soi Nernplubwan, Soi Khao Noi and Soi Khao Talo. It is a huge expanse of land populated with thousands of homes, businesses and an inordinate amount of motorbikes. If you ask 10 Pattayans why it’s called the Dark Side, you’ll mostly likely get 10 different answers. startled by the contrasting blackness to East of Sukhumvit Road. Another barstool philosopher told me that it was because of all the darkskinned Isaan Thais that inhabit the area. And more than one old timer insists that this area is known for crime and nefarious activity. Whatever the reason, the name has stuck, much to the chagrin of many of its foreign inhabitants and investors. To lay down a base of information about East Pattaya, I interviewed an old friend and long-time East Pattaya resident Cees Cuijpers from Town & Country Property. Cees bristled at the very utterance of the phrase “Dark Side”. “What’s so dark about it?” Cees protested. “View Pattaya’s beaches from the water at night and observe condo towers with only five lights on

in the whole building … that’s dark buddy!” Cees continued his defense, “East Pattaya is where real people live, not tourists. I wouldn’t trade my townhouse at The Meadows for any beachside condo. Stare into the blackness of the Gulf of Thailand every night … that’s darkness!” I could see I’d hit a nerve. Armed with a list of places to see and things to take note of, I set out to get lost on the Dark Side. And “lost” I got. To the casual observer, Upper East Pattaya looks like a typical Southeast Asian zoning nightmare. Rows of shop houses painted different colours with armies of motorbikes parked between food carts and knock-off clothing shops. Hordes of neon, vinyl and even hand-painted signs seem suspended by miles of entangled electrical cables. No rhyme, no reason and no parking. By late morning all four major thoroughfares are frenetic as a beehive someone gave a good kick. To the untrained Western eye, this place is an unnavigable mess. Then again, I had the same thoughts about Bangkok on my first visit. I drove around for several hours, twisting, turning and occasionally stopping to relax with a cup of coffee. It was during those moments of downtime that the Dark Side started to work its charm on me. “What’s not to like” I pondered. “This place has everything”. Indeed, in a hundred metre strip of Soi Nernplubwan I could eat for under 100 baht at half a dozen restaurants, get a manicure, fill my prescription at a pharmacy, buy some fresh fruit and take a few taekwondo classes. From my perch I could see travel shops, clothing stores, computer repairs, car washes, and yes, more than a few beer bars with pricing well below those found on the other side of Sukhumvit Road. A real neighbourhood In that brief moment of clarity, I saw Cees was right, this is a real neighbourhood, where people actually live. Sometimes you need to pay attention to the trees and forget about the forest for a while. More importantly, I noticed what East Pattaya doesn’t have. No Starbucks, McDonald’s or KFC. tailor touts, massage hawkers or pesky timeshare salesmen. No tour buses, taxis or hotel vans running me off the road. Just regular folks going to work, taking their kids to school or chilling out with a cup-a- joe just like me. Nobody would ever mistake East Pattaya as part of a tourist town. Driving deeper into the heart of the Dark Side, I noticed the congested clusters of businesses and the housing thinned out dramatically. Buildings are further apart, foliage appears and the topography turns into slow rolling hills. Temples, schools and parks magically appear. The East Side takes on the veneer of a small town … Mayberry-bythe-klong. By the time I got to Lake Mabprachan the din of the upper sois had given way to chirping birds and a gentle breeze singing through the ancient tree line. “Where the hell am I?” I whispered to nobody. Golf courses, fitness parks, polo grounds and fishing holes appeared. Signs directing me to Bangkok, Sattahip and back to Pattaya proper were clearly posted in my language. Uncluttered and maintained roads led me away in a half dozen different directions. I was lost and loving it. All this “somewhere-elseness” was refreshing, but I was supposed to be gathering valuable information for my property hunting readers. So, I meandered back to the west and joyfully discovered a virtually empty four-lane highway that parallels Sukhumvit Road (the bypass road) that took me all the way back to Na-

Jomtien where I live. This discovery alone made the day a success. Resolved to return with a better sense of direction, I consulted my favourite marvel of modern technology … Google Maps. Now I checked the forest I couldn’t see through the trees. Focusing on East Pattaya, I was shocked by what I saw … and more importantly, what I had missed. Two things struck me right between the eyes. First was the strategic location of this sprawling town-within-atown; second was the startling number of housing estates. Border roads East Pattaya is bordered by two of the most travelled roads in Thailand and one of the most travelled roads on the Eastern Seaboard. To the West, Sukhumvit Road vibrates with high speed activity and the ability to take you just about anywhere you could want to go in Thailand. To the North is Highway 7, (also known as the BangkokChonburi Motorway), is the main artery for any transit in central Thailand, including to and from Suvarnabhumi International airport and Bangkok. And to the East is Highway 36 that stretches between the massive industrial estates north of Pattaya and the bustling port of Rayong. What’s more, a person could get into and out of East Pattaya without ever suffering the chaos of Pattaya City. When people use the phrase, “at a crossroads”, this is what they

mean. I never realised how “in the middle” of things I was. But, the real shocker revealed by my old friend Google was how many housing estates exist on the Dark Side. Thousands of tiled rooftops and swimming pools indicated just how many folks choose to live there. When I compared it to the West side of Sukhumvit Road, I couldn’t believe it was the same city. I believe architects and city planner types refer to this as “population density”. Just how in the name of Buddha had I missed all those houses? I knew on my next trip I’d have to have a plan; something to keep me focused on real estate. So, I created a property problem to solve for myself. If I were a property shopper who valued privacy, security and value, where would I choose to look in East Pattaya? If my requirements were good construction, a little patch of green for my dog to play and possibly a swimming pool, what would I find on the Dark Side? Most importantly, if my budget was Bt6m or less, how much house would I get? Armed with new focus and a shortlist of projects, I ventured back. This trip I had a much easier time spotting all the housing estates I’d seen from the aerial photos. It was easy; I just looked between the shop houses. Another crusty old real estate pro had clued me into a technique used by Thai developers to maximise profit. Dirty trick For years, (and even now), some developers procure a large piece of land; build a beautiful entrance complete with guard shack, sales office and lots of luscious landscaping. This engaging façade is however torn down once most of the houses sell only to be replaced with whatever business that will pay the high rent for this desirable space. Some developers build shophouses and rent them out; others just rent the land to anyone with a sheet of corrugated metal to prop up. It’s a dirty trick, but apparently acceptable here. I decided to rule these types of estates out right away as the prevailing management, if there were any, would most likely be unconcerned with my needs. I also ruled out those I would call “cluster” homes (in the US we call them “row houses”) all painted 48•REm•Issue 137•10/2012

different colours. For me this indicated a lack of any type of home-owners association or developer management. The value of these homes is probably going nowhere. For readers who are interested, there is an endless supply of smallish cookie-cutter developments of this type in all different states of development and repair. The rents range from Bt6,000-25,000 per month. The selling prices can be as low as Bt500,000. I could not honestly see myself buying any of them for my own use or as a viable rental property. Fortunately for me, new estates have taken a different path, emphasising security, privacy, value and lifestyle. As it turns out, I could buy a pretty nice chunk of house for my Bt6m budget. The first place I looked was at The Meadows, all the way down Soi Nernplubwan near the big temple. The Meadows are described primarily as “city villas”, but actually come in a couple of different flavours and a range of pricing options. Right away I noticed how well maintained the common areas and gardens are kept. The surrounding security wall looks brand new, the guard house in good repair and manned with an actual security guard who checks your ID. From the appearance of the buildings I could tell there is some form of developer management in place here. There are basically three options at The Meadows: two or three-bedroom “City Villas”, three-bedroom duplex homes and three-bedroom detached villas (some with private pools).

All appear to be well constructed and styled in what I would call a “contemporary” motif. The interiors are quite generous with high ceilings and open plans. Pricing starts as low as Bt4.15m for a three-bedroom city villa up to Bt9.9m on a big new detached villa with a private pool. Convenience services There is a communal swimming pool and small gym. The grounds and interior roads are immaculately maintained. As I understand it, The Meadows offers property management, garden maintenance, laundry services, and a long list of other convenience services for residents. One thing that impressed me about The Meadows was the availability of three completely finished show units. All three of the homes they offer are displayed expertly decorated, making it easy to imagine living there. It is also very evident that the developer still maintains an active presence keeping the place looking good and preventing owners from “junking the place up”. This is a refreshing change from some of the “hit and run” developments witnessed elsewhere. I left The Meadows thinking I could get a lot of house for what I was prepared to spend, and it would be quite a nice place to live and entertain. The next place I checked out was Green Field Villas IV. After hearing rave reviews about Green Field Villa I–III, I wandered around until I found their fourth installment.

I probably should have left a trail of breadcrumbs to lead me back. If it helps, this project is located on Soi Non Maikaen 3, near Nong Prue Sports Stadium (call my old friend Mr Google if you need to). What I found at GFV IV was good news and bad news. The good news is … they are really nice. The bad news is … there aren’t many left. This is an immaculate little development that features three types of detached houses. The largest (Type A) is a twostorey affair with four bedrooms and five bathrooms covering 256sqm. This is a pretty beefy house, especially if you get one with a swimming pool. Type B is more my size with three bedrooms and three baths stretched over 178sqm. According to the friendly sales agent, Type C sells out the quickest with 3 bedrooms and 2 baths covering 148 sqm; the perfect size for a couple or small family. All the units boast PVC windows and doors, quality ceramic tiles and fixtures and off-road parking for two cars. GFV IV has several unique features that caught my eye. The design of the ceilings offers an indirect light and a very modern urban look. This is quite a refreshing break from the clumsy glare of halogen recessed fixtures or, God forbid … fluorescents. The layouts are open, allowing for a variety of furniture configurations instead of the “your sofa goes here” treatments I’m used to seeing. And, there are some really nice details included like disappearing mosquito screens built right into the PVC windows and well executed vinyl gutters on the outside. Something missing On the way out of Green Field Villas, I stopped my car near the entrance to take one last look. There was something about this place that was different and I couldn’t quite put my finger on it. It wasn’t something that it had … but something that was missing. Then it hit me. All the power cables are buried – yet another nice touch. From the quality of finish and design flair I witnessed at this project, it is quite obvious experienced foreign direction is involved. Sadly, there are only five units including the show house left for sale. 50•REm•Issue 137•10/2012

The prices range from Bt5.9m up to Bt9.5m. After only one visit it became clear to me why Green Field Villas I, II and III had sold so quickly. Put simply, you get quite a bit of house for the money. I would need all my fingers and toes to count the new housing projects in East Pattaya. Some are good, some are great … and some are outright rip-offs. But, to be honest, I’m not really a new-house lover. I prefer the secondary market. On the Dark Side this is a whole new ball game. Houses and prices are all over the place. Some are diamonds in the rough while others seem too good to be true … and for good reason. A cursory search of my favourite property monkey websites revealed a plethora of choices. My advice here is simple: Don’t try to do it yourself. Last month I wrote an article with a minor focus on property agents. In that article I recommend that someone thinking about getting into the real estate game should pick a niche and stick to it. If you are searching for property on the secondary market in East Pattaya, you need to find an agent who has picked this as their niche. The most important things to know about Dark Side properties are the things you can’t see, like developer histories, infrastructure problems, security issues, neighbourhood makeup, and the like. One could easily bury themselves in a sub-standard house, surrounded by unfriendly neighbours in a crime-riddled neighbourhood

with no management. Life would be miserable and resale options slim. Find an agent with experience in East Pattaya and listen to them. That’s what I did when looking at the secondary market and I needed all my fingers and toes again to count the houses I would actually consider buying. And this is the real charm of the Dark Side. For my Bt6m budget I could easily solve my property problem. A quality built house with privacy, security, a garden and a swimming pool? I found a bunch of them. Lifestyle change And, it was while looking at some of these houses, and meeting many of the current owners, that I discovered another advantage I had not considered; lifestyle change. Life in a condo near the beach has me living closer to hotel-life than house-life. All my entertainment and social activity takes place outside my home. When you have a nice house with a pool and hopefully a well-equipped barbeque, your social life comes knocking on the door. It reminded me of something my friend Cees had said: “My favourite bar is in my kitchen … my favourite restaurant is my dining room”. So, did I solve my property problem? The houses are there, that much is clear. Now the real question I need to answer is whether I am a tourist or a real Pattayan. Next month we’ll continue this discussion on another level. He came for a year - and stayed!  Jason Young’s love of Thailand developed in no small part thanks to his prowess at the art of Muay Thai. At one time he was England’s Thai-Boxing Champion and, naturally enough, he was a frequent visitor here while training in the martial art.  He was involved in property investment and management in the UK and made plans to set up a full-time business with a friend and long-time investment partner.  But first he promised himself that he would visit Bangkok for a year to fulfil some ambitions developed during his boxing visits.  At the end of his year he was asked to become manager of a new real estate office in Pattaya which put him in a bit of a spot.  “I believe in keeping promises,” said Jason, “and I had told my friend that I would return to the UK and set up in business with him. But I wanted to stay here.”  Lady Luck smiled on Jason and saved him having to make a difficult choice. “My friend got a similar offer of a five-year contract from a company in Japan. So we decided to shelve our plans and see where fate took us.”  Fate brought Jason to Pattaya and a few jobs that were all property related. Previous to setting up Anaakot he worked as sales manager for three different companies but there was a link through all on the personnel side. Indeed, at all three he worked alongside his friend Itzik Segman.  Jason says he feels positive about the future of Pattaya pointing to the number of top hotels setting up here as a good sign. “I’ve been offered several jobs elsewhere in Thailand and in other countries, but I don’t want to go anywhere else right now.”  Sounds like doing his own thing has been worth the “fight”. 56•REm•Issue 137•10/2012

hile the Anaakot name may be comparatively new on the Pattaya property scene, the people behind it are definitely not. The two men at the helm – Itzhak (Itzik) Segman and Jason Young – have strong track records both here in Pattaya and overseas. They became friends while they worked together for a trio of the city’s leading property developers over the past several years. Then, earlier this year, the timing seemed right to do their own thing in partnership. Back to the ‘future’ So they decided to resurrect a company that Itzik had formed a few years back. He had named it Anaakot (roughly translated it means “future”) because, at the time, no clear plan existed about what exactly the company would get involved in. Now the plan is crystal clear! The Anaakot Group currently comprises a real estate brokerage plus a development company that has officially launched its first project, the Sixtythree@12 apartments in Naklua (which we will look at in a future issue). I spoke to 38-year-old Jason in the company’s large, three shophouses-wide offices in Soi Chaiyapruk which can be found on the right after leaving Sukhumvit heading towards the beach, writes Dave Buckley. He explained some of the thinking behind Anaakot. He said: “Earlier in the year I took stock and asked myself ‘what are you doing, where are you heading?’ I had spent the previous five years working hard

for and solidly with developers and, during that time, I had seen how the market had changed and grown exponentially. I felt I wanted to become involved in a wider market (than just offplan condo sales), including the second-hand market. “I sought advice from my friend Itzik and, the more we spoke, the more it made sense that we should team up.” So the two decided to form a general real estate brokerage combined with a property development company. “We have a relationship based on trust and our combined knowledge will help us and our clients enormously,” added Jason. “Itzik and I think the same way; we have the same business ethics; the same interests and we are both passionate about real estate and development.” Itzik, 55, hails from Israel and has more than 20 years of construction experience. Jason is from the famous university city of Cambridge in England. He was involved in real estate in the UK before he came to Bangkok in 2002 intending to spend just a year here before returning home. His plans changed (see panel)! Off the radar “We dropped off the radar for a time while we were getting our office and our offering together,” said Jason. “As you can see, there was quite a bit of renovation to do.” He was showing me around the offices which are big enough to allow considerable expansion. At the back they even have a full-sized pool table plus a table tennis set-up. “We want this to be


a good and fun place for people to work,” said Jason. “We have hired a good team, an experienced team, and we feel that if that are happy here it will be reflected positively in how they deal with our clients. “Customer service is the No 1 priority for us at Anaakot. Without it we will not achieve the goals we have set.” Happy where he was Did he wish he had taken this step earlier? “Clients and people in the property game often used to tell me that I should run my own company. But at the time they were making these remarks I was happy where I was,” said Jason. “But now feels like the right time. This month our insider looks back at the trends that have emerged over the past year. People from western Europe are buying more than you might think, though some attribute this as much to a desire to get money out of troubled countries as to owning in Pattaya.

Why no insurance is never a clever policy By undercover AGENT

S

omething that many real estate offices are doing – ours included – is offering various forms of insurance to clients. As I have said in a previous article I am a UK-qualified advisor (for my sins!) and feel I can offer legitimate advice in this area. I tend to find is that the ‘norm’ here is that people often do not bother with any insurance at all, be that health insurance, home insurance or, frighteningly, car insurance. In our home countries, if these are not compulsory, generally people take out these policies to protect themselves. That begs the question, why wouldn’t you do that here in an environment that is less familiar and, arguably, more dangerous? In recent months I have come across a number of cases where

people have fallen foul of not having adequate insurance and being made to pay the consequences both financial and emotionally. The first example I will give is regarding a house in East Pattaya. The home owners had insisted that no insurance was required and if anything happened they ‘would sort the problem themselves as everything was so cheap in Thailand’. Broke his leg Unfortunately, the house needed some minor repairs and workmen were called. I say unfortunately, because these minor repairs actually ended up being major ones when a worker fell through the roof and ceiling below, seriously breaking his leg. Not only did the home owner have to pay for the repairs to the

house – costing far more than any insurance policy in itself, but the tenant had to move into a hotel for a week and – as the owner didn’t have any third party public liability insurance he was also liable for the medical bills of the worker plus his subsequent time off work. I think it would be fair to say that this home owner was questioning whether Thailand was actually as cheap as he had first thought. Insurance in condos is often compulsory although some buildings do not insist on this. Often units are left empty for long periods of time for a variety of reasons. This could be because it is the owner’s second home or a rental property that is currently vacant. Problems can occur with burst water pipes or various leaks running 05/2012•Issue 132•REm•89

into the unit below causing serious damage, let alone the damage to your own unit. Also, once again third party public liability insurance needs to be considered as, sadly, sometimes the wiring in these condo blocks is not to the standards that we would expect in our home countries. Should a worker be injured or, god forbid, killed by the faulty wiring in your condo, you would be liable to pay necessary damages. I honestly believe that the cost of the premium would be a small price to pay in comparison to potential costs you may incur. Health insurance is another thing we are able to offer. I find it astounding how few people are actually covered and those that are often find themselves woefully underinsured. Many people’s Bt5,000 a year policy perhaps covers them to a limit of Bt20,000-50,000 per year. I had experience a few years ago of a client listening to bar talk rather that sensible, sober advice. The person in question took a policy that cost him in the region of Bt5,000 per year. Relatively cheap Sadly, a few months after taking out the policy he broke his leg. The repair to a straightforward break was relatively cheap and he was quick to point out he would have been no better off if he had taken out the insurance I recommended. However, a couple of weeks later his leg developed an infection. He was hospitalised for a couple of weeks with the medication and stay in hospital costing well in excess of Bt200,000.

Another example that I was recently made aware of was a Pattaya resident who didn’t have any medical insurance. Unfortunately, the man in question, who had been feeling unwell for sometime was diagnosed with cancer. Not only did the diagnosis itself prove to be expensive but this long-time resident of Pattaya was forced to return to his home country for treatment. This may not sound so worrying on the face of it, however, he did not have anywhere to live when he returned home as he had sold up to move to Thailand. He had been living away from his home country for so long he was ineligible for benefits, creating more unneeded and certainly unwanted headaches. Please remember that returning to your homeland may not be as easy a solution as you may think. Medical insurance and home insurance are certainly not the only types of insurance that we need in Thailand. If you a driving a vehicle here, government insurance that comes with the tax disc is compulsory on both motorcycles and cars and first class insurance is certainly recommended for car drivers. I have first-hand experience of this causing major problems – as those who know me will back me up – yes even financial advisors make mistakes! I recently borrowed a car (against my better judgment it has to be said) on the assurance that it had first class insurance. I was assured that this was the case and not being able to read Thai had to put blind faith in car owner – dangerous I know.

While driving back to the office I was involved in a collision with a motorcycle causing some relatively minor injuries. Unfortunately, the said car’s insurance had indeed expired which opened me up to the Thai legal system – something that can prove very costly if you don’t know the right people. Anyway, without wanting to go into too much detail my eventual bill came to more than Bt150,000 and had I had the correct insurance, the maximum I would have needed to pay was Bt30,000. Relevant insurance Therefore, from personal experience I would recommend ensuring your car has the relevant insurance and if you are renting a car that it is insured for rent and reward as this can open a whole new can of worms that unfortunately, I don’t have space to write about today! On a final, more positive – and hopefully more amusing – note I was recently informed by a friend in Chiang Mai that he was delighted he had taken out golf insurance (not from myself) as he got a hole in one! For those of you who don’t know golfing tradition dictates that the scorer of the ‘ace’ should buy all those in the clubhouse a drink. I am told, and I am not sure whether to believe this (or the hole in one!) that he was lucky and the insurance company covered this bill for the surprisingly busy bar!
