onia and Francis have traveled the world and have lived on three continents. But with three young children and a brand-new baby, they decided the time was right to move back home and put down roots. They bought a big house near their families that needed a bit of work, and expended all their effort into updating

their kids’ rooms. But they got stalled when it came to their own space, specifically their master bathroom. The room’s awkward layout, grungy tub and peeling wallpaper made it the last place these busy parents wanted to spend any time. So they called me to see if I could provide a refuge where they could unwind and relax. Tonia, in particular, was aching for a place where she could happily sink into a bath at the end of a hectic day. So I grabbed my crew and got set to give this hardworking couple a beautiful, spa-like bathroom that would help turn stressful days into soothing nights. I See DIVINE/Page 8

Realtors work to revitalize neighborhoods hit by foreclosures NAR

T

he National Association of Realtors has joined forces with the National Community Stabilization Trust to help rebuild American communities devastated by the foreclosure crisis. The collaboration will bring Realtors and the more than 1,400 state and local Realtor associations into a side-by-side relationship with leading national non-profits, as well as with state and local leaders, to develop comprehensive and targeted

plans to rebuild communities. The partnership was made possible by the new federal Neighborhood Stabilization Program, which provides $6 billion to reclaim neighborhoods wracked by high levels of foreclosed and abandoned property, property disinvestment, extremely low prices and low resident confidence. “Realtors build communities and have the market expertise and property transaction tools to help local housing organizations understand local market conditions and how to put foreclosed houses back into the hands of stable homeowners,” said

NAR President Vicki Cox Golder,. “Neighborhoods across America have been decimated by high concentrations of abandoned and foreclosed homes. To reverse neighborhood decline, we need the Realtor community working hand in hand with other housing providers,” said Craig Nickerson, president of NCST. Through a nationwide network of state and local associations, Realtors have been engaged in foreclosure prevention efforts since early 2009 as part of the NAR’s Foreclosure Prevention & Response Program.

A

good thing about spending time home sick in bed is watching old movies. Reruns of stories you love can pull a smile in between coughing fits, and occasionally you see something that sparks a connection in your fever-addled brain. The Wizard of Oz is such a movie, and when the Wicked Witch of the West began crooning “poppies, poppies, poppies,” this gardener paid attention like it was an inspirational show on Home and Garden Television. The time for sowing these silky flowered sensations is approaching. We have Bread Seed poppies (Papaver somniferum) which are known to self sow eagerly. This is an understatement; one bump of the dried pods hurls hundreds of seeds to the ground. In spring, they all germinate. Not only are they vigorous self-seeders, they’re promiscuous too, cross pollinating with one another to the point where I can’t tell common Hungarian from Lauren’s Grape. But it’s nice to know someone’s having a good time out in the garden, and the different colors that come up are wonderful surprises. An annual that blooms in late spring, bakers love the seeds for breads and fillings. For a spectacular, double-blooming display, try the peony type (paeoniflorum) with its shredded petals. These need light to germinate; choose a sunny location and sow seeds in early spring by sprinkling them over the ground. Bread Seed poppies will take care of resowing, flinging seeds across the garden from their huge pods. To keep them from taking over, clip off and remove seed heads after the flower is finished; this will also encourage the plant to keep blooming. Icelandic poppy (Papaver nudicaule) is the dainty darling of the group, seducing gardeners with fragrant flowers that come and go quickly in spring. A tender perennial, it survives for two to three years in many gardens, and because it thrives in areas with cooler summers, grows well at elevation. Spread seed early in spring and cover with a little soil. Chronically moist areas are fatal to Icelandic poppies; pick a spot that drains quickly, but close to walks or patios where you can enjoy their perfume. As much fun as these smaller poppies are, they can’t compare to the stunning effect of Oriental poppy (Papaver orientale) planted en masse. Any plant that lifts six-inch flow-

ers to stare you in the face is sure to command attention. A large perennial blooming May and June, they sport doubled, ruffled, or single flowers in crimson, orange, pink or white. Preferring sunny locations with welldrained soil, these do well in xeric beds and at an elevation where summers are cool. Plant seeds in spring, sowing them across the surface of the soil. Root cuttings and plant divisions, generally planted in fall, can be successfully placed in the garden in spring. Oriental poppies come back each year in a dazzling display but leave a gaping hole in the garden in mid-simmer, when the foliage goes dormant. To cover this, many gardeners plant the poppies to the back of the bed and let summer plants mask the gap. In fall, new leaves often sprout, and require winter mulch for protection. Medium sized at just over two-feet tall, the corn, or field, poppy (Papaver rhoeas) poppy’s petals are crinkled, thin, and papery. uestion: I have a question about the newer Anderson windows with double-pane glass. Should one still hang a storm window to prevent further insulation? My husband and I have a home that was built in 2003, and we would like to lower our utilities bills any way we can. We have walls with extra insulation, but we realize the windows and doors are a great energy zapper. We have noticed that some of the windows have mildew around them during some seasons. We have an Aprilaire system on our heat pump system with UV light. It helps considerably. Please give any additional advice to keep our environment and home safe and economical. Answer: Anything you do to add a thermal barrier between the inside air and the outside air, or to simply prevent air infiltration to the home, helps to conserve energy. Adding storm windows is both economical and energyefficient as a thermal barrier even for new windows. The windows you have might have significant air leaks, which allow condensation to promote mildew and mold growth. Adding storm windows should help some, but what you really need to do is seal the windows where they are attached to the home. By removing the trim around the windows, the wood framing of the home should be partially exposed. By injecting an expanding foam in the space between the edge of the window and the wood frame of the home, you can seal out a lot of air infiltration. It is very important to use a foam designed for window and door frames. Expanding foam can damage the window or the wall if it expands too much. I would strongly recommend that this be left to professionals. When you are at the hardware or home store, make sure the salesman knows exactly where the foam is to be installed. There will be a foam for filling large voids and one known as a low-expanding foam for small, tight places. Be careful not to get the foam on your skin because it really sticks. Wear rubber gloves, and work in well-ventilated areas. After the foam has set, the excess foam can be scraped off with a knife and the wood trim reinstalled. Also, keep a close watch on the humidifier on the furnace. Levels should be between 40 and 60 percent at 65 degrees. residence. It’s a rental property, and there are fewer lenders willing to give loans on investment properties these days, or modify the terms of an investment property loan. If you or your husband were employed, and your home had some equity, you could try a regular lender. But lenders who finance investment properties typically require a down payment of 25 percent in cash (at a minimum) — it’s tough to meet that requirement if your savings are running dry. (Some investment lenders are now requiring even 40 percent down to finance or refinance investment properties.) Although I don’t often recommend this, you and your husband need to seriously think about not paying any more on this property and simply turning it over to the

lender and trying to negotiate a deed-in-lieu or short sale. Hiring a good real estate attorney may help you resolve this more easily. But you can count on ruining your credit for the next few years. Unfortunately for some, the fastest path back to financial security may be to cut their losses now and then work toward rebuilding their future. For some, that may mean filing for bankruptcy, while for others it may just mean resetting priorities about where their money should go. While some people may find another job and continue to make payments to their lender, others may conclude it’s necessary to stop paying the lender and try to get out from under the debt burden brought on by a bad investment decision.
