Q

uestion: My wife and I have excellent credit scores and secure incomes, and yet we have been unable to refinance some rental residential properties that we own because appraisers are not able to locate comparable properties. Our current 30-year mortgages are around 6.75 percent, and the current market rates for such properties are at least 1 percent lower. But our town is so small there are few, if any, sales to use as comparables. When we approach potential lenders they are invariably eager for our business (and eager for our deposits) but only after we have spent days tracking down and filling out all the required forms are we then told: “We are sorry but the appraiser was not able to find comparable properties sufficiently close in time and distance to appraise your property.” I further emphasize that we were disqualified, not because the comparable values were too low but because they could not be found. I will also add that, although we are near retirement age, we intend to hold onto these properties for many years to come and plan to live nearby and one day manage the properties ourselves. Answer: You are between a rock and a hard place. If a lender can’t get comparables to determine what your properties are worth, that will make it very difficult to refinance these properties. But you already know that. While you did not indicate the types of lenders you have approached, you might want to try your local savings and loan to see if they have a better feel for the market in your area and if they are more willing to lend money in your community. Of course, many local banks and savings and loans have been hit hard by bad real estate loans made to local developers, and consequently they may not be in the position to do any lending at the moment. If you’ve tried your local banks and were unable to get anywhere, your options might be limited. You didn’t indicate how long you’ve had your loans in place. If you have had the loans for some time, you should consider whether the reduction in the interest rate is enough to overcome the expense of refinancing the properties. While I See GLINK/Page E6

E/MAX Alliance in Loveland knows the importance of giving. The real estate company annually donates nearly $120,000 to the Children's Miracle Network through various company fund-raising programs and Realtor participation. David Powell, RE/MAX Alliance Managing Broker, said the Loveland agents go above and beyond in charitable acts. “Each of our agents donates $5 on every one of their transactions, and some donate even more than that,” he said. “When you add it all up, this amounts to a very sizable sum of money.” The company also hosts an annual charity golf tournament supporting the Children’s’ Miracle Network. RE/MAX Alliance’s 17th annual tournament will be held on August 16, 2010 at the Riverdale Dunes and Knolls Golf Club in Brighton. The theme for this year’s tournament is A Dream is a Wish Your Heart Makes. “The golf tournament is our biggest event of the year,” Powell said. “It’s always a lot of fun, but most importantly, we go home at the end of the day feeling good about our contributions.” The 2009 RE/MAX Alliance Charity Golf Tournament raised over $60,000, and 100 percent of the proceeds raised by the RE/MAX Alliance Charity Golf Tournament go to Children's Hospital in Denver. In the world, there are over 200,000 varieties of irises, Charlette said. It takes 10 years for a new cross of iris breed to make it onto the international market. Each breed goes through extensive trials and sanctioning by iris societies. Different sizes and types of irises bloom at different times in the seaLoveland son, Charlette said. Originating from a smaller version of the iris called a flag, miniature dwarf irises bloom with the daffodils and tulips each spring and grow to be 10 inches tall. Standard dwarfs bloom next and can grow to be 15 inches tall. The intermediate bloom follows and then the tall bearded variety of irises. During the off season, the Feltes work on updating their catalog and website. Then in March they burn the field to prepare for a new season of growing. there may be some benefit, it may not be enough to recoup the costs of refinancing your investment properties. Usually, lenders charge more to refinance an investment property than a primary residence. Their fees may even include upfront points and other charges. Please consider these fees and the length of time you have had these properties before you decide whether to keep searching for another lender. If you have had these loans 10 years, you'll be done paying them off in about 20 years. If you were to refinance into a new 30year loan, your payment would be much lower but you would end up paying another 10 years of interest. To compare the benefits of financing on an apples-to-apples basis, you need to compare the interest rate on a new loan but amortize the amount you are refinancing over the same length left on your current loan. This allows you to compare the monthly payment on both loans and determine how many payments it will take to pay off the expenses of refinancing the investment loan. method doesn't seem to be working out. With the income method, the appraiser looks at the income generated by the property to determine its value. With the replacement method, the appraiser determines what it would cost to replace the property if it needed to be built from scratch today. Using these other methods allows a lender to determine if a property is worth even what comparable properties say it's worth. If the income for a property is quite low and the income method says a property is only worth $100,000, even if there are comparables for $300,000, the lender should be suspicious of the appraisal. With the replacement method, if it would cost about $300,000 to rebuild the property, the bank and appraiser can use that as a guide for determining the property's value. All three methods taken together are used to gauge the value of a property. When one of those methods is off, the appraiser may have a hard time evaluating the property, but the bank will need to make a determination if it's willing to accept other income-producing properties in the area that, while not comparable in size or type, may still be useful in determining the value of your properties. Front Range Gardening Small to medium sized sunflowers are cheerful in dried arrangements, and keep long into the fall once prepared. Harvest when flowers are partially open, cutting the stem off at the length you want for arranging. Then bundle the sunflowers into groups of three, making sure the heads aren’t touching, tie with twine and hang them upside down in a cool, dark place to dry. The flowers will unfurl as they dry. Try the pollen-less Pro Cut sunflower series; the orange, yellow peach and bi-color blooms were developed for cut flower use. Johnny’s Selected Seeds has them. Make your own fall wreath or swag with broomcorn (Sorghum bicolor). The name is misleading — this isn’t corn — but the seed sprays of this sorghum come in bronze, burgundy, black, and cream. Harvest after the seed heads have colored up but before the stalk becomes hard and woody. Cut the stem, then hang the sprays upside down to dry. Complementing plants for tomatoes ANNE WUERSLIN CSU EXTENSION, LARIMER COUNTY • Borage officinalis is a common Mediterranean herb which can be directly seeded under tomato plants. It can reach up to two to two-anda-half feet tall, and the nodding blue flowers attract pollinators. Marigolds are also good companion plants for tomatoes. • Seascape strawberries are wonderful in hanging pots. Interplant with annuals such as alyssum to provide color as the strawberries mature. • Dig and divide old clumps of chrysanthemums now and enrich with compost. Fall flower heads will be more vigorous. Pinch back to half the original height to encourage bushier plants. • Fennel, dill and parsley are the larval host plants of the swallowtail butterfly. Allowing these striped caterpillars to feed on host plants result in beautiful flyers later.

Gardening resources at CSU SUSAN PERRY CSU EXTENSION, LARIMER COUNTY

G

ardeners who are fortunate enough to live near Fort Collins are surrounded by an abundance of gardening resources. First are the resources of Colorado State University. Rooted in the movement toward sustainable landscaping, water conservation, and articulation and application of the principles of water-wise landscaping, CSU performs on-going research in many areas of interest to the home gardener. This information is available in a variety of venues. Visit the CSU Annual Trial Gardens where research on flowering annuals is performed every summer. Located east of College at the intersection of College Avenue and Lake Street, visitors can stroll among more than 1,400 varieties of annuals submitted for evaluation by some of the largest plant propagators in the country. Detailed records of maintenance, weather and performance are kept for each plant evaluated. Each year, a list of best annuals is compiled at the end of the summer. CSU also operates the Plant Environmental Research Center (PERC) gardens where research on herbaceous perennials is conducted to determine those best-suited to Colorado growing conditions. Located near the intersection of Shields and Prospect, these gardens are devoted to education for CSU students and for the public. Visitors can see different varieties of ornamental grasses and flowering perennials each season. One of the many benefits is the ability to visit in person to see what a plant will look like at its mature size, during the winter, when it’s in full bloom, or during the heat of the summer. “Best Perennials for the Rocky Mountains and Plain States” was written by Dr. James Klett and Celia Tannehill to summarize 20 years of perennial research at PERC. The book provides the following information for the best performers: landscape use, height, foliage, color and fall effect, winter injury, ornamental fruit, disease and insect problems. It also identifies plants that attract butterflies and hummingbirds, and includes five bloom-time charts for white, yellow/orange, red/pink, and blue/purple flowers. The Arboretum at CSU is located adjacent to the PERC gardens. Containing woody trees, shrubs, dwarf conifers and evergreens, it provides residents with opportunities to see what shrubs or trees you are considering for your home will look like year-round. Plant growers around the country send their specimens here for evaluation. Containing over 1,100 different taxa, the Arboretum has the largest collection of woody plants in the region. In addition to performing research on plant performance, the southeast corner of the Arboretum contains a Plant Select demonstration garden. Plant Select is a joint plant introduction program between Colorado State University, Denver Botanic Gardens and the Green Industry of Colorado that is tailored to introducing plants specifically for Colorado. The Master Gardener program is one of many available to the public through Extension. Other Extension programs are 4-H, food safety, agriculture and natural resources, family and consumer sciences and nutrition. Master Gardeners are located in 34 counties in Colorado to respond to inquiries from the public. They do not provide landscaping or design services, but may be able to assist with questions or problems regarding turf, trees, shrubs, perennials, insects or plant diseases. For research-based gardening information, public can speak to a Larimer County Master Gardener Monday through Friday, from 9am-1pm, by calling 498-6000 or can do their own research at the CSU Extension website at www.ext.colostate.edu.
