A
ll it takes is a modicum of good news for housing industry analysts to call an end to the recession. Pending home sales ticked up recently, and mortgage interest rates dropped again to the lowest level in more than 60 years. If you’ve been thinking about refinancing, it’s time to develop a plan and get moving before interest rates start moving in the other direction. If you want to have a successful refinance in the current wacky world of mortgage finance, you’ll want to take these steps: 1. Go to AnnualCredit Report.com and pull a free copy of your credit score from each of the credit reporting bureaus, and then pay for a copy of your credit score, which will cost around $9. Alternatively, you can purchase a combined credit history and score from MyFico.com, which is run by Fair Isaac, the company that created the credit score. 2. Evaluate whether you need to fix your credit history and score. Lenders today want to see a credit score of at least 620 to 660 (depending on the lender), and will pull a credit score from Equifax, Experian and TransUnion, using the middle score as your official “credit score.” If your credit score isn’t where it needs to be (higher is better), then see if there are errors or other information that needs to be fixed on your credit history, and determine whether that will help pull up your score. If not, and you’re suffering from financial errors and problems, you might consider waiting until your credit report is stronger before applying for a loan. 3. Gather your financial documents. Lenders will want to see your tax returns, bank accounts, retirement accounts, statements of assets, paycheck stubs and other documentation. Each person who is applying to be on the loan will need the same set of documents. If you’re self-employed, or if you own your own business, expect to provide many more documents about your business, including tax returns and a current budget and income statement. 4. Shop around for the right lender. Sure, you should let your current lender know you’re looking to refinance. But you should also chat with some other lenders in your area,

including a big national bank, a local mortgage broker, a credit union (if you belong to or can join one) and a community bank that keeps some of the loans it closes in its own portfolio. Be sure to talk fees, costs, points and how quickly the lender can close. 5. If you have a second lender, see if it will subordinate its loan. When a second lender subordinates its loan, it’s basically agreeing that the first lender gets first dibs on the proceeds if the property has to be sold to satisfy the debt. If there is money left over, the second lender could get those funds. You won’t be able to refinance if you have a second lender that won’t subordinate its loan to the new first lender. Think about it: Who would provide a first mortgage if the second loan lender gets to be paid first in case of default? Will your second lender subordinate? If you don’t know, you’d better call and find out. 6. Choose the right program. Some homeowners don’t mind adding years to the loan if they get a lower payment. Some are refinancing both to lower the interest rate they’re paying and to shave years off of the loan term. Others want to do a cash-out refinance. Figure out what you’re trying to do by refinancing and then go after the right loan program. One option these days is to focus on shaving years from your loan. If you can cut your loan term from 23 years (left on your current loan) to 15 years, you’ve just saved yourself eight years of payments. Your payment may be a bit higher, but over the long term it might be well worth it. 7. Follow up with your lender. The one thing you don’t want to do is apply for the loan and then let time start ticking away. Stay in touch with your lender, calling at least once a week or so to make sure the loan officer has all the documentation he or she needs to close. 8. Read your mortgage documents before you sign them. I’m not saying that the lender is going to make a mistake, but it’s been known to happen. Also, there are a lot of new required disclosure forms, and other kinds of pages you’ll have to read and sign, so be sure to schedule enough time to go through everything so you understand it. Once your closing is done, all that’s left for you to figure out is whether it makes sense to apply your monthly mortgage savings toward prepaying your mortgage and cutting your loan term further.

A
pitfall of being a gardener is overconfidence. After triumphing over soil, weather and a few insects, there’s a swagger to your walk; you find yourself smugly thinking you could master any plant your heart desires. When you reach that point, there’s always one that calls your bluff. In my case, it’s hops, the essential element in beer. A friend convinced me to put in two plants with a simple plan: grow hops, harvest them, and trade them to brewers for beer. The first season was an easy, no-brainer, I thought, since the vines with hand-shaped leaves stayed small and well behaved. In the winter they died back, and I snipped off the spent vine and tucked in the roots for winter. The second year, the hops settled in, crawling up the fence and spilling over the side. “Must be why they call them cascades,” I thought, “they’re cascading all over the neighbor’s yard.” Pulling them back, I harvested the cones and offered them to home brewers. Now in their third season, they’re showing their true nature: alarming. Not content with climbing the fence, my hops grabbed the neighbor’s apple tree, vining up to cover the branches in an aromatic blanket. Staring up at the harvest dangling 20 feet above my head, all I could think was “Houston, we have a problem.” “They’re really vigorous; they’ll climb over anything. They’ll take over bushes, ornamental plants,” said Ali Hamm, Hops Specialist with Summit Plant Laboratories, Inc., in Fort Collins (plantlabs.com). “There are reports of them getting 50 feet tall, but in Colorado they’ll only get about 25 feet.”
Hamm spent four years on what many college students might consider a dream project: researching the best types of hops for our area at Colorado State University. The high-yielding plant shows promise for Colorado growers; warm days, cool nights, low humidity and few pests keep problems away. Once established, hops are also drought tolerant. uestion: Is fall a good time to prune trees and shrubs? Answer: Summer is coming to an end, but we still have many weeks of fall weather remaining. However, it is too early for pruning. Here’s why: Light pruning to remove a few small branches of trees can be done at any time of year. However, extensive pruning should be done in late winter to very early spring before bud break. Wound closure is most rapid if pruning is done just prior to when new shoots emerge. Secondly, there are few insects and disease spores to infest pruning cuts. Finally, deciduous trees have dropped their leaves, so it’s easier to see what you’re pruning. Resist the urge to do major pruning right now, as you may encourage plant growth; fall is when the plants start storing food and nutrients in their root system for winter. Research has determined that deciduous shrubs and trees respond best to proper pruning timing. Pruning trees and shrubs is a science and should not be done indiscriminately. Pruning has many positive effects, and is a way to encourage flowering in annual plants and perennial shrubs, a means of directing plant shape or growth, and a process that allows managing pests through better air-circulation and sun penetration. Though the time for pruning is a few months away, remember that pruning cuts should always be smooth, without ragged edges, so sharp tools are essential. Consider having the following three tools, as they can handle most pruning jobs in the home landscape. 1) Pruning shears use a scissors action to cut through stems less than a half-inch (1 cm) thick. Light thinning and heading back, including deadheading of flowers, can usually be done with pruning shears. 2) Loppers are long-handled pruning shears that can cut through woody stems up to 3/4 inch (two cm) thick. 3) A pruning saw is needed to cut through woody tree limbs, or to prune shrub branches more than one inch (2.5 cm) thick. Use the many resources available from CSU Extension to give you answers to your questions about why to prune, pruning methods, timing for flowering shrubs and thinning and rejuvenation pruning.
