For example, if you are able to sell the unit for $85,000 now, you might get the lender to agree to that sales price if you and your friend add extra money into the amount that the lender will receive. I don’t know if your lender would agree to a short sale, but some lenders are willing to recognize the realities in the market, especially in an area like Las Vegas, where property prices continue to decline. If you are able to get a buyer for the unit, perhaps your lender will be willing to negotiate on the amount you need to come to the closing with to get out of the deal. If not, you’re out of luck. At that point, you and your partner will have to have a discussion about whether to fold and walk away from this property and assume the risk that the bank will collect whatever is owed on the debt directly from both of you.

recover once cooler weather arrives and a little moisture is given to it. Right now it’s in that clump stage which signals that grass is under, or is emerging from, Front drought stress. Rather than forming a plush carpet over the lawn surface, grass will thin to small, distinct clumps in dry areas. This tell-tale clumping should help homeowners spot dry areas in their lawn, typically where their irrigation is under-performing. Experts estimate that 80 percent of lawn problems are caused by irrigation problems. This is somewhat difficult for many folks to accept when they look at the water flying everywhere while the sprinklers are on. Here are some quick tips for trouble shooting the problem: • Check the soil by pushing a slender screwdriver into the ground around the yard. If it slides in easily in the green areas but not in the brown, water is not getting to the lawn evenly and the browned areas lack water. • In places where the screwdriver test told you the ground is dry, turn the sprinkler system on to check the coverage. The easiest problem to rule out is heads that aren’t operating or don’t pop up fully.

Range Gardening • If all heads are working, kneel down behind them as they operate and look closely at where the droplets are going. Water should fall evenly across the area without overthrowing the brown zone, or under throwing, which leaves dry centers in the yard, and the throw should reach nearby sprinklers. This head-to-head coverage is critical to getting enough water on the grass. • Make sure the head is level. If it’s slightly tilted, don’t worry — most systems are installed with flexible ‘funny pipe’ that allows for small, quick adjustments. Just dig a bit of soil out from one side and pack in it against the head on the opposite side to level it. Larger fixes may require digging up the pipe or hiring a sprinkler company. Bluegrass goes dormant in hot weather if water is limited and may not green back up when your irrigation is fixed. Water it normally to keep the crowns and roots alive and it will revive once cooler weather sets in.
