CLOCK IS TICKING ON TAX CREDIT Some may wonder whether now is the right time to take the leap to homeownership. The reality is, there’s never been a better time. A perfect mix of affordable inventory, low interest rates and incredible tax incentives for first-time buyers means the stars have aligned for many who, in recent years, could only dream of owning a home.

As part of the American Recovery and Reinvestment Act of 2009, an $8,000 tax credit was authorized for first-time home buyers. The $8,000 credit can even be used toward the down payment of a house bought within the credit qualifying period, and the credit does not have to be paid back unless the home ceases to be the taxpayer’s main residence within a three-year period following the purchase.

But the clock is ticking on these unprecedented tax incentives, meaning the time to act is now. Though the tax credit was originally set to expire months ago, the Worker, Homeownership and Business Assistance Act of 2009 signed into law on Nov. 6 extended the first-time buyer tax credit.

Now, according to the IRS, an eligible taxpayer must buy, or enter into a binding contract to buy, a principal residence on or before April 30, 2010, and close on the home by June 30, 2010. For qual-

ifying purchases in 2010, taxpayers have the option of claiming the credit on either their 2009 or 2010 return.

The new law also authorized a $6,500 tax credit for long-time homeowners buying a new principal residence.

During the Loveland Stimulus Days event at Boise Village, Turner and the H&R Block representative will help guide potential homeowners through the tax scenarios that specifically apply to them and will answer questions regarding the soon-to-expire home buyer tax credits.

“We know that Spring is typically the season when people start thinking about looking at homes to purchase,” Turner said. “But with this significant tax credit expiring April 30, we want to give potential buyers an opportunity to fully understand and take advantage of the credit rather than let a few weeks’ delay cost them $8,000 and the chance to own their home.”

All activities are hands-on, including learning the elements of design; participants get to map out a plan for their own yards at home. In planning the garden, Green Adventurers are introduced to making choices for their diet, as well as their planet. All classes include a section on cooking, and eating, food that is good for you.

Oberle said “we do a decent amount of cooking with produce. They learn that this food is really, really tasty — you don’t have to rely on McDonald’s for a good meal.” Over the summer, excess produce is donated to the Food Bank For Larimer County and local outreach programs – giving to the community is a strong part of the three goals (skill, service, and stewardship) the program emphasizes.

Answer: The IRS recently issued the final form 5405 for those homeowners filing for either the $8,000 first-time home buyer tax credit or the $6,500 trade-up tax credit.

You can download the form for free at IRS.gov.

However, the IRS is requiring all taxpayers who are filing for a home buyer tax credit to print out their return, print out the 5405 and other documentation that is required to prove you are eligible for the tax credit, and mail it in to the IRS. You can use the online tax preparation software, but instead of filing your return electronically you’ll have to print it and mail it.

Since you have a refund coming, I understand why you might think you’ll get your money faster by e-filing rather than mailing the form. However, filing a return and then immediately filing an amended return sounds like a waste of time and money.

Filing the first return will not get you the tax credit refund, and you’ll still have to prepare the amended return and attach the necessary documents to get the tax credit relating to the purchase of your home.

It will take six to eight weeks for your return to be processed and for you to receive your refund. I suggest you request that your refund be direct deposited into your bank account. That way, you’ll know exactly when you’re getting it.

The International Contemporary Furniture Fair annually holds a juried review competition for the design schools. In the past, RISD and SCAD have been joined by San Diego State, Maryland College of Art and Design, and Cranbrook Academy of Art, among others. There’s also an opportunity for upand-coming designers and their prototype products to find potential manufacturers in the ICFF Studio.

As FIT instructor David Brogna said, “I try to give them every skill set, complete industry knowledge, and the ability to think critically so they can walk out of the classroom and into the field.”

It’s a field that each year has a new crop of bright young minds eager to show off — and sell — a whole home’s worth of new ideas.
