RESIDENTIAL BUY-TO-LET Generally, buy-to-lets are let under an Assured Shorthold Tenancy (AST) on a six- to twelve-month basis. Types of tenant typically include young professionals and families. Buy-to-lets are often used to gauge market demand. Residential buy-to-let properties provide investors with a safe asset in a strong demand area. This type of property is ideal for the investor looking to build a portfolio with longevity in mind. Standard residential buy-to-lets can be well suited to providing an additional income to a long-term savings plan, such as a pension.

SHORT-TERM LET APARTMENTS The rise of flexible living in the UK is matched by a growing demand for short-term accommodation. PURPOSE-BUILT STUDENT ACCOMMODATION (PBSA) Residential Estates only considers strong PBSA developments in areas that have not been oversaturated. Stamp duty is not paid on student developments, and developers have been known to offer incentives to investors such as interest accrued on money deposited during an off-market build. Capital appreciation is likely to be lower than a standard residential development, however this is offset by the potential to achieve higher returns. Mortgages are not typically available, so this type of investment would suit someone with the appropriate financial backing, seeking high yields and an opportunity to diversify their portfolio.

FULL APARTMENT BLOCKS Generally, Residential Estates has at least one block available to purchase at any one time. This type of property venture suits individuals or companies with appropriate financial backing that are looking to contain their investment within a specific location or development. Apartment block investment opportunities vary in size and location and can be either student or residential. They are typically off-plan and off-market developments.
