Immediately after reading this magazine (cover to cover, please and thank you), put it down somewhere safe (you don’t want to lose that list of events!) and get out a pen and paper. It’s time to make your shopping list for Thanksgiving festivities! I don’t recommend using your phone to make this list; it’s far too likely you’ll get lost in the land of Facebook meanderings, email reminders and how-manysteps-I’ve-taken tracking apps. A simple pen and paper will be more efficient for this mission. If you don’t celebrate Thanksgiving, you should still make your shopping list and GO NOW. Go before the grocery stores turn into complete chaos-fi lled aisles of people searching for pumpkin spice, and the department stores turn into the miles long cash register lines of people waiting to pay for stuff that they hope their friends and family members actually like. Just go now. Consider this your PSA, and if you need me, I will likely
be found in the wine aisle. Don’t judge me. On a serious note, perhaps consider picking up a few extra items this year and donating them to a local food pantry. Doing good things for those who can never repay us gives us all those nice feel-good feelings, so it’s a winwin all around! Let’s talk about being thankful. Turns out, there’s a reason our grandparents always told us to “count your blessings.” Here are six ways gratitude affects your brain, taken from the article 6 Ways Gratitude Affects Your Brain at Bustle.com, which cites the studies supporting these claims within it. 1. Your brain floods with reward chemicals Basically, a brain that is experiencing gratitude, specifically gratitude focused on a specific person — i.e. thanking other people for their behavior towards you, rather than thanking fate in general for not killing you this year — is flooded with positive
According to a 2012 Chinese study reported in Psychology Today, keeping a daily gratitude journal had some interesting effects on people suffering from anxiety and depression. The anxious slept better, which helped lessen some of their symptoms. The depressives experienced even more positive changes: overall, they slept better too, but even if they didn't, their depressive symptoms were still rated as better on regular mood tests. So it's good for calming the anxious and for boosting the moods of the depressed — possibly, in the latter case, because it's a challenge to negative thought patterns, which can be a core component of serious depression. 3. Your Hypothalamus works better Gratitude does something quite peculiar to the brain's system: it activates the hypothalamus. Not one of the most glamorous parts of the brain, but a seriously important one. The hypothalamus is responsible for regulating all kinds of bodily functions, including hunger, sleep, body temperature, metabolism, and how the body grows. It's one of the body's control centers, and gratitude seems to motivate it to excel. 4. You’re more resistant to stress The GGSC has collected studies showing that people who are grateful recover more quickly from horribly stressful stuff. 5. You fall asleep more easily Given the effects of gratitude on

the hypothalamus, it's not entirely surprising that the gratitude-fi lled brain might fi nd it easier to slip into normal, natural sleep than one that is not feeling thankful. It's been shown to help people with chronic pain too: a study of adults suffering from serious neuromuscular disorders found that the gratitude exercises made them sleep more and wake feeling "refreshed." You don't have to be suffering from an illness to benefit: LiveScience reports that a 2013 study showed grateful people fall asleep more easily, possibly because of the knock-on effects of stress reduction and better limbic system function. 6. You experience more positive emotions overall A famous 2002 study on gratitude conducted by Robert A. Emmons and his colleagues showed that regularly grateful people seemed to have a host of more positive neurological traits overall: they were "more empathetic, forgiving, helpful, and supportive" than those who didn't engage in gratitude, and also "tend to experience positive emotions more often." Emmons and his colleagues believe that the mechanisms of gratitude depend on the prefrontal cortex, which is one of the places we form memories. It's been suggested that this means grateful people literally "train" their prefrontal cortex to retain positive information and reject negative stuff over their lives. The result? More happiness. So, there you have it… shop now, and infuse as much gratitude into your daily life as possible. ADVICE What may be a more important consideration for investors than who is the new president is whether we enter the election and post-election season with a great deal of uncertainty about policy direction. The impact on specific market sectors

Markets and Investments?
W
hat drives the stock market? Quite often, it is fundamental factors such as the strength of the economy and its impact on corporate profits. At other times it is affected, at least in the short term, by external factors that can upend investor expectations and drive markets in a positive or negative direction. One of the most obvious external factors that might come into play for markets this year is the upcoming presidential election. This is the kind of election year that has some built-in market uncertainty. It marks the end of the second term for President Barack Obama, which means that a new occupant will sit in the Oval Office in January 2017. Regardless of who wins, the leadership transition will likely result in some policy changes in the near future. Dealing with uncertainty This election season has been marked by unusual twists. In the Democratic Party, Hillary Clinton, a longtime party stalwart, faced a surprisingly difficult challenge before earning the nomination for the chance to become the country’s fi rst woman president. On the Republican side, Donald Trump, a celebrity newcomer to the party captured the nomination, overcoming a number of more experienced politicians.

Even without these twists, it isn’t uncommon for the stock market to exhibit a degree of volatility in the run-up to an election, at least until the likely outcome is clearer. One of the key issues that could affect markets is the possibility that control of the White House could change to a different party. According to an analysis by the Ameriprise Investment Research Group, the potential for such a change tends to increase stock market volatility. This can be particularly true in the fi nal weeks leading up to the election. Investors should be prepared for circumstances where the “noise” generated by the campaign contributes to market fluctuations. Is history a guide? Other data may provide clues as to what to expect in the markets. According to Standard & Poor’s, since 1900, U.S. stocks have declined by an average of 1.2 percent in the eighth year of a presidential term. There are two points of caution with this statistic: 1.
There are a limited number of times when this circumstance has occurred.
2.
The last time it happened, in 2008, we were in the midst of the Great Recession. The markets were down 41 percent that year, which dramatically changed the average return for this specific measurement.
Although it’s speculative to try and predict the outcome of the election and all of the policy implications each party would impose, the result of the election is likely to influence key industries. Among the sectors of the market that could be affected in different ways are: •
Healthcare – what is the future of the Affordable Care Act and the general direction of health insurance coverage in the U.S.?
•
Energy – will production of fossil fuels continue to be encouraged, or will greater emphasis be put on alternative energy sources?
•
Security – how will the defense budget be affected given the increased focus on global security?
It’s about more than the president It’s true that our president has tremendous influence in the direction our country takes. However, it’s important to remember that there are many others who play a role in making policy that can affect the investment environment. These include members of Congress (many who are also up for
election this year), local and state legislators, Federal regulators and other officials. For example, the Federal Reserve controls monetary policy, which includes monitoring inflation and the Federal interest rates. Politicians have limited to no influence over policy decisions made by the Fed. Also, keep in mind that the presidential election doesn’t have the same impact over U.S. markets as it once did. External events, many of which are overseas, increasingly affect the markets, and are often out of the control of elected officials. These events include natural disasters, terrorist attacks, fi nancial crises and the fi nancial results of publicly held companies. What this means for your fi nances While it’s natural to think about the impact of the election on your investments, it’s only one factor. Stay attuned to the bigger picture of your long-term goals. Review your portfolio diversification and risk tolerance with a fi nancial advisor for an objective perspective on your fi nancial situation. The GFWC New Tampa Junior Woman’s Club participated in the St. Jude Walk/Run to End Childhood Cancer on September 24th in Tampa. Our club raised a total of $1,600 for St. Jude Children’s Research Hospital. We also enjoyed the SuperHero 5K, Walk & Stroller Roll on October 15th in Safety Harbor. This fun event helped abused and neglected children in the area by benefitting Guardian ad Litem Foundation of Tampa Bay.

A
hh, The Shops at Wiregrass. For many of the residents of Wesley Chapel and New Tampa, this outdoor mall is a central point in our commute from one end of Bruce B Downs to the other. It’s a meeting location for business lunches, dates and nights out with the family. We all have our ‘go-to’ spot--the restaurant or particular bench in which we find our friends and family most often. With the ever-present development of the land surrounding The Shops at Wiregrass, what will that area look like in 10 more years? New developments are already in the works for the location. In the last 8 years, it has grown from having just a JC Penney to housing over 60 upscale shops, over 20 dining options and offers local events, such as The Fresh Market, the Ranchers Kids Club and Symphony in Lights. This family-friendly center also offers a spa, a children’s play area, a fitness gym specializing in interval training and even a train for the kids. You could spend an entire day shopping, lounging, and dining at The Shops at Wiregrass. These shops didn’t just appear out of thin air, though. It has taken careful planning, a major commitment and certain know-how in order to build it into the booming business it is today. One of the masterminds behind the huge growth and success of The Shops at Wiregrass is General Manager, Greg Lenners. His energetic, jovial demeanor was instantly contagious as he took us on a tour of the property in the golf cart; describing what the new developments would be and where they would be located. Something many don’t know about Lenners is that he won the Leukemia &

Lymphoma Society’s Man of the Year award in 2011 for raising about $88,000 in 10 weeks and his wife, Stacie, won Woman of the Year in 2013 when she raised around $40,000 in 10 weeks. During that 3-year partnership (2011-2013) they were able to help in raising approximately $150,000 for the Leukemia & Lymphoma Society. Resident magazine sat down with Lenners to get the scoop on what brought him to The Shops at Wiregrass, what activities fill his days and what’s happening with the new and exciting developments at The Shops at Wiregrass.

year in high school. So, he completed his senior year and had to go back during the summer to Fort Leonard Wood to finish his training. Seven weeks into it, his unit received notice to go to Afghanistan. He was the youngest person in his unit. He’s back now and is currently a recruit in the Las Vegas police academy. RM: What do you enjoy reading?
RM (Resident Magazine): We’d like to get to know the man behind all of this success. Tell us about your family. GL (Greg Lenners): I'm very proud of my wife, Stacie. When we moved here from California she worked in the banking industry. She took time off work to put our son through high school; he had just started 9th grade. As he was attending school, she got involved with the PTA and ended up being president of it. Then, when he graduated she returned to the banking industry and now works with Centennial Bank as a portfolio manager for SBA loans. GL: My son, Zach is in the Army National Guard and will finish up his six years in February of 2017. When he was 17 he came to us and said he wanted to enlist. He attended boot camp between his junior and senior year of high school and did basic training in Fort Leonard Wood, Missouri. He then returned home so he could finish his senior
GL: The Wall Street Journal and the ICSC (International Council of Shopping Centers). It’s a worldwide organization that every mall and every strip center belongs to. They have a lot of publications and they always have something interesting. RM: What is your passion? GL: When I'm not busy, I like to tinker on my truck. I’ve been a car guy since I was young. I own a ‘54 Chevy truck that has flames on it. You can't miss it.

RM: What does a typical day look like for you? GL: In the morning, I'll workout with the elliptical and weights. When I come in to work, I catch up on some emails. I'll also walk around the mall to make sure everything is in order. Once a week I'll walk with our housekeeping team and maintenance team to nitpick on various things around the center. We also plan and strategize for what's coming up. On a daily basis, I oversee the operations at the shopping center. With the assistance of my local team, I basically built the budget from the ground up for the shopping center. I have an accounting team in our corporate office that also helps, but I'm at the property every day, so I know what's going on here. I literally build it, present it, and go from there. I've done that every year for the last 17 years. In a nutshell, building, maintaining, and protecting the asset, that's what I do. RM: How would you describe your management style at The Shops at Wiregrass? GL: As the General Manager I do a little bit of everything. I have general knowledge of all aspects of the property, whether it’s maintenance, housekeeping or marketing. I don't claim to be one expert of any particular thing so that's why I rely purely on my staff. Continued on page 16

I have four members of management that report directly to me, and they're the experts. For example, I have a specialty-leasing manager who does a phenomenal job of leasing all of the temporary leases. I have a marketing director who does all of the marketing for the mall and events. We all work as a team and we wouldn’t be as successful if it weren’t for all of their hard work, dedication, and talents. I guess you could say that I am just the conductor. RM: What life experiences have helped guide and lead you to your current success as a General Manager of such a major shopping center? GL: A turning point for me was when I got to know the manager at one of the malls while I was a store manager. After we met, I was then transferred to another mall to manage one of the flagship stores. By then, this mall manager was promoted to regional vice president, and they were looking for an assistant general manager. He came to the store and tried to recruit me. I didn’t realize it at first, but he came in a couple of times and he finally said, ‘If you're ever interested in this position, give us a call.’ I called and left a message for the general manager who held that position at the time. They returned my call and one of the sales people at the store I managed answered the phone, took the message, and never told me Page 16 | November 2016

about it. Three weeks went by and I thought they weren't interested in me. I thought that was the reason why they didn't call back. My wife kept saying, ‘Just call them back. Just call them back.’ So, I made that one call and told them I wanted to follow up. He said, ‘I'm so glad you called. We were getting ready to move on to someone else, another gentleman. Can you interview?’
GL: Retail is an ever-evolving, ever-changing business. They've been talking about the Amazons of the world, the Internet online shopping for years, and it's starting to come to fruition. That's one of the main reasons as to why you see a lot of these indoor malls across the United States closing. You have to keep evolving, keep listening to your customers, and you need to pay attention to what the demographic around you is doing. Look at your household incomes and try to match your merchandise to what your customers want to buy. Be able to understand who your shopper is.
That was a turning point for me. I just picked up the phone and decided to do a follow-up call. It was the turning point that It is also about the experience! changed my life. After previously opening another shopping center in Southern California, when it came to The Shops at Wiregrass, I thought I was done. I got the call to open up The Shops at Wiregrass and I initially turned it down. They said, ‘you have to check it out. It's a great market. There are some exciting things happening here. You have to come out.’ So I decided to go out and look at it. The only thing built at the time was JC Penney, so I had to paint this picture of what was going to happen, of what it would look like. I fell in love with it right then. It was the best decision I have ever made. RM: Do you feel the online shopping world affects your business? How do you handle this demand for ‘right now’ shopping?
The Shops at Wiregrass offers a wonderful environment to visit with families, friends as well as to have numerous events. You certainly can’t do that online! We are always
evaluating as to what works and what doesn’t. RM: What can you tell us about the new developments at The Shops at Wiregrass? GM: The already whopping 642,000 square foot property will feature an additional 120,000 square feet of leasable space. Half of this new development will belong to a possible specialty grocery store and a dinner-style theater, which will house 10 to 12 movie screens. The other 60,000 square feet will include various retail shops and additional dining options. An apartment complex with 150 apartments is also in the works. We are waiting on the environmental permit from the Army Corps of Engineers. As soon as we receive the permit, building will begin immediately. Continued on page 17

Wesley Chapel residents can expect the opening of this new site as early as Spring of 2018. RM: What events should we know about? GL: Symphony in Lights is our largest event of the year and it runs every night starting November 12th. We're on our 8th year and it has become a tradition. The Fresh Market is every 1st and 3rd Saturday of the month, and then every 1st Saturday from November – January, because of all of the other holiday events that go on. Every first Wednesday of the month we have our kids’ events—Wiregrass

Wednesdays for the Ranchers Kids Club. It’s probably the largest kids club in our entire portfolio and it’s great! We average around 300- 400 kids every time we have the show. That’s been a tremendous hit and Mr. Tommy has been a big part of that. We’re known for having these types of events. RM: With all of the excitement and new development happening at the mall, let’s talk parking. Is there anything happening with the parking situation? GL: We’re looking at a couple of things. We know it’s always been tight in the front of the parking lot. It’s more or less a county thing; the initial goal and the object of the parking set-up was to avoid a sea of parking in the front, so we’re coming up with a new signage program to Continued on page 18

try to get people to park toward the back. It’s a little-known secret that when you park on the upper level of that garage, you just go right down those stairs (or elevator) and you’re right next to all of the stores and restaurants. It’s just a quick hike. RM: There are some rumblings that the mall might be up for sale or lease soon. What should the public know about that? GL: Our company, Forest City Realty Trust, has gone through a lot of conversions lately. Earlier this year, they converted to a REIT—a real estate investment trust. The next move they’re looking at—it’s not certain yet but they’re exploring—is to divest the retail portion of the portfolio. Forest City owns office, residential, and retail. The reason for the possible change is because it was very confusing for the investors. They weren’t sure what kind of business we were in. Not to say they’re going to do it, they are just exploring. It’s not just us; it’s all 14 of our malls in the portfolio. By the first quarter of 2017, they’re hoping to make a decision on which direction to go. Page 18 | November 2016
RM: If there were to be a sale, how would that affect the customers who enjoy the mall currently? GL: You won’t see any change whatsoever. It will just be behind the scenes. For example, the new development we’re working on is still full speed ahead. Forest City has done a great job at managing the asset, but who knows, it may actually unlock some new opportunities from an overall new ownership perspective because you have a new, fresh eye on it. You just never know. The customers won’t be affected by it though; it will be business as usual. Customers of The Shops at Wiregrass are grateful Greg Lenners took the leap when he did. It started with one shop, but he could visualize so much more. He has built the business from the ground up and surrounded himself with a remarkable team. In just 8 years through hard work, persistence, and a belief in himself—and a slight nudging from his wife—he has helped to build a beautiful shopping center and has aided in the growth and development of the Wesley Chapel area.

In 2007, I decided to settle in Tampa permanently, but I needed something to do. So, I bought Associated Plumbing in 2008 and added an air conditioning division to it in 2009. of Greatness W
Can Wesley Chapel Get There?
hen you travel around the world and see all the great communities which have been created, you see a definite pattern to their greatness. When talking about these communities to others you begin to hear an unsolicited ‘wow’ response over and over again. I call these the Five WOWs of greatness. Amazingly, you almost never hear ‘wows’ when talking about ‘bedroom’ communities which have been built on the premise that retail malls and gated enclaves are the ultimate achievement of ‘greatness’. These are important additions to comfortable living, but in the final analysis ‘bedroom’ communities are where people go to sleep and innovation goes to die. That’s why every bedroom community begins to look exactly the same. When traveling around Florida, it is not difficult to see all the communities that have succumbed to this notion of suburbia and are already in the late stages of decay and obsolescence. Beyond the WOWs I have identified five MAGNETs. People are not just in awe of these communities, they are strangely attracted to go there, to be there, to live there, to thrive there.
Wesley Chapel is a good community, but let me propose that ‘good’ is sometimes the enemy of ‘great’. There is an ‘old shoe’ aspect to getting comfortable and complacent, while the flood waters of obscurity rob the citizenry of the very vitality of life that takes our common human experience to greater heights. So let me start with the one WOW that has made the greatest difference in the greatness of stellar communities: Education. Education is done well in Wesley Chapel, but it is not why people would ever come here, or be especially drawn to being here. The greatness of America was, and always has been, the bedrock of our greatness in the world and it was totally built on our commitment to universal education. It was not natural resources, it was not transportation, it was not a dominant military…it was the clear and unvarnished commitment that education be the birthright of every citizen.
the BEST educational system in the State. Yes, that means becoming Number 1 in every aspect of what a great educational system should be. Highest graduation rate, greatest success rate of students after graduation (through tracking), greatest percentage of students who achieve a college degree, highest scores in the State on Science and Math proficiency tests, recognition in national journals as the Best of the Best, just for a start. How is this possible? It starts with vision and courage. They say that without Vision, the people will perish. So here goes. Twenty percent of every graduating class within five years will graduate with a diploma and a Two-year Associates Degree. The Degrees may be in the following fields: Nursing, Respiratory therapy, Criminology, Accounting, Business, IT, Computer Programming, Coding, Communications, Advertising, Telemarketing, Retail Marketing, Real Estate, Data Specialists, Office workers, Insurance, etc. With these advanced programs will come greater community involvement and shared ownership of the education process. Student internships will further the partnership of school and economic development initiatives. Students will be well on their way to earning a Bachelor’s Degree with housing costs and fees absorbed by getting the first two years under their belt and will also now have the means to earn wages while finishing their final two years.

Once this WOW is implemented the other WOWs and MAGNETS quickly come into play and Wesley Chapel becomes the Greatest and most advanced community in the State and perhaps the wider world will be watching. Now that’s economic development that will change the world and make Wesley Chapel the Magnet for educators around the State and around the World, who will want to come and find out how they can make it happen back home. So, attention administrators, educators, community college executives, business leaders, chambers of commerce and those with resources, you will now be able to change the future for the good of all and those changes will have permanent effects for generations to come.

STAND UP STRAIGHT! W ho heard Stand Up Straight from one or both parents growing up? I heard don’t slouch and I say look up to my son. What is your version: suck it in, keep your head up, lean back, chin up?
In yoga, standing straight or Tadasana (Tada meaning Mountain and asana meaning Pose) may seem simple, but Mountain Pose may be the most important pose given that it is the foundation for all of the standing postures. Standing is like breathing, no one thinks about how to do it, “it” just happens. However, how you stand may be causing your head to extend forward, tight shoulders to creep up toward the ears, lower back to arch, and weight primarily to fall to one side of the body. Although these issues may occur as negligible today, chronic misalignment can gradually cause painful problems, digestive issues, migraines, and more illness, where even the simplest pose like Tadasana is a challenge. The mind, body and breath work against years of conditioning to compensate for misalignments. This is where yoga can help. Meet John. John’s primary care physician referred him to me and in a discussion with the doctor, informed me that not only did John not have any pain, he had no medical concerns or conditions that should inhibit him from standing. esley Chapel is on the rise! Epperson, a new community, will be the first to feature an incredible, transformative amenity to the Pasco County area. A Metro Lagoon by Crystal Lagoons! Wesley Chapel will be the first in the United States to have a lagoon of this magnitude. Homeowners will have an opportunity to live a coastal lifestyle just steps away from their front door. Epperson will be the first community in the United States to feature a Crystal Lagoon. The 7.5-acre, blue water lagoon will be used for any sport that is not motorized. It will provide the residents with breathtaking views and will elevate the community bringing the best of the coastline inland. The bottom of the lagoon will have a lining and Page 26 | November 2016
will have fewer chemicals than a backyard pool. The water quality of the Metro Lagoon by Crystal Lagoons will be monitored remotely from Chile. If at any time an area of the lagoon is not clean, they will inject a small amount of chemicals in that area to clear it up. You will be able to enjoy your day, whether it is kayaking, canoeing, sail boating, or swimming. The tranquil piece of landscape in Pasco County, Wesley Chapel, was in the Epperson family for three generations, and the site was originally used for crops and livestock. One will be called Epperson and the other will be Mirada. They will be located between SR 54 and SR 52 on Curley Road, directly across the street from Watergrass Elementary School. These new communities will provide an infrastructure built on the fastest Internet and WiFi speeds in the nation. The first community to be built is Epperson. It will feature amenities like ULTRAFI and a lagoon. The first phase of the development is clearing the land first for home sites and preparing the lots for the builders. Pig was adopted into our family a year ago when she was only 6 weeks old. We were at the Song and Dance Studio when one of the dance moms brought a litter of kittens in trying to get them homes. Our family fell in love with the sweet, loveable cat they named pig. We couldn't imagine our family without her.
