We are delighted to publish this special printed edition as part of Flat Living the roadshow (we hope you're attending) on the 11th July 2019 in Croydon. Terrorism Cover: Our Terrorism insurance policy protects against any accidental loss or damage to your property as a result of terrorist activity (the full definition of which can be found on our website). Normally, this policy is added as an additional to your Residential Buildings Insurance and added at the time of policy inception or renewal. It is important to check whether your lease requires you to acquire this cover.

Lift Inspection and Insurance: In respect of their tenants’ safety and wellbeing, it is a legal requirement for Landlords and Residents’ Management Companies to ensure the lifts in their property are evaluated by a competent authority every 6 months. Our Lift Insurance policy, underwritten by AVIVA, provides two inspections per year and can also provide Machinery Breakdown Insurance to cover issues with passenger lifts or other machinery in communal areas (for example, automatic gates). Why Block Managers Need a

REPAIRS AND MAINTENANCE MANAGEMENT SOFTWARE

Block management is rarely a simple task, especially if you’re managing a portfolio where different blocks have different assets and service levels. Aside from a myriad of phone calls, emails and outstanding tasks concerning repairs and maintenance, today’s block managers are also challenged by increasing building management standards. Of those surveyed, less than 20% had a positive experience with their property management company. It can be difficult for block managers to operate 24/7 and react immediately to every repair requests, but these can be easily achieved with Fixflo Block. Waterguard Series 7 – Commercial and public buildings, CAR, plus high net worth residential properties Designed specifically to fully comply with BREEAM WAT02 and WAT03 assessment criteria for water leak detection and prevention, the Series 7 range of systems will detect any minor and major water leak from both the site boundary and internally within the building. Activated by irregular flow levels identified by the consumer, this range of systems can identify these different flow levels and therefore leakage rates, e.g. continuous, high and/or low level, over set time periods with a self-learning function which monitors normal water consumption allowing for limits to be set at 10% above normal usage. The single and dual channel systems work by monitoring the number of pulses given out by the pulse reader attached to the top of the internal and external water meters sending a pulse count to the Series 7 control panel after every 1 or 10 litres of water flow. These systems include an audible and visible alarm as standard with the option of automatic shut off valves to isolate the water supply when

a water leak has been detected. The controller is completely adaptable to suite the user's requirements with several adjustable parameters and operational features. Please read our Series 7 technical specification for full details.

Waterguard PIR Systems – Toilets, washrooms and kitchens in any building Available for pipe sizes 15mm – 35mm these sensory systems are designed to work with Waterguard solenoid valves to isolate the water supply in specific regularly frequented wet areas; toilets, shower rooms, kitchens and even water fountains. The unit is sensory activated switching the water supply on when a person enters the room and off when the person exits, with an adjustable time delay between 20 seconds and 20 minutes. The system also has two relay connections allowing it to be used to activate a secondary mains power relay to isolate the lighting and mains supply into the same room. These systems can also include up to 6 remote PIR sensors for multi-room or complex rooms without line of sight for one PIR controller and when installed in conjunction with our Series 7 systems you will gain maximum BREEAM WAT03 credits.

Waterguard cont . . Waterguard Home and Solo – Residential and small business The simple cost-effective solution for residential and small business premises. These intelligent systems will monitor the length of time that water is running, isolating the water supply if continuous water flow exceeds a set time. These systems continually protect properties by monitoring water usage from the incoming water mains using a flow sensor that allows continuous water flow for a limited time before the controller suspects a leak and automatically shuts off the water with a solenoid valve. The Waterguard Solo has one level of guard (maximum time of continuous flow) which is usually set by the installer, landlord or concierge with the controls often located in riser cupboards or basements. The perfect solution for rented apartment blocks and social housing with the maximum continuous flow times limited to 10, 20, 30 & 40 minutes. The more flexible option for high net worth and individual dwellings is the original Waterguard Home. The addition of a wireless remote display allows for maximum continuous flow times from 6 seconds to 40

minutes in 1-minute increments. The supply can be controlled via both the remote display and main controller with 2 switchable guard levels, for occupied and unoccupied. These can also be controlled automatically via the property's intruder alarm. Design your own bespoke system by adding any number of reset switches and remote displays.

Waterguard Puddle – Every vulnerable area in any type or size of building The Waterguard Puddle is the latest development in multi zone water leak detection technology, with each system monitoring up to 5 water leak detection channels. These systems have the advantage of detecting pooling or splashing water from any source i.e. wastewater, ingress of rainwater as well as burst and leaking water pipes. Our Puddle range is designed to work in ways to suit a variety of applications using various water sensing devices dependent on application. These include, water sensing cable or tape, water sensing feet and/or float switches that can be installed in vulnerable areas. Its language free control unit requires no setup or maintenance making it the easiest system on the market to install and operate. Alarm only as standard, these systems are also available with automatic shut off valves to isolate the water supply when a water has been detected. BMU have been trading for over 10 years, initially as part of Hallmark Corporate Services and for the past 3 years as a stand alone business. Steve has been in the Utility sector for 15 years and fully understands the requirements of customers, whether they be RMC’s or Managing Agents. ‘Every customer wants to be important but whether they like it or not, the fact of the matter is that for many of the Big Energy Companies, Landlord energy supplies are a bit of a nuisance. Toby is a Chartered Building Surveyor with significant experience across various sectors within the property and construction industry. Further to gaining his degree from Sheffield Hallam University and subsequently becoming a member of the Royal Institution of Chartered Surveyors, Toby has gone on to work across several sectors within the property industry including residential, offices, industrial, retail and leisure.
