Vancouver Has 800,000 Spare Bedrooms, 120,000 Needed: Study I

f only it were possible to take the many thousands of spare bedrooms in empty-nester homes across Vancouver and give them to families struggling in cramped accommodation. Half of the population of Vancouver is over-housed – living in homes with more bedrooms than they need – resulting in some 800,000 empty bedrooms across the city, according to an analysis sent to REW.ca by the Canadian Centre for Economic Analysis (CANCEA). At the other end of the scale, there are 120,000 “missing bedrooms” needed for Vancouver’s under-housed – residents and families living in accommodation that is too small for their needs, says Paul Smetanin, CANCEA founder and president. CANCEA found that 15 per cent of Vancouver residents, and 10 per cent

of Vancouver households, are underhoused. This number drops to 10 and 5 per cent respectively for the whole of BC. Smetanin also found that 50 per cent of Vancouverites, or 55 per cent of households, are over-housed – climbing to 60 per cent across all of BC. The analysis considers that a childless, co-habiting couple living in any accommodation with more than one bedroom is over-housed. “When we talk about the under-housed, we also need to talk about the overhoused,” Smetanin told REW.ca. “The number of people living in Vancouver’s single-family homes is falling.” Lack of Smaller Homes Smetanin said that this is largely due to empty-nesters remaining in their singlefamily homes after their adult children have left – which could be partly due to a

lack of available smaller-home inventory for boomers to downsize into, and/or lack of desire to move. Indeed, the proportion of Vancouver’s over-housed population climbs to a massive 70 per cent among people aged 65 and over. It is the same percentage in households with an income of $150,000 or more, and also 70 per cent among home owners (versus renters). When those factors are combined (older, higher income, owner) the proportion of overhoused is 80 per cent. However, even younger and less affluent Vancouverites had a surprisingly high level of over-housing, with 40 per cent of people under 30 being overhoused, and 45 per cent of households with an income below $40K also overhoused. The only group with lower levels of over-housing was renters, at 25 per

cent, and 15 per cent for younger, lowincome renters. The number of spare bedrooms is equivalent to 15 years of construction at the current rate of building, says Smetanin, according to a recent Metro story on the CANCEA analysis. Urban planner, developer and architect Michael Geller, told Metro, “One of the reasons people stay in their homes is because they often cannot find an alternative acceptable housing choice.” Geller argues that a significant increase in the supply of townhomes and smaller houses is needed to encourage empty-nesters out of their large singlefamily homes. This in turn would free up many detached houses for families who need them, or make single-family lots available to be redeveloped with multiple units.

Big Wins for BC’s Building Talent From custom mansions to bathroom renos, the 2017 Ovations honoured homegrown builders, developers, designers and renovators By Stephanie MacDonald

S

pirits were high and there was anticipation in the air at the Vancouver Marriott Pinnacle Hotel on the evening of April 29. Dressed to impress, the members of this region’s acclaimed building industry sipped sparkling wine and nibbled on Asian-inflected appies at the pre-dinner reception for the Ovation Awards gala. As the wine was poured for the delicious locally themed dinner, opening remarks were made by the GVHBA chair Darren Cranston and CEO Bob de Wit, who said, “The Ovation Awards Gala is always a great evening. With many industry friendships forged over the years, this is a very social event. Members look forward to catching up, viewing the winning homes and celebrating the success of their wins and those of their friends.” After the opening remarks, Shaw’s Bianca Solterbeck took her place on the stage and began presenting the awards for the evening.

went home with Best Multi-Family Residential Community for Hyde Park Phase 2 and Best Marketing Campaign for SoHo Phase 1 Pre-launch. Tavan Developments, which also did very well last year, was honoured with Custom Home Builder of the Year, for their “Hudson on the Park”, as well as Best Bathroom Under $35,000 and Best Kitchen Renovation under $75,000 for “Hamilton on the Hill.” Tavan’s Troy Van Vliet said, “The entire Tavan team works exceptionally hard and we are very proud of the homes that we build.

We are also pleased to be recognized one of our renovation projects.” Residential Construction Renovator of the Year went to My House Design/ Build Team, who also won for “Classic Elegance”. Graeme Huguet, Managing Director, explained their success: “We are very holistic in what we do. We take the doctor approach: You come in for a checkup. We want to look at everything and then come up with a plan at having a healthy home.” Adera was named Multi-Family Home Builder of the Year, having also

Finalists and winners mingled and enjoyed spending time with industry colleagues. Bob de Wit summed it up: “The diversity in design, advancements in building science, development of new communities, and variety of custom built homes and renovations is truly inspirational. We encourage homeowners to look for this symbol as assurance you are working with some of the best in the residential construction industry.”
