T HE F I NA L W ALK - TH RO U GH The final walk-through is an important part of the home buying process. This step gives a buyer the opportunity to assess the home top-to-bottom before closing. Although a home inspector can accompany a buyer during the final walk-through, it’s essential for the buyer to evaluate the home as an inspector would. To successfully complete the final walk-through, keep in mind these tips.

1 Have your contract, inspection report and any seller disclosures handy when walking through the home. These documents will help you determine if any new issues developed after the inspection, and which repairs, if any, were included in the agreement. Any new issues should be documented and brought up to your real estate agent.

2 Inspect both the exterior and interior of the home, paying special attention to any issues the seller agreed to resolve before closing. This is crucial, especially if the seller has already vacated. Spend some time assessing the landscape and grounds, as well as confirming that all doors and windows not only open and close properly, but are also secure. 3 Inside the home, test the HVAC system and all appliances included in the contract. Turn on and off all lights, both inside and outside, and check the temperature and

water pressure for all faucets. Remember to flush toilets to ensure there are no drips or leaks. Inspect the ceilings and floors for water issues as well.

4 Before completing the final walk-through,

be sure to ask for working keys to every door, alarm codes, garage openers and any appliance or system manuals. Then test them to make sure they all work. It’s also a good idea to ask for copies of receipts for any repairs the sellers paid for. Again, anything that looks off should be mentioned to your realtor and dealt with right away. By following these tips, you’ll be prepared to carry out a final walkthough and assess your home one last time. GOING FROM TENANT TO HOMEOWNER: W H AT T O K N O W You’ve been saving for a while, and you’re finally ready to move out of your apartment and take the leap to home ownership. Becoming a first-time homeowner is both an exciting and a stressful process, but the payoff is well worth it once all the papers are signed and the keys are in your hands. Be sure to read on for some useful tips for preparing for home ownership and what to expect once you move in.


Chances are, you’ve been renting from a landlord who was on the hook for minor repairs and major upgrades, not to mention yardwork and a lot of other upkeep. Now, all those tasks fall on you. SET SOME MONEY ASIDE

STAY ON TOP OF MAINTENANCE

A good rule of thumb is to set aside one percent of your home’s purchase price per year for maintenance. So, if for example, your home cost $300,000, you should put aside $3,000, or about $250 a month, for home repairs. If you’re buying a new construction home, you shouldn’t have major repairs right away and you’ll likely have a new home warranty covering any maintenance costs. By saving this money now, particularly if you’re moving into an existing home, you won’t have any surprises if a hot water heater breaks or if you need a new roof down the line.

This doesn’t just mean keeping up with yard work and cleaning, even though they’re important. You’ll want to do an annual survey of your major appliances and know what they look like when working properly. Keep your eye on the roof or visible pipes as well – catching a problem early is key to preventing expensive repairs. Keep the name of trusted plumbers, HVAC repairmen, and electricians just in case.

INSPECT BEFORE YOU BUY A proper inspection of your new home will alert you to problems that already exist. There shouldn’t be any issues in a new construction home, and, if anything, only minimal issues in an existing home, but an inspection can ensure that everything is installed properly or that you can negotiate with the seller for any minor repairs to be incorporated into the purchase price.

GET A HOLD OF YOUR FINANCES Finally, another major difference between renting and owning is the status of your finances. The first year you own a home, your taxes will become much more complex – so this might be the year you turn to a tax professional (if you don’t already do so). Second, start to budget. Chances are, you’re going to need to fill up your additional square footage with new furniture or electronics. Other things like lawn mowers, grills, and other seasonal products will be needed too, so make sure to comparison shop at the right time for a great deal.

THE DOS & DON’TS OF DRAIN MAINTENANCE Does one of your drains always seem to clog? Can’t figure out the best way to keep your pipes clear? Four Seasons Plumbing offers the following guidelines for proper drain maintenance. “A lot of our clients are worried about what they can and cannot put down their drains,” says Max Rose, owner of Four Seasons Plumbing. “The truth is—excluding grease, oils and chemicals—a properly designed and installed system will take just about anything you can fit down the drain. If you are experiencing issues with normal use, I recommend having a plumbing professional do an inspection, but in the meantime here are some dos and don’ts you can follow.”

DO USE A DRAIN GUARD.

Whether it’s in the kitchen sink or the bathtub, a drain guard can catch the bigger pieces of debris that tend to cause clogs.

DON’T FLUSH EVERYTHING.

Body waste and toilet paper are the only things that should be flushed. Paper towels, cotton balls and even “flushable” wipes should not be disposed of in the toilet.

DO USE A BACTERIA WASTE ELIMINATOR FOR PREVENTATIVE MAINTENANCE.

Bacteria and enzyme drain additives are safe, effective and great for septic systems.

DON’T POUR GREASE, OIL OR FAT DOWN DRAINS.

It may go down the drain as a liquid, but once it cools off, these fats solidify, causing blockages in pipes. It’s best to wait until the grease or oil has cooled into a solid and then dispose of it in the trash.

DO FLUSH WITH HOT WATER.

Periodically fill the tub and/or kitchen sink about halfway with hot water and pull the plug. This will move the hot water down the plumbing and help clear lingering debris.

DON’T USE COMMERCIAL DRAIN CLEANERS.

Store-bought drain cleaners contain caustic chemicals that can be harmful to both your health and your plumbing. These cleaners may help remedy a clogged or slow-draining sink or tub, but it can erode pipes in the process.

Catching an upswing in home values: Although the increase in home prices nationally slowed last year, prices are expected to continue to rise this year. “If you want to buy before you’re priced out of the market, now is the time to make your move,” Rhonda says. Low interest rates: “While mortgage interest rates are creeping upward, they remain at relatively low levels, especially compared to rates that were in the 8 to 9 percent range 20 years ago. WANT YOUR HOME SOLD QUICKLY? TRY THESE IDEAS When you’re ready to put your house on the market, you’ll obviously need a great realtor. But there are plenty of things you can do to boost your home’s appeal to sell it faster. Don’t wait around for months to get an offer. Be proactive and try some of these tips to sell your home quickly at top dollar. One great way to get your current home sold quickly is to stage it. Via home staging, you normally hire someone who will help improve the flow of your home, eliminate clutter, and make your home appear bigger and brighter. But you can also incorporate some of those same techniques in lieu of investing in a professional.

Depersonalize

Give Your Yard Attention

A cousin to decluttering, depersonalizing important as well. Think like a buyer. They want to imagine what the home will look like when they live there. Put away all the dog toys and kids’ clothes. And limit family photos on the walls and on the fridge.

Cleaning up your yard and making it look welcoming will do two things for sellers: attract more eyes and make your home look better. A beautiful yard that is well landscaped and free of weeds will attract more potential buyers. Boosting curb appeal adds value to your home. Improvements will give you a greater return on investment. Fixing siding, adding stone walkways or outdoor lighting, upgrading a mailbox, or adding outdoor furniture to a front porch will go a long way.

Clean and Declutter Now is the time to channel your inner neat freak. A potential buyer wants to see your home as move in ready when they view it. A spotless kitchen and shining bathroom fixtures go a long way to impressing a potential buyer. After all, who wants to see junk mail sitting on a kitchen counter or dried toothpaste in a kitchen sink? Convey to the buyer that your home is so clean that they could move in right away – that’s what you’re going for after all! Secondly, remove anything from your home you don’t use daily. Donate items or put them in storage. Don’t just shove off-season clothes or decorations into closets or other storage space. A buyer wants to see all the places they can store their things, they don’t want to see a closet stuffed to the gills with your flannel shirts or Christmas decorations.

Paint Buyers want to see a fresh, clean space when they visit your home. By painting inside and out, you have the chance to apply a neutral tone throughout the home. A new coat means no fingerprints or smudges on the walls.

And finally, if you want to sell your home quickly, price it smartly. Don’t set your asking price too high – look at comparable homes and try to find a price that will make you and a potential buyer happy to move quickly.
