Northern Beaches Market - An Overview With gorgeous beaches, great eateries, quality schools and a relaxed, family-oriented atmosphere, the appeal of these beautiful suburbs is easy to understand. Dee Why has experienced an exceptional growth of 98.7% over the past five years with the median house price now $1,830,000, which is a reflection of the suburb’s increasing popularity and shifting demographic. Amazingly, the highest residential sale reported in Dee Why for 2017 was $5,680,000.

Other strong performers over the past five years include Allambie Heights, 96.4% capital growth, and Beacon Hill, 87% capital growth. We are seeing some exciting projects taking place in the area with the recently introduced double decker B-Line bus service easing the city commute, the construction of the new Harbour Diggers, Meriton’s Lighthouse complex transforming Dee Why’s town centre and new the hospital at Frenches Forest. Combining this activity with the consistently strong job growth, record low interest rates, reintroduced stamp duty tax concessions for first home buyers, Sydney’s ever-increasing population growth and the undeniable liveability of the area are all signs that are pointing us in the direction of another positive year for home owners and buyers.

Method of Sale Auction

Through an auction campaign we have the ability to create a sense of urgency amongst buyers in the marketplace for your property.

• An auction campaign typically runs for 4-6 weeks, giving us ample time to receive plenty of price feedback from the marketplace prior to setting the reserve price just before the auction date. Auction creates urgency in a slower market, forcing a buyer to act • An auction environment creates competitive bidding, where buyers bid against each other rather than trying to pull the price down. This means the negotiations are in an upward direction • The auction process offers buyers the option to negotiate a purchase before auction. The buyer is then required to complete all formalities prior to the auction date. The benefit of this is being in control of the price, plus the confidentiality of the buyer and the price, if so required • Selling under the hammer means an immediate exchange of contracts with no ‘cooling off’ • An auction advertising campaign will be specially tailored so that your property will gain maximum exposure to the market place • Auction can reduce marketing costs as your average days on market is lower • Auction takes the ceiling out of the price & enables us to shoot for the top price.

For Sale

When selling a property by private treaty, a price is typically set at the beginning of the marketing campaign which is in line with the market.

• When selling a unique property where the buyer pool might be low, the private treaty method can be useful as it gives us more time to work and negotiate with the interested parties • Selling by private treaty can be a preferred method by inexperienced buyers, as they have control over submitting offers and at a level they are comfortable with • If the sale price set at the beginning of the campaign is too high or too low, there is a risk of missing out on maximising the selling price • A private treaty campaign typically has longer days on market than an auction campaign. It is important to price the property correctly at the start of the campaign • If the property is priced correctly, negotiations can start early in the campaign, reducing your days on market.
