NORTHERN BEACHES 2018 certainly kicked off with a bang in the commercial sector on the Northern beaches, with successful auctions bringing record prices for vendors looking to capitalise on the strongest market the beaches have ever seen. One sale in particular was a fully tenanted set of shops in Narraweena that we have managed for over 40 years. It has development potential that saw investors going head to head with developers right down to the last bid. This auction achieved close to eight hundred thousand dollars over owner expectations and the we live streamed the auction on our Facebook page. With the sale capitalizing at a 3.94% Net return, the current environment offers exceptional opportunities for property owners considering a sale of their asset while the market is topping out. Average yields on the Northern Beaches are currently 4.5-6.0% for retail property, and 4.5-5.5% for industrial assets, both of which have compressed by around 0.5% over the last 12 months. One of many reasons for this is there are more investors in the market looking to invest in all types of commercial property, and when banks are paying around 2% on deposit, a yield of 4.5% on commercial property starts to sound very good. Another major contributing factor is there is very little new stock being constructed, and vacancy rates are tight at less than 1.0% for industrial property. This is consistent not only on the Northern Beaches, but to a slightly lesser degree, throughout greater Sydney and the East Coast of Australia. Property Owners Be Aware Recent changes to Building Fire Safety Regulations that could affect you Recent changes to the Environment Planning and Assessment Regulation 2000 that commenced on 1 October 2017, will affect building owners responsible for issuing fire safety statements. Under the reforms, building owners are now required to use “competent fire safety practitioners” (CFSP) for essential fire safety work. The NSW Government has advised building owners to satisfy themselves that the fire protection practitioners they select are competent and if inspections are not performed properly, the building owner may be held liable. The NSW Government is currently developing a CFSP accreditation scheme or schemes, however, until it does, it is

up to building owners and certifiers to satisfy themselves who will act as their CFSP. As from 1 December 2017 new templates for Fire Safety Statements and Fire Safety Certificates have also been introduced. The new forms require building owners to provide written opinion when lodging the fire safety statement to confirm that the CFSP’s that are chosen are competent. The new legislative changes are not related to the routine inspection and maintenance undertaken on your behalf by your incumbent fire protection company.
