This experience really helped him gain knowledge in the real estate business as well. With this experience and knowing his love for people and homes – he knew real estate was a perfect fit for him. He was right and the rest is history! Chad belongs to the National Association of Realtors (NAR), Shortsale Foreclosures and ePRO Designations, CDPE. Although very active in his community and church - family is his first priority. He has been married to Kristi for over 20 years and they have 3 children… Madison, Bryson and Kaden. Our full-time Marketing Specialist, Rhonda Hood, manages the custom marketing plan for your property using our 3-phase strategies. PHASE 2 Traditional Marketing and Postcard Mailings… It’s all about YOU! VIP Seller Services! After we’ve stimulated the market online a couple of weeks and we see the kind of feedback we have, we create 3 physical marketing take-aways to have in your home for prospective buyers to take with them when seeing your home. This helps the other agents know the details about your home. 1. Home books – Include photos, plats, surveys, disclosure statements and all the details the perspective buyer will need to know. 2. Rack Cards – Double sided brochures with bullets and single site address (www.123SmithRoad.com), MLS # and important home information including pictures so the prospective buyer will remember this home. 3. Home Business Cards – These are regular business cards that you will give to your friends and family to spread the word that your home is for sell. Business cards have picture of the home and single site website on front and physical address on the back. Very simple and very effective! *Again, these are custom items are ‘as needed’ per home.

PHASE 3 - Perfect Pricing If showings and activity are not generated, we update pictures, video and description as well as adjust the price of the home. Then we re-launch both online and traditional media. If appropriate, we also host fun Open House events to stimulate buyer activity. Contract to Close Process Once your home is priced correctly, marketed effectively and offers are being taken… here’s how our skillful Listing Administrator/Manager, Tanya Pertschi, carefully handles your property. She orchestrates the entire process from “Contract to Close.” What does all that entail? Basically, she adds your property listing to all of our MLS data bases, which includes documentation such as sellers disclosure, plat, septic permits and warranty deeds, so other Realtors have access to these as well. She coordinates your property’s showings to ensure easy access for Realtors to show. Once the offer is accepted, Tanya ensures that the purchase and sale documents are accurate with appropriate signatures and attachments keeping our seller’s best interest in mind. She communicates closely with the closing attorney, buyer or Realtor representing buyer to help move this process along in a timely manner and close without any disruption.
