Our full-time Licensed Listing Manager, Heather Byers, manages all the documents necessary for listing your property. Our database contains fellow KW Agent Referral partners throughout the country and a large percentage in Atlanta and Florida. Home Seller Programs Smart Seller Program Our Smart Seller Program is very rare in our industry. If you, as our client, procure the buyer with no help from our marketing efforts and there is not a cooperating broker in the transaction, then we will gladly reduce our commission on the buying side. Basically, instead of paying a Buyers Specialist 3%, you get to keep that. That’s right!

Certified Pre-Owned Home Program This is a highly recommended program, however it is optional. Selling your home as a Certified Pre-Owned Home not only makes your home stand out from the other homes but statistics show that homes sold through the Certified Pre-Owned program, typically sell for up to 5% more than market average.* We will also do a ½ page ad featuring your home in The Real Estate Book Home & Lifestyle Guide, as well as your home will be labeled Certified Pre-Owned in every advertisement (emails, newsletter, social posts, etc). Essentially, the program consists of three main components.

1. Appraisal – Prior to being listed, the Seller hires a licensed appraiser with experience in our Georgia Mountains to determine the value of the home which will help with pricing as well.

2. Home Inspection Process – This process is an integral part of the Certified Pre-Owned Home Program. Below are the steps which must be completed to qualify. (List of Reputable Vendors Available Upon Request).

re-Listing Inspection – Prior to being listed, seller must have home inspection performed P by an inspector who is familiar with the Georgia Mountains. • Repairs Completed – If any repairs are reported, seller must agree to complete all repairs before listing the home. • Post-Listing – After inspection report is submitted and repairs are complete, home inspector must complete a post-listing inspection and provide documentation that repairs are acceptable. • Pest Control Inspection – We have partnered with a local termite company where sellers can easily obtain a clear termite letter and a transferable bond which includes re-treat & repair guarantee for one year providing there is no termite infestation. (As long as there’s no active infestation, our termite company partner will give you a transferable bond FREE of charge). • Radon Test & Removal - With radon gas being the 2nd leading cause of lung cancer today, as a courtesy to you, we will administer a radon test FREE of charge. However, seller is responsible for the cost of radon removal to decontaminate home. 3. 1-Year Home Warranty – is then placed on the home at the time of closing for the benefit of the buyer. This warranty covers breakdowns to the home’s major systems and appliances, as well as some structural coverage, that occur up to one year from the closing date. •
