Annual Review 2024 Crawford Partnership

A Year in Review A Year in Review

As we bid farewell to 2024, we reflect on a year shaped by both profound challenges and significant achievements.

The global construction and architecture industries continue to grapple with the far-reaching effects of geopolitical tensions, economic volatility, and a rapidly changing regulatory landscape. Inflation, rising interest rates, and supply chain disruptions have presented ongoing financial pressures, particularly for smaller practices like ours, where adaptability and resilience are paramount.

Here in the UK and London, the housing crisis remains an urgent concern. Soaring costs of construction and land, coupled with regulatory hurdles, have placed immense strain on delivering affordable housing. In response, we have doubled down on innovative approaches such as off-site prefabrication and modular construction. Collaborating with organizations like Centrepoint has allowed us to focus on addressing homelessness, demonstrating how architects can drive positive societal impact even amidst constrained resources.

Globally, the climate crisis continues to demand urgent action.

Sustainability has become central to our ethos, as we strive to create designs that mitigate environmental impact while enhancing resilience. This year, we embraced new sustainable technologies and materials, incorporating them into our projects to support a greener future.

AI and digital transformation are reshaping our profession.

This year, we delved deeper into AI-driven design tools, building on initial experiments in 2023. These technologies have enabled us to enhance creativity, streamline work-flows, and explore unprecedented design solutions. However, for small practices, the cost of integrating these advanced tools is significant, requiring careful balancing of investment and innovation.

The wider political and social landscape has not been without its challenges.

In London, regulatory reforms have placed greater emphasis on sustainability and building safety, yet navigating these changes has often been complex and resource-intensive for smaller firms. Meanwhile, the humanitarian impacts of global conflicts remind us of architecture’s potential to provide refuge, dignity, and hope.

As we look ahead to 2025, we are committed to confronting these challenges with creativity and resolve.

Our focus will remain on sustainable design, housing solutions, and leveraging the power of digital tools to create meaningful, lasting impact.

To everyone who has supported us this year, thank you. Your collaboration and encouragement mean the world to us. We wish you a joyful holiday season and look forward to continuing our shared journey in 2025.

Hurst Avenue Hurst Avenue

Hurst Avenue

This year saw the completion of an ambitious transformation of a large, detached Edwardian house in Crouch End, North London. Our clients approached us with the vision of modernising their family home while respecting the period character of the property. The result is a beautifully reimagined residence that blends traditional architectural elements with contemporary design and functionality.

The house underwent a comprehensive internal remodel and extension. At the heart of the redesign is an expansive openplan ground floor living space, which seamlessly connects to the extensive rear garden through two glass winter gardens. A sleek glass link integrates an incongruous side extension, housing a high-end kitchen (specify brand here), with the main house. These changes create a light-filled and fluid living environment, perfect for modern family life.

Upstairs, a double-height gallery introduces a sense of space and drama while flooding the interiors with natural light. The roof was reconfigured to accommodate a new master bedroom suite, complete with a GreenCoat® steel-clad rear dormer offering panoramic views of the garden. Triple Velux rooflights at the front frame scenic views of the surrounding greenery, further enhancing the connection to the outdoors.

Energy efficiency was a key focus of this project, with replacement aluminium windows, upgraded thermal insulation, and the careful restoration of Edwardian details at the streetfacing façade. In contrast, the rear elevation presents a strikingly modern aesthetic, featuring timber cladding, extensive glazing, and steel finishes, perfectly marrying the old and new.

This project exemplifies Crawford Partnership’s expertise in transforming period properties into contemporary homes that meet the needs of 21st-century living. The clients are now enjoying their upgraded home, and we are proud to have delivered a design that balances innovation with respect for the building’s architectural heritage.

Dudden Hill Lane

In early 2024 Crawford Partnership completed the Dudden Hill Lane housing development, along with builder developer Panaka Properties, bringing 9 new dwellings to an under-utilised greenfield plot in North-West London. The development has created 6 flats in an end of terrace block, rejuvenating the tired, existing 1950s facade of the Dudden Hill Parade, with a contemporary addition which is sympathetic to the existing vernacular. Complementing the front apartment block, a terrace of 3 mews houses provide family dwellings to the rear, complete with private terraces, maximising the potential of the difficult site.

Originally marketed for private sale, the development’s potential to address critical housing needs caught the attention of Brent Council. They have since acquired the entire completed development to add to their social housing portfolio. This strategic move underscores the council’s commitment to expanding access to quality homes.

Sustainability remains at the heart of the project. Solar panels and efficient hot water systems ensure energy efficiency, while enhanced building insulation minimises environmental impact. These eco-friendly measures align with modern green standards and reinforce Brent Council’s focus on sustainable housing solutions.

Dudden Hill Lane’s transformation is more than a construction success story; it’s a model of collaboration and forwardthinking urban design. By prioritising community needs and environmental responsibility, the project sets a benchmark for the regeneration of tired urban spaces.

We are delighted to announce the completion of this mixed-use terrace of five four-bedroom houses and a purpose-built office in Islington. Designed to transform a site once occupied by dilapidated sheds, the project exemplifies Crawford Partnership’s commitment to innovative design and sustainability.

The three-storey brick façades, with their contemporary fullheight doors and windows, offer a modern interpretation of the traditional Islington townhouse. Each home benefits from generous outdoor spaces, including private patio gardens, balconies, and striking roof terraces, providing tranquil retreats in the heart of the city. Solar PV panels enhance the energy efficiency of these properties, supporting sustainable living for the new residents.

The homes are thoughtfully arranged across four floors, with the ground and first floors accommodating four spacious bedrooms and three bathrooms. The second floor features the kitchen and reception areas, designed for entertaining and modern family living. A dramatic staircase connects all levels, culminating in access to the roof terrace, which offers panoramic views of the surrounding area.

The two-storey end-of-terrace house provides a unique response to the listed adjacent school building, featuring dual-aspect rooms that maximise light and space. At the opposite end, a purpose-built office with a zinc-barrelled roof and basement introduces employment opportunities to the area, extending the terrace in harmony with its surroundings.

These high-quality homes, currently being marketed by Savills Estate Agents, are a testament to Crawford Partnership’s expertise in designing and delivering projects that optimise tight urban plots. They offer a perfect blend of comfort, practicality, and sustainability in one of London’s most desirable locations.

Muswell Hill Broadway

Crawford Partnership recently completed the conversion and regeneration of an existing 1970s commercial shell, formerly Woolworths, into a modern mixed-use development. The refurbishment, housing commercial space at ground floor and 7 boutique flats above sets a precedent for sustainable urban regeneration and the reinvigoration of high streets in decline.

Sustainability at Its Core

Adaptive reuse minimized demolition, preserving embodied carbon and significantly reducing the environmental impact. Each apartment features new energy-efficient windows, highperformance insulation, and air source heat pumps, creating a low-carbon footprint. By retaining the original structure and integrating eco-conscious systems, and enhancing the insulation of the building envelope the project demonstrates a forwardthinking approach to sustainable design.

Overcoming Challenges

Delivering this transformation was no small feat; navigating planning hurdles, complex structural reinforcements, and the disruptions of a global pandemic demanded ingenuity and resilience. The collaboration of the professional team ensured that the project stayed true to its vision while addressing these challenges.

A Catalyst for Community Renewal

The development revitalizes Muswell Hill Broadway, combining commercial vibrancy with a residential buzz. This aligns with the “15-minute neighborhood” concept, fostering walkability, reducing car reliance, and enhancing the sense of community.

Muswell Hill Broadway Muswell Hill Broadway

The ground floor now hosts an Aldi supermarket, injecting new commercial energy into the high street. Above, seven boutique apartments are ready for sale through Barnard Marcus, offering spacious, dual-aspect homes with private terraces and interiors designed to exceed London’s space standards. Each apartment reflects a thoughtful blend of modernity and comfort, crafted with impeccable attention to detail.

Regenerating the High Street

The tired frontage of the existing Muswell Hill Broadway facade has been rejuvenated with a new elevation, designed to be crisp and contemporary whilst evoking the classical features found along with rest of the streetscape, which were missing from the original.

In early 2024, Crawford Partnership obtained planning permission for a new dwelling in Ealing, located on a site, currently occupied by 6 garages. Carefully responding to challenges presented, the proposal is moulded by the challenging site conditions, including neighbouring trees roots. The scheme, proposing a spacious family home set across basement and ground, places priority on drawing daylight into the spaces within.

The initial exploration into the potential for 2 dwellings on the plot, set across basement, ground and first; was revised through discussions with the local planning authority, the form for the more refined and discrete single dwelling was created.

Set behind a boundary wall, brick and natural stone were chosen for the materiality of the home, echoing local vernacular and allowing the dwelling to sit sensitively within the fabric of the street.

The 6 garage plot has recently sold with the benefit of planning permission, and we hope to work closely with the new developer to deliver the home.

Crawford Partnership are currently preparing the tender package for the recently approved scheme for an extensive redevelopment of the rear elevation of a detached home in Enfield. Moving onto site in the coming year, the development at Broadgates Avenue will add a sizeable extension to the dwelling, increasing the size of the master suite, reconfiguration on the ground floor living space, and a new lift.

Games Road Games Road

We are pleased to confirm that the proposed renovation and roof extension of this 1960s three-storey mansion block in Cockfosters received planning consent from Barnet Council in June 2024. This milestone follows lengthy negotiations with the Barnet Planning Department and extensive collaboration with the existing owners of the 18 apartments to gain consensus for the ambitious renovation works.

The approved design introduces a sympathetically constructed mansard roof, finished in traditional slate tiles, which will accommodate four spacious three-bedroom apartments. The mansard structure seamlessly integrates with the existing architecture, ensuring a harmonious blend of old and new. Careful attention has been paid to the building’s setting within a conservation area, with features such as red clay tiles, lead-clad dormers, and traditional corbels adorning the parapet to enhance its aesthetic appeal.

Accessibility improvements form a key part of the scheme, with the addition of two new front-elevation lift shafts, significantly improving mobility throughout the building. Residents will also benefit from private balconies, bay windows, and upgraded fenestration, replacing UPVC with anthracite grey aluminium frames to enhance both durability and visual quality. The carefully considered landscaping plan includes improved boundary treatments, secure gated entrances, and additional green spaces, creating a more inviting and cohesive external environment.

The approved plans will not only modernise the building but also improve the quality of life for its residents while respecting the property’s architectural heritage. Sustainability has also been prioritised, with the introduction of a green roof, sustainable materials, and electric car parking provision, ensuring the building is future-ready. With planning approval now secured, detailed design and construction are set to commence in January 2025, marking the next phase of this transformative project.

Fortismere Avenue

Fortismere Avenue

Approval was granted for a new ‘signature home’ located in the grounds of Fairport, an Art’s & Craft’s style house which was the birthplace for the folk rock band Fairport Convention.

The new home replaces the existing 4 car garage home, blending the traditional motif’s of the neighbouring house with a contemporary re-imagination, set across 3 storeys; including an expansive basement and 4 spacious bedrooms.

Located within the Muswell Hill Conservation Area, the design carefully responds to the surrounding historical context whilst avoiding creating a pastiche of the surrounding period buildings. Text-to-Image AI was incorporated alongside the design process to realise a home which could seamlessly blend into the street.

The proposal represents the efficient use of under-utilised brownfield plots which embody the ethos of Crawford Partnership’s ‘Signature homes’, enhancing the urban fabric around challenging sites.

Cranley Gardens

he ambitious plans for this Edwardian mid-terrace home in Muswell Hill reached an exciting milestone in December 2024 with planning approval granted by Haringey Council for a subterranean swimming pool. This transformative addition, which also includes a gym and associated spaces, represents a bold step in modernising the property while balancing functionality and luxury.

The success of this approval followed extensive collaboration between Crawford Partnership, the client, and their structural engineer, addressing a series of complex technical hurdles. These included overcoming concerns about groundwater displacement, structural integrity, and flood mitigation in a site classified as a critical drainage area. Comprehensive assessments, including a Basement Impact Assessment and geotechnical studies, were pivotal in demonstrating the feasibility and safety of the design.

Our design team liaised closely with both the client and technical consultants to navigate these challenges, delivering an innovative solution that aligns with the clients’ aspirations while respecting the site’s sensitive context. With planning consent secured for this controversial project, we look forward to progressing the detailed design phase in 2025.

Colina Road

In 2024 we received approval for the final component of the applications at Colina Road. The project, to extend and improve 2 terraced houses in the Haringay Ladder, was divided into 3 separate permitted development applications per home; a loft conversion, a side extension and a rear extension.

This group of applications allows both clients to make the most of the modest plots, maximising the existing terraced houses to better cater for modern life, with open plan living spaces.

Upcoming Projects Upcoming Projects

Submitted as a pre-application earlier this year, this side return extension in Muswell Hill proposes a discrete but modern addition to the clients home, which seeks to seamlessly harmonize with the materiality and features of the existing house. The existing topology of the site slopes away from the house, with a complicated series of steps stepping down though the existing side return to the garden, which the addition will need to navigate.

The proposed extension will incorporate a new dining area and small balcony, coupled with a new kitchen and sitting area, looking out along the garden.

We are currently awaiting feedback from the Local Planning Authority, and hope to move forward with the full planning application in the coming year.

Cranley Gardens Fitzwarren Gardens

Crawford Partnership have recently submitted a pre-application for a new rear extension to a 1960s home in Highgate. The proposal adds a new open plan living space on the lower ground floor and a new master suite on the upper ground floor.

New expansive glazing is incorporated onto the rear facade to allow light to flood into the spaces within and connect the living spaces to the garden.

Allerton Road Allerton Road

Allerton Road

Set within the Lordship Park Conservation Area in Stoke Newington, this sensitive redevelopment of a small brownfield site highlights our long-standing experience—over 25 years—in transforming constrained plots across London into high-quality, sustainable homes.

Following extensive negotiations and ongoing dialogue with Hackney Planning Department, we are pleased to confirm that planning consent is anticipated in early 2025. This milestone reflects the collaborative efforts between our team, the Local Authority, and our clients to achieve a design that carefully respects the traditional Victorian streetscape while offering a modern, energy-efficient family home.

The proposed two-storey dwelling, subtly hidden behind the rebuilt boundary wall, incorporates a split-level layout across basement and ground floors. This innovative approach maximises the site’s potential, with a focus on natural light and privacy. A southwest-facing walled courtyard provides a secluded outdoor retreat, while an internal atrium in the northeast corner ensures daylight penetrates deep into the basement level.

Sustainability has been central to the design. The project includes energy-efficient installations, upgraded thermal performance, and materials chosen for their low environmental impact. Solar PV panels, sustainable drainage systems (SuDS), and a green roof will contribute to the long-term environmental resilience of the property, aligning with Hackney Council’s sustainability priorities.

The material palette—London stock brick paired with modest timber cladding—has been carefully selected to harmonise with the surrounding architecture, ensuring the proposal seamlessly integrates into the conservation area.

With planning conditions now under review and discussions ongoing with our clients, we are preparing to progress the project to its next stage. Once planning approval is finalised, we look forward to delivering another exemplary scheme that reflects our expertise in designing sustainable homes on challenging urban sites.

Judging Panel

After initially reviewing the kitchen and bathroom entries via remote scoring, the 14 judges, led by magazine editor Martin Allen-Smith, convened in person to engage in extensive discussions. They combined their expertise in interior design and architecture to reach their final verdicts for each category. The panel gathered for two days of rigorous judging in August for the 22nd annual Designerati Awards, hosted at the stylish Cosentino City showroom on day one and the equally contemporary Vitra showroom on day two.

The initial judging process involves a thorough assessment of shortlisted submissions, with each PDF entry being meticulously reviewed. Key scoring criteria include the project’s alignment with the client brief, ergonomics, utilisation of craftsmanship and technology, and the overall ‘wow-factor’.
