Annual Review 2015


2015 has been another busy year for Crawford Partnership as we continue receive new commissions for work in the residential and commercial sectors . Many of these new projects involve the creation of unique and individual new build dwellings that we have penned as ‘Signature Homes’, where clients have ambitions to either build their dream home at the bottom of their garden or to generate a pot of gold from a derelict building or plot of land. Usually these projects are complex in that the sites are always in urban infill areas, completely surrounded by neighbouring gardens and properties, and are always controversial, however, over the years that we have been working on these schemes, we have developed a design approach and methodology that minimises the impact on surrounding land and neighbours, leading to many successful planning consents. Our success with these smaller projects in London has led to our expansion into larger residential schemes that involve similar complex planning criteria and degree of difficulty as the smaller projects, and where the expertise and knowledge we have gained is applied in developing the larger sites. As the price of homes across the UK continues to rise, the problem of increased house prices and rental costs in major cities is an ongoing predicament for first time buyers. London has seen an annual increase of 4.3% in 2015, taking the average price of homes to over ÂŁ510,000, pushing prices beyond the reach of most first time buyers. Prices are forecast to continue to rise into 2016 as demand still firmly outweighs the supply of new homes with an estimated 10 people inquiring for every one property sold. Crawford Partnership has continued to address this growing problem and is implementing design philosophies and strategies with the aim of creating realistically affordable homes for single occupants to purchase or rent in London. Two large design proposals have been submitted in the boroughs of Brent and Haringey which commit to micro flat developments. These micro flat designs are developed with compact 37sqm homes that incorporate an open plan living / kitchen / dining area, double bedroom and bathroom, and are designed to embrace the needs of single person households in the capital; creating flexible, modern spaces to live in. Our proposals incorporate modular construction techniques allowing for offsite prefabrication process; reducing costs, build time, and waste, and producing sustainable, quality housing. Once again during this annual review we look back on our work over the last twelve months, our office news, including awards and other snippets of interest, and we also look ahead to some of the new and exciting projects in the pipeline for 2016. We look forward to progressing these projects in 2016 and continuing our working relationships with some of the leading professionals in the London construction industry, and we thank you for your continued loyalty and support. Wigmore Street, W1

Crawford Partnership has completed a new flagship kitchen showroom for Italian kitchen brand Rossana. The new showroom is set to raise the bar in the heart of London’s kitchen Mecca. The showroom area was originally acquired as an unfinished shell housed over two levels, and over the past year, we have been working as executive architects and designers to complete the detailed design, construction and fitting out works to transform the space. Visitors to the showroom can appreciate an insight into some of the most innovative products from the beautifully crafted range of Rossana kitchens that are displayed in unique settings carved from the overall volume of the space providing an ambience that is at once minimal and dramatic and intended to provide a hands on introduction to the Rossana kitchen range, whilst at the same time offering inspirational interior design ideas.

Warwick Road, Ealing, W5 Completed in Autumn of this year, this garden flat renovation and extension fulfils the clients desire to completely open up the warren of smaller spaces in the original layout to create an open plan contemporary living environment that connects with the newly landscaped expansive rear garden. The interior layout and finishes have been designed to provide modern, bright and comfortable accommodation incorporating two large roof lights that enhance the extent of daylight and sunlight that the flat now enjoys and new floor to ceiling sliding glass doors on the rear faรงade that connect the interior with the exterior seamlessly and frame the ever changing views out, with the 4 metre terrace becoming an integrated part of the living space when the doors are open.

Chelmer Mews, Hackney, E9 Earlier in the year construction was completed on our scheme of 5 new build homes at Chelmer Road, Hackney. The new three storey houses merge the traditional mews concept with luxury modern design to create light filled rooms with generous floor to ceiling heights throughout. All homes are built to achieve Level 4 of the Code for Sustainable Homes, and the exterior is finished in charcoal coloured facing bricks and cedar cladding, providing the homes with a distinctive, contemporary style further enhanced by angular bay windows set onto the front facade. Since completion all homes have been sold.

Hollybank, Muswell Hill, N10

In October, planning consent was granted on appeal for 6 new build two storey contemporary houses on a site occupied by 35 lock up garages. The backland site sits in the heart of a Conservation Area and flanks the backs of neighbouring gardens on three boundaries. The proposals are designed around a mews courtyard layout, with houses benefiting from private gardens and a shared landscaped courtyard area, all set within the environment of existing mature trees. Each dwelling incorporates an open plan ground floor layout with a spacious and light interior. Construction of the houses focuses on energy conservation and sustainable design, with dwellings incorporating photovoltaic panels, high levels of insulation, ground source heat pumps, suds drainage and off site prefabrication. Works on site are anticipated to commence in spring 2016.

Roehampton Close, SW15 . Works are due to be completed in spring 2016 on three new 3 storey, four bedroom contemporary styled family homes. The homes are designed to incorporate high standards of energy conservation and sustainable construction, and the layout of the three houses has utilised three existing walls of the former warehouse that they replace to provide discrete and private high walled rear garden areas. The ground floor of each dwelling is designed as an open plan space with kitchen, dining, and living areas unified by a monolithic polished concrete floor which runs throughout the entire ground floor and merges with a polished concrete sculptural cantilevered staircase rising to the top floor. A dramatic double height glazed winter garden on the rear faรงade allows natural daylight to spill down into the ground floor. Externally, the homes are finished in an off-white polar facing brick, with each front facade incorporating a double height glazed window set framed within a surround of vertical zinc cladding defining the contemporary style.

Cecile Park, Crouch End, N8 Building works are underway on site for the construction of 4 new build three storey detached contemporary homes on a site formerly occupied by 35 lock up garages. The distinctive design for the exterior of each home will be clad in charred larch vertical timber boarding combining a black engineering brick and grey colour coated window frames, which when complete will be something of a landmark set within the Victorian surroundings of the Conservation Area. Each dwelling is designed to meet level 4 of the Code for Sustainable Homes and utilises energy efficient materials including high levels of insulation, triple glazing, sedum roof, and photovoltaic panels. Construction is due for completion late 2016.

77 Muswell Hill, N10 Planning consent is anticipated before the end of the year for the addition of 5 new flats in a new office to residential development at 77 Muswell Hill. Permitted development has already been approved to convert the original building with building works underway, and the new approval will provide further contemporary style flats using areas of the site that were not utilised in the previous application.

A pre-planning application has been submitted to the London Borough of Brent for a new build 4 storey apartment block situated on a linear strip of unused ‘Brownfield’ land flanking the end of a row of Victorian houses and an area of culverted ‘no build’ Thames Water land.

Scott Court, Dudden Hill, NW10

The design proposal provides 9 contemporary style starter flats. Each flats incorporates floor to ceiling height windows with private roof terraces for each dwelling. Amenity and privacy to occupants and neighbours is maintained by the inclusion of timber slatted external screens, which also serve to articulate the exterior façade which is further enhanced by areas of green ‘living walls’. It is proposed that the superstructure would be an offsite premanufactured timber frame, reflecting our ongoing sustainable approach to the design and construction.

‘14A’ Clifton Road, Crouch End, N8 . Originally granted planning . consent in 2014, this new 3 storey ‘Signature Home’ replaces an existing detached double garage, is currently awaiting tender quotes to be returned prior to construction commencing on site.

Following the planning approval received at 14A Clifton Road, we are currently working with the Borough of Haringey planning department on proposals for a new build 3 storey detached house to be constructed on the site of three derelict lock up garages directly opposite our approved scheme. This new scheme, also within the Conservation Area, although contemporary in its overall design, at the clients request, is more traditional in appearance with a slate roof and slate façade incorporated to reflect the Victorian heritage of its close neighbours. This larger 5 bedroom house adopts our philosophy of building 2 bedrooms at basement level and 2 bedrooms at first floor level with a large master bedroom suite at ground floor addressing future mobility needs of the owner. An open plan living, kitchen and dining space at ground floor receives and abundance of natural light and sunshine from floor to ceiling height windows on the front facade. Privacy for the occupants is maintained by setting the ground floor level behind a new brick front boundary wall.

‘13A’ Clifton Road, Crouch End, N8 2015

The contemporary designed 3 story dwelling is located within the Crouch End Conservation Area, with a built area of 138m2. Following our design philosophy of turning the typical house layout upside down, the design incorporates 3 bedrooms in the new excavated basement level, and on ground and first floors there is ample living space within to create a family dwelling. Full height glazing combines with an open lightwell at basement and ground level allowing natural light to flow in to the rooms creating a bright and airy environment on a compact urban site . .


Wolseley Road , Crouch End, N8 .

Planning Permission has recently been granted for a new three storey detached contemporary home on the site of 2 derelict garages and an area of unused garden attached to the clients existing home. The 3 bedroom 140m2 family home is designed with a new excavated basement that is invisible from the main street, with a spacious ground and first floor level designed to sit discreetly in its green and leafy surroundings, immediately establishing privacy and a sense of permanence. Following our Signature House design philosophy, the design maximises the development potential of this urban infill site to create a new family home on an otherwise rwise u unused nused p plot. lot.

We have been granted planning permission by the London Borough of Haringey for a new two storey house on a site formerly comprising 3 derelict lock up garages in a Conservation Area. The new 2 bedroom house will provide 80m2 of living space, and has been designed as a retirement home for the client and includes a second bedroom allowing for a live in carer. The ground floor is designed to mobility standards with an open plan living room, dining room and kitchen area that opens out through full height glazed sliding doors onto a small enclosed south facing garden. The new dwelling also incorporates a small internal platform lift to allow the owner easy access to the upper floor master bedroom. The simple contemporary brick faรงade with large glazed windows was the result of extensive collaboration with the London Borough of Haringey Conservation Department.

Coleridge Road, Crouch End, N8 2015


Proposals have been submitted earlier in the year and are currently under review by the London Borough of Haringey for a ground breaking residential development on a large site located in the new arts hub area of Crouch End. The design proposes a high density compact living solution with 80 new build studio starter homes of 37m2, seeking to address issues of escalating property values faced by young first time buyers. The micro flats scheme forms part of an overall redevel-opment that also incorporates starter ‘hub’ business units at ground and basement level, and incorporates generous circulation spaces that include ‘pop up’ coffee booths and art displays set within a 5 storey enclosed landscaped atrium space designed to encourage social interaction by occupants. With the changing lifestyles of many of the capital’s workforce, this proposal aims to provide state of the art flexible living accommodation at affordable prices set within a modern living environment on the doorstep of the thriving retail and restaurant area of Crouch End.

Priory Park Road,Kilburn, NW6

A pre-planning application been submitted to the London Borough of Brent for the redevelopment of an existing hostel that is approaching its sell by date, to provide a new build 96 bed modern hostel and 45 new build starter homes all in a contemporary new building . The layout of the new hostel and apartments has been developed on the basis of utilising standard sized modular units designed for offsite prefabrication. Crawford Partnership continues to research new technologies and construction techniques in order to evolve our design and construction methodology in order to produce sustainable and economic solutions for the procurement of new buildings. The design proposes to break down the bulk of the overall building into 4 smaller individual blocks, and visual interest on the faรงade is articulated by incorporating angular balconies accentuated in bold, contrasting coloured facing panels. The interiors of the new hostel and starter flats will incorporate state of the art energy saving technology, fixtures and fittings to ensure the building will be economic to run in the long term. We are working with Brent to develop the proposals in more detail, and a full planning application is anticipated to follow in spring 2016

Longcroft Green, Welwyn Garden City A pre planning application has been submitted for this scheme comprising of 8 flats and 3 houses in Welwyn Garden City. Sensitive to the location, an in depth study has been carried out to ensure the design encompasses the principles of the garden city movement by weaving together landscape and architecture, with contemporary design. A visual design identity is provided by the use of colour and strong tectonic forms in the facade design which are softened by existing mature landscape buffers that also serve as acoustic barriers to protect the development from noise from the nearby railway and provide privacy to residents. Modern and sustainable methods of construction are proposed including an offsite prefabricated timber frame system for all dwellings .

62&62a Etherley Road, N15 . A pre-planning application been submitted to the London Borough of Haringey to redevelop this under used corner site. The proposed building will provide 8 new starter homes in a mix of studios & 2 bedroom flats. The new 4 storey contemporary style building is designed to reflect the angular lines of the corner plot, with floor to ceiling glazing set into projecting bays to maximise on daylight and sunlight whilst incorporating details to ensure privacy and amenity of neighbours is maintained. The design aims to strengthen the urban grain, terminating the existing terrace and creating a contemporary building of interest at a residential intersection.

76 Redcliffe Square, Chelsea, SW10 .

Construction works are nearing completion on the conversion and renovation of this 5 storey Victorian terraced property in the Boltons Conservation Area. The original elegant terraced property had previously been poorly converted into bedsit apartments that had fallen into a state of disrepair and our brief was to create new spacious and contemporary apartments within the shell of the property. The new layout provides three high end apartments that incorporate a contemporary palette of fixtures and finishes that include underfloor heating throughout, wide plank engineered oak floor boards, porcelain tiles, polished cement, white painted plaster, and contemporary Italian designed kitchens and joinery. Works are due for completion in spring 2016

Construction is ongoing as part of an 18 month construction programme to build a new 143 bedroom hostel on a prominent site opposite Finsbury Park. We have worked closely with the London Borough of Hackney throughout the detailed design stage to develop room sizes and layout, and also to meet the energy standards set in level 4 of the Code for Sustainable Homes and a BREEAM M ‘excellent’ rating. The T shaped building is robust in its overall design and d selection of materials, and utilises facing brick as a main material for all facades. This is modulated by the incorporation of projecting and recessed balconies providing visual interest. The main pitched roof facing onto Finsbury Park is finished in zinc and all windows are gun metal grey colour coated aluminium. Flat roofs on the rear section of the new hostel are finished with green sedum carpet and also incorporate an array of photovoltaic panels. The landscaped areas have all been designed by Anna French Associates.

Montpelier Square SW7 Construction works are set to begin in January 2016 on the renovation and extension of this elegant 5 storey terraced house, located within a beautiful landscaped square in the heart of Knightsbridge. The existing house had fallen into a state of disrepair when acquired by our client and the design proposals will both restore and extend the building with fully renovated modern interiors throughout. The proposal also includes the addition of a double basement equipped with swimming pool and home gym.

Building works are nearing completion on the construction of a new 2 storey mews style three bedroom family dwelling on a plot of land to the rear of an existing 3 storey terraced parade. The new house is designed around a private courtyard garden positioned to catch the afternoon sunlight that forms a hub around which the internal spaces are arranged, creating an inside/ outside connection that both enhances and maximises the space and the light available within the plot.

The scheme proposes the redevelopment of a small, derelict site to provide a new 2 storey contemporary designed ‘Signature’ dwelling. The design maximises the site potential, incorporating a setback first floor allowing views of the sky and natural light to filter into the ground floor area. The sustainable design also incorporates solar panels, high levels of insulation, and a sedum roof.

Works commenced in December 2015 for the complete renovation and extension of this mid-terraced Victorian house in the Muswell Hill Conservation Area. The proposals incorporate a new excavated basement room with a light well discreetly positioned in the front garden, along with an 8 metre long ground floor extension on the rear and side and a new loft extension. Works in the house will also include a blend of contemporary and traditional interior design to provide the owners with a modern, spacious and flexible home to meet all their future needs.

- Alan and Maria continue their passion for running, entering a number of 10KM events across London throughout the year, including the ‘Run Through’ at Battersea Park and the ‘Run to the Beat’ in Wembley. - Alan and Maria gained their PADI scuba diving certificate after completing an intensive course.

MOVES - Congratulations to Justyna and Marjorie, who overcame the stress of moving into their new homes this year and are each now embarking on renovation projects. Let’s hope they know a good architect! - Jon put on his garden designer hat and did some long awaited maintenance. BBQ’s now lined up in 2016!

TRADE FAIRS AND EXHIBITIONS

EDUCATION -Congratulations to Liam, who was nominated by the University of Lincoln for the 3D Reid Student Award for his Masters Project.

- Alan and Maria were invited by the Italian Chamber of Commerce to attend the Marmomacc International Stone Fair in Verona as part of a fact finding mission to meet local stone suppliers. The trip involved numerous 1 to 1 meetings and also some amazing hospitality.

We were shortlisted as a finalist for the second year running in the prestigious SBID international Design Excellence Awards for the Rossana kitchen showroom on Wigmore Street, which was entered in the Retail Category.

The Rossana showroom has also been entered into the kbbawards in the category for ‘Best New Showroom We submitted the Warwick Road project in the annual ‘Don’t Move Improve’ Awards.
