Soundfronts.com OBX Market Report – December 2019 • Hi. Rick Kinne here with Village Realty in Nags Head, North Carolina. This Outer Banks real estate market report is a monthly feature for my soundfronts OBX page and soundfronts.com website, intended to keep you informed of the local real estate market. • Before we get started, I need to preface the report with some stipulations and provide some context. Clearly, sales take place through For Sale By Owner (FSBO’s), Real Estate Agents who are not Realtors and therefore don’t have MLS access, etc. However, I don’t believe that amount is significant.

The Outer Banks market covered by OBAR is a bit unique. It’s a mixed market but it’s primarily a vacation/rental home market. Coverage stretches from lower Currituck County and the Dare County mainland, all along the beaches from Carova through Ocracoke.

For 2019, overall sales were up 8%. I call that a banner year! Residential sales are up 5% over last year. Lots/Land sales are down but steady over the last year Commercial sales are up 57%! Under Contract listings declined from November to 327 but are up 8% from last December! A decline at this time of the year is typical for our market. Overall inventory declined 5% in 2019. Residential inventory is down 7% and Lots/Land are up 1%. Kill Devil Hills and Hatteras Island continue to lead our market in new construction permit value at the end of December There were only 199 active construction permits compared to 259 for last year. Kill Devil Hills and Hatteras Island lead the way with 67 and 38 respectively. Absorption is a direct reflection of inventory for both homes and land. Homes were at 10 months in December while Land dropped to 20 months. Supply still clearly exceeds demand. We remain a strong and stable Buyer’s market with absorption moving in the right direction.

Wrap-up…So, what does it mean to you? • • • •

Vacation rental activity remains at its seasonal low! With land/lot sales and home inventory declining, if you are considering a purchase, it is a good time to consider buying land and building new. We had a banner 2019! It is a good time to buy or sell! Seller’s – Prices for homes have risen in every town and sales were up in all but two!. See the sales by town pages. Inventory remains low. The right time to sell always depends on your circumstances and goals. The current state of our market should not deter you. Nice homes that are priced correctly are still moving quickly. DOM remains low. Will there be another Seller’s market? Who knows and if so, when? Buyer’s – It is still a Buyer’s market. Interest rates have remained low and there is still plenty of inventory (homes to choose from). Homes that are well maintained and priced correctly move quickly with some selling at or above asking price! So, get pre-approved and be ready to make a move!
