Soundfronts.com OBX Market Report – July 2020 • Hi. Rick Kinne here with Village Realty in Nags Head, North Carolina. This Outer Banks real estate market report is a monthly feature for my soundfronts OBX page and soundfronts.com website, intended to keep you informed of the local real estate market. • Before we get started, I need to preface the report with some stipulations and provide some context. Clearly, sales take place through For Sale By Owner (FSBO’s), Real Estate Agents who are not Realtors and therefore don’t have MLS access, etc. However, I don’t believe that amount is significant.

The Outer Banks market covered by OBAR is a bit unique. It’s a mixed market but it’s primarily a vacation/rental home market. Coverage stretches from lower Currituck County and the Dare County mainland, all along the beaches from Carova through Ocracoke.

Overall, our market continues to show unbelievable resilience. One might wonder if people are re-thinking priorities due to COVID 19 pandemic Residential Sales are way up – 90% over last year! In May of 2005 we had record sales of 401 units. July 2020 beat that record with 441 units sold! Appraisers, Inspectors, Surveyors and Attorneys are overwhelmed but has yet to hamper sales. Under Contract listings continued the upward trend and were at 914 for this report as compared to 454 at this time in 2019! Lots/Land sales are up 13% over this time last year and inventory is down 17% driving the median prices up by 17% Residential inventory is down by 42% over last year with the Median home price up by 17% or $368,000. (See individual pages by town). Absorption is a direct reflection of inventory for both homes and land. Homes were at 10 months as of July 1 while Land remained at 23 months. Although this represents an overall strong Buyers Market, it is a market average. Some jurisdictions are now clearly a Sellers market.

Wrap-up…So, what does it mean to you? •

Vacation rental activity remains extremely strong with 100% occupancy! I am told that this will hold true well into the Fall months. I personally believe that people are coming here rather than having to flying. Vacation rental homes can only be shown on their turnover day (Saturday or Sunday). At times it is difficult to get a showing booked. This holds true for facilitating inspections and appraisals. With home inventory declining, if you are considering a purchase, it’s a really good time to consider buying land and building new. Seller’s – Prices for homes remain strong and inventory continues to decline. It is a great time to sell! Nice homes that are priced correctly are going under contract quickly and at a record pace. Multiple offers are becoming common place with some homes selling over asking price. DOM remains fairly low. Some jurisdictions are now a clear Seller’s market. We will continue to watch carefully! Buyer’s – Overall, we are still a Buyer’s market. Interest rates remain low. Nice homes that are priced correctly are moving quickly. So, get pre-approved and be ready to make a move! Inspectors, Appraisers, and Attorneys are running behind which may have an impact on time to close.

Wrap-up…So, what does it mean to you? • • •

Will the restrictions eventually bring the market to a stand still? NO, the market is very hot right now! How long will it take for this situation to impact home prices? Median prices vary by jurisdiction but are up 17% overall. Will we eventually see a spike in foreclosures due to rental homes not having any income? Distressed sales are down 67% over July 2019 and and Distressed property inventory is down by 9%. Behavior is changing (at least for now). We are seeing more people who are buying homes, taking them out of a rental program, and using them as 2nd homes or permanent residences. We‘ll have to watch this to see if it is temporary or if it is a true shift in the market. It is always a good time to plan and strategize if you are interested in buying or selling.
