Clearly, sales take place through For Sale By Owner (FSBO’s), Real Estate Agents who are not Realtors and therefore don’t have MLS access, etc. However, I don’t believe that amount is significant.

The Outer Banks market covered by OBAR is a bit unique. It’s a mixed market but it’s primarily a vacation/rental home market. Coverage stretches from lower Currituck County and the Dare County mainland, all along the beaches from Carova through Ocracoke.

Overall, when comparing Q1 19 to Q1 18, both residential and commercial sales are up. However, lot/land sales are down significantly and under contract listings have been steadily rising since December. Distressed inventory remains steady but with no Dare County foreclosures in March, it is expected to decline. Although YOY residential sales decreased slightly, total sales are up by 4% and listings under contract increased by 9%. Median sales price for homes is up 4% YOY Residential inventory continues to rise and is at its highest since June of 2017 at 1,651 units Lot/land sales are down 33% and inventory has risen to 15% Absorption increased for both homes and lots/land in March. With 12 months supply for homes and 23 months for land, supply still clearly exceeds demand. We remain a strong and stable Buyer’s market.

The town of Duck now leads our market in new construction permit value There are only 33 active construction permits compared to 49 at this time in 2018 with Kill Devil Hills leading the charge at 4. The overall market is beginning to pick up. Now is the time to look at property (before the rental season really kicks off and limits availability for viewings). Seller’s – overall, prices continue to rise. Although inventory is up over 2018 levels, it remains low. The right time to sell always depends on your circumstances and goals. The current state of our market should not deter you. Nice homes that are priced correctly are still moving quickly. DOM continues to trend downward. Will there be another Seller’s market? Who knows and if so, when? Buyer’s – It is still a Buyer’s market. Interest rates have come down again and although inventory is rising, it remains low. Homes that are priced correctly move quickly and some are selling at asking price or slightly above! So, get pre-approved and be ready to make a move!
