7 PROJECTS THAT IMPROVE RESALE VALUE Even if you have no immediate plans for leaving your home, it’s a good idea to approach renovations with resale value in mind. Upgrades that are likely to appeal to future buyers protect your investment while also improving your enjoyment of the home. One key to a successful renovation is figuring out how to personalize the space without making it so customized that it’s not attractive to other potential owners. For example, eliminating a bedroom to create a giant walk-in closet may help achieve your dreams, but losing that bedroom can be a major hit to your home’s value. These renovation ideas - which include both cosmetic touch-ups and more labor-intensive suggestions - can help boost your home’s value.

OPEN SPACE. Older homes were often that needs to be relocated. You’ll likely designed with a boxy, formal layout that is less conducive to most modern families’ needs. Today’s open floor plans offer functionality for everything from keeping an eye on the kids while making dinner to entertaining guests. of home improvement is visible at first glance like a fresh coat of paint; some value-boosting upgrades are more behind the scenes. One example is climate management. If you renovate a space that needs better climate control, or if you add a new room where extending the existing ductwork is impractical, a splitductless HVAC system may be the perfect solution. The ductless design saves HVAC contractors time during installation, therefore saving homeowners money.


UNDERSTATED ELEGANCE. Features like crown molding and other wood accents such as chair rails are elegant upgrades that can elevate a home’s value with a relatively modest investment. An office or dining room is the perfect place to introduce these design elements to add a bit of formality to the space. THE DOS & DON’TS OF DRAIN MAINTENANCE Does one of your drains always seem to clog? Can’t figure out the best way to keep your pipes clear? Four Seasons Plumbing offers the following guidelines for proper drain maintenance. “A lot of our clients are worried about what they can and cannot put down their drains,” says Max Rose, owner of Four Seasons Plumbing. “The truth is—excluding grease, oils and chemicals—a properly designed and installed system will take just about anything you can fit down the drain. If you are experiencing issues with normal use, I recommend having a plumbing professional do an inspection, but in the meantime here are some dos and don’ts you can follow.”

DO USE A DRAIN GUARD.

Whether it’s in the kitchen sink or the bathtub, a drain guard can catch the bigger pieces of debris that tend to cause clogs.

DON’T FLUSH EVERYTHING.

Body waste and toilet paper are the only things that should be flushed. Paper towels, cotton balls and even “flushable” wipes should not be disposed of in the toilet.

DO USE A BACTERIA WASTE ELIMINATOR FOR PREVENTATIVE MAINTENANCE.

Bacteria and enzyme drain additives are safe, effective and great for septic systems.

DON’T POUR GREASE, OIL OR FAT DOWN DRAINS.

It may go down the drain as a liquid, but once it cools off, these fats solidify, causing blockages in pipes. It’s best to wait until the grease or oil has cooled into a solid and then dispose of it in the trash.

DO FLUSH WITH HOT WATER.

Periodically fill the tub and/or kitchen sink about halfway with hot water and pull the plug. This will move the hot water down the plumbing and help clear lingering debris.

DON’T USE COMMERCIAL DRAIN CLEANERS.

Store-bought drain cleaners contain caustic chemicals that can be harmful to both your health and your plumbing. These cleaners may help remedy a clogged or slow-draining sink or tub, but it can erode pipes in the process.

HOW TO CHOOSE THE

BEST DESK AND CHAIR FOR YOUR HOME OFFICE With increases in technology making it easier than ever to work from home and “telecommute”, more and more employees and companies are taking advantage of the practice. There are many benefits of being able to work from home, such as increased flexibility and saving time spent commuting. But for those who work from home, your workspace needs to be designed so that it maximizes not only your productivity, but also your health. When assessing your home workspace, two of the most important points are the furniture items you’ll use daily: a desk and a chair. Whether it’s a standing desk, stool at an elevated workstation, or a classic desk and office chair, there are many options to choose from. Science has shown that sitting all day long can be just as bad for your health as smoking. It contributes to increased blood pressure, obesity and spinal issues as well. But don’t just think, “Well, I’ll just get a standing desk and stand all day. That will prevent all that!” Standing for long periods of time can put pressure on the joints and cause other health problems as well. Adjustable height desks are the best of both worlds. At the push of a button, they can move up to allow you to stand, and then move back down so that you can sit. Or, instead of having an entire desk that moves up and down, you can get a monitor riser that will just lift your computer monitor up. If you go the traditional desk route, make sure to choose a desk that suits your needs. If you’re doing

mostly computer work, be sure the desk offers space or a compartment to hold the CPU underneath and built in wiring holes. If you need lots of space, consider an L-shaped desk.

As for chairs, you want something that is ergonomic, since you’ll presumably be spending lots of time sitting in it. A good office chair should have plenty of lumbar support, meaning the curved chair back should support your lower spine, following the natural curve of your lower back. The right seat will allow you to sit comfortably while also leaving an inch or two between the back of your knees and the seat. The chair’s height should be adjustable so that your feet are flat on the floor. Armrests should be adjusted so your shoulders aren’t hunched, and your arms are parallel to the floor. Finally, your chair should be able to recline a bit. Research has show that reclining in your chair at about 135 degrees may be better for your spine than sitting straight up. Keep these tips in mind when shopping for new home office furniture, and be cognizant that you need to focus on your health as much as you do your productivity.

In today’s market, lots of factors can contribute to an appraisal coming in lower than expected, some of which might include the lack of recent comparable home sales in the area, or using an appraiser from another town or region. Want to know if your home is being appraised properly?

Is Your Bedroom Designed for Sleep? S

ounds like a dumb question, right? However, in reality, the reason you might not be sleeping as well as you should might have a lot to do with what’s going on in your bedroom.

According to the Better Sleep Council (BSC), the nonprofit consumer-education arm of the International Sleep Products Association, getting adequate sleep can positively impact every area of your life, from your productivity on the job, to your eating habits and fitness goals, to your relationships. In fact, a recent survey from the BSC suggests that getting more sleep may be the key ingredient to keeping Americans on track for meeting their 2018 goals—27 percent chose getting more/better sleep as a resolution for the year, and those respondents also reported other health-related goals, such as exercising more (69 percent) and staying fit and healthy (68 percent). Also, Americans surveyed who wanted to prioritize sleep in 2018 planned to do so by getting to bed earlier (65 percent), maintaining a consistent bedtime (62 percent), and having new nighttime routines (53 percent). Almost half of those surveyed said they also plan to upgrade their sleep environment by purchasing a new mattress or other bed-related items.


The BSC offers these other suggestions for improving your sleep habits:

Consider your window treatments. If you’ve committed to getting to bed early, keep your window treatments sheer. Natural light filtering in as the sun rises will help wake your body naturally—the perfect way to start your day. Installing sky lights can also provide wakeful sunlight. However, if you can’t seem to ditch the night-owl habit, room darkening curtains or shades may be necessary to ensure you get the extra hour or two you need in the morning.

Adjust the lights. For each lamp in your bedroom, decide what purpose it will have and choose a light bulb with appropriate wattage. For example, a bright light may be necessary near a mirror or for a standing lamp. For bedside lamps, lower wattages (45 to 50 watts) offer ambient light or gentle light that are best for reading. Lampshades can help dim lights as well. Installing a dimmer switch will allow you to control the brightness of all the lights in your room as you need it. This is especially useful with overhead lights.

Ditch the distractions. Avoid the distraction of social media and emails by setting your phone to automatically go into Do Not Disturb mode during

sleep hours, and leaving your tablet and laptop in another room altogether. While you’re at, do you really need a TV in your bedroom? Opt for a pile of books on your nightstand as reading relaxes the mind and helps induce sleep, while screens keep your brain wired. Spruce up your bedroom décor as well by replacing your TV stand with a nice bookcase or chair and ottoman for reading.

Analyze your bed. Consider whether it’s time for a new mattress. If you’re waking up a lot during the night to shift positions, it could be due to a mattress that’s not supporting you properly. Same for your pillows. Are they too soft, too firm, or just right? Also make sure your sheets, blankets and comforter offer the perfect balance of softness and warmth without making you overheated.

Keep it cool, even in the cooler weather. A comfortable sleeping temperature is between 65 and 67 degrees Fahrenheit, so turn on an air conditioner or lower the thermostat before bed for an optimal sleeping climate. If cracking open a window gets you to that temperature range, all the better, as fresh air makes for even healthier sleep. And when the temperature is cooler at night, it has the added bonus of helping you save money on running the AC.

Make daily sleep appointments. Develop a routine in which you go to bed at the same time and wake up at the same time every day. Sticking to these appointments will help you in all of your other routines and scheduling as well. As you work on perfecting your nighttime sleep routine, remember that it’s not a bad idea to catch a power nap during the day if and when you can.
