H ome improvement projects may not be the first things on your to-do list this fall, but you may want to add a few items to that list (maybe after “book holiday travel” but before “buy new soccer cleats for the kids”) to help prepare your home for the chillier months approaching.

If you’re relatively handy, you can handle many these check-ups yourself; if not, have a trusted home repair pro (ask neighbors for their recommendations) come out and take a look. The process should be quick and easy, and if any repairs are needed, you can start coordinating those ASAP.

CHECK YOUR ROOF

The summer’s sun exposure – plus general wear and tear since the last time you had your roof checked – can cause roof and siding materials to warp, chip and more. Look for any cracks or other damage; it will be much easier to fix these issues now than in the midst of winter if it starts to leak or is otherwise damaged.

SWEEP THE CHIMNEY

If you plan to use the fireplace this fall and winter, make sure the chimney is clean and in good shape. (And make sure no squirrels or other critters have taken up residence inside!) A blockage in the chimney can cause a fire or other hazards and be an inconvenient mess. Get ahead of any smoke- or ash-related issues by giving the whole set-up a good cleaning.

CLEAN THE GUTTERS

Yes, fall will drop a ton of freshly fallen leaves into your gutters no matter what you do, but getting ahead of that can prevent water damage and other high-cost repairs. Take some time (or, better yet, have a handyman come by) to check your home’s gutters for dead leaves and other potential blockages. If there are any, have them cleared them out so water can properly drain.

LOOK AT THE WEATHERPROOFING

Doors and windows should be sealed against the elements with weather stripping and/or caulking. These protective materials keep nasty weather out and the heat in – cracked, chipping or otherwise damaged seals can cause much higher energy bills as you lose heat to the outdoors. Also check that doors and windows are properly attached to their frames, with no gaps or cracks.

EXAMINE YOUR FLOORS

Summer’s heat and moisture (thanks, humidity) can cause signs of wear and tear in floors, especially if you have real hardwood flooring. Scratched, dull or damaged floors can be sanded down and refinished; more substantial damage, such as loose floorboards or deep scratches, may call for replacement boards.

f you’re thinking about selling your home, it’s a good idea to get it into a show state before the for-sale sign is out front.

FIRST IMPRESSIONS

Everyone has heard that you only have one chance to make a first impression, and it’s true. Begin with a deep clean. Outdated light fixtures are forgivable, but a dirt ring where the carpet meets the baseboard isn’t. It makes potential buyers wonder what else was missed. A deep clean includes steaming carpets, dusting walls, cleaning HVAC returns and vents, and polishing light fixtures.

Even refrigerators and ovens should be cleaned and look appealing. For one homeowner, while everything looked neat, one peek inside the oven killed any potential sale. It looked like a war had been waged there, and made a sight that couldn’t be unseen. Avoid that mistake by cleaning everything, everywhere, thoroughly. Make windows and light fixtures sparkle, and touch up paint dings and smudges.

Really motivated to sell? Have the house painted inside in one neutral color. Fresh paint has a smell that registers as clean and fresh to buyers, and helps them envision living there.

REPAIRS

Give your home a head start by hiring an inspector before the sale. This enables you to find problems before a potential buyer does. Plus, having a list of corrections that were made in advance of the sale makes a positive impression that the house is in good shape. Look at areas of use, such as door handles. Ensure that all the doors, including garage doors, are oiled and are squeak-free.

MORE THAN SUPERFICIAL

Think home buyers won’t look in drawers and under the sink? Think again. Go through cabinets and closets, and pare down. Throw out excess, and keep all closets, cabinets and drawers orderly. One rule of thumb is to remove 30 percent of everything you have to create more visual space. This means having closet rods that aren’t packed full and bending in the middle.

Clear off countertops in the kitchen and bathroom, and make as much clear, open space as you can. If decorating isn’t your strong suit, hire a home stager to help you work with what you’ve got before the Realtor sends a photographer to put up photos that will either close or sink the deal.

ADD STYLE

Nothing can sell a house like curb appeal. It’s like a pretty box with a satin bow: visually inviting. Polish up your home’s look so that the sale isn’t lost at the street. Find small ways to update, like fresh mulch in the front yard beds or a pot of welcoming flowers by the door. Create a welcoming entrance at the foyer, and before long you’ll be putting “sold” sign out front.

When you look around your home and then compare it to a design magazine, you may be wondering what exactly is that unique element that makes the rooms on those pages look so appealing.

Homes whose design have character built in seem so naturally attractive, but finding the elements of character isn’t always obvious. Adding some character-building charm to your home can be done easily with some simple projects around the house.

START AT THE ENTRANCE

One of the first areas to build character in your home is where it makes its first impression. Your foyer is a perfect place to add dimension and interest, because the room is small and even small changes will be noticeable.

Give the room top-to-bottom appeal by adding a unique treatment on the ceiling. Start with crown molding to define your foyer, and then fill in the ceiling area with a vibrant color that takes its cue from the entry rug. This is a terrific way to create a room that’s layered in interest from the floor to the ceiling.

GO NATURAL

Natural elements bring a sense of charm to any room. A quick way to add a touch of elegance is to install marble threshold breaks. Often found in pricey hotel rooms, a marble threshold makes a simple statement that’s both natural and stylish. Use these at any transition areas, such as from the bathroom to the bedroom, or where wood changes to tile floors or carpet.

Another easy change is with a wicker or natural lighting fixture. These add all kinds of texture and character – something all designers love – and make fast decorating swaps that are inexpensive to boot. A textured rug in a natural fiber like sisal adds character and dimension.

TRIM, PLEASE

Like molding in the foyer, trim can dress up any room in the house. If you have windows without trim, simple casement molding will instantly spruce them up. The same is true of bland bathroom mirrors.

Look at the many online DIY projects for trimming out bland builder bathroom mirrors. Your bathroom will look much better, and stylish. Simple trim added to flat doors and cabinet doors also adds elegance and interest quickly and inexpensively.

MIX AND MATCH MATERIALS

Lots of new construction today uses salvaged brick because of the character antique bricks add to a project. A simpler way is to use faux brick panels. These can be added to a wall behind a sofa or a bed to give your space a big texture bump while building in loads of character. In the kitchen, add brick panels for a quick backsplash with interest.

Pressed tin is another terrific way to make a character-building statement. These tin tiles are fast and easy to cut, install and can be put on the ceiling, on a backsplash or under chair rail trim for wainscot treatment with texture.

When it comes to painting tools, if it sounds too good to be true, then it usually is. There’s really no substitute for quality painting tools, adequate preparation and careful work.

“One of the easiest things to remember about paint tools is that you get what you pay for,” says Lou Manfredini, a home expert for Ace Hardware. “The biggest mistake I see homeowners make is that they buy cheap tools that don’t give them good results, or they buy cheap paint – then they end up with a poor finished product.”

Here are some of Manfredini’s favorite must-have paint products for a flawless finish.

Wall cleaner: You want to work with a clean surface, since a dirty wall could prevent the paint from adhering or cause the paint to bubble. “I like to use a classic cleaner, Spic and Span, with a little bit of water and a sponge to get any surface dirt off the walls before I paint,” says Manfredini.

Painter’s tape: While purchasing a quality painter’s tape like 3M or FrogTape is important, it’s more about how you apply it. Once it’s on the wall, run a damp rag over the edge to create a seal. Pay attention to the release dates, or when the tape needs to come off by; it varies from 15 to 30 days.

Brushes: A 2 1/2-inch angled brush was made for painting trim and cutting in. Look for quality brands like Wooster, Purdy and Benjamin Moore.

Rollers: A standard 9-inch roller with a synthetic core and 3/8-inch nap is a classic. “Test the core: Take your thumb and index finger and push down on each side on the

end of the roller. You shouldn’t be able to close that opening,” says Manfredini. “Ace and Shur-Line both make quality roller covers. Mini paint roller frames are also convenient for working around small spaces.”

Cloth dropcloths: “Sure, it’s a little more expensive to buy canvas, but if you’re going to take on a painting job, you’ll have these for the rest of your life,” says Manfredini. “Get the 4-foot-wide runner length to use near the walls.”

Paintbrush cleaner: It ensures that painting newbies get their quality brushes completely clean for future use.

Clear plastic bucket: It’s easier to pour paint into these containers than to work from a quart or gallon.

Roller trays: Instead of metal, buy a heavy-duty plastic tray. They’re rigid, but when you go to clean them, the latex paint doesn’t stick and comes right off.

Roller extension pole: An extendable 2-foot roller extension should work in most spaces, but keep the height of your ceiling in mind when shopping for supplies.

Sturdy ladder: A standard 6-foot aluminum or fiberglass ladder that fits your weight specifications (don’t forget that you need to add on approximately how much you’ll be carrying up it) is a good investment piece.

Touch-up tool: For quick paint touch-ups around the house, invest in the Shur-Line Touch Up Painter, available at hardware stores. “If your walls take a lot of abuse, this little gadget holds extra paint for easy touch ups,” says Manfredini.

Be sure to keep up with edging, and trim up any dead limbs or branches from trees and shrubs so the yard looks tidy and attractive.

In your planting beds, add a mix of fall flowers. Even just of few inexpensive and abundant mums planted near the porch entry will perk up the house and the landscape. Give your mailbox some attention with a garland of fall leaves and a pot of mums at the base.

GUTTERS AND FIXTURES

Keep the roof and gutters neat with frequent cleanings. Doing so will make your home look better and also help prevent damage from backed up gutters over the winter. Give your home’s lamppost and light fixtures a wash and polish. Outdoor fixtures that sparkle are always a part of wonderful curb appeal. You may also want to add a decorative element, wrapping a light pole with dried corn and fall florals.

FRONT DOOR/STOOP

More than any other place on your home, your front door conveys a message of welcome. If it needs a paint touchup, grab the paintbrush before the cool temps settle in and while you still have a warm afternoon or two left to get the job done. Add a new doormat and a grouping of fall accents to draw the eyes of passersby. A seasonal wreath on the door will add a nice touch, as will some pumpkins, a lantern with a candle, and urns or a pot with a mix of fall plants.

Create your own fall planters using the landscaping design credo of fill, thrill and spill. Try an urn with some tall fall grasses, a mum or colorful proton or decorative cabbage and a plant like creeping jenny or English ivy to spill out of the container. A punch of green, like the chartreuse potato plant, will bring a spark to your planters and your door.

Add some inexpensive burlap pillows to chairs or porch swing. For the adventurous, carve out pumpkins and fill in with mums and fall plants to create a fun fall grouping.
