5 FACTS ABOUT SELLING A HOME IN THE WINTER

Can’t wait until spring to sell your home? Winter can be a tough time to attract buyers, particularly if you live in a region where there’s going to be ice and snow all around. Your home may not show as well in bad weather; however, it is possible. Here are some winter real estate facts to keep in mind: Everyone Appreciates Mood Create a cozy feel by adding extra pillows or afghans to the sofa and beds, or some plush throw rugs on the floor. Leave the dining room table set for dinner, along with a champagne bucket and a couple of glasses. Add some extra-fluffy towels or robes in the bathrooms. In short, make everything look comfortable and inviting. Bright Light Is Cheery There’s nothing that makes a house cheerier than sunlight. Wash the windows inside and out so they sparkle. Pull up the blinds and throw back the drapes for some warming illumination. In darker corners and niches where the sun won’t reach, place a lamp and keep it on. You could also use spotlighting to illuminate major features of the kitchen, living room or bathroom. Warmth Is Comfort People coming in from the cold will be pleased to find your home is warm and toasty. As a retreat from winter cold, your buyers will have more of a reason to feel comfortable and take their time. You might consider lighting a small fire in the fireplace or wood stove to keep things toasty. Try to keep indoor humidity between 4060 percent to avoid that dry, stuffy feeling.

They need to move, and soon, or they’d be waiting for the balmier temperatures of spring. You may get fewer visitors, but they’ll be serious buyers, not just frivolous house-shoppers. Stage your home well for the season and you may very well sell faster, and for a higher price, than you expected. You always want to keep your home clean and in good repair, but the trick to selling in winter is creating the effect of a warm, sunny retreat from the elements. The New Year is upon us, which means that it’s time again for resolutions you can stick to. Saving money is often one of the most common New Year’s resolutions, and one that can be easier to do (it’s a lot easier to take care of your finances than get on the stair stepper).


And since owning a home is easily one of the biggest expenses the average person will have in their lifetime, saving money around the home is crucial. Even for those who are able to pay off their mortgage, the cost of annual maintenance - plus the little luxuries we tack on - can really add up. In order to save some money this upcoming year on home-related expenditures, consider these steps:

REFINANCE. Interest rates are still fairly low right now, so take a look at your current mortgage and assess if it would be wise to refinance. Cutting even $100 from your monthly mortgage payment will mean huge savings over the life of your loan. Be sure to understand the terms of the refinance, as sometimes the cost to refinance does not outweigh the savings. Consult your accountant or financial adviser as well before refinancing. SHOP YOUR HOMEOWNERS INSURANCE. We often overlook the cost of homeowners insurance because it is escrowed and paid as part of our monthly mortgage payment. However, you could be greatly overpaying for homeowners insurance, which would increase your monthly mortgage payment unnecessarily. While you’re at it, ask your home insurance agent to package in your car, boat, or other insurance policies to get additional discounts, typically up to 20%.

REDUCE ENERGY WASTE. Take a look at your monthly energy bills to see how much energy you are really using each month. Make efforts to reduce energy usage in the winter cold and summer heat by properly sealing windows and doors that could be susceptible to drafts. Set your thermostat a few degrees cooler during the day when no one is home to save on unnecessary heating and cooling. Another way to reduce energy waste is by completely switching to LED lighting. LED light bulbs might cost a little bit more in the beginning, but in the long run, they save more money than incandescent bulbs. In-

candescent bulbs aren’t efficient: only about 10% to 15% of the electricity that they consume results in light. The rest is turned into heat, but not enough heat to add warmth to your house, so it’s a waste. Making the switch will also help you fulfil a resolution to be better to the environment!

SKIM DOWN YOUR CABLE, PHONE AND INTERNET. Oftentimes, when homeowners set up their television, Internet and home phone service they get talked into a bigger package than they need. Do you really need the fastest Internet speed? How many of those 245 television channels do you actually watch? See if you can save yourself a few hundred dollars a year by downgrading your service package. A lot of service providers can help you save money by bundling services. At the very least, it’s worth it to give them a call and ask if there are any adjustments that can be made to your bill, since you’re a valued customer. It sometimes works!

GET SMART AT THE GROCERY STORE. We often think of our food costs as a necessity--therefore, we justify the expense. However, a little bit of frugality can go a long way when you’re working the aisles at your local market. Get in the habit of clipping coupons and checking the sale papers to make some smart food shopping choices. By following these tips and consciously spending wisely, you will be able to sock away more money, which can come in handy, especially if you’re looking to move into a new home!

Experiencing a sense of passion in your everyday can feel unachievable during an isolation. However, a key to motivating yourself in any aspect of life is to do something that brings you joy. This may be the perfect time to start small projects in the creative arts, or maybe look at things around your space that you can start to do that you have maybe always wanted to attempt and never had the time to do. During the first isolation I found myself in an organizing frenzy, that had a great outcome of an organized home, and created a sense of purpose and excitement for me in the process.

5. Get a Journal

The first step is to get yourself a book/journal that is yours and private where you can start to document your life experiences with the intention to learn about yourself. By documenting your life and the experiences you have can help you when you come into future challenges. Your journal is research into you and who you are, and you can go back and remind yourself by reading through your documented journeys how you once reacted. With the intention to learn about yourself and to grow and evolve these documented experiences can provide you with the insight you need to overcome challenges in your life.

With that information about your past, you can decide how to respond differently then you use to, if you are seeking to have different experiences that is. Here are some tips for when your begin to journal your life experiences. Start on a positive note. Ask yourself: 1. What are 3 things I am grateful for today? 2. What are 3 wins I had today? 3. What 3 things or experiences do I want to have. An attitude of gratitude really does make us focus on positive feelings, it also creates a sense of peace with what is. And gratitude helps us start to look at life differently and through the lenses of humility when we practice this act. When we can list our wins every day, we focus on giving ourselves acknowledgement. Our wins can be going for a walk, feeling good, making a great dinner, kids taking a nap, getting some alone time, getting to leave the house; they can be big or small, mostly they are wins to you, and they should feel good, and you should make note of them. Being able to identify what it is you want is sometimes the most challenging act we can perform. It is getting out of first gear, and one of the most important things you can do to start to discover yourself. Knowing what you want is important, because it allows you to create experiences that are aligned with what you are seeking, and you have to be able to define what it is you want in order to experience it. At the end of the day, these are challenging times, and taking care of your well-being by finding ways to discover yourself is important to helping you rise above these circumstances and be in place where you can navigate today and tomorrow with a sense of who you are.
