21st century library wins Project of the Year North East Every year, the RICS Awards, North East attract a significant number of quality entries and this year was no different. Selecting this year’s shortlist of over 35 projects was a challenge as the talent, vision and exceptional skills of the professionals behind them was nothing short of remarkable. A big thank you also to all our sponsors who made the ceremony such a wonderful occasion. It goes without saying that our judging panel found deciding upon the eight category winners particularly tough, not to mention who would take home the accolade of Project of the Year 2017, North East. This highly-esteemed accolade is awarded to the project on the shortlist which demonstrates outstanding best practice, exemplary commitment to sustainability and significant benefit to its local communities. I’m delighted that this year’s Project of the Year, North East title went to The Word in South Shields, which also won the Community Benefit, Design through Innovation and the Tourism & Leisure awards.
The Word is a truly inspiring 21st century library with exemplary facilities including a ‘StoryWorld’ room designed to bring stories to life through images projected on the walls to an accompanying soundtrack. Part of the £100m South Shields regeneration masterplan – The Word has allowed South Tyneside Council to create a varied calendar of exhibitions, workshops and events with national appeal, encouraging new visitors to the town and boosting the local economy. The talent of our region’s professionals is amazing and I would like to thank all those behind the RICS Awards, North East’s shortlisted projects who took the time to enter and showcase their stunning work. The work, expertise and professionalism of chartered surveyors ensures the best projects and value for end users and communities. All category winners will go on to compete against other regional winners at the RICS Awards Grand Final on Thursday 2 November 2017 in London, for the chance to be crowned the overall UK winner in their respective category. I wish them all the very best in representing the North East and showing the world just what RICS professionals within our region can accomplish. Winners overview A record number of guests attended the RICS Awards 2017, North East for what was a truly inspiring evening. The awards continue to attract pioneering projects from all over the region and this year was no exception. This is a testament to local property professionals who continue to utilise their talent, providing stunning built projects that set the North East apart from others regions.

The project involved the conversion of Walwick Hall, a Grade II listed building, from a private dwelling into a boutique country hotel with new build swimming pool. The site is located in Northumberland along Hadrians Wall, within a World Heritage site, surrounded by a scheduled monument and neighbouring a National Park. This presented various challenges for the project team. Prior to its restoration Walwick Hall was in a very poor condition suffering from damp and had been empty for a number of years.

The judges said This well-crafted restoration of Walwick Hall Hotel, a derelict country house has taken a contextually sensitive rather than outright commercial approach, resulting in an impressive, high quality result, with minimal intervention to the original room layouts and an innovative approach to en-suite bathroom ‘pods’ within each bedroom. Tasteful interior design lifts the entire hall and this attention to detail continues into the external areas, which are impressive without feeling ostentatious. A new spa sits well and compliments the experience of this deserving winner in a highly contested category.

The Feethams development has transformed the site of the former Darlington Bus depot into a modern and relevant Leisure destination in the heart of Darlington. In response to Darlington Borough Council’s regeneration brief the 1.75 acre site has been redeveloped to provide a leisure scheme anchored by a 9 screen ‘Vue’ cinema along a hotel, parking, and 6 restaurant and retail outlets. The site which had been vacant since the demolition of the Darlington Bus depot in 2009 now provides new jobs for 330 people as well as being a successful Leisure venue in the commercial heart of Darlington.

The judges said Urban & Civic have transformed a contaminated gateway site bringing in much needed national leisure operators with a 9 screen Vue Cinema and Premier Inn. Designed by Darlington based Niven Architects the scheme sits comfortably into the location with the robust ‘railway arch’ design of the development plinth together with active frontages to the full perimeter and a new public open space. The scheme is very popular with Darlington residents and will ensure further regeneration of the town centre.

The judges said Freeman’s Reach is an office led development which has sensitively managed environmental constraints and proximity to a UNESCO World Heritage Site. The architectural master plan protects views to the cathedral with considerate management of massing. The judges were impressed with the use of hydro-electric power providing up to 75% of the development’s energy requirements. Freeman’s Reach provides a catalyst for development of adjacent sites and will form part of a circular pedestrian and cycle route around the city.

This riverside development of 635 homes on former industrial land, set alongside the historic Dunston Staiths, was finally completed in 2016. Eleven years earlier its first phase became a national design precedent for its innovative use of homezones, communal landscaped courtyards and timber street furniture. The scheme encourages community values whilst being contemporary and distinctive in design. The masterplan was designed by architects IDPartnership, alongside Hemingway Design and landscape architects Glen Kemp, for developer Wimpey Homes (now Taylor Wimpey).

The judges said The Staiths has been completed after a ten year build programme that spanned the world’s worst economic recession. Throughout its ten year development programme delivering 635 new homes, it has retained the design values of the original concept. Within this period, it has served as a regional and national design exemplar. Most importantly it continues to delight and captivate its many residents. The Staiths has become a catalyst for regeneration within Teams and Gateshead as a whole. Incidentally, the Cafe and Bakehouse serves as a fab “heart” of this new, vibrant community. 23

Since opening in October last year, The Word has allowed South Tyneside Council to create a varied calendar of exhibitions, workshops and events with national appeal, encouraging new visitors to the town and boosting the local economy. It has since become home to a wide range of community groups, including the Cuckoo Young Writers group, a local history group and a wide range of arts societies. Amongst its remarkable facilities is a ‘StoryWorld’ room designed to bring stories to life through images projected on the walls to an accompanying soundtrack.

The judges said Perched overlooking the river Tyne is ‘The Word’, the inviting curves drawing you in to enquire what is inside. Once inside the space opens up to reveal an exquisite atria which leads you up through the building, spinning you out to the edges. The building is filled with fun, engaging and relaxing activities enjoyed by visitors from all around the world.
Testimonial of Past Winners The Curve, Middlesbrough RICS Awards 2016, North East Winner – Design through Innovation category Teesside University’s £21m teaching and learning building, The Curve, forms an iconic central focus to the Campus Heart, recognised as one of the country’s best university environments. With its gold coloured panelling alongside the striking architecture and design, it is a landmark development. The five-storey 1,476m2 teaching building with Excellent BREEAM rating provides a lecture theatre as well as flexible and innovative learning spaces. It also has executive office accommodation for the University Executive Team. As part of a recent £270m investment on campus, The Curve is a benchmark for Teesside’s future aspirations.

Project of the Year Winner The Word, South Shields FaulknerBrowns Architects Surveyor: Rex Procter & Partners Owner/client: South Tyneside Council Developer/Contractor: Muse Developments Architect:
The Word is the first phase and catalyst for the urban renewal of South Shields town centre. An increase in town centre footfall has helped to promote outside investment and in particular the regeneration of the riverside at South Shields. In its first two months, The Word has attracted over 88,000 visitors, many from outside of the region. Over 50,000 people have visited the centre’s opening exhibition which celebrates the works of Sir Ridley Scott. Almost 10,000 books have been loaned and library memberships have increased by nearly 400% compared to the same period in the

town’s previous library facility. Significantly, the number of teenage library users has increased by 750%, a reflection of the widespread appeal of the new facilities. The Word occupies a strategic gateway location between South Shields ferry terminal and the town centre presenting an opportunity to re-establish a sense of place in the cultural heart of the town. The building’s appearance is inspired by the fanning out of the pages of a book and the material selection celebrates the sites distinctive industrial heritage which includes salt and coal mining; glass making; and ship building. The clay terracotta has been selected to respond to the rich stone hues of The Old Town Hall and St Hilda’s Church creating an architectural expression which, whilst uncompromisingly modern, blends with its sensitive context.
The design and implementation of The Word was developed through a comprehensive schedule of consultations with community groups and local stakeholders. One of the benefits of a rigorous approach to community engagement is a design that responses directly to the community it serves. The reaction from the local public has been overwhelming – from comments and observations it is clear that The Word is a community asset for which they take great pride. The Word is part of a wider cultural offer within South Shields and as a result has developed a close working relationship with related organisations. Actors from the neighbouring Customs House have regularly been seen performing at The Word. Since the Word has opened, plans have
also been revealed for a new £200million development on brownfield land 400m to the south of The Word to create a highquality office accommodation, residential and mixed-use development. These plans outline the confidence that Muse, South Tyneside Council and its development partners have in the ability of The Word to help reverse the fortunes of South Shields. The Word is a library for the 21st century, celebrating the dynamic relationship between people, books, traditional media and interactive technologies, in a truly inspiring environment. The building’s character is defined by a delicate balance between building physics and artistic expression. This approach ensures a building with ‘wow’ factor and a solution which is adaptable and environmentally responsible.
The judges said The Word is an exemplar of thoughtful, elegant and functionally effective design. From the very beginning the design team have embraced community consultation and the benefits are evident. The design, specification and purpose have met to create a world class facility which is enjoyed by people of all ages from throughout the local community and all over the World. It is a truly exceptional blend of form, structure and function that is already proving to be a catalyst for further investment and regeneration. The Word is a gem. 27
