Simplifying Home Loans Edited by Rick Rider in an Interview with Doug Brown When a prospective homeowner approaches the lender and they begin the process of filling out the mortgage loan application, it’s a very good idea to know what types of mortgages are available, and the advantages and disadvantages for each of them. The following are some basic types of loans available Construction Loans~ There are two main types of home and are common in our area. They are not the construction loans: only loans available, just the more common, and seemingly sensible. Let’s see if we can simplify them... One Time Close. Conventional~ A “conventional” (conforming) mortgage is a loan that conforms to established guidelines for the size of the loan and your financial situation. Conventional mortgages often feature lower interest rates than jumbo loans. Monthly payments on a conventional fixed-rate mortgage remain the same for the life of the loan, making it an attractive option for borrowers who plan to stay in their home for several years. The alternative to the fixed-rate mortgage is the adjustable-rate mortgage (ARM), which features lower monthly payments during the first few years. While many prefer the security of a fixed-rate loan, an ARM may be a better option - especially if you know you’ll be moving within the next several years.
With these loans, the lender advances the money to pay for construction. After the home is built, the same lender rolls the loan balance into a standard mortgage. This is by far the more popular option.
FHA~ An FHA loan, which might be considered the original first-time homebuyers program, began in 1934. An FHA loan provides mortgage insurance on loans that are created by approved lenders throughout the United States and the territories owned by the United States. Whether for multifamily, single family or manufactured homes, the FHA aids in the issuance of mortgages and is the world’s largest insurer or mortgages and has a number of different programs.
Because this type of loan doesn’t allow you to lock a maximum mortgage rate in advance, you risk a rise in interest rates. Another disadvantage is that your circumstances could change during construction, making it impossible to qualify for a permanent loan. And you pay for two closings -once, on the construction loan, and later, on the mortgage.
Two Times Close. With these loans, it’s often the lender that advances money to build the house. When construction is finished, you get a mortgage to pay off the construction debt. With a construction to-permanent loan, during construction, you pay only interest on the outstanding loan balance. It converts into a mortgage after the home is built.
Reverse Mortgages~ For homeowners 62 and above, a reverse mortgage enables them to convert a portion of the equity in their homes into tax-free income without selling the home, taking a new monthly mortgage payment, or giving up their title. The reverse mortgage is named such because the stream of payments is “reversed.” Instead of making monthly payments to the lender, the lender makes the payment to the homeowner. More discussion is required on reverse mortgages, as I feel the program has many misperceptions, and I will discuss them further in coming editions.
VA~ The VA Loan is a mortgage loan issued by approved lenders like CP Financial Services, locally, and guaranteed by the federal government. Since its inception, the VA Loan program has helped place more than 20 million veterans and their families into an affordable home financing situation through its distinct advantages and benefits over traditional mortgages. VA loans require no down payment or private mortgage insurance. They feature competitive rates and terms and allow qualified borrowers to Which loan is best for you? Here is my advice, after having been caught up in the USDA Loans~ In 1991 the U.S. Department of Agriculture mortgage crisis of last decade, and enduring the last great (USDA) started offering rural development loans to encourage recession like a lot of us probably did. Summertime in Calaveras County.
