Clean-up Day Report May / June 2014 | Riva Reader

From the Editor
So this isn’t the largest edition I’ve done, but we sure crammed a lot of information into it. Be sure to check out the articles about Volunteerism in Riva Chase, which goes hand in hand with the article on Clean-up Day. That was another successful event and the picnic was fun as usual with great weather. Roz Birkelo
The FHMD report is extremely informative and gives you an idea of how your tax dollars are working for you. You’ll also find an article on Who to call, FHMD or the HOA? I intend to keep the chart that accompanies the article in every edition from this point forward for future reference. Speaking of calling, please be sure to read the article on our new neighborhood directory. I hope to get this done in the next couple of months and send an electronic copy out to everyone, as well as keep it current and available for download on the secure portion of our HOA website. If you don’t know how to login to the portal of www.rivachase.com, please see the last page of this newsletter for contact information pertaining to our website. Finally, we have a couple of new businesses “up the hill” that are worth checking out. The new coffee house Full Steam Ahead, is one of my favorites. They have more than just coffee and it’s a great place to meet and chat. And there’s a new Skin Care & Boutique a little further up the hill by Hideaway that’s also worth peaking inside. Be sure to read each of their articles for more information and opportunities to save some money!
Roz is on the FHMD. She has a Bachelor in Arts and Art Education with an emphasis on Graphic Design. She is currently working as a Engineering Technologist for Samuel Gary & Associates, Inc. in downtown Denver.

President’s Message by Joy Lawrance
Well, it looks like another year with your current board of directors! Thanks to all who came to the Annual Meeting on June 25 – and we hope to see more of you at our meetings coming up. Of course, if you can’t make it to a regular board meeting, you can always write to the HOA email address (rivahoaboard@gmail.com) to have a topic put on the agenda for discussion. We welcome input from homeowners and take your suggestions and questions seriously.
Joy Lawrance President, Riva Chase HOA
I was reminded the other day about a summer event that we used to do – and perhaps it would be fun to start again…..the FRIDAY AFTERNOON CLUB!! (FAC) This is nothing but a casual meeting at the Gazebo on Friday afternoons, around 5-ish. No special invites, no agenda. Just come, bring your own beverage, and a snack to share. Doesn’t matter if there are just a few folks, or a passel….it’s always great conversation and plenty of laughs. Plus, it’s a good way to get to know neighbors a little better. Don’t forget to mark your calendar for the Annual Chili Cook-Off on Sept. 27. Get your best chili to the Gazebo that day to be judged by our volunteer fire fighters. CASH PRIZES are awarded!!! We also focus this event on raising some funds for our volunteer fire fighters who give selflessly of their time and efforts to make sure we are safe. See you there! Joy Lawrance

Volunteerism in Riva Chase
by Ted Laves
On five Saturday mornings this spring, a group of 15 local residents led by Dick Shaw came out to thin trees on Forest Hills Metro District property along Eastwood Drive and around the water tank at the end of Whispering Woods. This is the continuation of a multiyear effort. Following the guidelines of forestry consultant, Bjorn Dahl, the volunteers removed overgrown thickets of saplings, limbed up tree branches and thinned out competitors to the dominant and co-dominant trees. Rather than wait for clean-up day, the District funded local tree services to regularly chip and remove the cuttings. These volunteer efforts will benefit all Riva Chase residents for years to come. Removing overgrowth near the water tank protects our water supply and helps insure that there will be water available for fire fighting. And thinning trees along Eastwood helps protect evacuation and fire fighter access during a forest fire. Eastwood After Trimming
Most importantly it is wonderful to see so many residents take time out from their busy lives to improve Riva Chase. This volunteerism builds community spirit and is what makes Riva Chase such a special place to live. On behalf of the Riva Reader, I would like to thank: Roy Aune, Barry Brisben, Joe Carpenter, Dave Castanon, Betsy Christensen, Dana Christensen, Pat Davidson, Adam Goldman, John Hillyard, Marty Hudson, Billy Johnson, Ted Laves, Winston Nutt, Jeff Polino, Cheryl Shaw, Dick Shaw, and Walker Shaw for your commitment to our safety.

Who to call? HOA vs FHMD by Roz Birkelo I’ve been living in Riva Chase for three years now and have had the pleasure of getting to know many of my neighbors all over the area.
The ACC, which legally falls under the HOA, is a committee who addresses our neighborhood covenant rules and permissions. When needed, disputes causing litigation is funded by the HOA (our HOA dues) for such enforcement. Dues can be increased to cover such litigation if necessary.
Having been involved with the HOA, and now as a director for the FHMD, I find that no matter how it’s phrased, there is still a great deal of confusion regarding our HOA and the FHMD. I am going to attempt to explain it from my perspective including the below partial point of contact list (subject to change). I will keep this list in the RR from this edition on as a reference for you all.
Our taxes cover roads, water, sewer, snow plowing, signage, ditches, trails, ponds, play areas, landscaping, drainage, and anything else the FHMD decides is essential to the community as a whole. The directors (who are all residents in Riva Chase) are elected and meet monthly to discuss the plethora of issues that need to be addressed and voted on in order to keep our community running, safe, profitable and beautiful.
The first thing you need to know is that anything that does not land within your property line, but does fall within the Riva Chase development is maintained and owned by FHMD. This is who we pay our taxes to, and because we are a gated community, the FHMD manages the maintenance of our roads, water, sewer, ditches, signs, trails, open spaces, ponds & play areas—everything that is not owned by you.
What we need to remember is the HOA and the FHMD are on the same team. We are your neighbors. We have the same concerns that you do. We all want a safe neighborhood, an active community, and a beautiful place to live. In fact, we appreciate our community so much, we all volunteer to help maintain it. So when you do have concerns, please keep in mind we are not trying to work against you; we are trying to make the best decisions for the entire community.
The HOA, whom we pay minimum annual dues to covers expenses related to clean-up day and other community events such as the chili cookoff, picnics, holiday party, garage sale, etc. The HOA is not responsible for anything relating to the operations of Riva Chase.

Forest Hills Metropolitan District Report by Ted Laves
this new pipe to be used for other purposes such as supplementing Riva Chase’s water resources during drought conditions.
Genesee Pipe Line
Riva Chase water tank holds 225,000 gallons – enough by design to fight one large house fire but clearly not enough water to fight a forest fire or a multi-house blaze. To protect our community, the District will soon break ground on a new pipe that will let us access Genesee’s 40+ million gallon reservoir in the case of a fire emergency. Valves that can only be opened by fire fighters will separate Genesee’s and our water systems. When open, the pipeline will feed the District’s fire hydrants located throughout our community. The new pipe will run from Riva Chase’s boundary with Genesee to the west of Mt. Rose Way and it will then cross under Mt. Rose after which it will continue along the shoulder of Mt. Rose down to the water main located under Eastwood Drive. The pipe will be buried seven feet underground and will not be visible after revegetation. The locked shut off valves will be located on the boundary between our two communities. Construction should begin in July and continue for several weeks. The cost of the new pipeline is $70,000. Existing water rights and Colorado Department of Public Health and Environment permits will not allow

Low Pond Levels You may have wondered about low water levels in our ponds. Our ponds are primarily filled by a system that pumps water from Mt. Vernon Creek that runs along the south side of Genesee Ridge Road. Last October’s violent storms destroyed the intake in the Creek and repairs had to wait until after the snow cleared in mid May. The creek had to be dredged out and a new intake system installed. The new system is almost done and District staff will then start refilling our ponds as quickly as possible.
Trail Refurbishment The District is gathering bids for trail refurbishment later this summer.
Swimming, Boating, Wading and Fishing in the Ponds Forest Hills Metro has long had a policy forbidding swimming, boating and wading in the community’s ponds. The water may contain giardia, other parasites and bacteria because wild animals also visit our ponds.
Catch and release fishing is allowed with a current District fishing permit. Contact the District offices for a permit (303-526-4266).
New Home Construction Two property owners have contacted the District about building new homes in Riva Chase. The Cloudts, who purchased the lot at 1051 Sleepy Hollow have already broken ground and a developer has indicated he intends to build on the lot at the corner of Nakota and Forest Hills Drive.

Editorial: Wildfire reports sound a call to action A Colorado Community Media editorial
further evidence of a “new normal.”
With the recent rain and hail that pounded much of the Front Range, bringing flooding to some areas, wildfires may not seem like an imminent threat. But trends tell us otherwise.
Given the bigger picture, it’s difficult for us to find solace in the mid-May prediction by state experts of a “normal” 2014 wildfire season. Even a pre-2012 “normal” means an average year in Colorado would see thousands of fires, with 30 of them being large, destructive blazes. But if 2012 - when 260,000 acres in the state were scorched, more than 600 structures destroyed and six people killed - is a sign of things to come, that’s truly alarming.
It’s not a matter of if, but when. Earlier this spring, the Colorado Division of Fire Prevention and Control released some chilling information in a special report to the governor and General Assembly. The report focused on strategies to enhance the state’s aerial firefighting capabilities. In making its case for that, the report stated that since the 1990s, “the number, intensity, and complexity of wildfires in Colorado have been growing exponentially, and experts predict that it will continue to worsen.” The length of the wildfire season is growing, too, the report said. “In general, Colorado sees short periods of increased fire occurrence throughout the year with just a few of the fires reaching a significant size or complexity. However, the drought conditions and fire activity experienced throughout 2012 - one of the worst wildfire seasons in state history may be representative of a new normal. Experts warn that drought and the other causal factors could result in repeats of 2012 with widespread fire activity and extended, year-long wildfire seasons.” In recent months, several reports have blamed wildfire trends like this across the West on global warming, perhaps 10
Riva Reader | May / June 2014
To their credit, state legislators and Gov. John Hickenlooper took action this past session. On May 12, Hickenlooper signed into law a bill creating the state’s first aerial firefighting fleet. The legislation, which comes with a $21 million price tag, creates a fleet of four planes - two leased and two owned by the state - and four leased helicopters and designates money for a center to study high-tech firefighting tactics. The primary goal, as outlined in the division of fire prevention’s report, is to keep fires small. If the fleet can help cut down on an average year’s $42 million in fire-suppressionexpenses, while saving lives, acres and property, it will be money well spent. One thing is for certain when it comes to wildfires in Colorado: Inaction is not an option. With the ominous reports that have surfaced, lawmakers here and in other Western states would be wise to read and react for years to come.

annual Pancake Fundraiser Breakfast If you haven’t ever been to the Foothills Fire Department Pancake Breakfast, you’re missing out! The food is always wonderful, the people always happy, and there are fire truck rides, auction items to bid on, and the best tasting pancakes and sausage you can sink your teeth into! The annual Pancake Breakfast is always held on the first Sunday of June. The auxiliary coordinates and runs the breakfast with assistance from the firefighters and various community members. If you would like to volunteer to help or to donate auction items for next year’s Annual Pancake Breakfast, please contact Chief Zoril at (303) 526-0707 or zoril@comcast.net Each year the auxiliary donates proceeds to the department members or the general fund for necessary equipment, personal gear, or other items deemed appropriate by auxiliary leadership. Clean-up Day XVI Saturday, June 7, 2014 by Winston Nutt Perfect cleanup weather (cloudy and 51 degrees) greeted an early gathering of 26 enthusiastic residents, which grew, to 35 to 40 strong as the morning progressed. The day’s game plan included a mobile chipper and truck, a larger chipper and truck by the 30 yard rolloff container, and 3 trailers for hauling slash. Safety instructions included: everyone being encouraged to wear safety glasses and ear protection around the chipper, and being aware of whipping branches as they’re pulled into the chipper. Chipper preservation instructions included: no finished lumber (nails); no roots (rocks), no ground sweepings (rocks). Ron Kordof and Gary Sohrweid pulled rental trailers, and Dick Shaw volunteered and pulled his own trailer. In retrospect, there was a proper balance between assets and cost. Slash pickup was completed and chipped by 11:30 which allowed the chippers to return to Schulhoff by noon and avoid overage charges. The smaller truck was full, larger truck was 70% full and rolloff filled above the gunnels, a total of approximately 52 cu. yds. This was the first time in memory that we finished on-time, instead of 30 to 60 minutes late. And, unlike some previous years (especially 2013), all the slash was picked up and nothing left over for the following week, due to FHMD completing their slash pickup prior to the HOA cleanup. We were also able to accommodate some last-minute owners’ requests, by removing 5 or 6 very dead and unsightly trees from the picnic area Saturday morning. Every year, repeat every year, when the slash pile is estimated on the Thursday and Friday prior to cleanup, this amount “mysteriously” expands on Saturday. Cleanup organizers are delighted that homeowners are taking fire
mitigation and community beautification seriously; that’s the purpose of cleanup. But, I always wonder where the extra slash is hidden or is it all produced on Saturday morning? Meanwhile, at the OK Corral, err . . . . . the guard house; Leslie Mack was leading the Guard House gang in their annual guard house beautification: weeding, installing “rubber” mulch which is more durable and looks better than regular mulch and planting a few plants. Experience has mitigated toward fewer plants, since they don’t last. The result was a spruced up and good-looking entrance to our community. Picnic: Arguably the most demanding part of cleanup day is estimating and preparing for the picnic: selection and purchase of food, and beverages, shopping for plates, knives, forks, napkins, etc., finding and collecting tables and coolers, setting them up and then taking then down and returning them. Thanks to Betsy Christensen and John Carpenter who organized and put together a marvelous picnic again this year. Clouds, cooler temperature and the threat of rain led to a picnic turnout of approx 60, somewhat smaller than usual, but all enjoyed a delicious fare of sliced beef barbecue, turkey, pulled pork, baked beans, coleslaw, rolls. macaroni and cheese, sweet potato casserole, condiments, watermelon, cookies, and a wide assortment of beverages. Capturing all the day’s activities from behind the lens was Roz Birkelo. Thanks, Roz.

A guide to the best hikes of the summer Take a hike. No, really. Colorado is known for a lot of different things and one of those is it has some of the best hiking trails in the country. Right in our own backyards — literally for some — are some of the best hiking opportunities that are just a handful of minutes from the heart of Denver. It wasn’t easy, and we are definitely tired, but we trekked through a handful of trails and compiled a list of just some hiking adventures that you and your family can enjoy on a perfect summer day. Hiking is the triple-threat; it works out your body, you can do it with friend and family, and it is totally free (minus a couple bucks in gas). If you do it safe, and you do need to always be safe and prepared before your hike, it can be fun and very rewarding once you reach your destination. But before we give you our list of local trails here is your day hiking checklist: -Map and/or compass -Sunscreen -Proper attire; vest, jacket, gloves, pants and a hat -Water AND at least one day worth of food -Matches/lighter, as well as a flashlight 14
Riva Reader | May / June 2014
-Pocket knife -First aid kit -Cell phone for emergency -And let a friend or family member know your hiking destination/plans And now that you are prepared for your hike we have prepared a list of trails that are NOT two hour drives, but instead a list of local hiking trails that are mere 20 minutes away in some cases. Here is our list: Called a “14er training ground” by many, Mount Falcon is an awesome day hiking destination and it is just minutes from downtown Morrison. The area features several trails that can be tied together creating a 3.7 mile journey that features a lookout point that gives you arguably the best view of Denver and Red Rocks that can be found anywhere. Very family friendly and if you pack a lunch there are perfect rest stops to stop and relax. Speaking of Red Rocks, everyone has been to a concert at the historic venue but few people think of the park when considering their hiking options. Red Rocks is the perfect day hiking destination for locals to bring their out-of-town guests to impress them as you follow Trading Post Trail around the park and around 10 enormous Red Rock formations. You can complete the trail in just over one hour — and maybe stick
around to see Big Head Todd & the Monsters. A lesser-known hiking option, Mount Galbraith, is located just a quick drive up Golden Gate Canyon. Cedar Gulch Trail and Nightbird Gulch Trail are the two trailheads that make up The Mount Galbraith Loop. About four miles in length, your trip will feature ridiculous views of Denver and Golden. The elevation change makes this one a little more challenging but it’s still family friendly. This Evergreen destination is popular for all the right reasons. Evergreen has a charm all its own, but Maxwell Falls offered a variety of different terrain, as well as a one mile, three mile and four mile hiking option. But all roads lead to a beautiful cascading waterfall which is well worth even the four mile journey. Bring family and friends, and maybe your fishing pole too.
This Boulder locale is an underrated day hiking experience. Take Chatauqua Trail which will lead you to three different Flatiron trails which will all provide you with views of Flatirons that Ansel Adams would be jealous of. The park is super-family friendly but that also means it could be crowded during the weekend. Boulder has many hiking options but give Chatauqua a chance. For those headed east instead of west but still want a day hiking experience Castlewood Canyon is an ideal fit. You can make your like as long or as short as you choose depending on what side of the park you park on, but the reward is a magnificent waterfall that is just outside the metro area. The next closest Denver waterfall is at Casa Bonita, so plan accordingly and bring your camera too.

Calling all Realtors! Looking for a new contact that will provide me local information that I can print in the Riva Reader! As some of you know, Debbie and Jerry Ballard have moved to Castlerock. After they gave it careful consideration, it saddens me to say that they have decided to pass the baton on to someone else and will no longer be providing me this information so I am looking for a new contact. I want to thank them for all their support the last year I’ve been editor of the Riva Reader. Please send me an email at your earliest convenience if you are willing to provide me market information, or any kind of article you think is valuable to Riva Chase readers, so that I can continue to provide our neighborhood updated Real Estate information throughout the year. You can send me an emal directly to rivareader@gmail.com This is a first come, first serve opportunity and I’d love to have a contact before the next edition, that will come out in September. The ACC is the committee within the HOA delegated to enforce the Covenants. Homeowners are responsible for reading and complying with the standards of the Covenants to prevent violations that may affect property values and the ambiance of the community. Copies of the By-Laws, Covenants and ACC Rules and Regulations can be found on the Riva Chase Website. Reminders from the ACC: landscaping, exterior home improvements (changes and/or additions), playground equipment, dog runs, etc. must be approved by the ACC. Garbage cans, wood piles, boats, campers, trailers and non-operating vehicles must be kept screened from the view of neighbors and the street. Construction or planting used to conceal the above must be approved by the ACC. PODs, dumpsters, placement of antennas
and solar paneling must also be approved.
Be a good neighbor Do not put garbage in front of your home before Wednesday morning. With the winds and wild animals that we have in the area, garbage put out earlier than pick-up day can be a problem. Garbage containers should be covered and bags should be tightly tied. Adopt a place in Riva Chase by Dale & Cheri Kinzler
Spring has sprung in Riva Chase, and it’s time to spruce up our beautiful neighborhood. Your “adoptees” have been anxiously awaiting your attention. Please take a trash bag with you on your daily walk and pick up any trash that remains from our winter months. If any of you need a reminder about what street you have adopted or if you would like to sign up for a particular street or area, please let me know. Happy Spring!!!! Cheri Kinzler 948 Eastwood Drive (303) 526-2700
HOW TO SIGN UP
1. Sign up for at least one place; you may sign up for more than one. 2. Several families can sign up for the same place.
DUTIES
1. Trash pickup 2. Keep fire hydrants free of ice and snow in the winter months. 3. Report other concerns (such as maintenance issues, water leaks, dangerous conditions, etc.) to Christina Shea Blacklock Integrated Services, Inc. 1202 Bergen Parkway, Suite 314 Evergreen, CO 80439 303.526.4266 or Email: cherilkinzler@gmail.com
Streets marked in white still need “parents.” In addition, the park & playground needs a volunteer.

Neighbor to Neighbor Contractor Recommendations Recommendations will remain in the RR for two issues.
Cabinetry
For kitchen or any other cabinetry, I had tremendous success with Pete Dumanovsky (303) 669-3940. His attention to detail was unparalleled, he did the work himself (not just managing a team), he works very hard, and his rate is reasonable. John Carpenter
Plumbing, Heating, Electrical
Comes highly recommended by Joy Lawrance. She can’t say enough good things about their service and their rates. Applewood, Ryan Ziehr | 303-328-3000
Flooring
Greetings: My name is Gary Sohrweid and we live here at 730 Summerwood Drive. We just had a carpeted staircase converted into an oak staircase with black walnut inlay on the landing. The work is beautiful and of high quality. Two of my neighbors, also have had their floors refinished and new floors installed. We all have used ROONEY HARDWOOD FLOORS. We all endorse this Company whole heartedly and we all are Riva Chase property owners. Ph: 303-907-8604 Gary Sohrweid
General Contractors
Mile High Contractors | Contact MerriLou Flake 303.883.3866 They completely remodeled my master bathroom and did a great job. Quality workmanship, competitive prices, and great customer service. They are General Contractors and can perform all types of work at your home. Highly recommended. Brenda Shuler
Remodel
We would like to recommend Caribou Contracting for your home remodel projects. We needed a lot of work done on the wood trim on our windows and framing around some doors all around our home and Josh, the owner of Caribou Contracting, did a great job replacing or fixing on the rotted/ broken wood trim and framing. Josh was a pleasure to work with - he was very responsive and reliable and got the job done when he promised. He took great pride in his workmanship and did a remarkable job. His company does all sorts of remodeling projects -- installation of basic trim to full additions and reconfigurations. Over the years his company has done a lot of kitchen and bath remodels and general home improvement, and they mainly work within a 20 mile radius of Golden. You can reach Josh at 800-452-0899 and his website is cariboucontracting.net. Patrick Green & Mashenka Lundberg
Tile Work / Remodel
My husband and I recently had our master bathroom remodeled and had extensive tile work done. We are very pleased with the work done by Al Thibodeaux with New Creations In Tile & Stone out of Evergreen. He was very meticulous and worked hard to exceed our expectations on our floor and shower of our bathroom. We will definitely be using him again for future tile work. Maureen and Erich Kirsch New Creations In Tile & Stone Al Thibodeaux | www.tileneeds.com Cell: 303-704-6716 | Office: 720-287-0236
Massage
This one is a must! In home massage. Jamie gives one of the best massages I have had and she brings her salon quality table with. Amazingly reasonable for this kind of service too. Jamie Schadel (303) 732-4223 / (303) 618-8691 Kay Talley
Moving
For any type of local moving (e.g. A Piece of Large Furniture). I had a good deal of success with Hediger Moving. The owner, Steven Hediger lives on Lookout Mountain, and he and his assistant did a careful job with a very large and heavy piece of furniture for me. His number is (303) 526-9105. John Carpenter
Painting
I can’t recommend John highly enough – he has done two of our homes, a rental property and many friend’s homes. He is not the least expensive but they do what they say and are top notch. John Williams | Ph: 303-864-9247 | Cell: 720-849-3921 Roy Roux We just had interior painting done at our house at 858 Eastwood Drive. We had three contractors bid the job and we actually chose the highest, because of the impressions we had from the interview/bidding process. The contract was given to Colorado Commercial & Residential Painting (303.574.1740) and their sub was a Mexican family that did an excellent job. The owner, Wayne Wright, is the one we negotiated the entire transaction with and he went out of his way to please us. Ron Kordof
Roofing
I’d like to add the name of our roofer of 17 years to the list of contractors used by a HOA. His name is Kent Eckhardt, company name: CRAFTECH Roofing, Inc. Cell: 720-313-0046. Ann Nutt
House Keeping
Lucinda Griffin is very thorough and reliable. She cleans a few homes here in Riva Chase. Phone # - 303-487-6136. Cell: 720-841-3863 Joy Lawrence
Carpet & Upholstery
Academy Services Corp. 303-279-7214. We have been using their services for over 20 years and have always been happy with their services. In addition to carpet and upholstery care, they also clean wood floors, stone floors, grout, and power wash decks and garage floors. Please give them a try! Karen Carson I would recommend RCM Lawn and Landscape (303-232-5755), owned by Robert McCullough, who just did our yard. With Winston out of commission, it was he who mowed our lawn.
