Apartment building proposed for Brock St.

By Ron Giofu Another development group is proposing an apartment building for Amherstburg. Jones Realty Inc. and the Rosati Group are proposing a four-storey, 75-unit apartment complex for the corner of Richmond St. and Brock St. There would be 115 parking spaces at the site with the building being 42-feet (12.8-metres) high. “We’ve designed the building with a heritage looking and feel,” explained Vince Rosati Jr. They are trying to design it with a similar theme to that of their nearby development, the Lofts at St. Anthony, the latter being the three-storey, 16-unit condominium development being worked on at the building at 247 Brock St. that once housed St. Anthony School and later, the House of Shalom Youth Centre. A project fact sheet distributed by the companies working on the new development states the apartment building aesthetics are “designed to complement Amherstburg’s heritage appeal and also in conformance with municipal urban design guidelines.” Ground floor units would have a wrought iron fence to give them a courtyardtype of feel, with a gate to allow them to access their units from the street. There would be balconies in units on the upper floors. “We’re trying to emulate the brownstone feel,” said Rosati. Most units would have two bedrooms, but there are three units with

three bedrooms. “This building is geared towards senior living and families,” said Rosati. “That’s why we’ve made the units bigger.” Rosati said there is a ministry-approved archeological study that clears the site and that there is also a traffic study for up to 114 suites, though only 75 are proposed. Terry Jones from Jones Realty Inc. said it has been a development over a year in the making. The proponents held an open house last Tuesday night at the Libro Centre to show it to the public, though the apartment building has yet to go before town council. Rosati stated they have worked with administration on it, however. “We’ve been in contact with the town planner throughout the whole process,” he said. Should everything go according to plan and they get all the necessary approvals, Rosati said they would like to get a shovel in the ground within the next six to eight months. He acknowledged that is an “aggressive” timeline and would hope to do a lot of the work at the same time work is also being done at The Lofts at St. Anthony. The latter development has been before the heritage committee three times and town council twice. The apartments could be ready for tenants within 12-18 months, if everything goes according to plan, but Rosati indicated there is no pricings for what the units will be rented out for.
