The four story townhouse at Charles is situated on a charming tree lined block in the heart of the original Greenwich Village Historic District . Originally constructed as one of a series of three rowhouses in 1867 by Bartlett Smith, the brownstone facade and painted wood cornice is a typical example of the French Second Empire style common to rowhouses built in that period. Whilst the front facade has remained relatively unchanged throughout the building’s history, the interior had seen several renovations throughout the years which had not been so kind to it’s historic bones. Several historic details on the parlor level: base mouldings, crown mouldings, ceiling medallions, and fireplace mantles throughout the house had managed to survive.

This renovation transforms what was a beautiful, but austerely minimalist one-bedroom penthouse into a more livable apartment without losing its appeal as a glowing modern space high above Greenwich Village. The completed 1200 SF two-bedroom, two-bath aerie is wrapped by 860 SF of terrace with expansive views of NYC and beyond. Each floor incorporates a continuous visual plane running north-south, which separates the core private functions from the more public living spaces. Parallel translucent panels can be manipulated to create levels of separation at the openings in these walls. Silvery wood paneled boxes contain the kitchen upstairs and a second bedroom with a thickened wall containing various media and storage requirements downstairs. The warm natural tones of the furnishings contrast nicely with the abstract neutral

The volume of the new master bedroom extends out from the second story, creating a carport below. Its exterior is clad with a living wall system on three sides, visually tying together the courtyard greenery with the planted roof. All landscaping is fed with a combination of captured rainwater and recycled domestic greywater. 14 // Terraces

The clients for this project needed more space to accommodate the needs of a growing family, but they were reluctant to leave their location in Venice - one of the few walkable neighborhoods in Los Angeles. The solution was to maintain and remodel their existing 2000 square foot home, while creating a 1700 square foot addition and courtyard on the rear lane side. With an ideal climate for much of the year, a primary design driver was to create a seamless connection between inside and outside, while eliminating the need for air conditioning To this end, a central sculptural staircase links the ground floor with the rooftop deck, while doubling as a chimney to draw cooling breezes through the house. On the main floor, a sequence of pivoting doors opens the house to the courtyard, while

This house is notable for the simplicity of its shape and structure. With geometric lines, Casa C-24 is divided into three volumes interconnected with the outside through large windows that open onto the first-floor garden. The kitchen and living room are separated by a 13 ft. (4 m) high sliding door, which creates a larger and brighter space.

Ceramic pots are porous, which makes moisture levels easier to control. Also, they do not get as hot as plastic pots.

The wrought-iron shelf and bench go well together, and the white flowers help the combination of the two colors to work.

Across the yard, potted flowers gracefully decorate the entrance to a small studio. A wrought-iron bench that has been painted white adds a touch of nostalgia.
