Who’s right for you, and how do you navigate your time together?

We asked some of our favorite builders for their advice.

“It’s all about qualifying the team and asking yourself, ‘Do you have a clear understanding of time and budget needs?’ The core cost of building a custom home has increased notably over the last five years,” Fries points out. “Your builder is the steward of your investment, and their advice should be based on years of experience in the field.

“There are many talented people out there. Ideally, you want a person who fits your personality—a builder who is balanced with who you are,” he continues. “Generally, building a home is a two to three year process, and you’re going to be closely involved with your builder on a regular basis. Having a clear vision and an idea of who would be an advantageous team fit is to your advantage.

“Interviewing your team is a two-way street. Trusting and being confident in the people you work with is essential. Your team wants the best for you, and advice and encouragement o ered are intended to bring the project to a beautiful conclusion,” Fries remarks. “Often, you will stay in touch with your builder for the rest of your life. So many of my closest friends today are clients I have formed lasting relationships with.”

“Your team should be proactive problem seekers, focused on identifying potential issues before they arise,” he advises. “Avoid team members with a passive approach— problem solvers, where problems are addressed after they occur, leading to unnecessary stress and delays—a giant game of Whac-A-Mole!

“The dream of building a custom home begins with a plot of land. Before you purchase the land, engage a builder to help you understand the total cost of the investment,” Rotta says. “This is critical on a hillside or complex lot within the Valley. As more land is developed and city restrictions are imposed on residential sites, it’s essential to understand what’s possible and feasible to do on your lot before investing.”

“We have been blessed to form incredible friendships with our clients over the years. When you communicate regularly, weekly, daily, and sometimes hourly with people over the course of many years, see each other’s families grow and participate in holidays, birthday parties and major life events, you form an inevitable friendship,” says Gossage.

“Building a home is like a mini-marriage between the builder and the client,” Gossage says. “These relationships are typically five years long, from the project’s inception through the multiple phases and the services after completion. So, my advice would be to go with a builder who is not only an expert in construction but is also someone you enjoy interacting with and would want as a friend. As architect Mark Candelaria says, ‘The project isn’t done until I’ve cooked for them in their kitchen!’”

“The next step is to select an experienced team you trust, including an architect, builder, interior designer and landscape architect. Create financial checkpoints during the design process to ensure the team is in alignment. Make decisions early and stick to them to the best of your ability. This will help keep your team accountable. Maintain budgets and stay on schedule.

“It’s also important to trust the process and your team,” he stresses. “You are hiring professionals to look out for your best interest and investment. Managing the construction of a custom home is much like conducting an orchestra; one must find the suitable conductor to make great music.”

At the 2024 ICONIC Design Awards, a residential community in Phoenix named KARMA won the ICONIC award for sustainable design. On the outside, the homes are sleek, with clean lines and a color palette derived from nature. But what makes them a leading example of successful smart design is what you don’t see.

KARMA is a pioneering collection of 11 modern, singlefamily homes prioritizing livability and longevity. Recessed windows and skylights protect the home from significant heat gain, providing natural light without the heat that usually comes along with it.

KARMA was conceptualized and spearheaded by Jason Boyer, FAIA, founder of Boyer Vertical. He received his bachelor’s degree in architectural studies from the University of Illinois Urbana-Champaign and his master’s in architecture from Arizona State University. With more than 28 years of experience in the home design industry, from architecture to construction, he has a long and impressive history as an architect and developer.

Boyer is an AIA Arizona chapter member, Arizona Registered Contractor, Arizona Architectural Foundation board member, and a USGBC LEED Accredited Professional, among many other memberships and accolades. He founded Boyer Vertical in 2020 to incorporate forward-thinking design into every project he creates. KARMA stands as a testament to this goal.

KARMA is the first community to use SPAN.io in the U.S. as standard equipment; In KARMA homes, the panels allow homeowners to prioritize essential circuits through your phone, ultimately reducing your energy footprint, reducing grid dependence and enhancing the home’s e ciency.

Sustainable features of KARMA homes can be found all the way down to the bones of the house through the use of ZIP System Insulated R-Sheathing, a structural panel system for roofs and walls that combines an engineered wood panel with a water-resistant and air-blocking barrier, creating a thermal break and making the walls more acoustically sound and superior.

Each KARMA home fosters indoor-outdoor livability and utilizes similar materials and colors from interior to exterior. “The bold material choices help draw the eye to the backyard,” Boyer explains. “You see this in the kitchen. The outdoor fireplace is in a direct line of sight from the kitchen, drawing you to the outdoor space and promoting that indoor/outdoor living lifestyle.”

Not only is the functionality and design of the home sustainable, but the fabric of the house itself is as well. Boyer utilized top-tier post-tension concrete for the foundation. The steel cables placed between layers of concrete strengthen it and provide stability and safety for the structure. Renewable wood flooring was selected for the interior, a nod to longevity, and contrasting NewTechWood European siding is used at the garage and entryway. The European siding is a better option on a home’s exterior because it gives buyers the beautiful wood finish but holds up better in the desert’s harsh conditions, making it long lasting and ultra-low maintenance.

Sustainability and incorporating features that enhance a home’s longevity and ensure comfortable living are always central to Boyer’s approach.

While the 2,500-square-foot footprint is modest, integrating natural light into the home played a significant role in its design. Windows and operable skylights breathe life into the living space and create an atmosphere that’s both open and inviting.

The home’s interior warmth and minimalism, make the space feel open and inviting. Charcoal wood cabinets in the kitchen mimic the color of the garage siding, adding continuity from the outdoors and creating a bold contrast to the softer tones of the rest of the home. A large white and tan kitchen island complements the wooded accent wall at the home’s entry furthering that seamless connection between the indoors and out.

I most enjoy the challenge of putting a project together. I consciously decided to move into this space where I control the design, development and construction. Sometimes I get too much in the weeds with executing the details, but the overall formation and strategic thinking that goes into the design’s vision is my favorite part of the process. While the lifespan of an average home is typically 30 to 50 years, architect-designed homes, crafted with high-quality materials and thoughtfully integrated into their surroundings, are built to last much longer. My design choices reflect a deliberate investment in durability, functionality, and aesthetic value, ensuring the home’s longevity and resilience. The details really matter!

UTILIZING EXTRA

Space

More than an accessory, these ADUs are adding square footage and value to a home, making space for guests, home offices, workout studios or family.

If you own a home in Paradise Valley, you’re most likely on an acre or more with room for a tennis court, pickleball court, lazy river swimming pool or guest house. But what if you have land to spare and a need for more space?

For what would be a similar size investment to that of adding another supercar to your garage, you can add an ADU— accessory dwelling unit—to your property, and its function will be more than just an accessory; it has the potential to increase the value of your home, appreciate over time and create space for living well on your property.

With the price per square footage on the rise in Paradise Valley, we chose to build a permanent structure on our property to add value and space, pouring a concrete pad that includes a shaded patio and overlooks a putting green. Our thought was that for the price of a jet card, private club membership or Ferrari with all the amenities, we could build a space that could host our guests, accommodate visiting family or serve as additional o ce space for our businesses.”

Enter Robert Singer, an award-winning lighting consultant, who, along with his wife, Cynthia, recently designed and built an ADU on their property.

He partnered with architect Nick Mancusi, with the shared idea that a compact but bold architectural statement could be made with an ADU that o ers luxurious living in less than 600 square feet and a building envelope of 24 x 32 feet.

The process began about a year ago when Singer worked with Mancusi to design the unit.

“We didn’t want one of those containers that wasn’t a xed to the ground. We wanted a safe and solid feel to the dwelling. One that would o er the same luxurious feeling of our main house,” says Singer.

Being an industry veteran, he installed high-quality, controlled lighting with a Lutron HomeWorks system, which ties into the main home. “It has its own integral processor; I can program it from my phone, and I can operate it from the main house. We can set lighting levels for everything inside and out. I designed it with the best linear product that we specify for our billionaire clients. Everything is mud-in installation, which is super high-end, timeless and o ers super clean lines,” he says.

Singer installed custom, surface-mounted roller shades from Lutron hidden behind a creative design solution, which hides the shading from view when fully open. The shades are all battery-powered and run on RF (radio frequency), eliminating the need for a power source.

The casita, as the Singers call it, has a Mid-Century Modern vibe, which complements the main house and can work with so many modern homes across The Valley.

The exterior patio features an extended beveling that creates a shaded area on the terrace, which is perfect for entertaining, grilling or waking to the morning sun.

Inside, the casita is fully equipped. The kitchen cabinetry, plumbing and countertops equate to the quality you’d see in a multi-million-dollar mansion.

“A permanent island seemed too restrictive to us, so we designed a movable island that you could pull out if you wanted to, potentially using it as a breakfast counter, a bar top or a workstation. It can be moved to the patio for entertaining, too,” he says.

“For us, we saw home values increasing, and we felt we could probably triple the value of this unit, adding to the overall value of our property, which should be a huge ROI in the end. I guess I could have bought something else, but this investment will grow in value and not decrease in value on day one,” says Singer.

Polished concrete floors are saw-cut with scoring that creates 4 x 4 squares inside and transitions from matte on the outside. While the space o ers fully integrated HVAC, the concrete holds the coolness in. The concrete lighting pendants echo this vibe in matte gray with neutral muted tones. The bath is modern and comfortably large, with matte black plumbing and accessories.

What I learned from this process is that I loved working on the casita; I worked out the kinks as I went along and discovered a way to build this for a fraction of what it would have cost me to have a builder come in and build a guest house from the ground up. I was getting estimates for about a million dollars for that. We have created a new division in our company to build these for others at a very attractive cost and an even more attractive aesthetic.
