What to ask your builder about electrical outlets

rior to construction beginning on your new home, it is worth taking some time to figure out where you want/need all of your electrical outlets to be located — especially in areas with a power-specific use such as a garage, workshop or office.
Customizing locations Many homebuilders will let you add outlets or change where they will be installed “although there are electrical requirements to be met depending on where the outlet is being located,” said Cheryl Cooper, a design consultant at PebbleCreek, a Robson Resort Communities location in Goodyear. “For example, an outlet within five feet of a water source or in a garage must be GFCI protected (designated by that small red rectangle on an outlet that can reset power to it) and exterior outlets are encased in a weather-proof box.” Besides outlets needing to be in certain locations per code, Cooper said, “our buyers are allowed to add additional outlets at the locations they choose. We will even allow a subpanel to be added on top of their existing electrical panel to accommodate all of the electrical upgrades our buyers require.” Outlets are installed based on code requirements for standard locations, with the number varying by location, said Ryan Johnson, market manager for Beazer Homes – Phoenix. “Buyers do have the option to add additional outlets in specific locations in the home,” he said. Beazer builds in the master-planned community of Estrella in Goodyear and in five other neighborhoods in metropolitan Phoenix.

Typical placements Cooper pointed out that ceiling fan outlets are included in the great room and master bedroom in all Robson plans, while in some plans they are also included in the secondary bedrooms and den. Floor outlets and charging stations are available selections for buyers to add to their home in a location of their choice, she said. Robson also includes phone and television outlets and a wireless access panel in all homes; within each series of homes, additional data outlets may be included, Cooper said. Robson offers customers the opportunity to meet one-on-one with a low-voltage specialist during their design appointment so they can discuss their specific electrical needs for entertainment, security, a home office and the like.
Johnson of Beazer Homes said that in their new-builds, standard pre-wire for ceiling fans is installed in the master bedroom and the great room. A USB combo outlet is also part of the standard installation so that mobile devices can be charged at the same power source used for appliances.
Ensuring safe additions Cooper noted a concern with additional outlets. “In order not to exceed electrical demand, we require with every eight general electrical additions that another circuit be added to the electrical panel,” she said. “All of our buyers also have every one of their electrical option selections reviewed by a licensed electrician to ensure that what’s selected will work as intended. Quantity is verified to ensure not too many outlets are on the same circuit.” Beazer Homes takes a similar approach, Johnson said. “We want to ensure code requirements are met and we keep safety the No. 1 priority. Adding too many outlets can exceed the capacity of the electrical panel.” Yet plenty of options are available for buyers. “We offer literally pages of electrical selections,” Cooper said, “from typical duplex receptacles (one half of the outlet has power all the time and one half is controlled by a switch) to wire-free switching.” Wire-free switching is a new technology Robson includes that uses less copper wiring throughout the home.

id you know you might be able to have a backyard kitchen built to your specifications while your new home is under construction? And that the cost could possibly be rolled into your mortgage? “Putting this expense into your mortgage spreads out the cost over the life of the mortgage,” said Bob Owens, vice president of Poco Verde Pools and Landscaping in Tempe. “The best chance a new homeowner has of including the cost of an outdoor kitchen in their mortgage is buying a brand-new home under construction,” he explained.
New-home advantages A mortgage company likely won’t let you roll the cost of an outdoor kitchen into your loan if you buy an existing home, he said, because you wouldn’t have legal access to the existing home’s property before you move in. But when you buy a brand-new home under construction, it’s

owned by the homebuilder until you close on your purchase. “Homebuilders allow approved contractors access to install upgraded features before the move-in date,” Owens said. He added that about half of his company’s installations of backyard kitchens occur in brand-new homes under construction.
Other landscape companies, such as Backyard Environments in Scottsdale, focus on creating luxury outdoor kitchen areas while a custom home is being built. Bryce Campo, the general manager of Backyard Environments, said that his company can incorporate features such as a built-in barbecue, counterspace with

For about $10,000, Owens said, you can expect an L-shaped outdoor kitchen with a bar-top, stainless steel grill, refrigerator, a 12-foot countertop, a drop-in cooler for ice, an electrical outlet and an umbrella built into the masonry structure. For another $5,000-ish, you can add a basic pizza oven; for an additional $6,000 to $15,000 or so, you can have a shade structure. You can also add a side-burner for about $1,000, while adding an entertainment media wall with room to mount your TV would start at about $5,000. Many of Backyard Environments’ clients also want plenty of lighting in their outdoor kitchen area, Campo said. “They ask for under-counter lighting, countertop lighting, LEDs underneath the backsplash, pendant lights and path-lights,” he said. In higher-end homes, Campo said, the most popular features for outdoor kitchens are large refrigerators, beautiful barbecue grills, an outdoor dishwasher and “great icemakers that can produce lots of ice for a party.”

Jobs and housing options Communities such as Mesa, Chandler and Gilbert offer many of the Valley’s highpaying jobs. For example, in the last two years, Intel, Deloitte, Allstate and Voya have announced approximately 9,000 new positions, while Chandler’s booming Price Road Corridor is a major Valley hub for high-tech and financial employment, said Jason Weber, vice president of land acquisitions and development for Maracay Homes. The homebuilder has seven new-home communities in the Southeast Valley with prices ranging from the mid $200s to the mid $600s. This fall, an eighth community, Copper Bend, will offer homes in Queen Creek. Southeast Valley homes are on average available at a lower cost per square-foot than those in some other metro areas. “That means larger homes for less and great-looking new neighborhoods,” said Andrea Murphy, vice president of sales for the Taylor Morrison Phoenix division. Taylor Morrison is building 10 Southeast Valley new-home communities in Mesa, Gilbert, Chandler and San Tan Valley; prices range from the mid $200s into the $600s. Additional Southeast Valley Taylor Morrison communities are opening soon: Greenfield Ranch in Gilbert and Victoria Heights and Terravella in Queen Creek. Well-crafted master plans have helped create outstanding communities, Weber said. “The cohesive architectural theme and community amenities in these master plans provide an amazing quality of life

and real sense of community. Builders are offering new homes with the latest designs, modern technology and energyefficient features,” he pointed out. Quality of life Chandler, Gilbert and Mesa have all managed their growth well, combining quality infrastructure with a diversity of lifestyle enhancements, Weber said. Micah Miranda, Chandler’s Economic Development director, said that individuals, families and developers choose Chandler because of excellent schools as well as plenty of recreation, shopping and dining options, adding: “It’s not only a great place to live, it’s also a great place to work.”
Gilbert’s Heritage District and Chandler’s Ocotillo community have become new Southeast Valley food and entertainment centers; Mesa residents have approved bonds to reinvigorate city parks; Chandler has recreational assets such as Veterans Oasis and Discovery parks; and Gilbert is working to create amenities such as the 272-acre Gilbert Regional Park. “These types of investments demonstrate each city’s commitment to providing a high quality of life,” Weber said. “Gilbert is a vibrant community fueled by a strong economy,” said town spokeswoman Jennifer Harrison. “Homebuyers and homebuilders are attracted to Gilbert because of our
