2024 was a year of transition and change: evaluating needs, setting the course, and preparing for the future.
Desert Camp Community Center renovations are set to complete on time and on budget, with a grand reopening scheduled for this month. We’re thrilled to welcome residents back!
A comprehensive road analysis was conducted by Frank Civil, providing a roadmap for funding and making necessary improvements to our roadways.
The community weathered challenges together ranging from crime activity to budget discussions.
Beautification projects included tree and plant replacements throughout the community, Firewise clearing and park improvements.
And we celebrated impactful volunteers at the annual volunteer appreciation ceremony.

As we look forward to a new year, there are several important community projects on the horizon.
Launch of the updated Strategic Plan—DCR2025. Resident input drove the updated plan which sets the course for DC Ranch’s future.
A full Reserve Study will be completed as an important step in the community’s financial health, preservation of property values, and as a financial and planning guide.
Community Patrol and Gate Access services will have a new contract slated to start on July 1.
An opportunity to unite as a community to help those in need build a bright future will be announced at DC Ranch Day.

Residents often ask: Why does our community look so different than other seemingly similar master planned communities?
To quote from DC Ranch’s landscape guidelines:
The development approach to the DC Ranch Community is unique in several ways. All site improvements have been extensively planned, coordinated and implemented to preserve the unique character of the landscape. Additionally, site improvements are utilized to integrate the constructed environment with the natural elements.
Many subtleties of the natural landscape have been developed or replicated within the constructed landscape. As a result, certain aspects within selected areas of the landscape are not intended to be thoroughly manicured or “picture perfect” at all times. Instead, they should exemplify the irregular and unique natural beauty of the landscape, including the imperfections that give the natural environment its “character.” A complete understanding of the DC Ranch Community design philosophy and character as it applies to the site, as well as specific elements, will be paramount to the continued success of the Community.
DC Ranch was designed to look like it was nestled naturally into the native desert. While exceptions exist (such as in the neighborhood parks), the medians and other common areas embrace this synergy with the desert, honoring the beautiful environment that you call home.
‘Tis the season Parking for the holidays
With the holiday season upon us, it is important to be mindful of street parking. Please instruct service providers and contractors to park with the flow of traffic and avoid parking in cul-de-sacs, near parks, islands or medians. Parking is prohibited in any area that restricts traffic to less than one full lane, to allow for emergency vehicle access. Parking on sidewalks, in front of alleyways, and blocking mailboxes or trash cans is not permitted. Overnight street parking between 2 and 6 a.m. is only permitted with prior approval from DC Ranch gate access staff; the form can be found on DCRanch.com. For special occasions or holiday parties, please contact your gatehouse (East Gate for unmanned neighborhoods) in advance for assistance with access.
Neighborhood Voting Member election
Each year, residents elect a designated Neighborhood Voting Member (NVM) to represent their neighborhood. Election ballots were sent via email and are due by Friday, Dec. 6 at 5 p.m. Election winners will be announced on DCRanch.com the week of Dec. 16. New terms for NVMs begin Jan. 1, 2025.
As a reminder, holiday displays are permitted from Oct. 1 through Jan. 15. Please be considerate of neighbors by avoiding excessive light or noise at night. In the Upper Canyon and Horseshoe Canyon of Silverleaf, roof décor is not permitted. If unsure whether your holiday décor adheres to the community guidelines, check with a Community Standards Specialist by calling 480.977.1299.
For holidays and celebrations throughout other times of the year, decorations are permitted one week prior and must be removed one week after.
Home and landscape modifications
Please keep in mind that all home and landscape modifications require approval from the Ranch Association’s Director of Modifications and Community Standards and the Modification Committee.
The committee meets on the 1st and 3rd Tuesday of each month to review proposals for landscape revisions/ refresh, architectural modifications, addition of a new pool, converting to or adding artificial turf, upgrading a patio or even a built-in barbecue or firepit. All modifications must align with the community’s design guidelines and standards to preserve the neighborhood’s aesthetic.

Homes completed in Legacy at DC Ranch
DC Ranch welcomes new homeowners in its final residential neighborhood. Legacy at DC Ranch, built by Camelot Homes, is located on Union Hills just west of 94th Street. Legacy offers one and two-story floor plans ranging from 2,700 to 3,400 square feet. Options range from 2 bedrooms plus a den to 3 bedrooms plus a casita. Six of the nine homes have been sold.
Commercial building construction moving along
Two new one-story commercial buildings with adjoining parking spaces are well underway at Legacy Boulevard and 91st Street. This land was designated as part of DC Ranch Crossings when DC Ranch was originally designed. Entry and exit will be accommodated by an extension of the traffic signal on Legacy Boulevard and 91st Street. The project has over 19,000 sq. ft. in total and will lease to various tenants primarily in the service industry, such as a hair salon, med spa, dentist, etc. Construction is slated to complete in March 2025.
New access to community centers and amenities
After several years of planning and 11 months of construction, the renovated Desert Camp Community Center is scheduled to open on Saturday, Dec. 7, pending issuance of required permits. A new access system has been put into place to replace existing key fobs with Bluetooth (smart phone) access. From an app on their mobile device, residents will gain entry to both community centers and external amenities such as the pickleball and tennis courts. Having known nothing of the term or concept when visiting Norway earlier this year, a series of observations cultivated curiosity into why everything there seemed so… pleasant. In Oslo, the roses seemed to smell stronger, the streets were tidier and there were sounds of laughter and music floating through the cityscape. As the week unfolded, travel guides explained that this was a combined impact of cultural practices and policy.
On an island-hopping fjord cruise, we noticed families gathering on beaches and shaded glades. Many Norwegians embrace friluftsliv by spending time with family and friends at summer
and winter homes. Summer residences are typically small, modest cabins situated in expansive natural settings, often without running water and electricity. Sparse interiors encourage outdoor living, and spending time enjoying the native landscapes.
Upon arrival, a hoisted flag signals welcome to neighbors. Families pass down their homes through generations, so neighbors have interwoven histories together. They play ball and bocce games, and swim, boat and fish together. Potluck cook outs are also common.
In contrast, Norwegians northern winter cabins offer more indoor comfort for family activities like board games and cooking. They often center around large cozy fireplaces and kitchens. This is where stories are told and family

Charging stations abound, while gas stations are rare. By next year, all of their cars and ferries will be electric, so there is very little traffic noise and on ferries passengers enjoy fresh salt air, not fumes.
This money supports social services like healthcare, unemployment benefits, pensions, infrastructure projects and education. The fund invests abroad to get a sustainable revenue source for future generations.”
While Norway is a top producing oil country, little is consumed, and proceeds benefit a national fund that can be used to build iconic structures like the stunning 2008 Oslo Opera House and 2022 new National Museum.
According to the National Oil Fund, it: “Transfers at most 3% of its worth to the Norwegian budget each year.
These generations experience friluftsliv lifestyle from a young age. Children spend a significant portion of their day outside on school-led trips and play experiences, rain or shine. A parade of children can be seen through parks, museums and city sites. Babies are pushed in 4 passenger strollers. Toddlers wear bright safety vests and walk in pairs holding hands, forming long lines like centipedes. The adult to child supervisor ratio is very high.
This early introduction to outdoor time fosters a lifelong appreciation for nature and promotes physical health and resilience. The emphasis on outdoor activities during formative years helps instill a sense of environmental stewardship and wellbeing that persists into adulthood.
In essence, friluftsliv is more than just an appreciation of nature in Nordic countries; it is a cultural cornerstone that influences daily life and choices. By integrating nature into their routines and embracing sustainable practices, Scandinavians exemplify a harmonious balance between modern living and the natural world.

The husband-and-wife team behind Advanced Care Dentistry bring a preventative care approach to dentistry on Market Street. Open since late 2023, Drs. Oksana Hellge and Alexander Hellge have a combined 65+ years of experience in a broad range of specialties.
Dr. Alexander was a pioneer in laser dentistry treatments and owned a successful private practice in Germany for over 20 years. He was then recruited by the University of Southern California Dental School (his alma mater) to become an Assistant Professor in Operative Dentistry. There he translated his passion for restorative dentistry to educating future dentists, which he continues to do twice a week at Midwestern University in Glendale.
Dr. Oksana, originally from Russia, holds an impressive background in dentistry and health care. She was also an Associate Professor at Texas A&M University College of Dentistry for 18 years. During the course of her esteemed career accomplishments, she developed a passion for smile design. Dr. Oksana has been trained in advanced treatments and cosmetic services to gently enhance a patient’s appearance.
After many years in academia, the opportunity to open their own practice gave the Hellges a clean slate. The wish list for their practice included: different lasers for root canals and surgery, 3D imaging, same day crowns made on site, PRF and facial aesthetics. The Hellges expertise, combined with innovative techniques and cutting-edge research, ensures treatments are both effective and comfortable. “We are not a high-volume office by design. The demographic here is health conscious and looking for high quality care. That is the type of client we align with,” says Alexander. They look at the patient as a whole for treatment and work with specialists for a broader health assessment as needed. Alexander says, “Our goal is to take patients out of the ʻrepair shopʼ and keep them in good maintenance.” He gives an example of how their custom fit sleep apnea orthotic device helped a patient reduce their blood pressure and be taken off certain medications. Arizona Concours d’Elegance will return to Scottsdale Civic Center on Sunday, Jan. 19, offering a superb showcase of more than 100 rare, classic and historic automobiles and motorcycles.
“The Art of Automotive Engineering” was chosen as the theme for the seventh edition of the Arizona Concours, which is presented in partnership with Scottsdale Arts, the nonprofit organization providing artistic services to the city of Scottsdale. Past themes for the Concours during its recent partnership with Scottsdale Arts have included “The Art of Automotive Aerodynamics” and “The Art of Automotive Design.”

Paint and the philosophy of color

Color plays a vital role in enhancing architecture. When it complements its surroundings and evokes positive emotions, it becomes a powerful tool for creating lasting value. This philosophy of color is integral to every home and building in DC Ranch, reflecting their interconnectedness within the broader development. Rich in complexity, DC Ranch features a palette of earthy tones and subtle hues. Thoughtfully designed color schemes harmonize with the natural beauty of the Sonoran Desert landscape and the McDowell Mountains, enhancing the overall aesthetic.
The modification process
A fresh coat of paint can truly transform a home. Here are some important details to keep in mind when considering repainting:
• If you are changing your paint to a custom color, altering a color scheme, or using a pre-approved builder color scheme, a design review fee will apply, and a Paint Modification Form will be required.
• No approval is required to repaint the exterior of a structure in accordance with the originally approved color scheme. Because manufacturers change over time, DC Ranch strongly recommends that a Paint Modification form be submitted for record keeping purposes.
All requests must be reviewed by the Modification Department. A submittal is required for all residential lots, excluding sub-associations. Approval can take up to 10 business days to complete.

Sub Associations
DC Ranch currently has 10 sub-associations. For any repainting or touch-up work, please reach out to your designated property manager. They maintain a record of all approved colors.
Selecting a color
Colors appear different in various settings. Light conditions and adjacent colors can tremendously affect perception. The stucco texture on the body of the home will determine the maximum Light Reflectance Value (LRV) level in which the home is allowed.
In DC Ranch, rough stucco homes shall not exceed LRV of 42 for the body color. Smooth stucco surfaces shall not exceed LRV of 36 for the body color. The lower the number, the darker the color.
Here are some helpful tips for selecting a new color, along with your various options:
• Visit a paint manufacturer for paint chips.
• Tour your neighborhood to find color schemes that currently exist on homes that you like. Contact a Modification Specialist for assistance in determining what colors were used.
• Utilize the Sherwin Williams website. The Sherwin Williams website has pre-approved builder color schemes for approximately 11 different DC Ranch neighborhoods.
Most neighborhoods in DC Ranch offer approved paint palettes for residents to choose from. If you want to select a color scheme that is not already approved, please submit a Paint Modification Form along with a fee.
When to paint
In Arizona, the average lifespan of paint is about five to eight years. However, factors like color choice and the intensity of the sun can lead to fading occurring sooner. It’s important that paint maintains uniform density and hue, free from issues like chalking, rust, peeling, blistering, fading, spalling, mildew, mold, or other blemishes. If your home shows any of these signs, it’s time for a fresh coat.
The best time to paint is when daily temperatures are below 100 degrees. Early summer and early fall typically provide ideal weather conditions, with minimal rain and stable temperatures from day to night. This ensures that the paint applies smoothly and has adequate time to dry and cure properly.

Scottsdazzle lights up Old Town
Scottsdale is pleased to announce the return of its popular annual holiday celebration with 45 engaging activities at various locations through Dec. 31, 2024. “This season brings the community together through unique activities, offering both residents and visitors a festive opportunity to experience Old Town Scottsdale,” said Rachel Smetana, director of tourism and events for the city of Scottsdale. “This year, we look forward to offering more free events and expanding programs into new districts, further opening up the opportunity for more businesses and attendees to participate.”

Led by a city of Scottsdale police detective, this holiday head-scratcher invites guests to hop on their bikes and spin around Old Town for a seasonal scavenger hunt. Puzzles and riddles lead participants from clue to clue, culminating in one final challenge to earn a unique holiday keepsake. Participants are encouraged to elevate the festive fun even further by decorating their bikes and dressing in their best (or worst) holiday attire. Registration is required.
