f you’ve dreamed of buying a fully decked-out, beautifully furnished model home in a new-home community, November may be one of the best months in years to fulfill that goal. A model home typically becomes available for sale when a community’s lots are sold out — generally about four or five months before construction of the last new home in the community is completed, explained Dennis Webb, vice president of operations for Fulton Homes. Though the timetable for availability can vary widely depending on how quickly all of the lots are sold, most model homes become available for sale anywhere from a year to six years after they’re built and opened in a new-home community. Buyers may have the option of buying the home with or without furniture. “Another

Granite still a great option However, granite remains an excellent choice for countertops, both designers said. “Granite is all-natural and no two pieces are the same,” Mallatt said. “Each slab of granite is a work of art and there are many selections to choose from. Granite is durable and resistant to heat as well as scratching. However, granite is porous and can stain, so it should be sealed each year to ensure longevity.”

Granite and quartz are two popular choices for countertops; here’s what you need to know

Recently, however, another stone — quartz — became the most popular option for countertops in at least two homebuilders’ design centers. “We’re seeing about 70 percent of our buyers choosing quartz over granite mainly due to maintenance, the color variety and designs,” said Wendy Mallatt, an interior designer at Encanterra®, A Trilogy® Resort Community in the Southeast Valley. “Quartz slabs don’t need to be approved in person like we require with our granite because they’re true to the sample, where granite can have slight variations.” At the design studio for Taylor Morrison, about 55 percent of homebuyers

if it is maintained correctly, Mallatt said. “Harsh chemicals are not recommended for cleaning as they can dull the polish over time. Dish soap and water are the best for longevity of the surface.” Quartz “isn’t porous like granite,” Mallatt said. “It’s easier to keep bacteriafree and requires less maintenance.” But keep in mind, she said, that it’s not heatresistant or scratchproof as a result of the resins used to bind the natural materials and pigments together. “Hot pans and curling irons could damage the finish,” she said. It’s also not recommended for outdoor applications with direct sun.

Quartz 101 Quartz countertops, unlike granite, are a man-made product, Hebert said. Quartz countertops are made up of about 94 percent raw quartz, Mallatt said, and about 6 percent resin and pigment. Some quartz products also contain mirrors and

glass, Mallatt said. When this is all mixed together, Hebert said, the result is the look and feel of stone. Why are quartz countertops becoming more popular? “Quartz offers a cleaner look — especially in a light gray or white,” Hebert said. About 99 percent of buyers want to extend that clean look with a square edge instead of a rounded edge that was popular with granite just a few years ago. Since quartz is durable and easy to maintain, the finish should be long-lasting

Comparable price-points Quartz and granite countertops have comparable price-points, both Mallatt and Hebert said. Mallatt said you can expect to pay between $25 and $150 per square-foot for both quartz and granite depending on the variety and quality of the material you select. “Like granite, a more generic-looking quartz is typically less expensive than a quartz that has movement, multiple color variation and recycled glass or metallic flecks,” Mallatt said. “The purer white the material used to make the quartz, the more expensive the slab will be.”

State-of-the-art updates The steam element hasn’t changed much for at least 100 years but the latest interfaces have, said Jeremy Smith, principal of Central Arizona Supply, a 51-year-old Phoenix-based family-owned company. “We can now turn on our steam shower from our bed in the morning from an app so that the steam is ready when we want it. We can infuse different scents directly into the steam line for different types of aromatherapies. And we now have LED lights that can be used for chromatherapy using different light colors to enhance your mood,” he said, noting that you can enhance the experience with speakers which can be controlled from the screen in the stall or from the app.

Ed del Grande is a master plumber and contractor with Kohler, considered by many to be an industry leader in the design and manufacturing of kitchen and bath products. He agreed with Smith, stating that new electronic digital thermostatic valves can incorporate the steam system with other custom shower systems such as lighting, music and zone control. “One central shower interface control runs the custom shower including steam options,” he said.

Installation recommendations Although installing a steam unit to an existing shower stall is possible, it will probably be easier to add the amenity during construction of your new home if your builder offers it. If you’re interested in a steam shower, experts recommend

It is also an opportunity to sweat toxins out of your skin.”

First, make sure the shower is sealed so the steam doesn’t escape; often a full glass steam-type shower door is needed. And: make sure to have a sitting component included so you can stay as long as you’d like and still feel relaxed. del Grande recommended using waterresistant bathroom materials because of the effects of the steam. Plus you’ll probably want to have a sloped ceiling so that condensation will not drip on the user but drop to a wall and run down. “Condensation can be a little cooler than the air which is unpleasant if you don’t slope your ceiling,” Smith said. Don’t forget about a power source and a place for the generator to be accessed when it needs maintenance. Steam showers are also an additional electricity draw so consider that for budgeting, but water use is minimal in contrast to that with a shower. Finally, don’t forget ventilation. If possible, Smith installs a cantilever piece of glass on the stall to open and let out some steam. He also suggested adding a ventilation fan. “Instead of releasing all of that steam into your house,” he said, “it will go out of the house and not warm your house in the summer.”

Growth offers advantages Nearby Surprise is also growing both in numbers and in lifestyle advantages. During the last decade, nearly 45,000 people have moved to the city and, during the past five years, the number of residential housing permits has steadily risen. Highway connectivity in the Northwest Valley is also excellent, Carlat said. “Peoria offers strong and well-planned infrastructure including a modern grid system with innovative traffic technology and connections to regional transportation systems making the area a key destination for homebuilders,” she added.

In addition to the downtown sector’s cozy eateries and antique shops, major shopping venues in Glendale include Westgate Entertainment District, Tanger Outlets and Arrowhead Towne Center, Friedman said. Meanwhile, Carlat pointed out that Peoria boasts two live theaters: the Peoria Center for the Performing Arts with TheatreWorks, and the Arizona Broadway Theatre.

Healthcare, schools and more The Northwest Valley has several major hospitals including Banner Thunderbird Medical Center, which is a Level 1 Trauma Center. Top primary schools and higher education facilities are also here such as Midwestern University, Arizona State University West, Glendale Community College, Arizona Christian University, Huntington University, Arizona Center for Digital Media Arts and Ottawa University Arizona which is nearing completion of its athletic facility and student housing building in Surprise. Outdoor recreation is also a key component in the area’s attractiveness to new-home buyers, Friedman said. In the Northwest Valley, you’ll find Thunderbird Conservation Park, boating and fishing at Lake Pleasant, more than 100 city parks plus hundreds of miles of hiking, biking and horseback riding trails.

Typically, the size is a little smaller than a home, he said, “but the trade-off will be all the community amenities that come with most condominiums.” Ownership With a condo, you generally “hold title just to the airspace of your unit,” Mishkin
