f you dream of starting off the new year in a brand-new home, look no further than builders’ quick-move-in or move-in-ready homes; also known as inventory homes, these are homes that are near completion or even fully finished. Many buyers can wait five to eight months for a home to be built from the ground up after signing a purchase contract. But a sizable number of buyers want — or need — to move into a brand-new home sooner than that. Fortunately, depending on the builder and community, a number of homes in various phases of construction are available in each new-build location.

nfill communities represent the development of vacant or underutilized land-parcels that are surrounded by residential and commercial development, community infrastructure and resources such as churches, schools and employment centers, according to Adam Baugh, a partner at Phoenix-based Withey Morris, PLC. “While this applies to both urban and suburban areas, it is more common in urban areas where there is new neighborhood renewal in older parts of the city,” Baugh said.

Maracay has homes in two infill communities: (1) Avance at South Mountain in Phoenix and (2) The Lakes at Annecy in Gilbert. s a condo owner, you own just the airspace between the walls and roof as well as a percentageinterest ownership in the homeowners’ association (HOA), which owns the buildings and common areas, said Amy Swaney of Citywide Home Loans. If your home is part of a Planned Unit Development (PUD), you own your building unit, the lot under it and a prorated portion of the HOA, which owns and manages the common areas of the development. new condo can be big in lifestyle conveniences but sometimes it can be tighter in garage space than a single-family residence. A local expert offers tips on how you can best utilize the space in your condo’s garage. Note that many of these suggestions can also apply to use in any garage, not just in a condominium.

Q

What are some innovative garage storage methods?

A

First, maximize wall-space storage with durable cabinetry, floorto-ceiling if possible. Make sure you retain comfortable entry and exit space from your car. Consider pegboards and hangers for tools, camp gear, bikes, ladders and other items. Secondly, install storage racks from the ceiling, a

space that is often forgotten. These are available in various forms, as drop racks or meshes, for example. Once again, make sure you retain clearance from the top of your car, RV or truck and don’t interfere with the garage door opener. Recommended are openers that work directly at the door, eliminating the center rail. This opens up ceiling space that is usually lost. If there’s room above the garage, consider installing a ladder in the ceiling and making storage in the attic. Be careful, though, and walk only on the joists. Finally, install an on-demand, or tankless, water heater on the wall which saves the space of a standard unit. W

hen it’s time to choose flooring for your new home, how do you decide which materials are best? Consider your lifestyle (e.g., pets, allergies, time available for cleaning, etc.), listen to the experts and take a look at what’s available in your homebuilder’s design studio. Wood or wood-look flooring — whether true hardwood, engineered hardwood, laminate or tile that gives the appearance of wood — is very popular these days but ceramic or porcelain tile as well as carpeting are still big sellers and are generally more affordable than wood or wood-look products, said Dan Deweerdt, owner of Dan’s Hardwood Flooring in Mesa.

Room usage is important “The most popular flooring for living rooms is hardwood or the relatively new luxury vinyl plank flooring [a newer type of laminate],” Deweerdt said. “Tile is still chosen for bathrooms and laundry rooms. In the kitchen you’ll find tile, vinyl planks or — if it’s also in a connecting room with the same flooring — hardwood.” For its soft feel on bare feet, carpet is often chosen for bedrooms. Luxury vinyl planks, he said, are durable, waterproof and not as expensive as hardwood. An advantage of vinyl planks over tile, he added, is that there are no grout lines. Tile and concrete options Ceramic tile (made of natural clay, sand and water) and porcelain tile (made from denser types of clay than ceramic) also are favorites in many builders’ design studios. Some advantages of ceramic or porcelain tile flooring options: they are typically less expensive than hardwood and they are mostly stain-resistant, said Amy Williams, regional design manager for Interior Logic Group in Tempe.

Both ceramic and porcelain tiles are fired in a kiln but porcelain tile is fired at a higher temperature making it more water- and stain-resistant, Williams said. Ceramic tile can absorb some water, she said, but usually won’t be compromised by moisture unless it’s excessive. Concrete flooring is quickly becoming a sought-after option for residential interiors, said Leane Owen, president of Tenec Coatings, a Phoenix-based concrete flooring contractor. Polished concrete, she said, “is low maintenance. Done correctly, these floors are minimalistic yet stunning, with high gloss finishes and neutral tones.”

What to consider Deweerdt said hardwood flooring has to be cared for more than tile and can mar fairly easily. “Moving and placing furniture or a small rock stuck in your shoe could scratch it,” he said. Tile, the most durable, “can feel cold and hard to walk on barefoot. Carpet — usually the least expensive — is nice to walk on barefoot but has a much shorter life than tile or hardwood,” Deweerdt said. “It also collects dust so if allergies are a problem you might want to stick with a hard surface floor.” Meanwhile, moving heavy furniture across laminate can scratch its surface, Williams said. Expert tips Deweerdt believes that it’s best not to install more than three styles of flooring throughout your house. “Having more styles tends to make the house look busy and choppy,” he said. He also said that bathrooms should never have carpet. “Simply getting out of the shower and having standing water on the floor could lead to damage or mold on carpet,” he said. “Tile or waterproof vinyl planks are highly recommended for these areas.” Flooring in bathrooms should also be as slip-resistant as possible. When deciding on flooring, Deweerdt advised, consider how much traffic the floor will endure. Can the flooring withstand heavy furniture being moved across it? How much maintenance will be required? In addition, how long you plan on living in the house may determine whether you spend less or more on flooring. “These are a few questions that can help you make a decision on what type of flooring you want for your home,” Deweerdt said.
