What’s new in refrigerators? Fabulous new fridge features abound By David M. Brown

e spoke with some experts to get the scoop on what to look for and questions to ask your new-home builder about your refrigerator options. Lots of new features Multi-featured units are available in refrigerator and freezer columns as well as bottom-freezer French-door configurations. Whirlpool® refrigerators, for example, have options such as the Infinity Slide Shelf so you can place small snacks on the side and large items in the center; an adjustable center pane slides back and stops at any point to give you the room you need, said Katie Capone, brand manager, Whirlpool Brand, a division of Whirlpool Corporation. The company’s Frameless Glass Shelves option allows wall-to-wall storage, while the In-Door-Ice Storage feature adds a full shelf in the freezer by moving the ice bin to the door. Meanwhile, TotalCoverage cooling keeps every shelf cold by means of chilled air from multiple vents to all shelves and corners. “At Bosch, new freestanding Frenchdoor bottom-mount refrigerators offer the premium look of a built-in model in a freestanding format; the 24-inch-deep cavity sits at true counter-depth for a flawless fit alongside kitchen cabinetry and countertops,” said Anja Prescher, director of brand marketing at Bosch Home Appliances.

For Whirlpool, four- and five-drawer refrigerators are new. “Having your crispers or deli drawer with its own dedicated drawer allows for better organization and easy access to items,” Capone said.
The company also offers new finishes such as black stainless steel and finger-print-resistant stainless steel, which are sleek, durable and easy to clean. “Like traditional stainless steel, these finishes are expected to have staying power and will not go out of style any time soon,” Capone said.

• What to ask your builder Capone and Prescher offered a few comments and suggestions for what to ask your builder: • If your builder is only showing standard-depth refrigerators but you

find the counter-depth look more appealing, ask them about adding an additional model option. Pick out your refrigerator model first then choose your surrounding cabinets. Do you want a top-freezer, bottom-freezer or side-by-side? What are your space needs? Some people prefer the convenience of being able to get ice or water without opening the refrigerator door, while others want the ice-maker hidden away on the interior. What direction should the door (or doors) swing? Some refrigerators come with reversible doors; others are left-swing or right-swing only. What features are you looking for? French-door, built-in, ENERGY STAR®-certified, connectivity?
Cool fridge phrases To make an informed choice for your new kitchen, it’s helpful to be familiar with basic fridge phrases:
Standard-depth: This term reflects the dimensions of most full-size refrigerators, but this fit can result in a small protrusion of the appliance into the kitchen space.
Counter-depth: This describes refrigerators that are on average four inches shallower in depth than standard ones. This allows the refrigerator to line up with the surrounding cabinets and countertops giving you a more high-end look without the expensive price-tag of a built-in.
Smartness abounds These new refrigerators not only look smart, many of them ARE smart. For example: “Consumers can remotely monitor and control their Bosch refrigerator right from the app in their smart device.
Built-in: Refrigerators that are installed either completely flush or framed with kitchen cabinetry.

Closetful of options Picture-perfect closets can spruce-up your new home

t may seem counter-intuitive, but the first thing you need to do when considering what kind of closet you want in your brand-new home is “get rid of your stuff.” That’s the advice of Bob LeSueur, owner of Classy Closets in Chandler. “Nowadays, there are all kinds of systems out there to organize your possessions,” he said. “However you do it, you’ve got to pare down what would go into a closet to the items you’ll use the most.” LeSueur, whose company has a presence in the design studios of several local homebuilders, recommends that a master bedroom closet be designed around your day-to-day wardrobe. “It’s different for every person,” he said. “Whether it’s mostly t-shirts, lots of shorts, long dresses, short dresses — it’s personalized and unique.” Yet, said design consultant Paul Osmussen of Space Solutions Home Storage Systems in Phoenix, several design elements may work for almost everyone. “I generally like to plant a drawer-bank or a double-drawer-bank opposite the entry on the back wall if possible,” he said. His company works with a number of production and custom-home builders.
Configuration options Before you select a design for the closet, LeSueur said, you’ll need to consider how many pairs of shoes you have and how many hanging rods you’ll want for short-hanging items like shirts/blouses and for longer-hanging items like dresses or robes. Closets also can have mediumhang rods for long pants, for instance. Some people like drawers, others prefer hangers for their t-shirts or other tops, he

added. That will also determine how the closet is configured. LeSueur said Classy Closets’ representation in homebuilders’ design centers is extensive. “Homebuyers are going to see three or four closet designs for every floor plan in every community,” he said. “You can move the shelves around or you can pull out the shelves and put rods in if you prefer. It’s a very adjustable system that allows the buyer to meet their needs.” It’s an advantage to be able to see the functionality of a closet design displayed in a model home and then made available through the builder instead of having to try to picture a specific closet design after you move into your new home, LeSueur said. By selecting a closet design you know will work for you before you move in, you’ll avoid the hassle of installation at a later date, he pointed out. Most popular features Lighting within the shelving and behind glass doors within the cabinetry is an often-requested feature, LeSueur said.
“We get orders for lots of glass shelving and doors and lots of lighting along with three-way mirrors and jewelry drawers,” he said. Most drawers that are installed are soft-close so they’re soundless when they close. The core-boards that comprise the closet itself are now often covered in a textured laminate with a linen-like finish rather than being built without any finish, he said. A tilt-out hamper can be placed at the bottom of a shoe-shelving section, Osmussen said, noting that other common accessories include a valet rod, belt rack, tie rack, slide-out baskets and ironing stations.
Pricing Typically, closet systems purchased through a design center start at about $1,500. A master closet in that price range would include shelving and hanging in a nine-by-nine-foot size, LeSueur said. Adding square-footage, drawers and other features would cost more. “White will always save you about 15 percent over any wood grain color as far as melamine shelving is concerned,” Osmussen said. You can also save money by forgoing finished decorative backing on the back wall obscured by hanging clothes and simply painting that wall, he said. “You can save up to $500 that way depending on the size of the closet.”

Newcombe said that buyers of many new condos are given a key-fob for use at the entrance to the building where their unit is located, at the entrance to all community facilities (such as the clubhouse and gym) and to gain access to any elevators. Indeed, at Optima Kierland, the parking garage and other entry doors can all be accessed with key-fobs that only residents have, Vogel said.

What is HO-6 condo insurance?
HO-6 is home insurance for owners of co-ops or condominiums. It provides personal property coverage, liability coverage and specific coverage of improvements to the owner’s unit. Typically, the owner’s condo or co-op association provides insurance that covers the outside of the dwelling.
The bottom line If you’re purchasing a new condo, be sure to ask the builder, developer and/or sales team about the security features that come with your purchase.

What exactly does it cover?
An HO-6 policy will cover interior damage to your unit, improvements, additions and alterations you’ve made and your personal property. Additional living expenses, if your residence is not able to be lived in due to a covered peril, is usually also included. The condo association’s policy typically covers the outside building structure and common areas such as hallways.

What does it not cover?
Like a lot of insurance policies, condo insurance often will not cover water damage from flooding. So even though we live in a desert, you may want to purchase additional flood insurance. If you own a condo you use as a winter home or that sits vacant for longer than a month, your HO-6 condo policy might not cover damage claims. Finally, if you rent out your condo from time to time you should consider purchasing landlord insurance to protect your property and the stuff you own. Your HO-6 condo policy won’t cover damages made by renters.

What is the major difference between an HO-6 policy and a standard homeowners’ insurance policy?

Condominium insurance has more similarities to renters’ insurance than a homeowners’ insurance policy. It is designed to only protect you and the stuff you own as well as improvements you have made within the interior of the walls. A homeowners’ policy is more comprehensive in nature and insures the home and broad-named peril coverage on your contents.
