New home, new pool Can your house and pool be packaged into one mortgage? By David M. Brown
W
hen buying your new home, you may want to install a new pool at the same time. This offers numerous advantages. For one, access to your yard is much easier for the contractor. That means larger equipment can be used which can bring down the cost to dig, said Lori Anderson, director of public relations for Blandford Homes. In addition, pool construction for the most part can be done prior to the installation of front yard landscaping. “Having crews in your backyard for several months can be intrusive,” she said. Payment options You can pay for the pool in cash, apply for a separate loan or request that it be wrapped into your mortgage. If you roll the pool cost into the mortgage, your builder combines the costs into the contract price and normal financing options apply, said Steve Howard, mortgage branch manager for the Phoenix office of Guardian Mortgage. Luxury homebuilder Toll Brothers does this with most buyers at its Valley communities such as Adero Canyon in Fountain Hills, Boulder Ranch in Scottsdale and Calliandra Estates in Gilbert. “You can finance your pool and use a preferred vendor such as Creative Environments and have it [the pool] complete when you move into your new home,” said Kevin Rosinski, senior division vice president in Arizona for Toll Brothers. However, some builders might not want to include pools in their scope, Howard

said, noting that some do not want the responsibility for the work-quality of an independent contractor because this can create liability for home-warranty issues. Home valuation Another hurdle is that your home lender may or may not allow a separate contract to be completed for pool construction at the same time as house construction. The large cost of a pool increases your total indebtedness often exceeding what your lender estimates is warranted. The cost of the pool may not dollar-for-dollar increase the value of the home based on an appraiser’s evaluation. “Some lenders allow the value of the pool to be included in the overall appraisal depending if the pool is completed before or after the loan closes,” Howard said. Allowing the pool to be completed after closing and using the future appraised value is a “subject-to” valuation.
Mortgage financing Fannie Mae offers financing to include a pool in the purchase price of a home; this is known as a HomeStyle Mortgage. The maximum loan amount in Arizona and many other parts of the country is $484,350 with Fannie Mae. Jumbo financing (more than $484,350) may also allow financing the pool into the acquisition price. But if the pool is to be completed post-closing, many lenders require a hold-back of 1.5 times the pool cost, e.g., $75,000 on a $50,000 pool. “The lender will hold the cost of the pool in escrow and require an additional 50 percent of the bid to be deposited until the pool is completed,” Howard said. Provided by the homeowner or pool builder, the hold-back provides assurance to the lender that the pool will be
completed on-schedule and on-budget as the funds are held until the work is completed. “The pool company is normally not paid until the work is completed so they are motivated to complete the project as quickly as possible,” Howard said. Alternatives Some alternatives Howard suggested include inquiring about a home equity line of credit or a fixed second [mortgage] after acquiring the home if you have the equity to finance the pool based on current value. Pool companies may also offer financing options. Another path: Put less money down and use this cash to construct the pool after closing. Or ask your lender about a combo mortgage uniting a first and second mortgage.

wo local window covering retailers say that most folks these days are choosing window coverings that are not only functional but contemporary in style. Shutters and shades That means drapes, curtains and vertical blinds are selected less often these days. “Mostly what we get asked about are plantation shutters, motorized roller shades for sliding glass doors or larger openings, and cellular honeycomb shades (that have a pleated fabric) to insulate windows from heat,” said Rod DiGiovanni, co-owner with his wife Katy of New West Shutter and Blind in Scottsdale. “The newest trend is motorization of window coverings that you control either through a remote or through your phone,” he said.

And composite wood shutters are often available at a lower price-point than other shutter materials.” Little agreed that roller shades and cellular shades are popular. “Cellular shades offer virtually 100 percent window views when fully open,” he said. “When fully closed they provide privacy and very good energy efficiency. Cellular shades are offered in many color and fabric choices including light-filtering and roomdarkening options.” Roller shades are also offered in a variety of color and opacity options “to complement every decorating style,” Little said. “They’re also good solutions for the
larger sliding patio doors being installed by many new-home builders.” Vertical blinds vs shutters DiGiovanni points out that just because vertical blinds are no longer among the most popular selections, that doesn’t mean they’re unpopular. “Vertical blinds are still a sought-after product,” he said, “because they last a long time, they’re relatively inexpensive and they work well on sliding doors and other large openings.” But shutters are better insulators than blinds, DiGiovanni said. “Shutters have a frame all the way around that creates a pocket to protect from the heat and cold
Wooden and faux-wooden blinds Wooden blinds and/or faux-wooden blinds can be a good complement to plantation shutters if you don’t want to put shutters on every window. “Both shutters and wooden blinds are horizontal louvered products that allow different light adjustments,” DiGiovanni said. Faux-wooden blinds made of high-quality vinyl can cost up to 40 percent less than plantation shutters, he said. Rod said before he and Katy recommend a window treatment they’ll try to determine what the customer is trying to accomplish with the window covering. For example: do they want complete privacy when the window covering is closed or do they want to be able to see through it a bit with a screen-type material? Prices vary Vertical blinds and faux blinds are the most budget-friendly, DiGiovanni said. For those products, you can expect to spend between $1,200 and $2,000 for a home with about 10 windows. Wooden blinds and cellular shades can be similar in price for a mid-range budget, he said. For those products, he said to expect to spend between $3,000 and $6,000 to cover about 10 windows. Shutters and motorized roller shades can cost between $4,000 and $10,000 for a small home, he said. Black-out material generally adds about 20 percent to the price for each window covering where it’s included, he said.

n increasing number of homebuyers are considering tankless water heaters when building a new home especially if they have a large family or regularly host guests. Unlike traditional units, tankless versions heat water on demand and can be conveniently powered by natural gas, electricity or propane. “Tankless, or on-demand, water heaters typically take up less space, have no storage or a small storage tank,” said Carl Bartoli, director of operations for Phoenixbased Donley Service Center. Companies are offering two varieties: a tankless product that heats water on demand without storage and another that has a small storage tank that helps provide constant hot water for a homeowner needing a large volume, he said. Tankless units offer flexibility, too. “They can be placed in other areas of the home like outside or in a cabinet in the garage,” said Linda Stanfield, owner of Chandler-based Stampede Plumbing.
But they do last much longer — sometimes three times the life of standard water heaters, Stanfield said. She added: “Like traditional water heaters their life also depends on maintenance and outside factors like the water hardness being run through the heater.” Another possible cost: new connections to the plumbing system in the house which can be avoided if the unit goes in with the home construction. This is true as well for the gas, electrical and water lines that connect to the tankless system, Stanfield said.

In addition, tankless water heaters have options such as internal recirculating pumps to allow hot water to arrive at faucets quicker, she said. These options also have costs that should be considered.
Energy- and water-efficiency They are also more energy-efficient, in fact, approximately 24 to 34 percent more than tank units, Bartoli said. “Your water-efficiency will depend on how you use yours because there is an endless amount of hot water available,” Stanfield explained. “Some people will actually use more hot water then they did before.”
Standard vs optional Some new-home builders provide tankless units as a standard feature, others offer them as an option, while still others do not offer them either as standard or optional. If you want to add one after your home is built, you’ll have to arrange independently with a contractor since most builders won’t allow other contractors on the property while they are building, Stanfield said.
Pricey but longer-lasting These units are an investment, though. A tankless water heater can cost three to four times more than a conventional one, Bartoli said.

any condos offer smaller floor plans than singlefamily homes making them great choices for first-time buyers, empty-nesters and downsizers. And here’s a secret from the pros: making a smaller space live and feel larger often involves something as simple as paint and color. However, if you select a color that’s too dark, a room can look smaller; if you choose a hue that’s too light, the room can lose a sense of character and definition.
Accent colors add interest “An accent color on three walls in a room will define the space and create a visual separation from the adjacent room,” said Scottsdale interior designer Lauren Rosenberg, owner of LR-ID Lauren Rosenberg Interior Design. “If you’re concerned about too much bold color, choose a color with less intensity.” Amy Williams, Arizona regional design center manager for Interior Logic Group, said that accent colors can be modified from room to room. For example, if your neutral is taupe and your accents are blue and yellow “you can go navy and gold in the living room but lighten up to bluish-gray and lemon in a bedroom,” she said.

Finish is important The finish of paint is a key consideration, too, Williams said. A flat finish will give a room a smooth flawless look but can be difficult to clean if a stain or dirt appears, Rosenberg said. But you can achieve a similar flawless look with a satin finish and it will be easier to clean than a flat or eggshell finish. A semi-gloss finish will be even easier to clean but will make any imperfections in the drywall underneath the paint more evident, Williams said. Many industry experts recommend an eggshell or satin finish for living areas and bedrooms and a semi-gloss finish for the kitchen and bathrooms. Choose what you love “It’s important to select colors for your home that resonate most with you,” Rosenberg said. “The colors we love are the colors we will be happiest living with in our home.”

It’s important that their ducts are sealed and insulated and the condo itself is well-insulated. The space should have a properly sized HVAC unit; look for at least a 14 SEER rating. Windows should have a high-efficiency rating for heat rejection. In many cases, [in a condo] you have fewer exterior walls that face the elements because it’s attached to other units and takes advantage of this for insulation. Also, newer homes will have dual-pane windows as well as other efficiency upgrades.

What should a buyer ask the condo builder regarding energy-efficiency?
A
Ask about the depth of the insulation. This is rated as an R-factor; the higher the number, the fuller the protection. Also ask if the builder followed International Energy Conservation Code (IECC) in regard to energy efficiency. The IECC sets standards for the mechanical, lighting, water and heating systems in homes and businesses. Ask your builder if any extra measures beyond code were incorporated to make the home efficient. —Reported by David M. Brown
